Description of the Bradenton vacation townhouse rental
This property is our own second home and only rented for 2-3 months per year. Consequently it is equipped and maintained as a "home" rather than a "rental".

The house is approximately 1,100 sq feet in area, spread over two levels and
overlooks a lake to the rear, a frequent feeding place for ducks, egrets, herons, anhingas, cormorants and pelicans etc and home to lots of turtles and fish.

The ground floor comprises of a combined lounge and dining room, a large kitchen, an enclosed lanai, with triple sliding glass doors leading to a small patio and to the lakeside. Upstairs are one twin-bedded room to the front, and the master bedroom to the rear overlooking the lake. Each bedroom has its own bathroom with toilet, bath, shower, and washbasin. There is a third toilet and washbasin on the ground floor. There is a breakfast table with 4 stools in the kitchen, or a glass dining table for more formal dining. The kitchen is fully equipped - a full inventory is available on request.

The house sleeps, and is equipped throughout, for a maximum of four persons only. Because of the proximity of the lake, which is not fenced in, the house is not suitable for very young children unless they are closely supervised.

There is air-conditioning throughout with the exception of the rear lanai. The main rooms and the lanai also have three-speed electric ceiling fans. The house has an alarm system that is directly connected to the police, fire and ambulance services with a panic button facility.

The lounge has a new (late 2012) flat screen digital cable TV installed, which provides some 200 TV channels and 40 audio channels. Movies on demand are also available but at an additional cost. Standard cable outlets, providing half-a-dozen or so channels, are in both bedrooms and there is one portable TV that can be plugged into either bed-room. The lounge also has a CD player/radio and a combined DVD/VCR unit. Each bedroom is equipped with a telephone and alarm/radio clock.

There is an ageing desk-top computer with a high speed “always on” wireless Internet connection for accessing the Internet and e-mail. Connection details will be provided to those bringing their own laptops, tablets, smart phones etc.

All bedding and towels are supplied (including beach towels). The kitchen is well equipped including a new washing machine and dryer, ironing-board, iron etc. The house, all linen and towels, etc are expected to be left clean, otherwise the cost of bringing in professional cleaners will be deducted from your security deposit.

A car is essential. Reserved parking is directly outside the front door with plenty of spaces for visitors adjacent. There are numerous restaurants, supermarkets and shops, a Post Office and library all within ten minues drive. There is an ATM machine at the petrol station/store just along the road from the entrance to the community.

Within the Sabal Key & Harbour development are are several community facilities which are 5-10 minutes walk from the house. These include a include a large swimming pool surrounded by a furnished sun deck, tennis and basketball courts, volley-ball pitch, a clubhouse with showers and bathrooms, a communal barbecue and picnic tables.

Within 2-3 miles are all the day to day facilities you may require - Publix, Winn Dixie, Post office, Library, CVS, 7-Eleven to name but a few. Likewise there are plenty of eating places to choose from. You will find details of a few of our favourites in the information folder at the house.

The Gulf Coast beaches are 11 miles away - Coquina is our favourite, though Sarasota beach is great if you want to combine sunbathing and some up-market shopping at St Amand's Circle.

For the more active there are numerous opprotunities close by for kayaking, fishing, golfing, hiking. Myakka River State Park, Oscar Sherer SP are closest and are easily accessible thruughout the year.

A few miles down the road in Sarasota are the Ringling Museum of Art, the Circus Museum, The Mote Aquarium, the Wezel Performing Arts Centre and numerous restaurants to suit all tastes and budgets. The training camps for the Pittsburgh Pirates and Cincinnati Reds are both close by. Organised boat trips are available from Sarasota Marina or why not rent one from one of several local providers ? For those with a head for heights why not try para-sailing ?

Less expensive shopping opportunites are available at the Ellenton Outlet Mall, the Red Barn Flea Market, De Soto Mall and University Town Centre.

Busch Gardens is 45 minutes
Disney and the other Orlando area attractions 80-120 minutes

Tampa International Aiport is under an hour by car, Sarasota-Bradenton about 15 minutes.
