Nearer to Niagara Falls than from New York City. Built in 2007.Skiing, Rafting, Waterfalls, Forest, Casino nearby. Commuter bus to NYC.
One size does not fit all. However, my house was built with a defined goal to meet the need of diverse group of vacationers. A family with six members can have comparable comfort a five star hotel provides if they are ready to EXCHANGE a few amenities [e.g., the grandeur of a 5 star hotel lobby, room service, in house restaurant or help with fixing minor problems] for much larger space with absolute privacy, spectacular view and the feeling of staying in an “unique one of a kind home” with two whirlpool tubs two gas fire places, two fully appliance kitchen and many more features. Ordinary rooms in a five star hotel or homes of most of my competitors will not provide that.
On the other hand a group of 12 (maximum 15 can sleep, 3 with own air mattress) budget conscious renter can have a very comfortable stay at a much lower per head cost especially if they cook their own meals. For the rest of comparison I respectfully ask the reader to be the judge.
The gated community [with security petrol] provides the same level of security these hotels provide. Possibility of being a victim of cross fire as is common in a big city like New York, is highly unlikely here. Yet NYC is a commuting distance away. This aspect deserves special attention of foreign tourists desirous of visiting not only New York City but vicinity areas such as Niagara Falls and upstate New York. Commute to NYC from my home and tour the city taking the Hop on hop off bus service, then rent a car to visit attractions in my neighborhood on your way to Niagara Falls and finally back to my house for Newark International Airport in NJ. Commuting to NYC can be done in several ways. Commuter bus is available from my neighborhood to NYC Port Authority Bus terminal. As I hate to drive in Manhattan (will not recommend a foreign tourist to do so either.) I usually drive my car to Jersey City, park my car in a garage ($12 for 10 Hours) and take the PATH train to NYC.
One of my Association club houses is only a mile away from my home. An exercise bike is in my home. Two adult swing sets and two hammocks are in my backyard. The lake is only 75 ft. from my property line and swimming is permitted in summer weekends when a life guard is present. Fishing is permitted year round unless the lake freezes. (PA fishing license is required for persons over 14 years. Two fishing rods will be provided Free).
The spectacular natural beauty & view sets my house apart from all five star hotels I frequent and most houses in my neighborhood. A Lake at back, wooded hill in front and a vacant wooded lot on one side provides ever-changing view depending on the seasons but memorable each time. And by view I do not mean view from the deck. Through careful design either lake view or hill view is available from all bedrooms, family room, dining room, living room and even from one kitchen. Attached pictures will attest to my statements. Peace and tranquility were an important criteria during my search for land to build my house. After a year of intensive search in the Pocono region I located this parcel of land that fulfills my other three nonnegotiable requirements: within commuting distance to NYC, and availability of central water and sewer system.
No neighborhood will allow the action (such as playing loud music) of one of its members to disturb the peace of others. However, my location is so detached from my neighbors that it will require much higher decibel to attract complaints from my neighbors. Renters are still responsible to see that neighbors do not need to complain against any of their action.
The important aspect of the location of my home is that skiing, river boating, golfing and many other are within the community or within 10 miles from my home. My association’s gorgeous property includes four full-size outdoor swimming pools, two indoor pools, two kiddie pools, three whirlpool spas, nine tennis courts, two basketball courts, a beach, a fishing pond, a walking trail, a racquetball court, a fitness center with a weight room, a volleyball court, two playgrounds (for ages 12-and-under), an after-school game room that holds children’s arts & crafts programs throughout the summer months, and a regulation-sized baseball field. Golf course for public, Delaware River beach and Shawnee ski resort all are within 10 miles and Bushkill falls within 3 miles. Famous camel back water sport center and ski resort, casino and outlet mall - all are about 45 minute/one hour drive.

The design concept was openness and reliability of provided amenities. Instead of having five bedrooms in an 1800 Sq. ft. house, I built 3 bedrooms with 40 ft. X 32 ft. foot print (not counting space for two car garage and about 150 Sq. ft. extension for a second kitchen and a laundry room). Master bedroom has 2 arched double & 2 single windows, the other two bedrooms each has 3 widows. Open design is not just a meaningless claim. Hope this will eliminate any confusion that a potential client might have while comparing sizes and my claim of openness. In addition, but for the Association restrictions walkout finished basement can serve as a one bedroom independent apartment.
Ample provisions for future expansion has been kept. For example, if needed, another half bathroom, a sauna and one hot tub can be promptly installed upon receiving feedback from a few guests. The house already have 4 bathrooms (2 with whirlpool tub and shower while the other 2 with showers only). With one month notice and additional charge bunk beds and/or air mattresses can be put in air-conditioned walkout basement, if desired. Similarly, a crib or two can be put in the Master bedroom. Adequate electric supply is available in many places within the house and backyard so that outside party or professional film shooting inside the house for serial/documentary movie is possible. Pike County, PA, has many incentive and natural resources for video production companies.
Two decks [one 600 sq.ft], a large gas BBQ grill. 1 king, 1queen, 1 double bed, 2 twin beds, 1 pull out double & 2 pull-out single beds. Plus 2 and half sofa. 3 dish TVs, internet access, and two telephones. Cell phones may not always have connectivity in this area.
Equipment for preparation, storage and distribution of food for about 100 persons is available in house with extra payment. There is a 4 burner electric stove with oven and 5 burners gas stove with oven and a warming drawer, plus a 5 burner gas BBQ grill. A small fire pit is available for enjoying camp fire like environment. A tent and a few other items can be rented from local supplier if the number of guest exceeds 40. However, NO WILD PARTIES will be allowed. Guests are responsible to abide by the rules of our Development. A copy of these rules will be emailed upon booking. Tenant registration with the Association will be made by me at no additional costs to the renters.
NO Smoking, no pets and no high hill shoes [to prevent damage to hardwood flooring] while inside the house. Since my refund policy is strict, potential renters are respectfully suggested to ask for all the clarifications they need BEFORE booking.
Guests can use 6 amenity passes for free boat riding during summer, free ski lift ride in winter, and accessing the gym, swimming pool, tennis court and other amenities of the development. Garage, basement closet and about 15% of basement space will not be accessible by short term guests. Use of exercise bike and an in-home library containing my collection of books on wide variety of subjects will be available for your reading pleasure. A printer, laptop and/or desktop computer could be made available upon prior understanding.
I spend a considerable part of a year out of the country. Therefore, it may not be possible to always meet and greet my guests. Coded door lock will provide access in a clean house with functional equipment. My local help will take care of NORMAL cleaning after you leave. A few equipment such as DVD player or Music systems will need previous expertise in using those particular models. They can be used on as is condition meaning no tech help will be provided. Outdoor equipment are of good quality and only a few years old. I do visual check periodically. However, it is not cost effective for me to check each swing, each lawn chair or similar such equipment after each guest leaves. Renters especially weekend renters will use them at their own risks. To my knowledge all provided amenities (indoor and outdoor) are working as of today.
I can be contacted through email and phone. In the most unlikely event you encounter any problems, you will be able to call me free through one designated house phone wherever I am. With prior planning I can identify local help if a family gathering is planned. An exciting bonus: Free 2 hour lesson in simple or exotic Indian cooking if you check in before 4 PM and if I am in USA; OR accommodation for 2 in a private room in Ballygaunge, Calcutta, India, one night for each night rental in Pocono within 6 months of the first rental.
NYC commuter bus stop with limited service is less than 20 minute drive from my home. The main Martz bus terminal with frequent buses to NYC & Philadelphia is about 30 minute drive. Pocono pony, a local bus covering neighborhood is available within 4 miles from my home. Car or local taxis are the only mode of transportation.
There is no wall to wall carpeting on the hardwood floor. We have a few area rugs around. On the lakeside we have not put any window curtains to enjoy the unobstructed lake view. During snow days we park our cars on the street and use the landscaped staircase [as shown in a photo] to go up and down. If it snows during your stay, about 10 linear ft. will need to be shoveled by the guest to remove the snow so that you could step out of the front door to the landscaped stairs and walk up. Streets are cleared promptly by the association, at least in the part I live in. There is no such thing as "snow route" from my home to the exit gate.
Minimum stay requirement is 2 nights only (excepting long weekends and a few other busy seasons) as opposed to 7 nights in some other houses.
Bushkill falls is only 3 miles from my home. Other falls & Shawnee ski area are nearby. A Flea market is also nearby. Crossings outlet is about 40 minute drive. “Pike county PA attractions” or “Delaware water gap” in goggle search will yield all the neighborhood attractions. Similarly “Saw Creek Estates in Bushkill, PA” will yield all the amenities & beautiful scenery that my association offers.
