The villa was specious well furnished and equipped but I faced problem with the plumbing .Bathrooms were flooded two times during my stay and lot of noise was coming from the water pressure . My kids were so annoyed at night that they sometimes waked up at midnight because of that noise. We also experienced lot of Ants around the swimming pool and the living room. The wi fi and telephone line were cut two times because of the construction in the area. The Internet was slow.

We stayed here at the end of July with a group of 17 adults and children. We all voted to stay at a house that was affiliated with a resort so we could take advantage of the amenities like a larger pool, slides, tennis courts, spa, etc. Found out later, even though the ad mentions “Free access to all facilities within the community”, there wasn’t any since the clubhouse was still under construction. By then it was too late to change houses. PROS •It is a very nice large house and fit us just fine. It was clean. •The beds were very comfortable and the comforters were nice, although the navy ones in the bedroom with 2 queen beds needed replaced or repaired. •Ruby, the property owner, was very helpful and always responded quickly to my emails. CONS •In the instructions it said we would find the large trash can in the garage. For 17 people the kitchen garbage can was very small, so we had several bags. I called the management company, left a voicemail, and told him we didn’t have a garbage can for trash pickup. After 1 email and 4 phone calls, there was no response until Thursday afternoon after I had sent an email to Ruby the night before. The manager said the garbage can was the bench on the front porch, the front lid lifted up. None of us guessed the bench was a garbage can, but why couldn’t he have told me that before? I called one other time to remind him of the A/C filters, but never heard from him again. •We were asked to turn up the A/C to 82 if we weren’t there during the day. We did this for 2 days, but after getting in at 8pm the next night, the upstairs only went down a few degrees by 11pm it was still very warm. We checked the upstairs filter and it was full of dust and needed changing. I had mentioned this, but we never received a replacement filter. There was a temperature difference in the corner upstairs bedroom compared to the upstairs temperature in the loft area. 2 different times when the A/C upstairs was running there was NO air coming out of that room’s vent and it was open. •The pool and Jacuzzi were somewhat cloudy. Brown colored water came out of the jets in the Jacuzzi when first turned on. •The kitchen did not have a spatula and no baking pans for the oven, only flat cookie sheets. The large pot had Teflon coating and was so badly damaged it was unsafe to cook in. With that being said, I still give it a 4 star, because the house was still nice and Ruby had great communication.

The house was fine although the kitchen pots, pans and utensils were really lacking. My big problem is that after we checked out Ruby contacted us to say that a stain was found on a bed and it would cost $80 to clean. I found out that the stain was in the master bedroom down stairs. I checked with the couple who stayed in that room and they stated that they had not spilled anything on the bed. They are 45 year adults who would gladly pay to have cleaned or fixed anything that they damaged. Having not spilled anything I advised Ruby that I thought it was unfair to charge us. Ruby disagreed. I stated that since the beds are made it is unreasonable to unmake every bed to check for stains and then report them, also I felt that the previous renters could have spilled something the night before they left in which case a stain would not have shown itself for a couple of days. Ruby felt that there was no way this could have happen and charged us for the stain removal. Beware, I guess you should unmake every bed when you get there to check for stains. I would not recommend this house do to the poor response I received from the owner.

I just want to say I've been coming to Orlando for 10 years now on a golftrip..This was the best house we have ever stayed in...everything was perfect and the owner responded to email very fast about anything..we will book our trip again early just to have this house again... We spent 5 nights at this house and found it to be pleasant and nicely laid out. Kids of all ages (including grandparents) enjoyed the pool and spa as well as played pool and air hockey. The family room and upstairs sitting rooms were very nice, laundry worked great. A few items damaged by previous renters were fixed quickly. Our family group included 10 adults and 7 children, and the bedroom areas fit us nicely. I would recommend this house for a great Orlando vacation home base.

My family stayed here for Christmas week and have only great things to say about our stay in this home!!! The house was very clean, bed and linens were superb quality, kitchen gadgets were included, the pool was clean and heated just as requested, and we were able to reach management right away when needed. Most of all, Ruby was the best to work with. I felt like I was troubling her with all the emails I sent her prior to our stay but she was very courteous and very quick with responding to my questions. I'm glad we stayed here and we will definitely be staying here again. Thank you Ruby for allowing us to have a great vacation and Christmas!!! :)
