Description of the Bradenton vacation condo rental
(Sorry, folks: we are now processing a booking for Winter season 2015)

Location Location! This lovely condo sits on high ground in west Bradenton surrounded by long lawns and beautiful trees, set in from area streets with a small interior lake. Lovely private pool & jacuzzi have privacy bushes surrounding & separate pool-shower building. Some social events optional (ex: pool coffee party, pot luck, etc. with nice neighbors). This condo is near the pool but still very private. This is a very quiet place, with lovely sunsets streaming in the lanai. The condo is decorated in classical non-Florida style, with colonial and Scandinavian design elements. Furnishings are very nice and high-quality. NOT standard rental! Immaculate and divine.

Interior: Front hall leads to eat-in-for-2 kitchen on left, guest bedroom /home office on right. Long living room with dining buffet and 'pub' table seating 4. Kitchen has cute pass-through area to pub table dining area. Living room has a 'shelf wall' with TV & DVD/CD combo-player. Master bedroom windows face the lawn and porch-lanai to the west. Like interior light? Kitchen has east-facing morning light. Living room has cathedral ceiling with skylight. Sunset streams in floor-to-ceiling patio doors & master bedroom windows.

The master bedroom is a lovely large room with a walk-in shower. The second bedroom has a trundle-day bed (two twin mattresses) and a home-office station. Second bath has a shower-tub combo. Both bedrooms have large walk-in closets. Cable internet (locked) wifi is left on at your request, as well as national or international phone packages if wanted. Includes local phone & cable-box TV.

Kitchen is extra-equipped in chef & Scandinavian style. One carport spot 15-20 feet from door. Main rooms have off-white wall-to-wall carpeting. Hall and baths have throw rugs. (No garage and no 'workroom'!...sorry, guys.) (No kids - and applicants must be 55 or older - sorry kids.) Discover this paradise spot near beaches and shopping, both.

The Community: This is part of a 'senior' condo community with quiet cheerful residents and much space. One tenant must be 55 or older. Requesting to rent to one couple who expect only occasional guest(s) and no child guests. Child guest time limited by condo rules. A $100 non-refundable application fee to the Condo Association is part of the association-required approval process: this is a formality, but assures that this development is available only to credit-worthy and non-criminal renters and buyers - a very safe, happy and returning group of wonderful owners and seasonal renters. This fee is a one-time fee; returning renters do not need to re-apply.

The minimum rental is 3 months. You can inquire for less time, but not for winter season.

What happened to past renters? Answer: Two couples have bought their own place in this development, they loved it so much. Others wanted a garage for work-projects or more space for children visitors (condo association has child-limits).

Note: This is not a handicapped-friendly or obese-friendly spot: no shower bars, no tub bars, no railings. Pub dining chairs & queen bed size, other 1980's-sized features (narrow doorways and hall, lightweight lanai chairs) would make it rather uncomfortable for larger persons. In other words, superb for the average (or exceptional) healthy senior couple!

The immediate surroundings are like a large park, with long lawns with lovely palms and other deciduous trees, flowering bushes and plants, quiet and peaceful.

Ride a bike to the bay in 15 minutes, or drive to Anna Maria Island in 10 minutes. This seems the most perfect location in town! Several reasons: Five minutes to 4 major groceries & nearby shopping strips - nearly same distance to Cortez or Manatee Avenue routes. 10-15 minutes to beaches on Anna Maria Island with their stunning white sands. Additionally, this is located across from one of Florida's largest most complete public park, G.T. Bray Park, with its Olympic lap pool, softball, soccer & football games, tennis, walking and running paths, health and fitness center and beautiful trees. 5 minutes to major medical at Blake Hospital. 5 minutes to the YMCA on 59th Street. Right on the bus line which heads both east towards shopping malls or west to the beaches. This is also a 'never-evacuated' area, across 59th Street from the Red Cross's area office, and our condo is a middle-unit with permanent residents on both sides.

Fly into Tampa and get to our place in 45-50 minutes. Fly into Sarasota and get here in 20-25 minutes.

To Anna Maria Island, our favorite destination, 10 minutes usually, what can we say? It's so interesting, varied and beautiful. Lunch on Longboat Key, St. Armand's Circle, taking the Gulf road: 20-25 minutes. Going to Ellenton outlet mall to shop: 25 minutes on 301. Public library: 15 minutes by car, 20 by bike. Biking central Bradenton? This is your perfect starting place. Biking on the island? Put your bike on the bus and it takes you there with your bike.

Deposits: 1. A $500 reservation deposit holds condo for renters, then acts as a security deposit, returned within 90 days of end of term or at an earlier date agreed upon between us. 2. The Condo Association application fee is a non-refundable one-time $150. This fee and process is required by the association (i.e. not the owner) and assures credit-worthy non-criminal renters at this development.

Other Fees: Cable internet or phone internet, and national and international phone packages, as arranged with owner, will be pass-through billed to renters, with an estimated pre-payment. Wifi when requested for an add-on fee. Expected total add-ons are only internet-related or phone-package-expansion related, and are estimated and pre-paid by renters to owners, with a final accounting at the end-of-term.
Other Vacation Rental Amenities
1. This place is nice to go to and from as there are stop lights that permit entry from 29th at both main street ends, 59th and 75th. Many area condo developments front busy roads with no stoplights, making entering and exiting more dangerous and stressful, as well as more noisy. Nice stores and restaurants in the near vicinity.
2. This is a '+55 senior community.' Not suitable for children, and child-visiting restrictions do exist - please inquire about those if interested.
