SPECIAL The Best Oceanfront Resort in Kona
|Per night:||$139 - $179|
Tumble out of bed and enjoy a morning ocean walk, returning to breakfast on your ocean view lanai. One of the few with a large Italian tiled lanai overlooking the ocean. Our condo is tastefully renovated with contemporary art work, maple kitchen cabinets with granite counter tops, two flat screen TV's, five appliances (including in suite washer/dryer) and Italian floor tile with inlaid designs.
Exquisite furniture for dining indoors and out, with everything you need in our dream kitchen. We even provide linens for fine dining.
The romantic bedroom has a Four poster bed with new memory foam mattress and top quality Egyptian bedding. Queen leather sectional (sofa bed) also has new memory foam mattress. Lots of extras like complimentary parking, boogie boards, snorkel equipment, picnic supplies, beach chairs and towels. We even provide Hawaiian music, a DVD tour of the Big Island, guidebooks and plenty of local cultural information. Bath robes and little details like laundry soap provided so you can relax upon arrival.
Alii Villas is a popular, well maintained ocean front Kailua Kona resort located on scenic Alii Drive, with nothing between it and the ocean except lush gardens and palm trees. Wonderful solar "heated" pool is lit up at night. You will love strolling about the grounds of well manicured gardens and meeting the friendly staff. A nightly ritual at sunset takes place where guests meet at the oceanside to watch for the green flash. Being conveniently located within walking distance (10 minutes) from the center of town, you will find everything from outdoor markets and dining nearby. High quality well maintained barbecues are located next to the pool on an entertainment deck from which sunsets and whale sightings can be viewed.
Magic Sands white sand beach is within minutes. A little further is Kahalu's beach park, a renowned snorkeling/surfing that is frequented by large sea turtles.
Best of all, the climate in Kona is sunny all year, daytime temperatures ranging from 81 to 86. The ultimate affordable luxury. You'll never find a better value.
IRONMAN RATES 179.00 PER NIGHT.
World class beaches and dining. Attractions such as swimming with dolphins, body glove snorkel tours, volcano helicopter tours, submarine and glass bottom boat tours are only a few to mention. This is a marine preserve and you can swim with sea turtles, and almost all the other tropical fish found in Hawaii's waters. Ocean kayaking and snorkeling are favorite activities at this spot. Coffee farms offer tours and samples of famous Kona coffee throughout the rural areas.
Puuhonau O Honaunau National Historic Park, or the City of Refuge (highly recommended) gives you the feel for the former way of life in a partially restored 16th century village. You will see thatched huts, canoes, idols, and a temple that has the bones of several Hawaiian chiefs. Set on a peaceful white sand beach. Two Step, nicknamed such because of the land formation underwater, is right in this area, about a hundred yards north of the City of Refuge. It's another fantastic place for either snorkeling or diving.
Kaahaluu Beach Park. This has got to be one of the best snorkeling places in the world. It is a pretty, but unpretentious setting. One of the things that makes it good, in addition to the variety of fish you will see, is the fact that it is a really safe place to snorkel. It is good for children, older people, or those who can't swim. traditional Hawaiian Luaus are offered at several locations, and well worth the cost. Everyone should visit the hilton waikoloa village for a full day trip. Free transport to galleries, dolphin quest, restaurants and shops. The Natural Energy Laboratory of Hawaii has a number of ongoing experiments and applications of ocean technology, all very interesting.
Hapuna Beach is a bit of a drive (30 min) but probably as close to a "perfect" beach as you'll find in the state with fine, golden white sand maybe half a mile long and a couple hundred feet wide. It's a fine place for building sand castles and boogie boarding. There's seldom much of an undertow. It has a small snack bar, and showers. Conde Nast Traveler magazine has declared this the best beach in the nation. The beach is about a half an hour's drive north of Kailua-Kona near the 69 mile marker off Highway 19.
With abundant marine and wildlife, Kona remains unspoiled and has much diversity to explore. Activities include Catamaran rides, golf, wildlife viewing, tennis, diving, snorkeling, surfing, parasailing, sport fishing, beaches, tropical garden tours, real submarine tours (highly recommended), hiking, biking, horseback riding, local outdoor markets, world class shopping, sunset dinner cruises, fabulous restaurants, cinemas, museums, boating, sailing, windsurfing, jet skiing, helicopter tours, volcanic exploration, dolphin shows, and finding sea turtles on Kealakekua Bay.

Perfect for our family! (Not for small children.)
July 6, 2012
This was the perfect option for our family. We are active visitors and the condo was perfectly located for walks to beaches, markets and in to Kona for meals and shopping. (Our daughter LOVED the large water slide in the Kona Garden Market which was less than a ½ mile up the road!) The reserved parking spot ensured the rental car for trips to the volcano and other beaches was not a problem. The condo itself was well supplied with towels, kitchen items, linens, boogie boards and snorkeling gear. We never needed the A/C because of the large ceiling fans which kept the unit nice and cool all day. It was the perfect arrangement for myself, my husband and our 14 year-old daughter. My ONLY hesitation in recommending this to absolutely everyone is that we witnessed a young couple with small children who were not treated well by the other (permanent?) residents in the condos. The young couple followed all of the rules of the pool – swim diapers, no child in the pool alone, children were polite, kept the noise level down – and they were still told to leave the pool by another resident of the condo complex as one of the children was in swim diapers. The large pool sign said swim diapers were fine – a small one posted in the restrooms said they were not. We felt bad for the family as they were really conscious of trying to be quiet and polite. This was the only “bummer” moment of the entire trip. (How do you tell a little one that there is that nice big pool in the middle of everything – but they can’t use it? That’s just not fair!) If you have older children and are active visitors, this is the PERFECT place.
Aloha Jeanette, I completely agree with your comments. We love children and can't imagine a pool without them. I will pass them on to the management to see how we can make improvements. Mahalo nui for the mention about the water slide at the Kona Garden Market! We look forward to your return.

This was my second stay at Tropical Breeze in the past six months. My first was to get engaged and my second was to get married. The house, the grounds, and the accomodations were simply perfect. Clean, well-maintainded, and absolutely turnkey with respect to arriving and leaving, this is the perfect way to end a long trip to get to Hawaii. I will be recommending to any friends visiting the islands.

Relax and Enjoy
May 17, 2010
We loved this condo because it was located close to Kona and the beach. The bed was so comfortable and the couch easy to relax on. We enjoyed the well equiped, updated kitchen and ate breakfast on the lanai every morning. They have a book of ideas on places to go and restaurants to dine and we found it very helpful during our stay. The owners are so kind and thoughtful, making sure our visit was just perfect, which it was! We plan to book this place again when we return to the Islands!

I so appreciate the thought and consideration you put into creating a wonderful vacation home away from home. The kitchen contained everything I could possibly need or want for meal preparation and entertaining and the linens were wonderful. I especially enjoyed meals on the lanai with wonderful sunsets and friendly gecko visits. The water feature is a pleasant addition. The boogie boards were a welcome surprise and saw a few good waves on Hapuna beach. You provide everything to facilitate a wonderfully relaxing and fulfilling time on the magnificent Kona Coast. Mahalo, until next time!

Shannon, How do I begin? The condo...modern, beautiful, everything we could have wanted or needed...and even more than we expected. The bed was almost too pretty to sleep on. The entire condo was equally beautiful and everything, everything was immaculate! Nothing was left out or missing. Based on your suggestions, we had many days of adventuring but returned "home" each evening to a restful dinner on the lanai and hours of the of the Pacific splashing and crashing a few feet away. It was wonderful watching the fishing fleet go out en -masse each morning as we enjoyed our "Kona" on the lanai while playing peek-a-boo with the unbelievably- colored geikos. They finally decided we were no threat and would sun themselves as we relaxed nearby. The entire complex was wonderfully groomed and the work was done so that you hardly knew the workers were there. The pool and deck were always sparkling clean and even though we were near enough to "downtown" to pop out to get anything we might want, once we drove into the complex, there was absolutely no street noise! Quiet!... ahhh. We did a lot of adventuring (almost 900 miles on the rental car) but we Did see the Big Island! Thank you so very much for opening your condo so others may enjoy Hawai'i and thank you for making it a dream-come-true-vacation for me and my cousin, Kay. Needless to say, we were both a little misty-eyed as we closed the door to leave. She lives in Florida and I in North Carolina, so it is a long trip over but worth every travel-minute! I am still looking for the bumper sticker I saw the last day we were there that read "Aloha Y'all." I wish I had spied it the first day we were there, not the last. Mahalo and much Aloha! 04/12/07 Positive On a scale of one to ten this was an eleven! Beautiful view of the ocean while we relaxed enjoying our evening meals. We loved the carved four poster bed with lovely bedding! Flat screen tv's were a nice touch. We had several memorable romantic meals on the lanai and we were so pleased with the quiet location and very clean conditon of the condo. It was a nice surprise to find the boogie boards. Kona was great. We took your suggestion and went to the Hilton Village and Hapuna beach, and loved the dolphins. Count on us to rent next year!

12/05/06 Positive Absolutally perfect. The condo couldn't have been any more beautiful. We loved the robes with the condo name embroidered! Thank you so much- our stay in hawaii was accentuated by the sunny living room. Everything was detailed for royals to stay, but we only payed $139 per night! Significantly lower price than ANY other place we looked at, but also far nicer than anywhere else! We enjoyed surfing, submarine ride and tours just by walking on the beach. everyone was so friendly. Thank you again, the condo was amazing. We look forward to staying there again next time we are in Hawaii!
