Description of the Honolulu vacation villa rental
Koko Kai Thai Palace (AlohaPalace). Right now there is in effect an Early Bird Reservation Special Discount Off the prices advertised on our main advertising portal, please contact owner for the information how to find the portal on the web and you willl instantly have all the correct and up to date informaiton The Palace is rented out until the end of June 2015. Homes in residential areas of Honolulu by law can only be rented just once in any 30-day period, so usually it is not possible to rent this home for less than the minimum rental term of at least 14 nights, because of the many expenses and costs of ownership and maintenance in top condition of a home such as KokoKaiThaiPalace which simply cannot be covered by a rental for a shorter period, particularly considering that by law there can only be just one rental in any 30 day period and these 30-day minimum rental periods cannot overlap at all, and therefore there are at best only a maximum of just twelve rentals possible in a year!. Therefore there are minimum rental periods which are at a minimum 14 night, with longer stays always preferred, and the check-in date as well as the check-out date havef to be entirely within the same calendar month unless you wish to rent for a periof longer than 30 days, in which case you will be happy to know that on rentals lasting longer than six months there is only one tax which is just 4.712%, while on so called "Vacation Rentals" there is an additional "Transient Accommodations Tax" which is 9.25% so the tax rate is altogether 13.962%. . The longer you stay, the less you pay for the additional nights beyond the first 14 nights. Please contact owner for exact price quotes and a proposed rental agreement. The absolute best way to be sure that the owner will be aware of your interest in renting the Palace is to simply pick-up the phone and call the ower Milan Vacek at his cell-phone number, and if he is near his land-line he will immediately call you back from the landline on which he has a "plan" enabling the unlimited calling of any number cellphone or land-line in USA and Canada, or using various services which we all know using his compuer and inernet which will appear as his cell-phone number enabling calling at no charge almost any phone number in the world including Europe and Australia etc., so do not waste time writing e-mails and first contact the owner by phone and he will let you know how to get the most up to date information so you will know when the Palace is available for rent and how much it costs, and you can ask him all your questions regarding the rates and whatever other information you need, much quicker than writing e-mials back and forth especially if you are trying to rent the Palace for just a couple of nights when you can read that twi weejs (14 nights) is the absolute minimum and that reservation requests for rentals longer than the minimum 14 nights and longer are strongly preferred. Of course the owner can rent the Palace even for just one night if you insist on it but you would still have the legally required 30-day minimum rental period during which the owner cannot rent the Palace to anyone else specified on your rental agreement and you would still have to pay at least the rental rate for the minimum stay of 14 nights, so why not just rent the palace for the 14 nights or better yet fo an entire calendar month or what is optimal for the owner is a rental with your physical presence at the Palace lasting about 28 nights which every calendar month has, allowing time for cleaning the house between rentals, and you will see when you pro-rate the effective nightly cost of such a month-long rental that your overall cost will only be about as much as a quality hotel room nightly rental rate, but instead of a family of 4 you can comfortably accommodate in this Palace a large extended family and/or friends of up to 17 persons, or an absolute maximum of around 20 persons if they include well-behaved kids. . KokoKaiThaiPalace is a custom home (actually two homes, a very large three-story home with an elevator, and also a separate guest cottage located across the swimming pool from the main home) nestled in a quiet cul-de-sac in the Triangle/Portlock exclusive residential area of Koko Kai in South-East Honolulu in Oahu). This magnificent villa built by Zen Buddhists, to be more precise by a Swiss professor and his Thai-born wife who are both Zen Buddhists, in the style of a Palace in Thailand, with many exotic hard woods and marble imported from Thailand, and features altogether 5 bedrooms and 4 baths and 2 half-baths, with additional sleeping quarters furnished with comfortable Italian designer convertible futon-sofas to sleep a total of 15 adult guests. The Separate-Entry Housekeepers/Storage Room located next to the Carport is not subject of this rental agreement, that is where the owner Milan Vacek stays in a self-contained owners` studio which has a totally separate entrance directly from the driveway and has windows only looking at the (magnificent) view of the entire Hawaii Kai coastline, and will be able to be of assistance to you during your stay, explain how everythingn works and have repaired or replaced whatever might not be working. . This magnificent villa is located high up above the other villas on the side of the extinct crater on the other side of which is the world-famous Hanauma Bay nature preserve which has a pristine sandy beach and very protected live coral snorkling and diving. Yes, incredible as it sounds, Hanauma Bay is located just over the crater's edge from the backyard of the villa. The home offers beautiful wrap-around views from every room and amazing views of the sunset over Diamond Head crater on Waikiki Beach, ocean and surf views by day and City lights by night, and bonus views of the mountains and marina as well! Custom finishes include exotic imported hard woods, granite & marbles throughout. This property has a great floor plan for a large family, and includes the owners/housekeeper`s studio in the separate-entrance Guest Cottage, separate office area, swimming pool and Jacuzzi. Indoor and Outdoor entertainment space, extra family/TV room with the latest model Large 3D Flat TV's with all the premium cable TV Entertainment channels with the Premium Channel Cable Tuner at every TV location. There is a complimentary land line with unlimited calling in Hawaii as well as in all of the USA, and Canada both cell-phone and land-line numbers, with extension cables newly installed into all bedrooms including the Guest Cottage and the Master Bedroom so you do not have to be a slave to your cell-phone to stay in touch, and a dedicated 100Mb/sec. high-speed broad-band unlimited internet connection newly from Oceanic TimeWarner both via ethernet local network cable as well as via WIFI, all at no extra charge. There is 3+ car private parking with gated entry. You can comfortably walk from this home to world famous Hanauma Bay Nature Preserve in 5 – 10 minutes so you don't need a car to go swimming and snorkeling and diving in the world-famous Hanauma Bay Nature Park where every creature including the very friendly and docile tropical fish, the large green turtles and even the live coral are protected and the general public and tourists get to watch a short 10 min. movie (sufficient to see once per year, they keep records) about the ecology and conservation efforts to appreciate the natural wonders of this bay which until 1950 was reserved for the exclusive use of the Hawaiian Royal family, before they can go swimming or snorkeling or diving in it. I recommend that you drive in your rental car to Hanauma Bay in only about two minutes and the parking all day costs only $1.00, and you will have more time to spend swimming, snorkeling and just soaking up the sun on the beautiful white sandy beach! There is an entry fee to keep down the number of visitors and help defray all the additional services and lifeguards present for your comfort and protection but if you arrive during the first hour of operation there is no fee charged (quite frankly, the personnel of the Park who collect the entrance fee and allow free entrance to Hawaii residents, military, kids 12 and under etc. do not arrive until one hour after the park opens, and you still get to watch the free 9-minute video but you get to go in without paying any entrance fee and you can stay all day, this is a little known open secret which enables everyone to enter for free if they are willing to arrive at the park during the first hour of operation, when the sun is shining into the bay and the snorkeling and scuba-diving are best, but you can also enter for free during the last hour of operation by which time the people in the box office have already gone home, and again you still get to watch the video if you have not yet seen it in the last 365 days so you can see that that the emphasis is on education and making sure that you do not ruin the ecology nor scare the fish and turtles rather than just a profit motive. This villa is also within walking distance to 3 shopping centers and fine dining and casual restaurants, gym and theater, and just a five minute drive including free parking everywhere to teh everpopular Costco Warehouse, Ross, adn many other stores and restaurands in the even larger shopping center located about two miles away! The popular Sandyz Beach with wild body-surfind and surfing is just a five minute drive, as is a golf-course and many beautiful shorline attractions, including the Sea Life Park featured in the movie Fifty First Dates. Public transportation is also conveniently close-by at the entrance to the Hanauma Bay parking lot, so you can go all around the island of Oahu by bus if you wish for just a few dollars! A rental car is however strongly recommended so that you will be able to go see all the wonderful sights of the island of Oahu and go shopping or visit one of the many fine beaches with lots of free parking which are close-by anytime you wish and not have to wait for a taxi. By getting a rental car or better yet a 7-passenger van right at the airport as you arrive you will also eliminate the cost of the airport taxi ride. The owner Milan Vacek is currently living in the completely separate entry Housekeeper`s quarters right next to the carport and is available to show you the house practically anytime if you or your friends are in Honolulu and wish to see the Palace provided of course that there are no renters staying in the house in which case of course the renters` privacy is the most important and you will be asked to come back to see the house when there are no renters at the house, unless exceptionally the renters specifically agree to such a showing of the house. By living at the house in the owners unit teh owner is finally enjoying living in Hawaii and can help you fully enjoy all the amenities which the Palace offers during your rental by explaining where everything is and how everything works and taking care of any maintenance issues immediately. Newly there have been installed at the Palace a total of more than a dozen high-quality DC-Motor extremely quiet and energy efficient ceiling fans with ceiling lights with wireless remote controls for your increased comfort in the global-warming environment which I am sure that you will greatly appreciate, and window tinting has been added to the large view windows to moderate the late afternoon sun, and in the Master Bedroom on the third floor there are newly installed high quality window shades with little pin-holes in them so if you need to sleep to catch up on jet-lag you will be able to do so and yet still always see the magnificent view. Koi fish are now happily swimming in the beautiful fountain in the foyer of the entrance of the main house for your enjoymen and you are allowed to feed them, in fact you have to feed them because the owner does not go inside the house unless you specifically invite him in to help you with something that you cannot figure out how it works. Newly there are two identical high quality futon-sofa-beds set up as facing sofas in the ground floor entertainment area which when placed together and when covered with the thick memory gel-foam mattress topper make a magnificent bed larger than a California King size bed to create yet another bonus sleeping area with incredibly beautiful views, your own bathroom, wet bar and refrigerator/freezer, and of course those amazing views, same as in the main living area which is one floor above. Some renters have even brought along a professional yoga instructor and conducted yoga sessions in the downstairs entertainment are where there are marble-floor and floor-to-ceiling view windows and I was invited to participate in their joga sessions which was an absolutely mind-opening beautiful experience! There are now also a cople of infant sleeping cribs (cots) on premises so you do not have to borrow or buy them for your vacation, because those innocent children are after all our future! Mahalo (thank you) for reading this long description of my property and ALOHA, hope you will visit Honolulu and stay in my Palace soon, looking forward to meeting you :-) Because the nights before and after a rental for as physical presence shorter than the entire calendar month are nevertheless by law rented to whatever renter has rented that legally mandated 30-day minimum rental term, regardless how long the renters will actually be physically present, or as is often said, for how many nights the renter will actually occupy the rental home, those remaining nights which are not physically occupied by the renter cannot re rented to anyone else and are thus "unrentable" and do not bring the homeowner any rental income, so please understand that with the high cost of ownership and maintenance in top condition of a home such as the KokoKaiThaiPalace it is simply not possible to rent it for less than the entire calendar month, or at least the optimal part of the calendar month being a 28-30 day rental leaving one or two days in most moths for a thorough cleaning between renters. Therefore rentals for the entire monthany month, at the advantageous "monthly rental rate" are preferred over shorter reservations requests, with the possible exception of the summer vacation-from-school months of July and August, when the owner usually tries to rent July to renters who will physically occupy it for only July 1 through approximately July 18, and similarly but as if it were a "mirror image" prefers to rent August to renters who will physically occupy the home only from August 14 through August 31, this year 2015 that would happen to be from Friday August 14, 2015 through Monday August 31, 2015, pretty nice dates and the pricing if you pay by bank fransfer from your bank to the owner`s account at the Bank of Hawaii, or alternatively you can pay by choosing the payment by e-check option, the so called "cash" price for the above still available dates as of April 25, 2015 would cost after applying the currently still in effect 10% DISCOUNT off the Advertised Prices, and with both of the Hawaii Accommodations Taxes (combined they comem to 13.962% and including the $733.00 Cleaning Fee (that includes applicable taxes) the grand total for the rental comes out to $21,143.60 USD, which includes utilities, and parking on and off premises is of course free. The only other expense is the obligation of the renter who is named as the rentor on the rental agreement and who is residing in the USA and specifies their USA address on the agreement then they are able to purchase the CSA Travel Insurance Property Damage Protection policy of Renters Insurance which covers the named renter for accidentally caused damage to the rented property up to $ 5,000.00 USD. If the named renter does not have a USA residence address and/opr prefers he / she can deposit in the homeowner`s account at the Bank of Hawaii a fully refundable $ 1,000.00 Security Deposit, but needless to say most renters much prefer to purchase trhe CSA Travel Co. policy. It is always best to simply pick up the phone and call the owner Milan Vacek and inquire about the availability of a particular month and request a proposed rental agreement with the exact calculation of the rental charges. The home is ideally located high up the side of the extinct crater way above all the surrounding homes offering spectacular unobstructed views of the coastline, and enjoying natural easy breazes from the ocean which flow through the many louvered and screened windows to offer perfectly comfortable fresh air at all times without any need for airconditioning or heating year-round, at one with nature, just as the builders, who are Zen-Buddhists (Swiss professor and his Thai wife) had intended it to be, a perfect place for contemplation, meditation, relaxation and regaining new energy. I hope that you will enjoy staying in my home as much as I do. It is called the KokoKaiThaiPalace because it is on the seeward ('Kai') side of the extinct Koko Crater, and it was built like a Thai Palace, and the street that it is on, Kekaha Place, well isn`t it a coincidence, that 'Kekaha' in Hawaiian means 'The Place' ! This is my place in paradise! I looked up the word Kekaha on the web and the story goes that some locals were driving or perhaps walking around the Island of Kauai and one of them suddenly exclaimed to the others 'KEKAHA !' - there it is - "That`s The Place" pointing out a bay where something exciting happened in his life, perhaps he caught a big fish, and since that time that bay in Kauai is called Kekaha Bay, and in fact all the street names in this part of Hawaii Kai are named after various geographical features and tourist attractions on the island of Kauai, like Poipu Drive right at the corner!
The first available open term for you to rent the KokoKaiThaiPalace (aka AlohaPalace) is is for the premium summer-vacation months of July and August 2015, when the owner is optimally looking for a two week rental at the very beginning of July and another two week rental at the very end of August 2015 which will create an "unrentable gap" of about 4 weeks allowing his wife and kids to fly in to Honolulu from Prague in the Czech Republic in Europe and enjoy at least this once-a-year vacation with him, just the airfare from Prague for the family costs around $ 10,000.00 USD so it is important to rent such a two week or at least ten nights or so rental at teh beginning of July and the end of August to raise the rental revenue to continue to pay all the many expenses of the house and yet create this precious time for the owner to spend with his family so these are basically non-negotiable conditions of a July or August 2015 rental, unless of course you are interested in renting the entire month of July and/or August 2015 in which case the owner and his family would use this time to travel to visit the owner`s properties in Australia or perhaps visit some other vacation destination where the kids have never been, life is change and change can be good so this is definitely a possibility and if you are interested in helping make this happen by renting the Palace for an entire month long or two-month-long period in July and August please let the owner know immediately so he and his family can start planning and purchase airline tickets for the lowest possible prices. As far as the minimum rental period for all the OTHER calendar months of the year, the owenr is looking for the best offer on rentals for at least 14 nights, preferably longer such as for 3 or 4 weeks or any number or nights longer than the absolute minimum stay of two weeks (14 nigfhts) or so, right up to a full calendar month. Actually, Ithe owner really does not care how short a time you actually physically occupy the Palace so long as you are willing to pay the same amount for the privilege as if you were staying for the minimum 14 nights, but you will certainly enjoy your stay more if you stay long enough to see all the sights and have time to unwind and relax and enjoy the outdoor sports and the fine tropical weather. Just remember that when you leave to fly back to your home town the owner can at least move temporarily back into the third-floor master bedroom and enjoy living in his Palace, unfortunately only until the next renters arrive. The dates that you request must be entirely within any one calendar month in order for the rental to comply with the local 30-day minimum rental ordinance which is very strictly enforced, thus the check-in dates and check-out dates must be both within any given calendar month, unless you are interested in renting for a term longer than one month, ideally longer than six months, then the Hawaii taxes that you pay on the rental are much lower (only 4.712%).instead of 13.962%. The AlohaPalace may be available not just for vacation rentals but also for long term rentals preferably for the entire school year, and is also available for location filming and TV-shows etc., but such rentals are considered same as a vacation rental and thus the minimum rental must be approximately equal to the rental for the minimum of 14 nights otherwise it would not be feasible to rent the Palace for such activity. The location scouts for the popular TV series "Hawaii Five-O" have already visited the Palace recently and took photos so you might soon see the Palace featured in some upcoming episode as soon as they find the ideal screen-play ideally suited for filming in this particular very unusual villa. And yes, the popular Hawaiian-born singer Bruno Marks (as a child he was an Elvis impersonator) did rent the Palace for two weeks ending on Christmas Eve 2011, so the Palace is definitely not your ordinary house. You are very welcome to inquire with the owner, Milan Vacek, about any possible utilization of the Palace in your plans. Hurry and book your vacation now! The Palace is almost always booked out at least six months in advance but it is always best to call the owner and find out immediately in case there may have been some last minute cancellation etc. The owner does not update this particular portal regularly, but when you look at the owners own presentation whose working link is directly below this paragraph you will be able to click the link that you will find there to the "Reservations Calendar" which will instantly take you to the worlds most visited accommodations portal on which the owner has a premium presentation listing which he keeps always up to date which is then automatically cloned to that portal`s many other portals including many international portals so you will then instantly have up to date information to help you decide and book your ideal vacation in Honolulu. Just please remember that this magnificent villa is located in a strictly residential very quiet neighborhood so no loud parties nor any amplified music are allowed particularly after 10PM when the strict noise curfew is very strictly enforced and the neighbors know their rights to peace and quiet, which most renters so much appreciate knowing that they can always get uninterrupted peaceful sleep. So if you are into wild drunken parties and like to make lots of noise this is not the house for you because the neighbors would call the police in which case you would end up having to move into some hotel rooms in Waikiki in the middle of the night at your expense and the money you paid would not be refunded.

Fantastic location, incredibly beautiful panoramic views. The spirit of Hawaii and Thailand are evident everywhere, an absolutely amazing house! It`s the highest home up the side of the extinct volcano right behind which is Hanauma Bay, where the fish and turtles were incredibly friendly. It`s possible to hike over the hill from the backyard but going to Hanauma Bay by car is really a lot quicker, we could be snorkeling in just a few minutes. The solar-heated pool and jacuzzi at the house are totally private and no one could look at us as we were swimming, yet we had the amazing view of the ocean. The master bedroom up on the third floor is incredibly beautiful and has a great balcony. From the fully-equipped kitchen we could see the pool and jacuzzi and at the same time look out at the coastline all the way to Diamond Head and beyond at downtown Honolulu, and the sunsets were amazing. In the kitchen there was a really good water filter so we didn`t have to go out and buy bottled water, that was very convenient. The owners left a lot of healthy food and even delicious condiments and every kind of kitchen utensil for us to use. The owner is very health-conscious and ecologically minded, and so all the light bulbs and TV`s were the latest LED and it was great to know that the electricity and even the hot water we used came mostly from the sun! In the garden we could pick the fruit from the papaya trees and lime and other tropical trees. The owner was always ready to give helpful advice and explain how everything works. There were lots of beach chairs and umbrellas and towels and snorkeling gear for us to use. There was no city noise, in fact no noise at all, and the nights were incredibly tranquil, what a difference from noisy and hectic Waikiki! The terrific Studio Guest House where I stayed also has fantastic views of the coastline and I was amazed to learn that this Guest House was where a really famous Hawaiian-born singer stayed during his Christmas 2011 rental of this house, wow! And it was so close to lots of beautiful beaches and shopping, sometimes we just walked to the nearby shopping center. The Koko Kai Thai Palace even exceeded my expectations and I had the time of my life!
