presents you with a unique condo experience in the "Pearl in the Sky", unit 16J, in tower 2.

Dear Guests,

Greetings and welcome to our warm ‘Pearl in the Sky’ couple condo, unit 16J, Tower 2, Manhattan Parkway Residences, Araneta Center, Quezon City! Enjoy your stay at our 1 bedroom and 1 bathroom 26 sqm unit where 3 sleep comfortably. Relax with the sunset as the night falls onto the city and experience breathtaking night view of the Araneta Center surroundings.

1. Condo Rates

Our rates include water (faucet only), unlimited WIFI, unlimited landline phone within Metro Manila, Cable TV, use of gym, toddlers’ daycare, outdoor gardens, games room, basketball court (see guidelines for use in our ‘Pearl in the Sky’ booklet available at the condo) and swimming pools (adult pool, kids’ pool, outdoor jacuzzi - kindly check swimming pool rules in our ‘Pearl in the SKy’ booklet available at the condo). For electricity use you will choose one out of the two options mentioned under each section, except for a 5 nights stay, electricity is included in the rate.

PER NIGHT (MINIMUM OF 5 NIGHTS) = 40 USD per night, for 4 persons.
Includes all fees, amenities, and electricity.

Rates Good For 2-3

1 WEEK (7 NIGHTS) = 210 USD (electricity not included) or 260 USD (electricity included) good for 2-3 persons.
2 WEEKS (14 NIGHTS) = 340 USD (electricity not included) or 440 USD (electricity included) good for 2-3 persons.
 3 WEEKS (21 NIGHTS) = 470 USD (electricity not included) or 620 USD (electricity included) for 2-3 persons.
4 WEEKS (28 NIGHTS) = 550 USD (electricity not included) or 750 USD (electricity included) for 2-3 persons.

Note 1: When electricity is not included, we take meter readings at check in + check out and you have total control on your electricity consumption.

Note 2: You may shift from one option to another anytime before your arrival date. The rates will be adjusted accordingly.

2. Terms of Payment

An immediate deposit of around 25% of the total rate is required to book the condo. The owner will email the guests the exact amount due. This deposit is refundable up to 3 weeks before check in.

3. Mode of Payment

You pay pay through i) PayPal; ii) International Wire Transfer; iii) Local Bank Deposit; iv) Remittance; v) Moneygram;

Once you select your mode of payment you will receive the corresponding information.

4. What You May Expect From Us

At your arrival we will offer you the following:

A ‘spring cleaned’ unit.
Fresh mattress covers + bedsheets.
Three clean towels.
Two bathroom tissue rolls (one for each bathroom).
Four medium size mineral water bottles.
Ten medium trash bags.
Hand wash liquid.
Washing liquid for kitchen utensils.
Cleaning materials

We are responsible for changing all linens when applicable and our guests take the charge of replenishing household needs for the continuation of their stay. At the end of their stay guests may depart with all the household goods they purchased.

Cleaning of the unit and Trash disposal

When guests stay 10 nights+ we offer one free cleaning service with change of bed sheets and towels. For those staying 14 nights+ we will clean the unit for free, with complete change of linen, once a week.

In Need of Urgent Help

Since our family home is close to our condo we offer quick response to any urgent help you might need.


Guests can use the pay parking at basements 1 and 2. Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

5. What We Expect From Our Guests

Smoking is NOT allowed inside the condo or within building premises.

OVERNIGHT STAY: People other than those formally approved by the building administration may not stay overnight in the property. The building management will not allow this for security reasons. Any additional person to sleepover must be made known to the owner in advance so that a supplementary staying permit may be granted. Your security is our top priority.

VISITING GUESTS: There is no limit to how many guests can visit those staying at the unit. However, the unit can only contain so many people at one time. An average of 5 - 6 people at one time looks like enough. Do take note that this is a residential place and no noisy parties should be held in the unity. The security guards patrol the buildings and will report any noise disturbances. They also have the right to intervene if they feel other residents are being affected by such noise.

PERSONAL SAFETY: Guests are responsible for their own personal safety. The owner of the condo and staff of the building are not responsible for any accidents, injuries or illness that may occur while on the premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

CARE OF OUR CONDO: Guests are expected to keep the property and all furnishings in good order. Only use appliances for their intended uses.
Pets are not allowed. Take note, some condo owners keep pets and guests might see them. However, for hygiene and cleanliness purposes, this unit does not accept pets.
Housekeeping: There is no daily housekeeping service. The maid will clean the condo for free once a week. Guests will take the responsibility of daily cleaning and daily disposal of trash. Keeping trash for longer than 24 hours may attract ants and insects. For your own comfort, a quick trip to basement 1, by using elevators, will keep the place ant free and insect free (see instructions on trash disposal in our ‘Pearl in the Sky’ booklet).

USE OF TOWELS: Guests may use the towels when going to the swimming pools. However, we only change the towels once a week. We suggest you bring beach towels for use at the swimming pool. Loss of our towels will request a payment of 250 PHP per towel loss. We will not accept other towels to compensate for loss. This is because we need to guarantee that the replacing towel is the same quality as the lost one.

BATHROOM: Do not flush anything other than toilet paper in the toilet unit. No feminine products should be flushed at anytime. Kindly check for possible water leaks while using the facilities and alert the owner immediately.

SHOPPING: The newly renovated and ever popular Ali Mall (yes, named after the legendary boxing champion Mohamed Ali after his fight vs Joe Frazier coined the “Thrilla in Manila), SM Cubao, Savemore, Shopwise, Rustans and Gateway mall are just a few places offering choices from groceries to clothes and many more shopping experiences. You want fresh fish, meat, fruits, vegetables? The Farmer’s Plaza is your place. In need of some urgent medicication? Mercury Drug Store is our neighbor, opened 24/7.

ENTERTAINMENT: The Smart Araneta Coliseum is always buzzing with basketball and shows throughout the year. Gateway Mall and Ali Mall movie houses view the latest of all popular movies.

BREAKFAST, LUNCH, DINING: From a quick McDonald’s to a relaxed fine dining at Café Adriatico (my favorite) or Italiani’s … you are in the perfect place to enjoy your meals.

COFFEE SHOPS: Starbucks welcomes you in Ali Mall, at the GF of Araneta Coliseum and inside Gateway Mall. Coffee Bean, Figaro and many other cafés are ready to serve you.

7. Transportation

COMMUTE QUICK & EASY: Light Rail Transit (LRT) brings you to Recto (Manila) or Santolan (Marikina) stopping at Katipunan (Ateneo de Manila University). The Metro Rail Transit (MRT) brings you to the Trinoma Malls and SM North Malls in Quezon City or down to Taft Avenue, 5 minutes away from the great Mall of Asia… stopping at the ever growing SM Mega-Mall. Taxis are available everywhere in the Araneta Center and will drive you to any place you want to go…and if you want to enjoy luxury coach trips to the province…well…all commuting means are right under your feet.
Area Information
LOCATION: Right in the heart of Cubao. Currency exchange store Czarina by Farmers is less than 3 minutes walk so is Gateway Mall and a 24 hr Jollibee by the lobby, Tropical Hut Hamburger, a 7 eleven and Save More which is a bigger grocery. Farmers Market 10 minute walk where you can buy all the freshest produce. Ali Mall and Shopwise and the provincial Bus Station all within 5 mins walk.

And here's the kicker, if you like to gamble or see good entertainment i.e. live shows, 24 hour movie theater etc. By the lobby, there is a shuttle van that may take you to Resort World and back for FREE until 3 AM.

South side of the building is Aurora Blvd are wash and fold shops and a water refill station where you can get your jugs refilled for less than a quarter.

Pearl in the Sky - Tower 2 Unit 16J

I stayed at this place for almost one month. The location was perfect! It was very convenient. Everything was walking distance from malls, supermarkets, a lot of different restaurants, MRT/LRT stations and Araneta Coliseum. The place itself was very impressive. It has a swimming pool, gym, business center and child care center. The size of the condo was just right for me. Last but not the least, the owner - John Gappy - made my stay hustle free. He made sure that the needs of his guests were all attended from regular maid service to clean beddings and towels. I will definitely stay at his place again on my next trip.

A well-maintained, clean and SUPERB Condo!

I'm glad that I chose the condo instead of hotel. This condo is nothing short of outstanding. From John, the property owner/manager, he is simply amazing in ensuring my stay is worthwhile and enjoyable; the condo is definetely well-maintained; the security on the property is excellent - every security personnel is tasked to ensure only authorized residents/guests can get inside. The condo is walking distance to coffee shops, restaurants, and the Gateway, Ali and SM malls; Land Rail Transit (LRT) is located on one of the floors at Gateway Mall and Metro Rail Transit (MRT) is located at Farmer's Market Plaza if you plan to venture to other places in Metro Manila - both are walking distance from the condo. If you want to "roll the dice" or sit on "bacarrat table" or enjoy fine dining at Resort World Casino, right outside the door of the condo on your left is a free shuttle service van to take you at the door of the casino. John provided this one amazing tip. Although I am not a gambler, the excitement of watching the driver navigating himself expertly in a congested traffics in Metro Manila and arriving safely in front of the casino's lobby is a thrilled. If you want to venture to Hyatt and Nobu Hotel/Casino, which is located in the new City of Dream facilities, the free shuttle bus is located at the lobby of SM Mall. Overall, my 21-days stay in John's condo is one fascinating and enjoyable experiences - I am definetely will return and recreate my memorable adventures in the great, sunny Quezon City/Metro Manila areas. John - many thanks for your hospitality and providing a well-maintained, clean condo for all your guests. All the very best!

Perfect Place to stay in Manila

We are very happy that we found this place for our 20 days stay in Manila. This place is awesome 😀! Everything is in there. its fully furnished that's why we dont need to worry about anything. The condo is well-maintained and clean. Once a week housekeeper will be there to clean the condo as well as change the towels and linens ( thank you ate wilma 😍). Security in this place is great, too. my baby also enjoyed the place because there is a daycare center where she can able to play whenever she wants. And also, malls and restaurants and other establishments are only few minutes walk from this condo. And of course, we are very thankful to John because of his hospitality and kindness. Anytime we need help especially about the place ,he is always there. The first time that we communicated with John about the condo, we did not have the second thought to book the condo for our stay in manila. He is so honest and efficient. We surely recommend this condo to our friends here in Canada. Thank you so much John and we are really glad to meet you. We will see you again next year ( if your place is not fully booked ☺️😉) God bless!

Christmas/New Year visit

first time in this condo, third time to Manhattan parkway. building security Is excellent. condo and pool facilities well maintained, though the whirlpool didn't have warm water. Gym could use more equipment but adequate. great that there are more dining choices in immediate area and more to come. condo was comfortable though no dvd player for the living area television wish there were a more convenient laundry service in the area other wise another pleasant stay in the manhattan parkway

Excellent Condo Unit for 2 Guests

John is so easy to deal with. The unit is clean and the location is excellent for shopping experience. The unit is organize and John provided all the instructions we need in a booklet for our comfortable stay (i.e., equipment user manual, amenities use regulations, Internet access info). I recommend this unit for 2 guests.
