WE ARE SOLD OUT FOR SAN SEBASTIAN FOREVER:
(January MLK weekend) Please do not inquire!

The Garden Apartment is an easy 2nd floor walk up in a meticulously restored, secure, historic building.
Enjoy the many attractions of Old San Juan without the problems of access and parking, from your own apartment in the heart of the gallery/shopping district: bustling during the day, and quiet at night, and no trudging up the hill at the end of your day.

Weekly maid service & free local calls are included.
Our guests appreciate that they are not "abandoned" as the employees downstairs during the day, can provide concierge services.

The apartment is large, and in the rear of the building.
Huge plants grow up to your apartment from the tropical interior garden on the first floor around which the Garden apartment is built. There are security poles high above, across the open area, so no one can "drop in".
The living room is lush with its own plants and ceiling fan. Smoking is permitted in this room, as it is completely open air.

There is free high speed wireless internet access throughout the apartment.

There are 2 completely private, separate, air-conditioned bedrooms, each with its own large closet, full bath, satellite TV, ceiling fan & desk.

The smaller bedroom has a Queen Size bed
The larger bedroom has a full size bed and a trundle bed which glides out to be 2 singles.

The door between the bedrooms can be opened to form a large suite or kept locked from either/both sides.

Area Information

You are on the best and safest block in Old San Juan, down the hill, right in the middle of the finest shops, galleries and restaurants.

You are surrounded by historic monuments: one block north of the Cristo Chapel, Pigeon Park, and La Fortaleza, giving us the added security of being probably the only property with 2 policemen right on the corner 24/7, because the Governor lives three doors down.

One block west is the Plaza de Armas, where you'll find cafes, grocer and drug stores as well as a trolley stop and taxi stand. You are 2 blocks south of the El Convento Hotel and the Puerta de San Juan, the ancient gateway to the city. Here you enter the middle of the "Paseo": a beautiful mile long walkway along the bay that stretches from the ancient cemetery to the cruise ship docks. This is a great morning jog or walk.

Legendary nightlife is 4 blocks away: "SoFo" restaurant district to the east, and San Sebastian St. for clubs & bars to the North (up the hill).

If you plan to stay in Old San Juan, you won't need a car. If you will have a car anyway, you can usually find free on-street parking nearby, but it's a bit of a hunt. If you prefer, there are several inexpensive parking lots within a few blocks. Maps showing proximity to parking and attractions are shown on the "Rental Property" link.

Other Vacation Rental Amenities

Please note that utility services throughout Puerto Rico are somewhat feeble. It is not unusual for the city supply of water, electricity or both to go out with or without notice. We have a 2000 gallon water cistern, which is enough to last the building several days if everyone’s careful. Water outages rarely last that long. There is however, no remedy for city caused power outages. If the power goes out you should turn off anything that was on before the power failure, and disconnect anything you may have charging, because when the power comes back on, it often returns with a surge that can be harmful to appliances or devices on, or connected. So, please be advised that we cannot be responsible for damages or inconvenience caused by power outages, or lack of water if our cistern is exhausted.

Old San Juan Vacation

April 6, 2012

We visited San Juan last month and enjoyed the convenience of the appartment location. I was right in the center of town within walking distance to all major attractions, shopping and restaurants. The appartment was a little spartan and outdated but clean and had A/C in the bedrooms. The outdoor living room was a nice spot to realx and listen to the rain falling, which it did 5 days out of 7! Thanksfully, we did not chose to stay in a hotel by the beach! Best of all, were the Boveda employees who could not have been more friendlier and helpful. I'll recommend the appartment, providing that you are not looking for luxurious accommodations.

Owner's reply:

Spartan and outdated - Oh no! We do keep empty shelves among the books & guide magazines, for guests to put their stuff on, but the art is real, and the plants are live! Out dated, I guess you mean the kitchen, but since it's open air, anything we put in there will be weathered in weeks.
In the tropics, unless you're hermeticly sealed fashionable stainless steel is the worst, it rusts immediately in the salt air, so that's really not an option. Oh well, at least we got "clean & friendly!"

Great deal for an awesome location

April 23, 2011

My friend and I stayed in the studio of the Garden apt, which was perfect for 2 people. We were able to lounge on the couch outside our room which was very nice. The studio was clean and comfortable, with a ceiling fan and AC. There was a TV too, but who goes to San Juan to watch TV ? :) The location in old San Juan was just perfect. We walked everywhere, and it was so charming. The price is unbeatable, and they were very nice and helpful to us.

Home away from home

April 20, 2011

We rented the Garden Apt. with another another couple and their adult daughter. It was the perfect location for the wedding we there to attend. All the wonderful restaurants, shops, and attractions were within walking distance. The apartment was safe and quiet and the natural light from interior "patio" area was wonderful. The employees in Boveda were helpful and funny. I'd stay again and did not want to leave. We will stay again and have found a new way to vacation, forget overpriced hotels. Thank you for everything.

OLD SAN JUAN GARDEN APARTMENT

April 3, 2011

We were two couples, so the Garden apartment was perfect for us, as we had complete privacy, with separate bedrooms and bathrooms. We could be together in the living room to chat, or open the doors between the bedrooms if we wanted to be in air conditioning together, but it was really cool enough in the living room, and all the plants made us feel like we were in the jungle. The location couldn't have been better. The Forts are up the hill, but we did that in the morning. Everything else was down the hill, right where we were, particularly dozens of diverse restaurants. The building is well kept and ultra secure. We recommend this place!

Boveda - Great ambience right in Old San Juan

April 1, 2011

The folks at Boveda are great! Very laid back, hilarious, and solid as a team that has been together for a long time. The accomodations are comfortable and quiet. The rooms have AC, ceiling fans, and wonderful louvers. The location in Old San Juan is outstanding. (Do prepare for quite a long walk to the beach, however. But, great restaurants at night abound in Old San Juan. Feels like Europe.) Owner, Linda Williams, is wonderful. One night I left my brand new pocketbook, filled with stuff like my passport. Linda called me from PR, and we laughed about how in the world I had done this. Then she UPS'd it to me. My family will plan go back to Boveda asap ! Elisabeth

Garden Apartment Review

February 10, 2011

Two couples shared this apartment for 3 nights in February, 2011. The staff at Boveda was very patient and helpful with the reservation and on our arrival. We found the quarters to be delightfully "funky", clean, and quite adequate for our stay. The location was outstanding. We would stay there again--it's a good value.

  • About:

I never liked cold weather, and when I came to Puerto Rico in February of 1968, from New York, I got off the plane, those balmy tropical breezes hit me and I said "this is the way to live". I traveled around the Caribbean a bit, but Old San Juan, with its cobblestone streets and 500 yr old buildings,...
