Bedrooms:
This luxurious professionally decorated vacation home boasts a total of 4 King Master suites all with there own master bathrooms. 3 located on the ground floor and one upstairs on the 2nd floor. In addition there is a Queen bedroom with adjacent bathroom on the ground floor and 2 children ��s theme rooms upstairs. Winnie the Pooh room, with twin beds and the Mickey Mouse room, with 2 sets of twin Bunk beds. The kid ��s rooms share a full bathroom.
The Community:
Formosa Gardens Estates is the only luxury, executive, gated community within 2 miles of Walt Disney World and is superbly placed for all of central Florida ��s attractions. The neighborhood is in a quiet, tranquil area yet only a one-minute drive to a grocery store, pharmacy, medical walk in clinic, and many restaurants including Outback Steakhouse, TGI Friday ��s Red Lobster and Giordano ��s Pizza).
Relax at home:
After a long hot day at the parks relax and enjoy the enclosed 30x15 freeform heated pool and watch the kids play in the Mickey Mouse shaped children ��s pool. For those who enjoy basking in the sun, the outdoor 22x11 patio is for you. Or you may choose to watch Satellite DIRECT TV and movies on the 50 �� Wide screen Plasma TV in the spacious family room or the private TV ��s in all bedrooms. Challenge a friend to a game of billiards, in the Game Room or watch movies on the 42 �� LCD TV. The kids can entertain themselves with the many toys; games and Playstation 2 provided or play outside on the private playground.
Need to get some work done? Go up to the loft which features a computer with printer / copier / fax and high speed wireless Internet access.
The fully appointed Kitchen and Dining Room can seat up to 16 should you choose to have a home cooked meal. Or just go poolside and enjoy the barbeque. In the evening put the kids to bed and relax in the Spa under the stars or have a drink while seated under the beautiful lanai.
Amenities include: Heated 30x15 pool, Spa, 18 in. deep Mouse Eared shaped children ��s pool, pool alarms on all doors leading to the pool, ADT security system, computer, printer, fax, Internet access, billiards table, Satellite DIRECT TV, 50 �� Plasma TV, 42 �� LCD TV, 7 additional TVs and DVD/VCR players, surround sound stereo system, Sony Playstation II, board games, complete video & DVD library, phone with free local calls, patio furniture and gas grill, separate 22x11 sun deck outside the covered Lanai, tropical landscaping surrounding the property, kids playground, washer and dryer, all linens and towels, pool towels, hair dryer in each bathroom and this villa is fully air conditioned and heated.
The fully appointed Kitchen includes: Full size refrigerator, electric stove, dishwasher, microwave, coffee maker, toaster, tea kettle, blender, griddle, pots & pans, cutlery and utensils to serve 16. The Kids Cupboard is stocked with Disney dishes. There is also a full size washer and dryer in the attached laundry room.
Kids Corner: 1 full size crib, 2 pack-n-play cribs, high chair, 2 umbrella strollers and one full size stroller, 1 booster seat, baby monitor, safety gates for the top & bottom of the stairway, baby swing, bouncy seat, exersaucer, children ��s play table, baby bathtub, 2 potty seats, bedtime books, videos and plenty of games for their enjoyment.
We employ a 24-hour management company in case you encounter any problems with your stay. Further, we are fully licensed and registered with state and county officials. Our home is maintained with cleaning, pest control, and landscaping and pool services regularly. Please do not hesitate to inquire about any special needs. We will do our best to accommodate you.

Great stay

We rented this home for a group of 12 of us in April after doing a disney cruise. From the minute we walked in through the door everyone knew we had made the right choice in homes. This house was large enough so everyone had their own space. There were 5 children age range from 2-7 and all of them had things to play with and they loved the movie theatre. The girls loved the Themed rooms. My son loved the buzz light year room. Having a bathroom right off the pool dec was very convieniant, and there was lots of sitting area around the pool. With having a 2 year old in the group, the shallow sloped area of the pool was great, and the hot tub was wonderful after a day on the go. Our kids also loved the playground in the yard. There are very few rental homes that have their own playground for the kids. The house was full of games, movies and things to keep all the little minds occupied, and there was also high chairs and play pens and a crib. This house has everything you would need for all age ranged kids. Finally the area the home is located in is very convieniant. With lots of restaurants close by and shopping very close as well. It was also very close to Walt disney world, which made the early morning drive to the park great. I would recommend this home to anyone looking for a large home close to disney and has a group that likes their space. I spoke with the owner via email and phone and she was quick to respond to questions we had before we left to go down on vacation.

The house was fine but still needs updates. The house overall was clean but you can tell the cleaning is very surface cleaning no deep cleaning and even the surfaces were dusty upon arrival. We encountered a bug issue in this home luckily it was isolated to bathrooms and have not had that in any other rental in the 10 years we have bee coming to Florida so that was disturbing. The house manager Malcolm was great he took care of everything in a very timely manner. The pool was great and was kept really clean, we like the salt water versus the chlorine it was a great change. We enjoyed our vacation other than the bugs!!

The home was spectacular and the pool got a lot of use. We also loved the location - tucked away in a quiet neighborhood, but close to shooping, restaurants and all the parks. We thoroughly enjoyed the home and will recommend to friends.

Fantastic vacation home

This was our second time renting a house in the Orlando area and this home didn't disappoint. We had 15 people staying in the house including 4 couples and 7 kids and had room to spare. The kids spent several hours each day playing in the pool, usually after we had spent the earlier part of the day exploring Disney theme parks. I specifically chose this house over many others because it backed onto a pond (so no neighbors behind) and because it was south-facing, so we enjoyed the sun in the back yard the entire day. There were loads of games and movies in the house to keep kids of all ages entertained. The kids also loved having a play structure to give them something to do if they didn't want to swim. I would absolutely recommend this villa to anyone.

Our family enjoyed this home.The pool was wornderful, the Mickey Mouse pool was great for the little ones. The home was just amazing, it was better that the photo's! Every thing we needed was close. The driving to get to Disney was very easy. It was very hard to leave and head back home! This was much better then staying at Disney, we each had owr own King suite and bath. I would recommend this home to family's that love to travel together.
