Description of the Dunedin vacation home rental

Nice and quiet, a mile from Florida’s Suncoast and a mile from quaint downtown Dunedin; yet peaceful and refreshingly located on Lake Earle. The area is best known for Clearwater Beach & Honeymoon Beach, both just a few away!

This is a simple one family home and is being privately rented just the way we live in it as a four piece family. The children’s room can be customized with one queen bed, two single beds, bunk beds, even a baby crib in any combination for a maximum of 3 people in this room. There is a futon bed in the Florida room, as it counts as a 3rd bedroom that could also sleep 2 people. However, for functionality and insurance reasons the max. occupancy of the house is limited to 6 people.

A $600.- security deposit is due within 4 days and will be refunded 100% upon completed stay with no house rule violations.

What do I do when I want to rent the SunCoastOasis?

1. Contact us with the rental period desired and offer.
2. After agreement is reached on the desired time frame and the price for the week we will fax/email you a signed agreement contract.
3. You will print out and over the rental agreement.
4. Sign and initial in the appropriate places
5. Fax or scan/email the document back after full security deposit was made into our bank account.
6. Approximately one (1) week before your stay the full rental amount will be due and you will receive a code to access the house.
These fees include bed linens, bath towels, wireless Internet access, weekly maintenance, yard work and cleaning after your stay.
Fees do NOT include maid service, beach towels or whatever else just not listed!

SECURITY DEPOSIT:
Is required at signing and conditionally refundable. This non-interest bearing deposit is not applied toward
rental fee and is fully refundable within fourteen (14) days from departure date provided the following provisions are met:
1. No damage is done to unit or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
3. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
4. All key codes are left on the kitchen table and unit is left locked.
5. All charges accrued during the stay are paid prior to departure.
6. No linens are lost or damaged.
7. No early check-in or late check-out has occurred.
8. Parking is limited to drive way only.
9. The renter/occupants are not evicted by the owner, or his representative, the local law enforcement, and/or our security company .

HURRICANE OR STORM POLICY can be purchased though travel insurance.
Insurance is the responsibility of the tenant/renter. No refunds apply. It is strongly advisable that you purchase travel insurance.
We assume no liability for loss of personal property or for injuries while using our house and inventory.

CHECK-IN/OUT TIMES:
Saturday to Saturday
Check-In: after 4 P.M. EST; Check-Out by 11 A.M. EST.
Exceptions require price re-negotiations!

RESTRICTIONS: [NO EXCEPTIONS WILL BE MADE.]
1. NO PETS.
2. NO SMOKING.
3 .CANCELLATIONS: A sixty (45) day notice is required for cancellation.
Cancellations made later than forty-five (45) days prior to the arrival date will forfeit 25% of deposit
Cancellations made later than thirty (30) days prior to the arrival date will forfeit 35% of deposit
Cancellations made later than fourteen (14) days prior to the arrival date will forfeit 50% of deposit
Exception: All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater.
Cancellations or changes that result in a shortened stay, and are made within 45 days of the arrival date,
forfeit the full advance payment and damage/reservation deposit according to the above schedule.
Cancellation or early departure does not warrant any refund of rent or deposit.
Another reason why additional travel/trip cancellation insurance is a great option!
4. MISREPRESENTATION: any misrepresentation made by the renter/occupant in same will be a breach of this Agreement and Landlord may terminate the tenancy. .
5. NO FURNITURE WITHIN HOUSEHOLD MAY BE MOVED.
6. NO MOVING OUTSIDE GRILL FROM ITS CURRENT LOCATION. [Per Fire Marshal. If grill is moved, this is cause for eviction, as this constitutes a sever safety hazard.
Propane is on site, and if depleted, must be refilled prior to check out date at renter’s expense.]
7. NO PARKING ON THE BERM OF THE ROAD. PARKING ONLY PERMITTED ON THE DRIVEWAY OF PREMISES.
8. USE OF PREMISES: Occupant/renter shall maintain the premises in a clean and sanitary condition and not disturb surrounding residents or the peaceful and quiet enjoyment of the premises or surrounding premises. No items or activities which can cause interference with the insurance coverage on the premises will be permitted.
9. RISK OF LOSS: Occupants/Renters’ personal property shall be at the risk of the renter and Landlord shall not be liable for any damage to said personal property of the renter arising from criminal acts, fire, storm, flood, rain or wind damage, acts of negligence of any person whomsoever, or from the bursting or leaking of water pipes.
10. ATTORNEY’S FEES: If Landlord employs an attorney due to renter’s violation of the terms and conditions of this lease, renter shall be responsible for all costs and reasonable attorney’s fees as incurred by the Landlord whether or not suit is filed. Landlord and renter waive the right to demand a jury trial concerning any litigation between Landlord and renter.

An additional $100.- cleaning fee is due before departure ! Payable via method used for all other transactions.
All utilities are covered up to our historical household max. of $75.-/wk.
Possible overages will be deducted from security deposit.

Quiet 3bedroom/1bath ocean side home in convenient location. 1mile off the gulf, 1 mile from old Scottish downtown Dunedin and marina with many restaurants, shops (bands/movies…) events on the green, music and laid back nightlife. A bike ride to Honeymoon Island State Park and famous Caladesi Island. A short drive/bus ride to Clearwater Beach. Nested in a quiet neighborhood with a convenience store 1 minute away on foot. Major grocery/retail store one bus stop away. !Meaning you could actually have a great time even w/o a rental car, taking a taxi from and back to TPA airport!
