Location is everything and we think the location of our villa is just about perfect!
The Villa which has its own heated screened Pool is situated in the Buenaventura Lakes area of Kissimmee, this is an already established residential community, being only 16 minutes from Orlando International airport and 15 minutes from Disney and other major attractions, makes it an ideal place to stay.


The Villa is privately owned and maintained to a very high standard, it benefits from being only 4 minutes away from Ventura Downs shopping mall which has a Doctors surgery, dentist, (we hope you do not need the services of either!) Bank, 2 American grocery/supermarket stores, Blockbuster video, a Dollar store (in which virtually everything is a dollar), fast food outlets, pizza places and lots more, a newly opened 24 hour Wal*mart superstore is just 5 minutes drive. Situated just a couple of turnings from the extended Osceola Parkway which for people who (like me) have no sense of direction is great as it leads straight to Disney 's front door, the 417 Greenway, Florida Turnpike, Orange Blossom Trail and the 192 are all close by.


The Villa is an ideal 'family home. In fact, what could be better than after a hard day at the parks to come back to your own air conditioned retreat, put your feet up for an hour, have a cup of tea/coffee or a swim, before returning for an evening at Walt Disney World, or any other of the Orlando attractions, or perhaps dine out at one of the many restaurants in the area, the choice is endless!

The pool area
The pool (which can be heated) is south facing and screened for your comfort. From the moment you wake until the end of the day the sun shines on this idyllic spot, the pool overlooks a conservation area (woods) there is large carpeted lanai/patio area - it is furnished with sun loungers plus patio furniture for dining 'al fresco.

The pool and patio area are indeed very private NOT being overlooked by neighbours on either side, something that is becoming increasingly RARE these days in Florida.


The 2 family rooms and separate dining room
The first of the family/lounge rooms has 2 large comfy sofas to sit and relax, watch TV or a DVD ? the 2nd family/lounge room again has 2 large comfy sofas, but with a CD music system and a large selection of music (some you may even like!) There is a separate more formal dining room (dress optional!).

Kitchen
If you are not dining out - then the fully equipped kitchen has everything you need to whip up that culinary delight ?. even down to an apron and rolling pin! With lots of pots and pans there is more than enough crockery, cutlery and glassware (plastic is provided for use around the pool).
There is a large table and chairs for breakfast or less formal dining.

The Master bedroom (en-suite)
Has a 7 ' bed (yes seven foot wide!) plenty of drawer space, dressing table and a large closet (for all those clothes you are sure to buy!), TV (remote control) and a clock radio. Large patio doors lead directly to the pool area.
The en-suite bathroom has a walk-in shower, his and hers wash basins, W.C. and a large closet for towels and linen.

The second bedroom
This has a queen-size bed (5 '); again there is a TV and video, clock radio, with plenty of drawers, dressing table and walk-in closet.

The third and fourth bedrooms
These are a generous size and each have twin beds, large built-in style closets with folding doors and plenty drawer space.

All bedrooms have their own individuality ? and 1 has been especially themed with our younger guests in mind

Family bathroom
Located between the 3rd and 4th bedrooms, the 2nd bathroom has a bathtub with overhead shower, washbasin and WC. There is a large cupboard in which all towels are stored just nearby.

The third bathroom serves the patio and pool area.

Yes, there are hair driers ? 3 at the last count!

Internal laundry room, large capacity washer and dryer also iron and board

George Foreman electric BBQ grill.

All bed linens, towels; face flannels are provided and separate pool towels.

3 of the 4 bedrooms have their own TV

A cot/crib, high chair, bed guards and other baby items are available at no extra charge.

The house is air conditioned throughout; all the main areas and bedrooms have ceiling fans with overhead lighting.

24 hour monitored security system, smoke detectors and emergency lighting, giving peace of mind while you are out that your belongs are being protected.

Free local and incoming telephone calls - long distance and international calls need a phone card available from many local shops.

There are plenty of toys, games, board games, puzzles, books and cuddly toys for both children and adults, enough to keep everyone occupied.

There is no maid service, you are responsible for keeping the Villa clean and left tidy when your holiday/vacation is over. A mid-stay clean can be arranged - this must be paid for locally.

For golfers - there are many courses within 15/30 minutes drive.

World famous beaches Daytona and Cocoa are just an hours drive - and deep sea fishing from Port Canaveral.

We have deliberately omitted having any sleep sofas or rollaway beds, as we want you to enjoy the villa as it was designed, we also limit the number of weeks per year the villa is rented out ? allowing us time to refurbish and keep the villa in pristine condition.

Maximum occupancy 8 plus infant.

Rates from £400 - £650 per week for the villa - NOT per person depending on time of year and number of guests.

Pool heat £70 per week
Hot tub heat £15 per week
