this was the most beautiful beach, close to the port,peir,jettys. able to ride bikes on the beach. weather that month was cold but able to use the beach.

We've stayed at Royal Mansions 6 times over the past 3 years and always love it. This time was no exception. The only negatives were that when we arrived at our condo we had to go back to the store, there was no starter set of soap, paper towels, dish detergent, etc. WE would have brought our own had we known we wouldn't have ANY thing to start out with. Also, the upkeep on the property needs to be turned up a notch. Breezeways were very dirty and chairs and toys were strewn about the grassy area near the boardwalk.

We went to Cape Canaveral with my son's baseball team for spring training. Most of the others rented through the baseball facility and paid a much higher rate than I did. Going through the Vacation Home Rentals website saved me big money! We were pleased with our condo. It was very spacious and having a washer and dryer in the unit was a big plus, especially with baseball practice clothes to wash each day. We had a nice view of the ocean and the space center from our balcony. Overall, the condo itself gets a five star rating. Now for the resort. There were a few downsides to that. Since there were several families traveling together, it would have been nice to have a place where we could gather in the evening to socialize (perhaps on the pool deck). Unfortunately, at 10 pm sharp, the security guard kicked us out. We were all looking forward to this time to socialize as other resorts where we have stayed in past years have always allowed us to gather on the pool deck until midnight or so. Also, you could not see the ocean from the pool, which was kind of disappointing. Some of the other parents also had problems with the laundry facilities (not me because we had laundry in our condo) when the security guard locked it at 9pm while they still had items in the washer and dryer. The resort itself could use some updating. Mainly because of the lack of gathering space for a large group, I give the resort itself a 3. Average the condo score of 5 with the resort score of 3 and you get a 4.

Great Vacation

Royal Mansions is a great location. Pool is clean and well kept, easy access to the beach. Close to dining and shopping. Condo well kept and clean. Could use a radio/cd player, and darker curtains in the bedrooms for sleeping. This is basically a two story climb, so there are steps. Owner, Matt, and his Rep. donna very nice. Easy to book and Mat forwards a lot of information. Would consider staying there again and recommend to others.

The condo was clean and well-stocked. The property's pool and hot tub area was great. And the beach was Fantastic and so easily accessible. We also drove over to Disney World two days and it was only about an hour or so drive. Easy. Relaxing. We would love to go back again.

We just got back from our week here. What a great time. Everything was great. The view in the morning watching the sun come up over the ocean. Sat on the beach to see the rocket go up on Thursday, 4/22/10. We had a great time. Hope to go back next year.

We stayed here and it was a great all around layed back and relaxed place to stay, working with Mat was really good he got right back in touch with me and Donna met us there she was Awesome.. Just had a great stay at this unit very clean and nice.. Our children had a blast Thanks Mat & Donna for working with us and making things so easy.

Very clean and comfortable. Location is great for access to KSC, Port Canaveral or Cocoa Beach activities. About a 1.5 mile walk to the Cocoa Beach pier
