Our Florida home is in Sunset Lakes which is an upmarket, quiet, gated community so is safe and secure and within minutes of Disney, Universal Studios and masses of shopping. It has two stunning fishing lakes and paddleboats, Gazebo, communal pool, Cabana and a Childrens play area.
This is a perfect family villa for visiting Disney World, Orlando and the rest of Florida.

Key code lock so no need for a key; Management Company on 24 hour standby; Library of games, DVDs and books; established community so no noisy building unlike some other communities; no blocks on changing air conditioning or heating temperature; use of bath & beach towels included free.

Living Accommodation

FAMILY ROOM with 32 inch cable TV (60+ channels), DVD player, Quality CD/Music centre. Glass patio door directly onto pool area. Lounge furniture.
DINING ROOM with table for 6.
LOUNGE with couch set plus a selection of games.
KITCHEN and bar area with bar stools. Fully equipped with cutlery, glassware etc. Dishwasher, microwave and other modern appliances. The kitchen has everything you could want. Separate Utility room with very large washing machine, dryer, iron etc.

Bedroom Accommodation

6 Bedrooms.
ENORMOUS BEDROOM (upstairs) with King size bed, 20 inch cable TV and DVD player. Very large ensuite with walk in shower, tub, large separate dressing area. Balcony over pool area with splendid views of Conservation area.
DOUBLE BEDROOM (downstairs) with Queen bed with 20 inch cable TV and glass patio door directly onto pool area. Full bathroom 1 with shower, tub, toilet and basin.
DOUBLE BEDROOM (downstairs) with New Queen bed and furniture and cable TV next to bathroom 1.
3 DOUBLE BEDROOMS (2 upstairs, 1 downstairs) with twin beds (two single beds) one is themed Scooby-Doo room, another is Dolphin themed with Playstation 2 and games.
Further full bathroom and half bathroom (3.5 bathrooms in total).

All rooms have storage space and built in wardrobes. Highchair, stroller (buggy) and cot (request in advance) are all provided free of charge. Local telephone calls are free, long distance calls payable by credit card. Hairdryers and other appliances are included free of charge.

South facing, screened, large heated pool and Spa with fountain overlooking Conservation area. Brand new 6 person Hot Tub at no extra charge. Large Gas BBQ free of charge. Pool area has a large lanai/covered porch. Pool furniture and inflatables.

All bed linen and towels and pool towels are provided. The villa is fully licenced, meets all fire and safety regulations and is fully air-conditioned and centrally heated. Florida Law prohibits barbeques in the pool area.
Pets are not allowed and for the comfort of other users of the property, smoking within the villa is not allowed.

Approximate driving times:
10 minutes to Disney World. 20/25 minutes to Universal Studios, Islands of Adventure, International Drive with all it's attractions is 10 minutes away. SeaWorld 20 minutes, Cape Canaveral- 75 minutes. Gulf Coast 90 minutes.
Orlando International airport 30 minutes. Sanford airport 45 minutes. Tampa airport less than 1 hour away.
5 minutes to Publix supermarket and major shopping on Highway 192. Wal Mart is 5 minutes away on Highway 27
