THE LIVING ACCOMMODATION
Our quiet executive 3 Bedroom 3 Bath air conditioned house includes a large living room & dining area with cable tv, telephone, fully equipped kitchen, & laundry room with washing machine/tumble dryer
The bedrooms comprise two Masters (one King, one Queen) & one twin with 2 single beds. ALL bedrooms have their OWN ensuite private bathrooms
The first Master bedroom has a balcony & walk-in wardrobe
The two Master bedrooms have "supersize" baths for extra luxury, their own TV with remote & double size wardrobes.
The house has the upgraded "executive" furnishings package & the larger rooms have ceiling fans for extra comfort

The resort features a large Reception Desk with its own 24 hour Check-In service, a private 2 acre Tropical Swimming Pool Complex with 2 heated pools, Waterslide, Lazy River, heated Jacuzzi/spa, waterfalls, extensive sun bathing terraces, and poolside patio etc

Remember our price includes the Florida State Sales Tax of 12%. Most other Owners list their prices excluding this tax. So you have to remember to add this tax to their prices to make a fair comparison.
In addition, our house is just a short walk to the Clubhouse & pools, and not a mile away right at the back of the Resort OR overlooking a noisy main road or behind a construction area or a Tower block with other guests looking into your bedroom.
We offer excellent value for money as MANY previous guests will testify, which is why so many of our guests choose to return year after year.
Discount offered for extended rental periods.
We also occasionally have some last minute availability in the low season at ludicously low prices!

- Lodging Tax: 12%
- Deposits: To secure the house in your name, we require a non-refundable deposit of $120 USD or £70 UK Sterling or 10% of the booking value (whichever is the higher).
Please also note. There is an additional cleaning charge of $75 for reservations of less than 6 nights. This is the charge to clean the whole house when you leave & is what the Management Company charge us. Any reservation over 5 nights, we absorb this charge.
- Other Fees: CLUB MEMBERSHIP. There is an additional charge of $10 US per night per reservation (NOT PER GUEST) for temporary membership of the Regal Palms Sport & Social Club. Membership entitles free access to all the facilities of the Regal Palms Resort which includes full use of the Water Park, heated Swimming Pools, heated Water Slide, heated Lazy River, heated Jacuzzi's (as hot as a bath!), Gym, Sauna, Steam Room, free beach towels etc. You pay this to the Resort when you Check-In, not to us.

Regal Palms Davenport, April 20, 2008 Home Away From Home, April 11, 2008 We'll be back..., April 10, 2008 I just wanted to tell you that we had a fabulous vacation! Your house was great, as was the pool & other facilities. We are looking forward to staying there again next year and would definitely recommend your property family and friends. In fact, Paul referred a buddy from work that just booked with you & I have just forwarded your email address to my very good friends that will be coming down in July. In addition, friends of ours rented from you & on two separate occasions & both had nothing but positive things to report back. "We had a wonderful time staying in your 3 bedroom house at Regal Palms. The house itself is lovely. Its very spacious, clean and modern looking. The beds were especially comfortable which makes all the difference when you've spent a whole day walking around Theme Parks! Having a fully equipped kitchen is a huge bonus too. There were a few occasions when we had a nice relaxing lunch after spending the morning at the pool.
That brings me nicely to our favourite bit! We thought the swimming pool complex was really fantastic. We managed to take lots of pics of us and the kids on the slide. The lazy river was really good fun, especially as the water is heated! What a lovely way to relax...sitting in a tube, gazing at the beautiful surroundings. Bliss! We had a LOT of fun in the pool. Thanks again for a no-hassle holiday home.
