Located on quiet and safe private way yet centrally located and
close to everything!

Typical Cape Cod Cottage in beautiful Dennisport in the heart of
Cape Cod! Situated less than a mile from the warm water of the
Nantucket Sound south side beaches (Depot St. Beach, Sea St. Beach,
and Inman Beach (which has no stairs!!). Within walking distance
of many shops, restaurants (gourmet restaurants, casual restaurants,
breakfast, ice cream, etc.) Bennys, Ocean State Job Lot, White Hen
Pantry, Blondie's Ice Cream, Sundae School (ice cream parlor) mini golf, bumper cars, antique shops, laundry center, much much more!!

This 2 bedroom cottage has been recently updated. Very bright
and very clean. The front door opens to the cathedral ceiling living
room, dining area. WIFI, air conditioning, flat screen color tv with cable & dvd
player.

Two private bedrooms are on either side of the living/
dining area. 1st has 1 QUEEN size bed, air conditioner, flat screen color tv with
cable & dvd player. 2nd bedroom has 3 twin beds (1 pullout trundle), air conditioner, flat screen color tv with cable & dvd player.

Kitchen is fully equipped with full size refrigerator, dishwasher,
stove with
oven, microwave, toaster, and coffee maker. Pots, Pans,
Utensils, Plates, Cups, Glasses, etc.
Just about anything you would need. No problems enjoying lobsters
and steamers here!!

The back door opens from the fully equipped kitchen to the private
fenced back yard with a sunlit outside shower (with hot &
cold water), gas grill, grill utensil set, patio set and clothes line.

Also included are beach chairs, beach cooler, beach toys, sand buckets
and shovels.

This relaxing home has two bedrooms and one full bathroom.

Please Note:
*** Absolutely No Pets Absolutely No Smoking Inside the Cottage
NO EXCEPTIONS!

Lease Agreement to be Signed by All Tenants

The parties hereto agree as follows:
NO SMOKING inside the Cottage

NO MORE than the maximum number of five (5) PEOPLE and Two (2) CARS
will be allowed on the property including the pool area, day and night..
NON ADHERENCE to occupancy limit will result in forfeiture of security deposit and/or immediate termination of tenancy without refund.

THE POOL IS SEASONAL from July 1st through September 1st unless otherwise noted.

CHECK IN time is 2:30 PM and
CHECK OUT time is by 10:30 AM

The Tenant will leave the premises in the same general condition as found upon arrival.
Except for normal wear and tear, the TENANT will be responsible for all damages or breakage and/or loss to the premises. The security deposit may be used for repair to the property and/or extraordinary cleaning. Your deposit is normally remitted back to you
within 10 days of your departure.

The TENANT WILL SUPPLY ALL TOWELS & BED LINENS
(Linens and towels are available on Request $50 fee applies)

NO Fireworks, Trailers or Boats of Any Kind Allowed
No Animals (including birds) shall be kept in or on the premises. Any evidence of animals may result in forfeiture of security deposit and/or immediate termination of tenancy without refund.

Credit cards are accepted via Paypal only. Service Charge applies to all Paypal payments.

If the TENANT defaults as regards to any item in this lease, the TENANT agrees to vacate, upon twelve hours notice, and to be responsible for all legal costs plus damages should action be brought to regain possession or repair loss or damage.

If I (we) do not personally inspect the premises prior to signing this Agreement, I (we) agree to accept the rental property, as is, upon arrival, provided it meets the basic standards of habitability under Massachusetts law. In addition, I (we) agree that we will not be entitled to a refund of rent money and will have no claim or recourse against the property owners, Robert and Gina DeVingo.

CANCELLATION/REFUND POLICY:
~ Cancellations more than 60 days prior to arrival date receive full
refund less $100 cancellation fee
~ Cancellations from 45 days to 60 days prior to arrival date receive
75% refund less $100 cancellation fee
~ Cancellations from 31 days to 44 days prior to arrival date receive
50% refund less $100 cancellation fee
~ Cancellations from 14 days to 30 days prior to arrival date receive
25% refund less $100 cancellation fee
~ No refunds given for cancellations less than 14 days prior to
arrival date.

IN SIGNING THIS AGREEMENT, TENANT ACKNOWLEDGES THAT HE/SHE HAS READ,
UNDERSTANDS, AND WILL ABIDE BY ALL THE RULES, AND REGULATIONS
CONTAINED ON EACH PAGE. THIS IS A LEGALLY BINDING CONTRACT. IF NOT
UNDERSTOOD, SEEK COMPETENT ADVICE.
