The house has five bedrooms with master suite on main level for easy access for grandparents. Four additional bedrooms on upper level. The lower level - a finished walkout basement - has sleeping on sofaas and aero beds.
Your group will find ample open space as well as many private spaces in our cozy ski lodge. It is elegantly furnished to make your vacation comfortable as well as memorable. On the main (street) level is the master bedroom suite with a gas fireplace, a memory-foam king size bed, jacuzzi tub, separate shower and a door that opens to the back deck with views of the mountains and the river. The master bedroom has a TV and DVD. The main level has an open design with a large kitchen, family room, and living room.
There is a formal dining room that seats 10 while the kitchen area seats another six people. The kitchen is well equipped to entertain for a crowd with a wine cooler, double oven, gas range, granite island and is open to the family room. Gourmet cookbooks, full cooking utensils and basic spices are provided.
The cozy family room has a large stone fireplace and views to the river and an HDTV TV and sound system. The deck has outdoor table and chairs for summer dining and a gas grill. New front loading washer and dryer and supply of HE detergent are included. Parking for five vehicles including a two car heated garage.
The upper level of the house sleeps eight people with four bedrooms and two full bathrooms (two queen and two twins). One of the twins can be made up into a King bed. Each of the rooms is decorated with quality linens and furniture and all have comfortable mattresses. The queen bedrooms have excellent views of the river and wooded area behind the house.
The lower level is the place for kids and young at heart to hang out. It is a huge area with a full bathroom, a pool table, large sectional sleeper sofa, two futons and TV as well as a separate media room with large screen HDTV and sound system. We provide one inflatable mattresses for additional sleeping on lower level. You can walk out to the back yard and private hot tub from the lower level. The backyard slopes down towards the river where we have a fire pit and Adirondack chairs.
Bring your own computer - we provide free wifi and free long distance calls. We have a great library of books for those who want to chill.
Linens, cleaning, trash pickup, hot-tub cleaning and snow plowing/shovelling are included in the weekly price.
River's Edge has a 2-car heated garage, in-floor radiant heat, two gas fireplaces, and a stereo system throughout the home.
All this, plus being only 5 minutes from Breckenridge, makes River's Edge the ultimate home for your next mountain getaway.
Small weddings can be held at the house in summer months.

We left at 6:30 am and had a smooth trip home. We had a wonderful stay with some magnificent skiing and loads of other fun stuff on the side. The house was perfect for us, the sleeping arrangements meant no-one had to be on a sofa bed waiting for everyone else to go to bed and the kids all had their own beds. That's a great selling point for your place over many others of a similar size. Also the proximity to the bus made coming and going at different times easy which is also important for a large group. What a wonderful house and location. It was great to sit on the fabulous desk during the day, to have hot dogs and s'mores around the fire (along with beverages), and it was great to fall asleep at night listening to the river roar by. This house was just perfect for our little family reunion of 6 adults, 2 children and 1 dog. We had plenty of room! The home was just beautiful both inside and out. We loved taking walks in this neighborhood and enjoyed sitting by the river, listening to it rush by. The location was very convenient, as it's so close to town (but still private on a very quiet street.) We only ate out once as the home offered everything we needed to cook. We loved our family meals out on the back deck and in the large dinning room (only when it rained.) We enjoyed many attractions while visiting: panning for gold, gondola rides, chuck wagon tour, hiking, a train ride, walking around the beautiful town of Breckenridge and fishing. We enjoyed our stay in Breckenridge over Christmas this year, largely due to the excellent accomodations. The house is roomy and family friendly - we had ages 4-74 and everyone had a good time. The downstairs rec room was perfect for the teenagers to have some space to watch movies or play pool and the little ones could help grandma bake cookies in the well equipped kitchen. The bus stop to town and the slopes was right around the corner, close enough for convenience but not so close as to get the noise from the buses. It was nice for those in our group to have the independence to head out to ski or into town whenver they wanted, or to head home from the slopes for lunch. The bus was reliable and very easy to figure out. Everything was just perfect! We just got home from the Labor Day weekend in Breckenridge. We have stayed in a lot of houses and always had very nice weekends, but this one was really special. The house was great, of course, but we all think that a big part of what made the weekend so nice was your firepit on the river. The kids were drawn to it and they actually talked to each other instead of spending tons of time in front of the tv! "Dear Maria, We have such fond memories of our family vacation in Breckenridge, and the central thing that made it so pleasant was your home. It is truly amazing - a place where each can find a spot to be quiet, or a place to gather together. You are very fortunate, and we are very fortunate that you share it with others. Thank you. And thank you for furnishing and equipping it so well. We lacked for nothing. In the activity scene, the raft trip down the Colorado from Kremmling was by far the favorite - especially for the 8 1/2 & 9 year old boys, who were in the splash-center front of the raft! The also loved the Alpine Slide, the hike to Lily Pad Lake, the pontoon boat on Lake Dillon, and the 4th of July festivities. Breckenridge puts on a fabulous fireworks show! Of course I can't ignore the almost-nightly fires in the firepit for just enjoying and for roasting marshmallows! What a nice feature! A ride for the "oldies" up Hoosier Pass and Boreas Pass with walks in the woods for wildflower photography was beautiful. I should mention that during our family photograph session in your backyard (my sister is a professional photographer, so she came equipped), your neighbor to the left (facing the River) told us of a bear in their backyard. Also, your double oven is making a VERY LOUD buzz when it is turned off. Hope I haven't made this too long, but did want to take the time after things settled down to thank you again. What a wonderful house you have chosen for your family! And we are so grateful you have chosen to share it with strangers. The house was perfect for our 10 - my sister from NC and our 2 sons and their families. The firepit was a hit with all and the downstairs area is so great for the kids. Weather was great for our hikes, river rafting, Lake Dillon pontoon boat, town excursions and July 4th activities. Had a wonderful time in this beautiful home for a family reunion. There were eleven people in all and there was plenty of room. We had a couple of snow days with a a high of 10 degrees and did not need to turn on the heat at all. The fireplace worked great to add any warmth. Nancy introduced herself to us just as we arrived and was very kind to offer suggestions or any help we might need. We skied in Breckenridge and also went to Vail which was relatively close - about an hour trip door to the slopes. Also found that for grocery shopping you really have to go to City Market to get what you need. We had a Summit County wedding in September and Rivers Edge was our home base. The house was perfect for us...everyone raved about it over and over! We would love to come back and spend another weekend there sometime. The hot tub was at 105, the firepit was lots of fun, the pool table, the theater room - the master bed was extremely cozy and loved having the space in the bathroom to get ready. We decorated it with fall decorations for the weekend - little pumpkins and squash and indian corn, fall colored candled, and flowers and candles in every room - it was beautiful. The weather turned out to be perfect the entire weekend, and we were so happy about that. We had a big dinner there on Friday night, the wedding at Sapphire Point on Saturday and the wedding reception on Saturday at Cafe Alpine - which was fabulous. Hung out by the firepit on Saturday night, then out on the town on Sunday. Anyway - thanks again and please let us know if anything looked out of place or anything - we made a huge effort to not leave any messes behind... and recycled like crazy too.
