The two-acre tropical swimming complex has zero-entry pools, water slide, lazy river, hot tub, and sunbathing patios. The 17,000 sq ft clubhouse offers bar & grill style restaurant, convenience store, game room, fitness & health center with day spa, sauna and steam room, conference center, banquet room, Internet access and more. Par 72 Highlands Reserve Golf Club is just across the street from the Resort.
Enjoy the accommodation of this fully furnished and equipped 4 bedroom, 3.5 bath two story townhome. This much preferred end unit has more natural light and yard space. The living room and the master bedroom look out onto a quiet reflecting pond that provides distance and privacy.
First floor great room consists of Living Room, Dinning area, Kitchen, 1/2 bathroom and a lockout jr. master bedroom with a queen size bed and its own full bath. If necessary, the living room sofa may be converted into a bed for two. Second floor Master Bedroom has a balcony, king size bed, a full bathroom with jacuzzi and a walk-in closet. 2nd floor also has two other bedrooms each with two twin beds and closet; one full bathroom and a laundry closet with washer and dryer.
Notes: This is a non-smoking house. Pets are not allowed per HOA rules. Please DO NOT park your vehicle on the grass! All household trash must be bagged and placed in the bin on the patio for collection twice a week by HOA.
Regal Palms is in a quiet residential area, just beyond the busy Kissimmee Rte 192 strip. And yet, this home is 3-minute walk to the clubhouse and the tropical swimming complex, 6-minute walk to Publix supermarket and local convenient stores. There are many restaurants and bars within short driving distance. Tired of fast food or restaurants? Save money preparing your own healthy home cooking and special meals - pots, pans, plates, wine glasses and utensils are all provided in the fully-equipped kitchen. Super Wal-Mart and Walgreen are just a few minutes drive away on Route 27.
Across street from Regal Palms is the beautiful Highlands Reserve par 72 championship course designed by Michael Dasher. This unique course provides enjoyable golf in one of Florida's most picturesque settings. This is not a typical Orlando golf course! It sits atop one of the highest areas of central Florida and offers remarkable scenery along with a course specially designed for hot golf. The course landscape consists of pine tree-lined fairways reminiscent of the Carolinas; open spacious fairways similar to the great Scottish courses; and a bit of old Florida with citrus trees along the countryside. Large, fast, undulating greens make this course challenging and fun for all levels of golfers. Highlands Reserve Golf Club has a well stocked pro-shop and a friendly bar serving snacks and cold drinks.

My husband and I rented this for our family including 2 adult sons and 3 grandkids. The property worked out perfectly for our family and everyone loved staying there. It was close to the airport and Disney. Our only complaints were lack of towels at the pool, no dish or hand towels in the house, lights without bulbs and housekeeping "forgot" to change the bedding in one of the bedrooms. Our adult children went to the bar one night only to have the bartender decide he didn't want to serve any drinks after 9:30 when people started to come in. In spite of these things we were actually really happy with the place and loved the lazy river, water slide and the one pool was the warmest we have been in and it was really appreciated since the weather was cold.

We stayed her over Memorial Day weekend. It was ok until Saturday and then it got overwhelming packed. You could not swim in the pools, cause there was to many people. Condo was perfect fit for our family, we liked it alot, lots of room. Condo was placed close to Disney and other attractions. They were only a hop skip and a jump away. I recommend this to anyone and everyone, I would just reconsider around the holidays, unless you don't want to use the pool. When its this packed the pool was never cleaned, by any of the staff. It was gross by Monday.

Overall the stay was good other then they dont have enough towels, wash rags and hot water. The place was clean and accompidates a large group much better then an hotel, especially for the price. The pool was nice and the kids enjoyeed it but they close at 8. We dont travel often but would consider this one again

Sorry to say - but I wouldn't recommend your resort....when first checking in, the carpet in your entrance was gross, boxes of "stuff" all over. For 2 days we didn't have air conditioning; trash in the yard wasn't picked up the whole time we were there. Kitchen was "poorly" furnished, considering that some people would cook if there were pans/bowls/etc available. One plastic chair outside - why bother. I would suggest providing garbage bags in the condos...most people used there small bags from the store, which don't hold much trash, therefore, garbage falls out. Lots of trash in the shrubbery around the pool area. You need a few more people on the payroll picking up trash, and less people "selling" condos. And why would they design your villa with the trash area near the club house..sure didn't like walking past that every day. Considering all the building in your area, I think you need some upgrades. We were traveling for the weekend for a Gymnastics State Championship in Lakeland. This place was about 20 min. away from the Lakeland Center (perfect) and about 10 min. from Disney. We read reviews before leaving for our trip. We came prepared with Extra paper goods, toiletries, and towels. This was an AWESOME place to stay with our kids. We didn't have to spend ANY extra $$ to go to area attractions...The pool area was AMAZING! We have to make another trip to Orlando in July... This will be the place!!!
From Hotel: "Perfect for 2 families"
We rented a 4 bedroom condo for 2 families. It was great. It was very large and clean and had 3 1/2 bathrooms. My 17 month old son had his own room, so he could sleep uninterrupted. The pool was a blast and was my daughter's favorite part of the trip. I was a little worried after reading the prior reviews, but The Regal Palms exceeded my expectaions. When we arrived we went to the Publix down the block and purchased all our necessities. It is a condo, not a hotel, therefore there is no daily maid service. However, the price is so reasonable, it's not a big deal. There was a washer and dryer, and I went home without any dirty laundry. It is perfect for two families, after the kids went to bed we played cards. We would not be able to do that if we had two separate rooms.
As far as location, it was very close to Disney and a bit of a distance to Universal. However, I liked the area much better than 192, where most of the other hotels I was looking at were located. 192 is very congested and looks rather seedy to me. We avoided 192 by using our navigator and staying on 4 whenever possible.
Bottomline, I would definitely recommend this hotel for large families. We felt like we were at home!

Though the location seems to be secluded, this beautiful and simple hotel is enough to have you relaxing and spending some quality time with family.
Don't bother going out to find restaurants. There is a Publix nearby. the best thing to do is to make the best of the pots pans, plates, etc. that this hotel includes in each townhome. It could be a family cookout!

The resort is fantasic! It is a hidden gem undiscovered by the world. What a great idea to get away, and the cost of the stay was a mere fraction compared to the cost of disney tickets for my family. Not to mention, the pools, water slide, the lazy river, and the feel of a tropical destination supercedes any property in the central florida area! I can't wait to come again...neither can my kids!
...I cannot recommend enough to anyone with a family that wants to stay in the Disney/Universal area. This property will impress all family members, and save you enough money so you can spend what you save at the attraction parks for the kids!

My husband and I have stayed at the Regal Palms 3 times. This is the first time we've stayed in a pool home. We were very impressed with the upkeep of the house. Although it was not as clean and kept as the townhouses (the carpet was spotted and there were some minor stains on the walls), it was still very well kept up. The bathrooms and kitchen were very clean. The location is wonderful. It's close enough to Disney so that you don't have to drive a long time to get there, but far enough away from all of the crowded hotels so that you don't feel cramped and stressed out. The pool and hot tub at our house were great, but we LOVED the pool at the actual Regal Palms Property. It has a lazy river and a big water slide. We plan to return here for our next several Disney vacations. We also brought several of our family members and they loved it!
