Watch yourself for the latest scams pertaining to the vacation rental industry!
Those despicable and elaborate online scams has been in operation since the Internet began.
Scam artists, with no ties to the City of New York, will hack the e-mail account of legitimate vacation rental owners that only do business with legitimate, trusted sites.
The scammers will then target unassuming travelers who are searching for affordable accommodations abroad. The scammers send out e-mail including links to REAL listings or properties, and pretend to be the owners, in an attempt to solicit payment from unsuspecting travelers.
The scammer advertises a rental property that does indeed exist, but is owned by someone else; on the other side of the world, no less. The place isn't theirs to rent.
Vacation rental scammers entice travelers by advertising accommodation deals that quite often are "too good to be true"- typically at a very attractive prices. They use and abuse pictures that are collected from real properties, or even from property sales sites.
The scammer's listing will be identical to the homeowner's listing, but the terms and payment conditions will be significantly different from the original.
In the vast majority of cases, the scammers often ask for wired payment (e.g. Western Union, MoneyGram, International bank transfers, etc.), since it is nearly impossible to reverse the transaction or trace the money after it has been finalized. Once the payment has been made, the scammer vanishes without a trace. The potential renter receives no payment confirmation nor do they receive any further communication.
Scamming is an art of deception, and the scammers are highly sophisticated predators.
These scammers are predominantly based in Nigeria with correspondents in the UK.
This is not discrimination, this is documented fact.
Be aware, scams do take place on the Internet and identity theft is an unfortunate reality of the Internet world.
Please use your intuition when engaging in ANY transaction online.
If you are asked to send money to a third party, especially in another country, then be very cautious and make sure you use a secure form of payment.
NEVER EVER wire funds via instant wire services. Instead, you should try to pay by credit card or PayPal as those methods offer more protection and are much less likely to end up in the wrong hands.
The old adage applies here: "If it seems too good to be true, it probably is."
Your best protection against scams is to educate yourself!
You can protect yourself from vacation rental scams by staying alert for any suspicious behavior and searching for a property at a trusted sites.

Pour un séjour de quelques jours fin janvier, nous nous sommes retrouvés perchés dans une véritable "maison sur le toît" face à l'Empire State Building, au coeur de NYC, avec pourtant l'impression d'être seuls au monde sur notre immense terrasse. Quant à notre hôte Ayala, adorable. A la fois serviable, fiable et disponible, mais pas du tout intrusive. J'espère vraiment que ce petit paradis new-yorkais sera disponible lors de notre prochain séjour là-bas....

Without doubt this was the highlight of a fabulous vacation in New York. We originally looked for accommodation in Hotel but a friend convinced us to stay in a local apartment instead. What a brilliant bit of advice! Everything worked out perfectly- From the initial enquiry through to arrival, the support from Ayala was flawless. Everything was so prompt & professional. Look no further if you're searching for special, clean, cozy & relaxing place. the only thing we needed was directions to the nearest liquor store so we could rush back & sit on the terrace with delicious bottle of wine & unbeatable views. The owner is amongst the kindest people we have met and we truly feels like we've gain a friend! We will send every friend we know to your door :)

This was our first time staying in a private apartment instead of a hotel and I have to say I was very nervous because I had heard about people being scammed in situations like this before. I contacted Ayala via email and she was extremely quick to respond. I asked her lots of questions and whether she could send me links to other sites where her apartment is listed so I could read all the reviews. I read every single review and was amazed at the fantastic feedback Ayala and the apartment kept getting and it made me feel confident to go ahead and book. Ayala and I kept in contact in the lead up to our trip which was fantastic. Unfortunately a few days before we were due to fly my husband damaged his passport and because of Christmas closures we were uncertain about when we would be able to receive the passport and fly. Ayala was very accommodating and patient as we ended up changing our flight twice. Ayala said it was no problem and that she would be available to give us the keys. In the end we arrived just an hour before we were due to see the Radio City Christmas Spectacular. Ayala conducted the handover really quickly so we could race out the door to see our show on time. Ayala was really fantastic throughout the whole process. In regards to the actual apartment we found being located in Midtown was fantastic. At first we were looking at Chelsea & Soho but now we are glad we chose Midtown because for a first time visit to New York as it is a great central location that you can easily walk either uptown or downtown from. It is also conveniently located close to Times Square is where all subway lines connect so if you are confused about which train to catch just walk to Times Square and catch it from there. We noticed when we were Uptown or Downtown there wasn’t a subway entry on every corner so we would have to walk a bit to find the closest entry. In midtown there is literally a subway entrance on every corner. As previous reviews state the stairs are a bit steep but we stayed for 2 weeks so by time we had to carry our suitcases back down we had already forgotten how annoying carrying them up had been. The only other thing I would really say is that the shower pressure is not very strong but I seem to find that when we always travel so maybe Australia just has really good water pressure. Overall I would definitely recommend this apartment to anyone wanting the real New York experience instead of staying in a hotel.

There's really not much I can say that everyone else hasn't. If you like to say you've stayed in a beach bungalow that magically dropped on a midtown building rooftop, then this is your place! Ayala, Ayala, Ayala. There's only one of her - and she's mine, so no touchy. She will blow you away with her wit, charm and sense of humor. Can't ask for a better host. Well, you can, but you won't find one...trust me on this one! If you think we're all joking about how popular and unique this place is, just look at how booked up 2013 is already! i had heard a lot of storys while i was researching ym trip to the states about vacation rental propertys and people renting them and arriving and them not exsisting so i was a little worried but Ayala made me feel completly at ease our shuttle was running late from the airport so i was worrying but when we arrived Ayala was happily waiting downstairs for us and all though we had a lot of bags (we over shopped majorly in other places, so ladies youll need to buy extra bags for sure the shoppings amazing) she helped us get them up that one flight of stairs at the top to get to the apartment which made it all completly worth it as you step out onto the terrace of this appartment it just absolutly takes your breath away the apartment was just what we needed though it was small and cosy and we felt completly at home there probably more so then if we had been staying at a hotel the apartment is only a 15 minute walk to time square but doesnt even feel like its that long beause there is just so much to see around you.... i will deffinetly be staying here again this property and Ayala made it all worht it i couldnt give it enough praise

I had a great time in this charming little house on a roof facing the Empire state building. There's everything you need there to spend a magical time and Ayala is a great host. The area is the best and the city that never sleeps at your feet. One the greatest original place to stay in the city. I will definitely go back. A vue you'll never forget.

"WOW" Just one word we both said walking into the apartment. It was our first experience in NYC & to meet a person like Ayala on arrival was sensational, she made us feel so welcome & was more that happy to assist with our needs. We stayed for 12 nights, the apartment was so homely & the views of the Empire State Building were PRICELESS !! Location wise was perfect it was a nice walk to Times Square & a short cab ride to the Financial District of Wall Street & 9/11 memorial, We both would highly recommend staying at the apartment if you want the true NYC Experience.

For those who seek the big and sparklling bustle of a 5 star hotel, with all of the noise and intrusions, be my guest, stay in one and be happy. Now, if you want a most special private studio apartment with a great location and a wonderful and attentive owner, Ayala, then do not, I repeat, do not, doubt any of the other praises that previous guests have provided. It is all true, and like a few others, I almost don't want to write about this gem of a place, because she quite honestly doesn't need the publicity. Just look at her booking schedule. I am writing, however, because as we all know, there are scams galore everywhere, and especially big cities like NYC. This is not one of them! I recently stayed at Ayala's midtown penthouse for a week and would go back in a minute. Heck, I would buy it from her if it was for sale! The subway is close as are bus routes, and the wonderful cafe/deli, Cafe28, is the best, open 24/7 and of very high quality for eat-in, take-out, or "groceries" to prepare food in your well-appointed kitchenette. There are a few others on the block but this is the best by far. "Groceries" is not your local convenience store by any means! Ayala was concerned that because I have some "knee problems" the walk up to the penthouse (from floor 10 to floor 11) would be a problem. I have no problem disclosing that I was celebrating my 65th birthday and have some arthritis in my knees. Not to worry unless you really really have trouble with stairs, and even at that there's a railing and as one writer noted, you only have to take your luggage up once and down once. While the layout is unique, I found it to be a perfectly safe place to stay, and like so many others, am planning to return again. I can't wait!!! Bless you, Ayala, you are a saint and I am pleased to call you friend.

What more can you ask for ? A sweet and helpfull host (Ayala), a cosy apartment with all you need, a nice big terrace with a FANTASTIC view, a perfect location close to the Subway. No doubt that this apartment is a much better choice than hotels in the same area, the price is very reasonable. We highly recommend this place.

Fantastic apartment in NYC

We booked far in advance for this apartment, given all the positive comments online about this property. We were definitely more than pleased when we saw the place, as it was clean, very private (only residence on the top floor) and spacious. Visiting when it was warm was also a plus, as we were able to enjoy nights out on the terrace and the views of the Empire State. Ayala (the owner) was super friendly and was there to greet us on arrival. We were warned by friends about booking an apartment in NYC, as they can often be fraudulent or not be as advertised. We must say that this property definitely met our expectations and that this is a genuine apartment listing. We looked through hundreds of listings for apartments in NYC before we decided on this one, so you can save yourself some time and just book this now (if it's still free for your travel date - it looks like the property is perpetually booked out months in advance!). Overall, for the price that we paid for this apartment, it was an absolute bargain! The only thing to take note is that the property is best only for a couple able to walk up one steep flight of steps, but other than that, we would definitely recommend this place to anybody (and already have to our friends!). It is also very close to a metro station, which was convenient. The apartment is located in the wholesale district, so it is not the most touristy spot to be in, but you can easily take the subway to the main sights.

...and it's just as amazing as the first time! We stayed here during one of the heatwave weeks but the aC in the apartment kept us cool and comfortable. I was actually ill for most of the time we were in NY but it was nice having the balcony to sit out on and the shops/pharmacies were all near by so i wasn't put out too much. The one thing i really like about the apartment is the seclusion you have. Walking around the hot/crazy city can make you feel very claustrophobic but you're able to come back to your own space where you're not bothered by anyone. Sitting on the terrace, reading a book, watching the Empire State Building light up as dusk falls, heaven! And Ayala is an absolute sweetheart! Lovely to talk to, very helpful, an absolutely superb person to deal with. We are already planning on returning next year as part of our honeymoon!

We stayed for 10 nights on our very first visit to NYC. Our flight was delayed by 2 hours, but communication with Ayala was easy and she was able to change our meeting time at the apartment. We walked to the apartment from Penn Station which is a quick walk. Ayala met us and went over the basics and took our payment. She wants to make sure you have a great stay, and to call her for anything. We didn't have to call her. The place was great! The noise from the streets minimal at night and the bed is comfortable -the entire place is comfortable. The desk is filled with NYC tour books and Ayala has compiled a "Best of" NYC sights that she recommends. She had recommended both Eataly and Shake Shack to us, both of which we ate at and were Amazing. The location of the apartment is very central. The 24 hour cafe on the corner is fantastic. After an entire day of walking, we could pop in there for some wine and beer and whatever we wanted to eat. The buffet is enormous and very good. The apartment is close to two main subway lines and the stations are literally down the street. We did walk from Times Square a few times back to the apartment and the walk is not far. My absolute favorite part of our stay was watching the Empire State Building every night. Depending on the special event the building lights up wi different colors. Sitting on the terrace, looking up at the building was a surreal experience. One that I will have for the rest of my life. Our flight to leave NYC was very early from Newark, so Ayala made special arrangements with us to leave the keys and get back the damage deposit. She was so accommodating and all in all a very sweet person. Thank you Ayala for making our NYC trip so special!

Imagine your good friend is out of town and you're house-sitting her great place in the city. That's what staying at Ayala's place is like. The pictures and descriptions don't lie. After walking up the last set of stairs (yes, there is a narrow staircase to navigate after exiting the elevator. It's not too bad but be prepared if you plan on wearing high heels at any point, like I did) and seeing it in person, it was great to finally be in the place we had been anticipating for months and having it live up to all our expectations and more. Spacious living space and bedroom area with super comfy couches and bed. Kitchen had everything you'd need: Refrigerator, microwave/stove/oven, coffee maker, cooking utensils, pots/pans, plates and glasses. With a 24 hour cafe/market on the corner and Eataly within walking distance, this came in handy. And the private terrace with the breath-taking view of the Empire State Building is truly magical. Thanks to good weather, we had breakfast out there every morning. Not only is the place itself great, the location is also perfect. It's Midtown so you're fairly equal walking distance to downtown, uptown, the west and east side. The N-R subway stops to uptown & downtown are right on the corner of Broadway & 28th and the 1 train is another couple of blocks from there on 7th. The Shake Shack, Eataly, Flatiron Building, Time Square, Grand Central Terminal and so many more great places are just minutes away on foot. With the subway stops so close, it makes every part of the city easily accessible. And Ayala is a dream! She's friendly, helpful and available to answer any questions you may have before your arrival and while you’re there. You can definitely rent from her with confidence. We can't imagine staying anywhere else in NYC and will be planning our next trip around when her place is available because, honestly, it's the only place we'll stay.

Where to start, booking this apartment was so easy with Ayala as was picking up the keys. We met Ayala in the fouyer and she took us up to the penthouse.. the Stairs from level 10 to the level 11 penthouse are not fun with Suitcases but you only have to do it once and Ayala was a great help getting them up there. As soon as we got to the roof top i was just blown away by the view, i think all i could say for the next hour was "WOW, WOW, WOW" The apartment itsself was very homely and inviting with a nice african feel too it. It had great romantic lighting and a comfy couch and bed. The apartment was very clean and in good conidition. It was magical sitting outside on the balcony relaxing with a glass of wine, you cannot get sick of the view at all. The location was fantastic, especially for those who dont like be to in the heart of tourist central eg, times square. The area was very safe with plenty around , short walk to Madison Square Garden, Times Square, Empire state building and the Flatiron area. Subway is right on the corner and very easy to get everywhere, we walked basically everywhere as nothing was that far away. There was a good little cafe/grocery store accross the road open 24 hours to purchase food and alcohol whenever you needed. I cannot praise this apartment and Ayala enough, the whole experience was awesome start to finish and i would recommened this rental property to anyone in a heart beat, the photos speak for themselves. the view is amazing, te location is great and Ayala is lovely to deal with. We will definately be back one day!

I cannot recommend this place more. I had an absolutely unforgettable experience staying here. It really is a rare find. I knew my visit would be wonderful because I was traveling with someone very special, but being able to share dinner and relax on the patio really put it over the top. I can honestly say I will never forget the incredibly special experience that I had staying here. On top of that, this place was clean and had everything we needed. The owner is very professional, while at the same time friendly and welcoming. She was not intrusive, but I knew that she was available if we needed her. I feel fortunate to count her among my friends now.

This apartment is nothing short of amazing and it was a pleasure to meet the owner, Ayala, who was so lovely, helpful and kind, even when we arrived 6 hours late due to travel delays. Beautiful large sized apartment, with a huge terrace and stunning views of the Empire State building from both inside and out. Lots of great stuff within walking distance, and the N & R trains are located on the corner which gives quick access to most parts of the city. There's a store/deli on the corner (Cafe 28) that's open 24hr and is great for stocking up the apartment if you don't fancy eating out. Truly a fabulous "cottage in the sky"! We stayed at Ayala's wonderful little oasis in the city during fashion week. The apartment is roomy and the veranda and view is OUTSTANDING! The location was very central and easy to hop on the subway. The subway is two doors down. We loved the convenience and the privacy of this lovely little spot. I was going to put 5 stars but I'll deduct a star for the flight of stairs you have to walk to to get to your AMAZING rooftop. It was great!

We stayed in the Midtown Penthouse from the 16th Dec - 21st Dec 2011 and found it to be the perfect choice. We were welcomed late at night by Ayala and she provided us with a great overview of the property and the location we were staying in. The Midtown Penthouse is so convenient, very close to the Subway and a walking distance to Times Square and all of the attractions. The Penthouse apartment itself is very clean and tidy and extremely spacious for two people staying. The view from the terrace is amazing. We will be returning to New York at some poiint in the future and will definitely look to stay at the same place again.

After hours of research and a few very questionable replies from other owners/ rental managers, we were about to give up on spending the long Thanksgiving weekend in NYC. But thank god, we found Ayala and her gem in midtown! The apartment is very nice and comfortable, with small but complete kitchen, fast Wifi and a stereo with ipod jack also nice to have. but the private terrace is amazing!!! After sightseeing and walking all day in the city, to come back and sit outside and admire the illuminated empire state building with a drink and listen to your music on the stereo, was pure heaven . Thank you Ayala for sharing this gem.

We were planning a trip to NYC and decided to take our chances on a well-reviewed vacation apartment. We were slightly apprehensive because of the unknown but we arrived on a wonderful balmy day to be met, right on time with a hug, with the owner Ayala. She was gracious and we felt at home right away. We settled the financials right up front and she gave us the grand tour of her place - it was exactly as the pictures portrayed. The weather was warm and sunny that week and we had the glorious terrace to take in the weather and views of the city - a few blocks over from the Empire State building. The apartment was clean, the water was hot and we had everything we needed. We felt safe and the location was so convenient for walking, shopping, touring. There was a skylight that brightened the place when we were relaxing over our morning coffee. Ayala checked in with us frequently by text, was helpful and never intrusive. We can't imagine staying in a hotel in New York again - her place will be our home away from home. We highly recommend this property and hope to visit again soon.

I couldn't recommend this apartment enough. The location can't be beaten with a 5 10 minute walk to Times Square, Flatiron district and more. The street is quiet and you can't hear much noise. Very close to Subway stations and food stores. The view from the rooftop terrace to the Empire State are unbelievable! Ayala was an absolute pleasure to deal with and I would have no hesitation in recommending this apartment.

My partner and I spent 13 nights in NYC in this great apartment. We were met by Ayala upon our arrival to the building and she was very warm and amendable. She assisted us with getting our bags up to the top floor apartment, explained the lay of the land and helped us get settled. She left us with her contact details if we needed anything during our stay. T he apartment is represented very accurately by the online photos and description. The stairs to reach the apartment from the elevator are quite steep and narrow so be prepared for that. The elevator up is a bit slow as well, but these are just minor points. The apartment is nicely furnished and the living room was very spacious. The couch was very comfortable and there is a great size TV in the living room with a generous range of channels on offer. We have previously stayed in another furnished apartment on our last visit to NYC and can safely say that this apartment was far roomier and slightly less expensive (with a proper bed as opposed to a foldaway Murphy bed). The WiFi in the apartment was an added bonus and it was super fast. It was fantastic given we both have iPhones. We were able to check emails, use Facebook and jump on the internet which came in very handy for booking tickets to shows, looking up locations, directions, maps etc. It beats having to having to find an internet café. The patio is a fantastic space and the view of the Empire State Building is spectacular especially at night when it’s lit up. It was certainly a nice treat coming home to see that every evening. Location of the building is great with a subway station on the R line literally metres from the entrance to the building. It’s also within walking distance to the fabulous Flatiron and the Empire state buildings’ among many other things. (Make sure you pop into Eisenberg’s Sandwich shop on 22nd and 5th for an egg cream and an awesome breakfast.) It’s certainly a great and comfortable location to base yourself while you explore the great city of New York.

A great place to take in the energy of the city. The location really could not be better - easy walk to subway, restaurants and shopping. The terrace is simply amazing. I went to NYC with my bride to stay only for 5 days. We stayed in a hotel for the first 2 nights, but then we felt like moving to an apartment to feel the locals way of living. And researching on the web we came across with this cosy and charming apartment. It doesn´t have any luxury at all, but it is so nice to be on a top roof flat at Manhattan downtown. On the first night, instead of going out for dinner, we went to a supermarket nearby and bought some fresh food to cook at home, a good botle of wine and a candle. Then we had a splendor dinner at the terrace by the candle light, facing the Empire States. Not bad at all for a pre-honey moon! Also, the owner Ayala is very nice and trustfull. recomenddddddddd

Ayala's apartment is amazing!! We booked it several months in advance. I was lucky enough to be in New York before we were going to stay at Ayala's place. Whilst there I met Ayala and she very kindly showed me the apartment. I had never seen anything like it! When we went back out in May for our stay the inside had been all redecorated. It was nice before but now it was even better! The apartment has a large sitting area which is really comfy. The bed area is great too! The kitchen and bathroom were really clean and so was all of the apartment. The best bit about Ayala's place is the privacy and the private rooftop! The view is spectacular. We got married whilst in New York and we were lucky as it was the only dry day and being able to sit in the sun on the roof and the empire state building is square infront of you...it's just unbelievable! Also that view at night is amazing. We had a few of my family round on the night of the reception and sitting on the roof as night falls and the empire state lights up. Everyone there just couldn't believe how beautiful it was! The area of the apartment is great! Subway station is right on the corner, there is a great wee cafe on the corner of 5th ave as well which is open 24 hours. It was really easy to walk about 10-15 minutes up to times square and up to the busier shops on 5th Avenue. To top everything off Ayala is a wonderful host. She is very genuine easy to contact and wants to make your stay as enjoyable as possible. We would defintely stay here again. Thanks so much again Ayala. We had the most amazing time!

I did my research when planning my trip to NYC. I read ALL of the reviews about how quaint this penthouse was, how convenient to the subway, how sweet and knowledgable Ayala is...and I thought to myself "How could it be that great?" But let me tell you that our experience was all of that and more! Ayala is so warm and helpful, the penthouse is comfortable and inviting, the subway is right on the corner, a 24 hr coffee shop/grocery store is on the opposite corner, and the view....OMG. The view. We arrived into LaGuardia at 9:30pm, so it was dark and by the time we got our luggage and the 20 minute cab ride to the building, the whole city was bathed in lights. It looked like a postcard. Then when we met Ayala and she took us up to the penthouse and when we walked out onto the terrace....and the ESB was there, bigger than life, with nothing blocking the view...well, I fell in love with the city right then and there. Surreal is the only way I can discribe waking up the next morning and having coffee out on the terrace in the midst of the city. I'm already making plans to go back. We were only 6 blocks or so from the Macy's flagship store. The Flat Iron Bldg was a few blocks the other direction. Having the subway right there on the corner put the rest of Manhattan and beyond, just a few minutes ride away. Ayala told us to call or text her with any questions and that set our minds at ease. All in all, I whole heartedly recommend this place to anyone who doesn't want to be trapped in a no view hotel room!

This was our second stay at this apartment and it was just as fabulous as the first. The owner Ayala was delightful as usual and the apartment was very clean and homey. Of course the private rooftop terrace is a huge luxury that is so hard to find in NYC. A glass of wine gazing at the Empire State Building that seems close enough to touch!! My partner, 18 month old daughter and I rented the apartment for 11 days during the winter - and loved it. The location is so convenient and the view of the Empire State is priceless. The sunny terrace -although thick with snow during our stay- would be perfect for lounging out in during the warmer days! The apartment was a good size for a short stay and was nice and clean- everything worked well and the simplicity made it a stressless stay. The only set back for us was carrying a stroller up and down the final flight of stairs. Good for small families or couples.

My wife and I were lucky to stay at Ayala's apartment for 2 weeks over Xmas and New year. After we arrived at JFK at 9pm, Ayala was nice enough to wait for us to arrive at the apmt quite late that evening, and made sure we felt at home, and knew where everything was - from light switches, to how the gas stove and tv controls worked. The location is fantastic, in lower midtown, with a subway station (Q,R,N lines) less then 20 yards from the building. It was incredibly easy to get around, even if it meant a walk over to Madison and 32nd for the East side subway. The apartment itself was very homely, with all the facilities that you'd need, from fully equipped kitchen, to functional bathroom (shower only), and heaters, cable TV and wireless internet. We would have loved to take advantage of the huge patio, but the almost two feet of snow that fell on boxing day made that a little tricky! We will definitely come back in warmer months to enjoy the incredible views of the Empire State Building. The only things to consider are the fact that the apmt does feel lived-in - which is not a bad thing at all. So those who expect a fancy, modern interior fit-out should look elsewhere. And the stairs from the top floor to the rooftop can be a challenge if you have a number of heavy suitcases. But we loved it, and will definitely return.

We stayed for 12 nights with our 17 year old son and it was the perfect place for us, much better than a hotel room, it was very cosy, we could have breakfast there, then head out for the day, we met up with some friends who were staying in a hotel, they didn't even have tea & coffee making facilities in their room, they were jealous when they saw our apartment and said that they wanted to stay there next time they visit New York. The subway station is very close and it's walking distance to lots of places too. The view of the Empire State building is spectacular, we looked forward to seeing what colour it was lit up each night. The patio is a luxury in Manhattan, it was a bit too cold for us to use it but it was lovely to look out on instead of just looking at another building. Ayala is the perfect hostess, she is very friendly and helpful and the other people that we met in the building were also very nice, I would definitely stay there again, it was very safe and secure.

We are traveling to NYC often and stayed in many places but this apartment by far has been our favorite. Super central location. we walked everywhere and if needed the subway, it was just around the corner! Fantastic midtown area, walking distance to all the surrounded sightseeing and shopping. The terrace is amazing! unbelievable direct view to the Empire state building, much closer than in the photos. Ayala is so nice and helpful, available for any questions. We arrived much later than expected, in the middle of the night and she was there with a smile to greet us. She told us many places to go and places to shop that we didn't find in the guidebooks. Everything inside the apartment was perfect. very cosy and homey feeling, we felt right at home after a long day walking. We think this is the best location in the city and best apartment! We will recommend it to all our friends.

My husband and son and I were in NYC to watch the Marathon and decided we wanted to try something a bit different than the "overpriced" hotels. Ayala's place was a very different experience - a rooftop paradise. We especially loved the private terrace. Very convenient location to subway, restaurants, and shopping. You gotta eat at the Snack Shack - best burgers in the US! I wouldn't recommend the apartment if you can't climb a few stairs or for more than 2 or 3 people. We thoroughly enjoyed our stay. Ayala was helpful and attended to our needs and offered great advice on where to go and what to do and see. Looking forward to going back in 2011. Thank you Ayala!

The penthouse is very cozy with the large benches and there is plenty of space for 4 persons (our sons slept comfortably on a airbed) The rooftop terrace is amazing, having breakfast in the sun with direct views of the Empire State Building. I travelled with my son and we booked Ayala's apartment for 4 night. Our flight was delayed by storms and flooding at JFK so we didn't arrive until almost 2am. Despite this Ayala waited for us, helped us with our luggage and took her time showing us the flat etc. Our first sight of the Empire State at night made our delays a fading memory - it is so much bigger and closer to the apartment than it looks in the pictures, and it fills the skylight in the flat. Bad weather stopped us using the terrace much but we sat out between showers. I guess we will just have to come back again when it is sunny! Thank you so much Ayala for your kindness and I am so glad that I stumbled across your apartment on the internet. My only regret is that we couldn't stay there for longer.

Where to start? The Penthouse is fabulous. You're in a great area that offers easy access to the best of the city. The living space is fab. Great sleeping area and lovely living room (sits 8 comfortably) and a good kitchen (small but enough if you like to cook). The outside garden and deck area is phenomenal. Truly blew my NYC-based friends away and made others staying in hotels envious. Loved being able to Bar-b-q! Also loved that you had this oasis to escape to after running around the city (AC, satellite tv etc). Ayala is a super star. She met me on arrival and saw me off. Oh yes, if you're a woman who loves accessories this is the neighborhood to be staying in. ooo la la cheers

Amazing place! In a commercial building, so, the place is actually pretty quiet for the city. The rooftop deck is absolutely breathtaking! Beautiful interior as well. Bathroom could use a renovation, but, was very well cleaned. Really thankful my sister found such an amazing place in the city!

My wife and I rented the apartment for a week to celebrate our anniversary. I would describe the place as a cottage on a rooftop--it was very romantic and quaint. We loved the terrace and spent many evenings and early mornings enjoying the view of the Empire State Building and a glass of wine or two (by the way there is a great wine store two blocks west on 28th Street). Having a comfortable air-conditioned space to take a break during the day was a life-saver. The location allowed us to take small trips Uptown and Downtown and to enjoy al that Manhattan has to offer. Ayala is friendly and very helpful. Our stay in New York was made that much better because of this great little apartment.

I came to NYC for a getaway with my wife and we had a fantastic time. The penthouse was perfect, very cozy and inviting decor, same as the photos. The rooftop terrace is amazing, our private direct views of the Empire State building. We spent much of the day on the terrace, 100x better than staying in hotels! The owner was very helpful and pointed out great places & restaurants to go to. I would highly recommend this place for anyone who is looking for something special!

Once again, a fabulous time was had at this wonderful apartment. This time it was a family trip. My husband, daughter and I so enjoyed the apartment, and seeing Ayala again! She is so helpful and kind. I felt like we were coming home again! I wish people would stop renting the apartment, though..... Makes it harder for me to reserve a time!You will not be disappointed. I will never stay anywhere else... Thank you Ayala!!!

Having always stayed at hotels with small rooms and not so great views, this apartment was a great find. One of the best views I have ever had of Manhattan. Location was perfect, especailly if you are into seeing Times Square and Midtown. Stayed here for 8 days and used the Subway twice. You can walk to most places if you want. Ayala is wicked friendly and always made herself available to any quesions we had. Being on the top floor of the building made it very quiet and the patio made it feel like a home in the sky. Will stay here again for sure. Thanks Ayala.

This property is absolutely not commonplace. It’s sensational. My partner and I were fortunate enough to luck onto this marvellous rooftop apartment many months ago. After we’d booked, back in July, our anticipation grew and grew until we were finally able to stay here for three-and-a-half weeks in May-June 2010. And, Oh! What a payoff! It turned out to be both better, and much quirkier, than we expected. After revelling each day in the citys endless attractions we really looked forward to returning to the welcoming peace, comfort and glamour of our 11th storey perch. The ambience, spectacular setting, perfectly central location and proximity of this address to all sorts of services made this, our first visit to Mighty Manhattan, an experience we can’t wait to repeat from this singular base. Ayala was warm and friendly, helpful and attentive, and a great pleasure to deal with. Everything went perfectly. And where else, for this price, would you get a terrace and view as fabulous?? PS: I love that while the view from the huge terrace is of the iconic Empire State Building, the view from the ESB is of us!! S & G Melbourne, Australia.

This apartment was a joy to stay at and I almost hate to let you all in on the experience...then Ayala will always be booked:) My fiance and I just got home and we are sad to be gone. the rooftop terrace was a slice of heaven...we spent so much time out there. The view to the Empire State Building in just INCREDIBLE!! the apartment is cozy and, clean with an eclectic flair. Ayala could not have been a better host. Always there when she said and would be and available for any questions. This place is an A+++ in my book and anyone who stays there will make their NYC experience that much better!! My friend and I stayed in Ayala's apartment in April and had the most amazing time! Apart from the stunning views, beautiful terrace and overall general homely feel, you'll find everything you need to feel at home - believe me, we wanted to pretend we lived there! Ayala is lovely and could not have been more helpful. The location and local amenities are spot on - you can walk anywhere you like. Most importantly, there are so many scams out there on the internet, so please be careful. This was a safe flat with a reliable and moral manager. Thanks, Ayala. x

Splendid is the view from the terrace, with the Empire State Building looming above. The bed & other furniture are very comfortable. Ayala is a delight to deal with. She could not be more accommodating. Being on the 11th floor, at the back of the building, the apartment is quiet, which is certainly not always the case in Manhattan. The location is very convenient to Midtown, Greenwich Village, even Soho & the Lower East Side. Restaurants abound, of every kind, including a whole block of kosher Indian vegetarian. One warning: because the building is primarily commercial, with one elevator, in making plans, you should allow 5-8 minutes to get from the apartment to the street on weekdays.

When looking for a short term apartment in NY this is really the one! My boyfriend and i spent a week in the penthouse, it was absolutely beautiful! The pictures are an exact representation of what you'll find upon arrival. The view from the terrace is outstanding, too bad it was cold so we couldn't grill. The owner is absolutely fabulous, kind and very welcoming. Ayala was extremely accommodating with regards to check in/out time and was very helpful in local tips for dining places, local markets and clubs. Furthermore, she was always accessible when we had questions or needed directions. Perfect central location, we walked everywhere and if needed the subway, it was right around the corner. We would definitely stay here again, without hesitation! Thank you Ayala for creating part of our memories!

Me and my husband just returned after a fabulous stay in this incredible place we will now use as a base for discovering NYC! Much better presented than many hotels you might pay twice the price for... Ayala was very thoughtful, kind and helpful in acquainting us with the neighborhood. I stayed here last week and had a great time. Time Square is within walking distance and there is 24/7 market nearby if you are hungry after a long night at the bars. The place has an amazing view of the empire state building and the terrace is huge. I can't wait to go back during the warmer weather. Ayala is very friendly and gives a full run down of the apartment and the neighborhood.

Diamond in the rough" fits this penthouse. Wow! Warm and cozy, view and rooftop terrace breathtaking. Sooooo convientent. We were able to walk to almost everywhere. First time i have ever taken a vacation and because of walking being so easy i did not gain a pound. Thats important to us girls. We felt very very secure and safe for l0 days. Ayala could not have been more accomadating. We will return, forget the hotels. Been there done that!

This apartment is cozy, romantic and everything it states in the description and more. It is located right in the middle of everything. The penthouse view is amazing. You will not find a better place to stay for the money...and the owner Ayala is the BEST! We highly recommend this rental and will be going back as often as possible and will not stay anywhere but here. My husband and I had the best Holiday vacation ever and owe it all to having such a awesome apartment to stay in.

For a quick trip to Manhattan, I found myself a midtown oasis here, courtesy of the helpful hostess Ayala. The view is outstanding -- I can't wait to return for full use of the patio in the summer sun! Location is great, building is safe, penthouse is quiet and private... you just might forget you're in NYC... until you look out the window and skylight and there's the Empire State Building. We really enjoyed our stay in Ayala’s warm, cosy and quiet apartment. It is very conveniently located – we were able to walk almost everywhere or just hop on the bus or the metro. Once you get past the dismal access, you find yourself in a magical haven of tranquillity. Leaving the hustle and bustle of the city below us, we really loved having peaceful moments just gazing at the city lights. The terrace is great and the city views are magnificent, the bed was comfortable and the shower pressure was excellent – it was a real home away from home.

This is the second time I've stayed at Ayala's place, and wouldn't stay anywhere else. The view from the terrace is spectacular! The bed is very comfortable, and the apartment provides all the comforts of home. At the end of the block there is a subway station that takes you up town to Times Square and beyond, and down town to Battery Park/Statue of Liberty. Cafe 28, one block away, delivers, and we enjoyed breakfast delivery! Ayala is a joy to work with, and is so friendly! We look forward to going back again, next time with our daughter. A fantastic base for our New York holiday, the location of the apartment gave easy access to all the sights of New York with a metro station just on the corner. The roof terrace gave fantastic views of the surrounding area and the Empire State Building and was perfect for sitting out in the evenings to watch the lights come on over the city. The owner Ayala, was very friendly and helpful, thank you for a wonderful holiday
