Planned my yearly vacation around the dates we booked this house and booked nearly two months in advance and paid in full and then only to be told that somebody was staying thier {told two days before the start dates that I booked} This ruined my enetire vacation and never In my life have dealt with such inept people . My worst vacation experience ever .Only got one star as cant do no stars

do not rent from these people, they will pull the house from underneath you, that is what happened to me, 2 days before i arrived to key largo, i did some checking around and the manager of this property Doug Collins, is known for pulling this stunt, i have heard from other people, and this is about the 9th time he has done this, stay away from them

For my mothers 60th birthday, my sister & I decided to rent this location for a multi-family surprise birthday vacation. 20 miles out from arrival to the home (7 hours away from home) we received a phone call informing us the house had been double booked. The gentleman that called to inform us of their mistake was not the same man we had dealt with. He told us he was the manager and that they had no contact information for us, yet they emailed back and forth 6 days previously, as well as spoke via telephone. They returned the of portion of the rental price by sending it to the wrong address and placed the cash deposit in their mailbox for us to pick up. Meanwhile, we had 4 vehicles of which 2 had boats. 1 of the vehicles had triplet 2 year olds that had been riding for 7 hours! not rental agents "offered to find a comparable home available" but when we arrived at their office and tried calling no one was available. They completely ruined the biggest surprise ever, left 14 people displaced, caused major anxiety, and most of all had not a single ounce of compassion. We are currently in contact with our family attorney, and don't plan on letting this go. If you decide to stay at this home make sure your not double booked.

We recently (March of 2011) had this home and a second home rented through floridakeyadventures and a Mr Dave Osborn. After a very sudden death the week prior to our departure. Mr Osborn seemed very helpful and rented this home to another family. We had half of the planned group go down and keep the rental on the second house. All seemed fine and we were reassured several times that a refund was forth coming. Death certificate was provide to Mr Osborn. It has been over two months this week May13th. I get no responses from emails or phone calls and still no check. Be very careful in your dealings!

Great place for families. Manatees came to visit as well as other sea life. House was moderately cleaned and had some issues with the pool, however was easily maintained by us. There were no instructions on how to work things around the house including WiFi which was a necessity. Overall I have to admit it was a fantastic place with the most beautiful sunsets everyday! I would stay again and would recommend this property to family and friends!

This house is lovely, the water was beautiful and the sunsets were amazing each night. We snorkled and swam daily. However, we were told that the management company would contact us and provide an information package. This did not happen. We had to chase the management company to acknowledge the payment had been received. One week prior to leaving we still had not recieved codes to get into the property. They said they would contact us several times prior to our arrival with more information after we emailed once again, this did not happen. When in Florida the management group would get back to us about questions, but we never found information about how to make things work or where to find items in the house or about areas of interest or recommendations. This had always been present in previous houses that were rented. Simple amenities such as coffee filters and Kleenex were not provided. There were two wine glasses and two martini glasses provided for our group of seven people. We ended up going out an buying a drain plug for the sink in order to complete quick washups of a few dishes and tea towels to dry the dishes. If we had been informed of the limitations that would have been fine, but to wake up and have to immediately drive out and find a place to buy basic amenities that have always been provided we did not feel was acceptable when paying a significant amount per week for this rental.

We had an amazing time . The house was clean and ready to move right in. Thechoyse was a mansion on the beach with pool and hot tub. John Williams wAs very accommodating . We would recommend this for sure. The Dye Family

about 9 days before we were due to arrive we received a fedex letter with a check and a letter saying they were selling this house and it was no longer available. We had already planned the entire vacation and bought our plane tickets. What a dissapointment. We have since discovered the rental company has an f in bbb and has done similar things to other vacationers.

The location is perfect for a family with children. Enjoyed the house as well as the amenities - pool, beach, boat dock. Would highly recommend this place.

The real estate agent cancelled on us two days before we were scheduled to stay here for a long holiday weekend, causing us to rent a place that was double the money. (We were lucky to even find a backup!) He claimed that there was a problem with the septic tank,that the driveway was dug up, and it was completely out of his control. However when we drove by the house he had other renters there that were staying for a longer period of time which is why he bumped us at the last minute. He almost ruined our family trip to celebrate my father's birthday. This guy is a complete creep and you should beware!

I will start out by saying the house is WONDERFUL!! Everything about it great. You could not ask for a better home in the Keys to rent as long as you do not plan to get a refund for your security deposit. The company will not return your calls or emails about the security deposit. They will just completely ignore you. Proceed with caution!!

this was a beautiful property we were looking forward to staying at. with the spill we cancelled this reservation at the end of may, we have not yet recieved a refund. this would be a buyer beware company. they seem to have issue with honest dealing with their own contract for rentals

We did not get to have this vacation as Tuesday before our planned Sat stay we were cancelled via email as the property had sewer problems. I would not rent again.

We had a fantastic vacation at this home. The property is much nicer in person then it is in the photos. The pool is beautiful and the beach is to die for. Our kids were able to play in the water while we sat by the pool. The rental company was very nice and everything was perfect. We're already looking to book again next year.

I planned to rent this house for week of July17-24. I mailed in my checks early so as to avoid any delays that would cause my reservation to be in peril. Mr. John Williams of Keys Tropical Vacations accepted and cashed both my checks totaling almost $6,000 and then less than a week before I was to arrive notified me(at my prompting) that the house had been damaged by prior renters and would not be repaired by my date of arrival. He said he would refund my money or allow me to stay at another of his houses. I didn't like the other house, so requested he send my money back overnight delivery so that I would have it before I left for vacation. When I arrived in Florida, I went by the house I was to have rented. There were some people moving in and they apparently had rented the house for more money, and before I had sent my money. It had not been damaged at all. Unfortunately, I didn't receive my money yet and don't know if I will since Mr. Williams won't return my phone calls or e-mails now. I even tried to contact him while I was in Key Largo and went by his office. Of course, he wouldn't return phone calls when I was there either. He supposedly sent my refund via UPS, but didn't send it next day as I had requested. I needed this money for my vacation. I ended up having to book another house at the last minute and used credit to do it since my cash was in Mr. Williams' pockets rather than mine. I would stay away from this man and any property he has anything to do with.
