Description of the Kissimmee vacation condo rental

2nd Floor unit in gated community with semi-private balcony surrounded by nature conservation area. Master bedroom offers cathedral ceiling giving you a good sense of space and light. Walk in closet keeps you neat and organized. Master opens onto balcony via French-doors offering you a serene view of conservation area. No annoying neighbors - plenty of R & R! Take advantage of table and chairs on balcony for a cup of coffee or to read a book. Additional BR offers queen bed with walk in closet. 3rd BR offers 2 twin beds also with walk in closet. Living room and dining room also offer Cathedral ceiling. Large windows offer warmth of FL sunshine. Unit is fully equipped from Central A/C, ceiling fans, Cable TV in Master BR and living room DVD avaialble with several movies to select from, towels and linens, washer n dryer, built in hair dryer. Community ammenities include 2 heated pools, hot tub, jacuzzi, tennis court, volley ball court, fitness center, arcade and children's play area. BBQ's are available in the Common area next to pool on a 1st come basis.
WiFi is available in Phase II Club house/pool area.

Location of unit makes comings and goings from MCO airport, theme parks, attractions,18 hole golf course, shopping, restaurants a breeze! Super Target, Publix sueprmarkets and Walmart Supercenter are both within 10 minutes of unit.

Vacation Rental Policies

Payment Options: Cashier's Check, Money Order, Personal Check
Check In: 2 p.m.
Check Out: 11 a.m.
Required Stay: N/A
Lodging Tax: 13%
Deposits: 25% deposit due within 14 days of agreement. Outstanding balance due 30 days from arrival date. Cancellation after balance has been paid - will result in a 25% non negotiable fee. Payment in USD only. Checks must be written for exact sums (Deposit, balance or payment in full). Failure to adhere to this will result in an automatic cancellation. This is for your protection as well as mine.
Other Fees: Stays of less than 6 nights will incur a $75 cleaning fee. Breakage, loss and or theft will be reimbursed at "equitable cost". Unruly behavior of guest or invited guest will not be tolerated and will result in immediate forfeiture of entire reservation up to and including any charges associated with disturbance. The safety of both person (s) and property will not be compromised. Owner is not responsible for temporary loss of phone, power or act of God. Please note new rates effective 1/1/10.

What a great stay we had in your condo. It was so clean and comfortable. Our family of 5 felt at home right away. Everyone had their own space! Location cant be beat. Within minutes of Disney (use the Sherbeth rd shortcut!). Lots of restaurants and stores very close by. The condo provides nice privacy with nothing but trees out back on the deck. Had all the ammenities we could need, and very clean! It was nice and quiet, even when we took afternoon breaks from the parks to nap or swim. The kids loved the pools, and hot tubs! Wifi worked ok inside the condo, good for e-mail......but a little slow. Its better in the nice clubhouse. Cathy was GREAT to deal with and answered all of our questions. We had NO problems during our 2 week stay, and look forward to staying again soon. We will be sure to recommend this condo to our friends and family. Thanks Cathy !!!

My family and me enjoyed very much our stay in the condo. Very comfortable because we were 4 adults and 1 child and it was very convenient for us. Also very central to walmart, restaurants and theme parks, all what we need during vacations. We also find it very clean and organized.

The Kissimmee Condo was just as described, even better. We spent a month there. It was a repeat visit. The extras such as beach towels, clocks, DVDs, games, etc., made the place feel just like home. This unit was clean, close to everything, and exactly as it was described by the owner. Complex is family friendly and the fireflies outback were amazing, my daughter loved it. The unit was spacious we had 4 adults and 2 children. We would definetly recommend this to anyone. Thanks Cathy!!!!!!!!!

unit was clean, pretty well taken care of and in a nice community. we used the tennis courts and pools. quiet after 11pm and close to most anything you would want to do around kissimmee. the caretaker was readily available to help us with questions or anything else. i'm hoping to come back and rent this exact unit next year
