Description of the Dugspur vacation home rental
This 'Mountain Getaway' is secluded on 27 acres that includes wildflowers, hardwoods, pines, mountain laurel, and creek frontage with easy access for fishing and canoeing. Wildlife is abundant, including deer, raccoon, bobcat, black bear, turkey and hawk.

This private luxury mountain retreat is located on Big Reed Island Creek in Dugspur, Virginia. Our retreat includes several unique features to make your getaway really special. They include the following: The master suite has an airbath tub for a relaxing bath for one or two. The first floor suite offers an aromatherapy steam shower. We offer both a wood burning fireplace and pellet woodstove.

The following attractions are located within 30 minutes or less:
New River Foster Falls Recreation Area; New River Trail; Blue Ridge Parkway, Mabry Mill, Meadows of Dan, Galax, and Floyd, VA.

ACCOMMODATIONS:
This three level retreat offers a bedroom and full bath on each floor along with a full kitchen, dining area, and two living areas. It easily accommodates eight guests. Outdoors there is a large entertaining deck and three covered porches.

Upper Level
The upper level master suite features a king-sized bed and private bath with double vanities. For that romantic setting or private relaxation period, there is an airbath tub large enough to accommodate two. This bedroom offers expansive outdoor views as it opens to the living room from the balcony.

Main Level
The main level includes a fully appointed kitchen with stainless steel appliances - large refrigerator, range, microwave oven, and dishwasher. The dining room flows to the living room where a cozy wood-burning fireplace and large satellite HDTV flat-screen is situated for easy viewing. If you prefer, take in the fresh mountain air by simply opening the double patio doors to the custom deck overlooking the river below. A master suite with queen-sized bed and full bath with steam shower is luxuriously appointed on this level also. For easy listening of your favorite tunes or a lively party, a custom built stereo system pipes music into the living area to surely please the most avid listener.

Lower Level
The lower level offers much open space. It includes a full bath with a walk-in cultured marble shower, large vanity, and large capacity washer and dryer. The bedroom closes behind pocket doors and includes two twin trundle beds. The living area includes a toasty pellet stove, a satellite HDTV, X-box, games, and lots of space for fun. Walk outside onto the private patio and look across to the other mountainside and flowing creek below. Beginning at this level is a beautiful custom wood staircase that rises to the third floor. Whatever level you find yourself on, it can become the most private or lively area of the home. Take your pick as all will please.

The natural beauty of the mountains is perhaps the greatest attraction. When you choose this retreat, worries evaporate, you relax, and reflect on what is really important.

You may opt to canoe the endless miles of trout and nature filled creeks and rivers. Or inner-tube and float downstream all day. The closest body of water is Big Reed Island Creek located at the base of the property. Choose your own type of fishing day or hire a fishing guide for the 'hot spots'. We can assist here. If photography is your past time by all means bring your camera. Wildflowers are abundant from late April through the fall. You could encounter deer, wild turkey, raccoon, our resident groundhogs, bob-cats, and yes, black bears. If you see a bear please don't try to approach it or feed it.

If you wish to venture out, you have 27 acres of mountain woods to stroll on. Avid hunters are also welcome. Please adhere to local hunting regulations, use extreme care in the woods, and do not shoot your guns across the river where several deer cross daily. We will advise where we recommend deer hunting endeavors. If you plan on extended hunting trips we gladly welcome a 'walk in the woods' before the season starts.

For the jogger or walker, if it is a workout you desire, simply walk or jog up the driveway! If you make it that far, there are miles of country roads with your own built in jogging trail right on the property. With over a mile of driveway on the property, you will soon learn that a few laps around the woods covered drive is very relaxing. A walk back down the driveway for your 'cool down' and it's off to the aromatic steam shower! For the more adventurous joggers, simply take a left or right out of the driveway and wear yourself out on the hills through the mountain roads. Happy jogging!

For all of those '12 ounce curl sports enthusiasts' who would rather work out on the back deck, I can not think of a better place to open a cold one, turn on the custom stereo, and enjoy a few tunes.

PEACE LODGE
A Virginia Mountain Paradise

Peace Lodge is a resort mountain property. We will assist you with unlimited telephone calls, emails, etc. to ensure Peace Lodge is where you wish to vacation. We take your vacation requests seriously and provide you with unparalleled accommodations and we do this at elevated costs to ensure you have a pleasant vacationing experience. Please read our Cancellation Policy in full.

CANCELLATION POLICY
You can reschedule your visit if circumstances beyond your control occur one time within a one year period. If you reschedule other than for inclement weather more than once there will be a $100.00 Reschedule Fee added to your rental amount. LESSOR cannot refund money due to circumstances beyond our control including inclement weather and other natural circumstances. We will gladly reschedule your visit at a later date with you. LESSOR will make the final decision if your vacation needs to be rescheduled due to weather. We do this for your safety.

There are NO cancellations permitted for vacations of two week periods or longer. There are NO cancellations during Holiday visits. No cancellations permitted in the months of May, June, July, August.

TRAVEL INSURANCE
We recommend Guest(s) purchasing an outside travel insurance policy. These plans can be purchased through your personal insurance company or possibly through the online vacation booking companies where you found Peace Lodge.

RESERVATION CHANGES
Changes to reservations are allowed, but frequent changes are time consuming and costly. One change made 30 days or more prior to the start date of your reservation will be allowed at no charge. Additional changes or changes made within 30 days prior to the start date of your reservation will be subject to a $100 processing fee.

PETS
If you’re interested in including your pet, please be sure to complete the Pet Addendum Form and mail it along with your Rental Agreement Form.

LOSSES AND DAMAGES
Any and all damages to the home or negligence resulting in damage to the home or contents will result in costs to repair being deducted from the security deposit or billed to those guests if said damages or loss of contents is greater than the security deposit. Guest(s) shall be solely responsible for any damage, accident/injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guest(s) use of premises or the items of personal property provided by Mark T. Eskew at Guest(s) request. Guest(s) shall inspect and be familiar with the property use and application such prior to using them. Guest(s) hereby agrees to INDEMNIFY and hold Mark T. Eskew harmless of any and all claims including those of third parties, arising out of, or in any way related to Guest(s) use of premises or the items of personal property therein. Guest(s) assumes the risk of injury or other losses relating to any recreational activities or services ordered through Mark T. Eskew for guest use and will hold OWNER and its Agents harmless with respect there to. Owner and Agent are not responsible for articles left on premises. There will be a $10 charge in addition to shipping charges for handling the return of any articles found by housekeeping.

USE OF 4X4 DODGE DURANGO
Peace Lodge makes available the use of a Dodge Durango for traveling the last 1300 feet down the ridge to the home. Travel over the last 1300 feet is permitted with front wheel, all wheel and four wheel drive vehicles. REAR WHEEL drive vehicles ARE NOT permitted down the last 1300 feet of the driveway. These cars are welcome to park in the secure area on top of the ridge. Use of our vehicles is for onsite property use and is at your own personal risk. Any operator is expected to have the proper insurance to cover all occupants in the vehicle, any damage to the vehicle, and any accidental damage from other vehicles and/or people. In NO event will OWNER be liable. Travel speeds are not to exceed 5mph.

SMOKING
NO SMOKING is permitted indoors. Evidence of smoking inside premises will result in complete loss of security deposit. If you choose to smoke outdoors, ensure all materials are extinguished thoroughly and disposed of in the trash.





CHECK-OUT PROCEDURE
Guest(s) shall leave premises in neat and undamaged condition. All dishes must be washed and put away. All food must be removed from refrigerator and cabinets. All trash removed and placed outside in receptacles for later pickup. Doors and windows locked.


KEYS
The lock box key must be returned to the lock box. Leave guest key (if one supplied) on counter in kitchen. If the door has to be re-keyed as a result of key loss then the Guest(s) will be responsible for cost incurred.

RETURNED CHECKS
A $30 service charge as well as any additional banks fees will be incurred for any returned check.

NO EXTRA GUESTS/ NO HOUSE PARTIES
Rental guest(s) understands that we will accept families, couples, and responsible adults over the age of 21 only. Guest(s) agree that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated, it will result in loss of security deposit. Occupants must not disturb or offend neighbors.

FIREARMS AND FIREWORKS
The use of firearms is strictly prohibited unless permitted by owner during hunting season or target practice in safe environments provided by landowner. Any incidents resulting from use of firearms are the strict responsibility of the Guest(s). The use of fireworks is prohibited due to noise control and potential fires that may result.

CAMPFIRES
Unless authorized and an acceptable place for campfires is pre-established by property owner, the building of campfires is not permitted. Guest(s) understand that non-compliance may result in property damage up to and including loss of property due to unexpected fires. You are in the mountains so you must check with local authorities regarding the use of outside fires. Several times during the year use of outside fires are prohibited by governing agencies. Strong mountain winds can begin very rapidly. It is the Guest(s) sole responsibility to ascertain if it is acceptable to build a fire.

VIOLATING AGREEMENT
If Guest(s) violates any of the conditions of this Agreement, Agent may terminate the Agreement and enter Premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately. By signing this, I have read and fully agree to all the above policies.

A: The rates for all holidays and special events are at a daily rate of $285.00
Q: Have of the fun of Peace Lodge is just getting there. What does this mean?
A: Over the last 1300 feet to the home you drop down the side of the mountain through a switch back system in the road. It is verey safe as long as you respect the drive in. Use of four wheel drive and all wheel drive vehicles from this point on. The great thing is we provide a 4x4 Dodge Durango for use over this part if you do not have one.
Q: What is the coolest part of the property?
A: Peace Lodge sits above Big Reed Island Creek at the foot of the property. You can use the staircase to get there but if you would rather drive the 4x4 Durango a couple of miles onto River Road from there you can tube down the water in perfect harmony with nature.
Q: What restaurants are nearby?
A: The are several restaurants a short drive from the property. Let us know what your favorite type of food is and we will gladly assist you. There are several artists inside the restaurants playing music and "kicking it up the volume!" if that is your desire. Our favorite meal though is prepared from our state of the art kitchen and enjoying the sounds of the water below.
Q: Are there nature trails nearby?
A: Yes, Peace Lodge sits on 28 acres and if that is not enough the State Park is a short drive from the home and you can enjoy bike rides over fifty miles of trails as well as extended canoeing trips on the New River.
