Barbara and I live in Germany. We have 2 girls and spend around 40 nights at the villa each year. Our stays are geared at enjoying the villa and the Florida weather and to tweak things to make the villa better than before. About 50% of our bookings are returning guests or referrals. Our strategy is to re-invest a significant percentage of our booking revenue back into the villa every year. We key in on both big projects and a host of little things/ items that need our attention each year. I love gardening and the outdoors, so I always "play" in the gardens with the intent to create a true "Florida home look". The pool area is one of my favorite areas as the palm trees that I planted have matured nicely and I love sitting or swimming under the swaying palm trees. We all enjoy the fact that we are in setting with unlimited choices of dining places in Cape Coral and Fort Myers and only a 15-30 minute drive from the beaches and Sanibel Island. We also love jetsking on the lakes. It makes it a very relaxing environment.
