The house is very relaxing. It had 4 bedrooms and 3 bathrooms. nicely furnished. the area is very quite and beautiful and close to the attractions.The property manager, Marcella, is very lovely and very understanding and responsive to fix the air conditioning and the washing machine. My family and I loved staying in this house and we hope to go back to it again in the near future. We will call you Marcella.

It was more than an adaquate place for a vacation, but it wasn't quite what I was lead to believe when I booked it. The house was clean with a great pool, but I was told when I booked that there were two ensuite bedrooms when in reallity there was only one. All in all we had a great vacation, but we were just a little disappointed.

The home our family was placed in was not the home on the web site I had chosen for us to vacation at near Magical Way Lake 283 St. Cloud in Kissimmee Florida 34744. Which is close to OWC and Discovery Cove. We were placed in a home located at 1839 Royal Ridge Drive in Sandy Ridge near Davenport. The home owner beside this villa that we had to stay at was a chain smoker and sat out on her lania hours of the day and evening smoking cigarettes and marajauana . Not a pleasant time for our family at all as the smoke constantly drifted to our lania . Also there were dogs in other backyards barking and extremely loud obscene music playing in to hours past 11PM. Not a fun time. We were also told by one of the home owners to lock everything up as there was a foster home a few doors down from us that homed problem youth. They joked and said that the homeowners security gave these youth free cigarettes to behave- I however did not find this funny in the least. The home was two levels. I specifically requested a one level home because of an accident I recently had which effects my balance. I did not enjoy the 10 stair flight several times each day either. This villa caused extra travel gas costs and time costs each day as it was 2 hours extra drive time each day to the amenities our family went too. I hope there is something that can be done about this unfortunate circumstance . We work hard so our vacation time is something we look forward to. We stayed at this great house for one week during march break and we loved it , we enjoyed the pool so much , after Universal Studios we relaxed in the pool untill we had a good movie on the cable, and than we hit the sheets just to do it all over again the next day, in short we loved every minute of it and we will do it again sometime soon... thanks alot for all the help from the pool man to the cleaning staff..i would recommend this house to every-one ........ We spent a week at this property. Loved it. We were a little farther away from the attractions which turned out real nice. Grocery store a mile or so away. There was a toll road real close that took us up to the attractions that had less traffic than some of the other roads we had used. The house is set up real nice. My wife and I had our Son and his Wife and their two kids ages 6 & 8 with us. A very comfortable house for the 6 of us. The only problem we had was the pool heat. We had made arrangements ahead of time to have it heated. It was on but not warmed up. It was 3 days before the kids could swim or use the hot tub. We are bringing our daughter and her family next winter. We may rent this house again.

First the "luxury villa" is not in Kissimmee, it is 20m from it. The pictures shown on this page are not from the house you will get, so i consider this to be a scam. Btw this is not a villa it is a town house, so you will pay for something you won't get. PS: rob didn't even return my 200us deposit.

When a customer gets to resort i employ a management team who cater for any issue that may arise however we are unable to move a client during xmas week. not sure how to answer comment of a scam as clearly it is not

We came with 3 kids all the way from Turkey and this was our first time renting an accomodation in USA, so were a bit anxious. Experience has been splendid and we have been asking ourselves why we hadnot tried this earlier. The house was spacious and kids fell in love with it the moment we entered - play room and the pool were their favourites :)) we had come for theme parks and many days we had the difficulty of getting kids out for they said "they wanted to enjoy the house" :)) Clean, all basics available, close to shopping & attractions and a very attentive landlord who answered our inquiries in minutes before we went were the other outstanding features of the property. I sincerely recommend the experience to anyone

I Rented The Property For 3 Days/2 Nights And Made A Huge Mistake. I Should've Booked It Longer....the Home Is Beautiful,well Kept. They Provided On Point Direction To Locate The Home,the Rooms Were Spacious. The People In The Office Were So Well Mannered & Inviting(especially Richard). We are a group of 6 well travelled adults, who have rented vacation homes prevously, but not from this company or owner. We have always been very pleased until this exerience. We stated in our search that our 1st priority was to be very close to a specified location where our friends were staying. We were told this house was 5-10 mins from this location. The house we were given was 25-30 mins away, through 2 tolls each way! The house was advertised as having the following features and DID NOT. No hot tub, no grill, 1 very old TV in livingroom, not a plasma in every bedroom, pool furniture was discusting and not "luxury" as advertised, only local calls were free, not all US calls as advertised, master bedrooms did not have direct access to pool, no games room with pool table, no ceiling fans, no mini fridge, 1 alarm clock in entire house. The home in the picture on the website was not the home we were given. We attempted to contact the owner and our calls were not answered or returned. The managment company stated it was not their problem. We were very disappointed and felt totally deceived. We would never rent from this company again and would not recommend it to others.

We booked a property on line ref. # 25499 based on a pool, hot tub, BBQ and a flat screen TV in every bedroom. We arrived no hot tub, no BBQ and no TV's. We checked with the property manager and they said that the broker uses the same picture but it is whatever is available and you may not even be in the correct location which we were not. The other downfall is you have no idea where you are going until the day you get there so you can't make any plans. Having said all that the house was decent and clean, a little short on kitchen utensils but we did ok. I have used VRBO on several occasions and they have always been right on you know what you are getting. The broker did say we were not getting heat for the pool but thank goodness I brought the emails along to prove we had paid for it already. I just wish they would be more up front with the details and you got what you thought you were paying for.

Home was very nice. Pool not as clean as I would have liked. Owner mislead us during reservation process. Led us to believe we were renting a different property. The house itself was fine, very comfortable, very spacious. Just make sure you are getting exactly what you asked for.

The home was very dirty. Our bed was held up with pieces off wood at each corner. The one pillar on the bed was broke and would fall off if touched. Washing machine leaked when used. Garbage disposal did not work and if you took the stopper out it stunk. The pool and spa did not work and had to call the property manager. He came and brushed the side of the pool and you should see the dirt that came off. The pool cover just decinagrated when the men took it off. Under the couch I do not think was every vacumned which was full of dirt and had to be cleaned out before we could use it use. We bought supplies and four adults spent 4 hour each which is 16 hours to clean. The outdoor furniture had to be scrubbed down before you would want to sit on it. The dishes and pots and pans was in short supply and I went out and bought a pot. The games room had one pool que whick was broke. I am not being picky because my husband and I just stayed two weeks and left there and went to one in Georgia and what a difference. Lots of pots, pans, dishes etc. and clean very clean. What a same because the house was very nice and had southern exposure it just needed some tender loving care and a good cleaning staff and property manager. We stayed two weeks thank heavens but our friends was there for the month.

To Whom It May Concern, It has been a pleasure to be able to enjoy time together as a family in the setting of a home atmosphere. The house was clean and comfortable with plenty of space. However, there are a few things that we would like to communicate with you regarding our experience here which could affect our return as well as the impressions of future guests. First of all, we were disappointed that the house reserved for us was different than the one pictured on the internet. The decision to rent your house was largely based upon the photos and the amenities presented as well as the price offered. Upon arrival I called Ron (the supposed owner) to question the difference in the house rented and the one which appeared on the website. He said he would get back to me but never returned the call. We expected to enjoy plasma TVs, a jacuzzi, a game room with pool table, video games, as well as internet access -- none of which were available in this house. We came with our laptops but could not use them. We wanted to rent DVDs or videos but there was no equipment to use them with. We would not have been so disappointed if we had not had the impression that these benefits would be available (as depicted on the website). Another concern we had was the air conditioner return. The filter is so covered with dust that the function of filtering air cannot be operating very effectively resulting in air that is not as clean as it could be. Thankfully no one in our family

Owner told me it wasn't available and offered another of slightly less quality. After I accepted, he called my daughter to tell her this original property was indeed available. He didn't know we were related and said he'd made a mistake. We stayed at the other home which didn't have a hot tub or game room and had closer neighbors. It was adequate. After sending a deposit, we received a contract to sign stating the rental could be substituted or canceled at any time. We signed the contract and the replacement home was OK, just not what we had hoped for. The replacement home kept the heat at 78 and we weren't allowed to leave the windows or patio doors open. Talking to the management company didn't help.

This was a great location for groceries, retail, gifts, parks, resturants, shows, etc. No need to worry equipped with everything. Just need the groceries and detergent.Pool is fantastic when heated (added cost).Would love to return again in the future.

Communication for booking was great! Unitl we arrived, I emailed Rob upon my arrival after the confusing check-in n to date no response!Wen I arrived, 25499 is not the house in the pics the only good thing was the accomodations & room, however the actualy living room was disgraceful! The sofas are disgustin dirty not the ones in the pic and broken, the sheets are stained on the beds! The master bedroom, bed was uncomfortable cheap quality mattresses, the house was not "cleaned" neat but def not clean the bathrooms were disgust had to buy my own supplies to clean, I didnt go bak to the office cause I had a full itenerary of what to do and only went there to sleep most nights, the pool was freezin, n they ask for additional dep when u get there despite me asking if a dep was inlcuded in price,I paid approx $1,200 for the week I spent and it was not worth it! I'd had rather stayed in one the resorts per my timeshare, thought a home wud b more private in comfortable.For such a lg accomodations the only tv was very old fashioned and small 19 inches in livin room, no tv in the master bdroom only a 12 inch in another bd?? The rugs were staind n disgustin in the living room, the furniture was not modern everything was cheap except for the dining, family area which u wud not spend time in with no tv n small area! I was very dissapointed especially after emailing Rob I received no answer I felt I shudv been offered another accomodation or some type of compensation for the week i spent!

This was an experience I would have over and over again, we were amazed at how very well kept the home was and the size of the home. I have friends and family who are ready to book this year and next. Because this was my first time staying in a home for vacation, I was first very concerned about everything but Rob made me feel very secure and kept in contact with me until we actually arrived. His management service was excellent, even they checked to see if I was ok with everything, now that’s services. I give this home a FIVE. I will stay again and will book most likely again this year, if I can get the dates. Thanks ROB… My 2 grandsons loved it and didn’t want to leave. Readers, Information, Close to IHOP, WalMart, CVS, 7¬ 11, KFC, Burger King, and MC Donald, about 4 miles away, many other foods and malls. Turnpike is less than a mile where you can drive to all locations.

We rented this property on the advice on a friend. When we go on vacation, we prefer to rent a house instead of staying in a hotel, for many reasons, but mainly because we don't have the constrictions of staying in a hotel, and we don't get the noise and bother of all the other guests. We have stayed in many places. and I can say that this property exceeded our expectations. The house is fantastic, lots of room, very clean. The pool is great, the whirpool is great, and a hit with our two boys. We had some guests stay over, which you can't do in a hotel! Robert (the owner) , was very good, always returning e mails quite promtly, and is very professional. We loved the place, and will be back next year! Chris Sykes.

Not what I was expecting

Don't get me wrong the house was lovley. But the back yard was bad I looked out at weeds& sewer pipes all over.I payed $282.00 for pool heat and the water was cold. I called 4 day's in a row about it. the spa was not working right. There was no game room. no pool table. I would like to get my money back for the pool heat. I found out on the third call that we were in a different house not 25499. we did love the layout of the house, it was roomy and spacious we were just unhappy with the pool and the back yard view.

The house was Beautiful, and clean. Great for the kids. But the location was pretty lousy, there was nothing around us. And I think they skimped out on some of the necessities. They asked us to take out the garbage, wash the sheets, start the dishwasher; (which I have no problem with) but they don't provide anything necessary to do that. I think they should have included things like salt & pepper, coffee filters, toilet paper ... some necessities.

Be careful the villa in the picture is not what you get. We did get a 4 bedroom 3 bath TV's cable hook was in the master bedroom and the den only no tv for the other 3 bedrooms. There was no game room at the villa or a jacuzzi.

We had a wonderful time at this villa. It was very clean and spacious and the back yard was one of the nicest on the block due to the sun exposure and the water directly behind it. The area was very quiet and also so convenient to Florida's activities. The villa was very suited to family's or several couples with the two master on-suites. The Management company was wonderful and responded to any concerns we had very quickly and professionally. We did miss having internet but the owner is currently installing it at the villa. We were so happy with this experience we have booked it again for next year. Thank you again for the wonderful time.
