The subject property on the shoreline of Hulls Cove in Bar Harbor features the following:
(2a) actual on-the-ocean ocean frontage
A public-way "Shore Path" separates most shorefront homes in Bar Harbor from the shoreline.
The Shore Path does not exist, at all, in the Hulls Cove neighborhood.
Therefore, no coming and going of walkers and gawkers compromise our guests’ ocean views. Nor our guests’ quiet enjoyment of the property. Nor their privacy.
Because there is no Shore Path at Hulls Cove, our guests do not look out over the lawn above the ocean to intervening fences, hedges, gates, or the like.
Instead, our guests have unobstructed views, can enjoy the patios and decks in privacy, and can descend to the beach at any time in order to launch a kayak, or be alone with the sound of the waves.
(2b) absence of noise, traffic, and crowds
This property is located on 1.5 acres, on a private road, in an exclusive and historic Hulls Cove neighborhood. The property is part of a peninsula reaching into Frenchmans Bay. Yet, the Town and the harbor are directly within view from the subject property.
The set-apart aspect of the subject property, which is highly unusual relative to most rental properties on the Island, ensures quiet, privacy, solitude, personal safety.
From Hulls Cove, the cruise ships themselves can be seen decorating the harbor throughout the season. But their thousands of disembarked passengers are neither seen nor heard from this home.
(2c) wildlife, uniquely observable and enjoyed
For noise and traffic and crowds Not being a factor at the Hulls Cove property, our guests can observe wildlife in the very backyard of the property and throughout the immediate neighborhood, night and day, as would be utterly impossible at other rental properties on or near the Town’s Main and Cottage streets..
Being able to observe that wildlife, and to be in their company, has been the chief joy of most of our guests, including as to: the white tailed deer and their fawns, pet red squirrels and chipmunks, the mallard ducks and ducklings in the property’s pond and streams; plus foxes, raccoons, and innumerable birds (eagles, owls, woodpeckers, songbirds, red tailed hawks, and some unusual Canadian birds).

(2d) single family home, no guesthouses
The subject property has no supplemental guest houses or cottages or other residential structures.
That is, our guests have no risk of unexpectedly finding themselves sharing the lawn or decks or patios or any other aspect of the property with "co-guests" whom they do not know, never met previously, and did not anticipate..
(2e) Acadia National Park
The property is within 1-mile (walking/bicycling distance) to the official entrance to Acadia National Park's 30,000 acres, including 100 miles of walking trails, bicycling paths, and mountain climbing routes leading to lakes and ponds and mountain vistas.
Few if any other rental properties can claim the same distinguishing convenience of being so proximate to the Park’s Reception Center.
The property offers a broad south-facing lawn overlooking the ocean and, inside, 6 french doors with expansive ocean views of: the Cadillac Mountain Range, the Bar Harbor waterfront, the cruise ship basin, the North Atlantic beyond.
The property offers accommodations including the following, all of which are depicted along with an interactive “floor plan” at the owner’s - - - site. (This commercial - - - site blocks reference to the owner’s - - - site, including even that 3-letter word):
4 bedrooms ((one bedroom with 4 beds), each with private bath, sleeping 10+.
The 2nd-story bedrooms offer French doors & walk-out decks overlooking ocean.
The subject property does Not include “garret” bedrooms of the minimal size and utility and lightlessness characteristic of turn of the century Gilded Age homes that were more numerously occupied by house servants than by actual owners and their guests.
A large kitchen including a cathedral ceiling, frenchdoor access to the kitchen deck and oceanside yard, and abundant lighting from 18 track lights and under-cabinet lights plus 3 skylights and 2 ocean-facing picture windows.
The property offers amenities including the following
traditional decor, including oriental rugs, cherry and mahogany furnishings, hardwood floors, brass lighting and appointments.
4 libraries: a formal library plus additional library collections in the living room and in three bedrooms.
The library is one of the largest of private libraries and includes extensive antiquarian collections.

a formal dining room, plus a dining area in the kitchen, a dining area on the oceanside deck off the kitchen, and additional dining areas on the brick patio off the dining room and off the living room

a fully inventoried kitchen inclusive of several collections of china and glassware and silverware, plus virtually every conceivable cooking device or tool along with Calphalon cookware.

The property is located within the Town of Bar Harbor, on Lookout Point Road above the shoreline of Hulls Cove.
Lookout Point Road overlooks Frenchmans Bay and the North Atlantic.
Lookout Point Road joins Route 3, the main highway connecting the mainland with Mount Desert Island. MDI includes Bar Harbor, 3 other towns, and the predominant Acadia National Park occupying 3/4 of the Island’s 40,000 acres
Hulls Cove is a quiet and distinguished neighborhood, and Bar Harbor’s most historic and elegant neighborhood. It comprises perhaps a dozen or more oceanfront homes of obvious distinction. None of the other homes are believed to be leased as vacation rentals.
The subject property begins at a pink-granite walled entrance on that road, and then slopes down, for perhaps 1,000' under white pines past a pond to the house itself. The house fronts on the ocean.
Privacy is ensured by that private and posted neighborhood road (Lookout Point Road), in a quiet and historic and distinguished neighborhood (Hulls Cove).
South-facing views include: the Cadillac Mountain range, Acadia National Park, active Bar Harbor waterfront, , the Town harbor and its boat basin, the Porcupine Islands chain, gorgeous sunrise and moonrise views over the North Atlantic beyond.
Also, the property is located within proximate view of the anchorage for the world's most famous cruise ships (Queen Elizabeth II, Queen Mary) and Bar Harbor's mansion-studded shoreline.
The property is within hailing distance of working lobster boats.
The Bar Harbor Yacht Club is located on opposite shore of Hulls Cove
The subject home faces directly south toward: the oncoming sea breezes.
5(d) Acadia National Park - proximity
The property is located within 1 mile of the Reception area for the 30,000-acre Acadia National Park, inclusive of its 100 miles of walking trails, bicycling paths, and mountain climbing routes leading to lakes and ponds and mountain vistas. (See below).
(6) Surrounding properties: Acadia National Park, other properties
Acadia National Park comprises 2/3 of Mount Desert Island and includes tens of thousands of acres of walking trails, lakes, ponds, and both salt water and fresh water beaches for swimming and fishing.
The gateway to the Park is just one mile from our property.
Acadia is the 2nd most-visited on the National Parks because Bar Harbor and the Island are considered among the most beautiful places in North America. The Park was encouraged by Teddy Roosevelt, organized by Harvard visionaries, and largely capitalized by the Rockefellers.
Beyond the gateway to the Park, and still traveling south on Route 3 from the subject property, along the cliffs above the ocean, one encounters the Bar Harbor Yacht Club (visible from our property across Hulls Cove).
Then follows a collection of hotels and resorts that include the Town's best restaurants and bars and athletic facilities (e.g., the Regency where President Obama stayed in 2010).
And then the 125-year old mansions on West Street and Main Streets which, diametrically unlike the Hulls Cove neighborhood, are noisy, congested by both people and traffic, and anything but bucolic.
(7) Past and Present, and overview
(7a) In the 1970s, a NYC socialite disposed of her mansion of West Street near the Bar Harbor Club whereas the Gilded Age of tiring residential arks had passed, and because the Bar Harbor Club itself had surrendered to bus tours and cruise ship throngs.
She constructed the house on Hulls Cove, with formal entertaining in mind. Other members of the Bar Harbor Club, including some names of fame in 20th century Americana, did the same and thereby created a colony of sorts on the peninsula on Hulls Cove that is the Lookout Point Road.
She occupied the property only briefly, along with an in-house and full-time domestic staff that would now be an anachronism.
(7b) The present owners have owned the property for the 35 subsequent years, leasing it during “the season” (and now in off-season weeks as well) for the most recent 19 years.
It is one of the best rental properties of its kind on the Maine Coast.
(7c) Main features include immediate frontage on the ocean. Also, views of sunrises and moonrises over the ocean, and what Frank Sinatra would call a 'summer wind'.
This is a luxury-home, turnkey arrangement.
A staff of 6 prepares the house and offers to greet guests at the door when they arrive. Guests need bring with them nothing in the way of linens, towels, cooking equipment, etc.
Although we do not usually involve brokers and do not advertise extensively, we are routinely fully booked for each season, with some prime weeks booked a year in advance and/or held for returning guests.

"I miss it terribly":
We have arrived at Hulls Cove and It is everything we had hoped for and so much more. It is enchantingly perfect! It is beautiful and so warm, cozy and inviting. Everything was just as it should be.
It’s our second full day at Hulls Cover and already we have fallen in love with it. I know there are many lovely areas around here for us to see but I cannot believe that they are any more beautiful than your Hulls Cove.
Your lovely home is now beginning to feel like our home and we are enjoying every aspect of it. Waking up here each morning here is a joy and a blessing.
This has been an amazing holiday. Your home has provided such a cozy place for us return every day after our many adventures.
All of our friends thought it was so inviting and loved every minute they were there. It was relaxing, peaceful and serene and afforded us many happy hours.

The chipmunks actually ate out of her hand. We liked all the animals: They were entertaining.
We did many fun activities. We hiked, had fantastic popovers with strawberry jam at the Jordan Pond House, went on a sunset sail on the Margaret Todd, ate fabulous lobsters, had blueberry pancakes at Jordan's on Cottage Street, and played on Sand Beach.
My younger son, T and I experienced sunrise on Cadillac Mountain. Surprisingly there were about sixty other nutty enthusiasts present.

(3) The animals on the property were an unexpected treat. We enjoyed feeding them and watching their antics. By Wednesday, the large chipmunk was eating from everyone's hand. My daughter glimpsed the large deer and the raccoon eating together one evening and really enjoyed that!

I have to agree with all the other reviewers. Both the house and the owner are wonderful.
Everything is as described, if not better. The property is beautiful and convenient to everything on the Island. It was perfect for my family. I will recommend to all my friends.

just wanted to drop you a brief note and let you know how much we enjoyed our stay in Hull's cove. The weather was delightful and the accommodations and surrounding wildlife were fantastic. The view was relaxing and we have some great memories. Special thanks for your advice on both expeditions and especially Mandy who was wonderful in the meals that she prepared for us.

We can't say enough about the wonderful week we spent at this home in Hulls Cove! The pictures are very accurate and the owner's attention to detail shows in every part of the property. The owner was a pleasure to work with and was so accommodating in every way! The area around Hulls Cove has so much to offer, Acadia National Park & Bar Harbor. Thank you again for sharing your beautiful home, we hope to return someday!

Everything was perfect! We had such a wonderful time.
This place, both your home and the area, exceeded our expectations. We loved spending mornings on the back porch having breakfast and feeding the chipmunks. Acadia had so much to do. We biked, hiked, and rock climbed . . .
This will definitely not be our only trip to Bar Harbor.
Being able to stay at Hulls Cove was the icing on the cake.

It was so lovely to walk in that first day and see the view and the house all at once.

We found your home spacious and comfortable and very elegant. We loved all the lovely touches of fresh flowers on the table, the gardens were beautiful, as was the spectacular view.

After 5 days of travel for our son, he was so happy to have such a peaceful, private home to rest in . . .

So far, our trip has been exactly what we hoped for. We took Highway 1 up the coast and enjoyed the picturesque towns and villages along the way. Once here the house did not disappoint. We're so pleased with the decor and the setting, we'll enjoy our stay no matter what the weather. Your library is outstanding. And I am taking notes on books I will want to read when I return home. Thanks again for sharing such a great house.
