Description of the Orlando vacation villa rental
Our villa has a southwest facing pool with no rear neighbors for privacy, all day sun, and beautiful sunset views. It's located in a small, secure gated community surrounded by orange groves, and just about 12 MINUTES FROM DISNEY WORLD.
Orlando Sunshine Vacation Villa is a family-owned holiday home which is available for short-term rentals to families and groups of up to 10 people. Two families of 5 can stay in the villa for less than you would pay for a hotel - and with the privacy and amenities of this villa, you'll have a much better time!
You can stay for as little as 3 nights, or as long as you want. Normal stays are one or two weeks with arrival after 4pm on Saturday and leave by 10am the following Saturday. It's got the perfect blend of privacy and access to all the big Orlando attractions:
- 12 minutes from Disney and ideally located so you’re close to everything
- large 14’ x 28’ south-facing screened-in, heated* inground pool open to the south and west for all day sun on the pool; with a huge pool deck and plenty of loungers and chairs to soak up the sun; plus a covered lanai so you can relax in shade if you want

- rented directly by the Canadian owners (who live near Toronto, Ontario), with professional property management and local on-site assistance readily available

Area Information
The villa is tucked into an exclusive enclave in a quiet area, close to interstate 4 and highway 27. It's across highway 27 from the huge new retail development Posner Park, which is a brand new retail development on the site which used to be the Kansas City Royals baseball team spring training facility. Some stores are already open, and when completed Posner Park will have an incredible variety of shopping and activities available just a mile or two from the villa.
Our villa is in a small, exclusive, secure and exceptionally well maintained gated community of just 35 villas, built in 2003/2004. It's on a corner lot so neighbors at the side are not too close, and it backs onto open space so there are no neighbors behind to restrict your privacy. This direction also gives the pool full sunshine pretty much from mid-morning until sunset (you'll have a great view of the sunset since the view is completely open to the west). The direction of the pool is important in these villas because if the pool faces north, for example, the villa and neighboring villas will block the sunshine on the pool - and a sunny, warm pool like ours is definitely preferred.
Unlike other vacation home communities which may have many poorly maintained properties, where grass is not cut or watered and the whole area is in decay; the street and homes in our community are all incredibly well kept and there's no nasty surprises in the environment as you're approaching the villa - it's an absolutely beautiful location and you'll feel good arriving at it.
The small gated community was built in 2003/2004, and is unusual in how small it really is - there is only one street that loops around, and has just 35 homes. In many gated communities, there are dozens of streets and literally hundreds of homes - there are far too many people about to really give you the seclusion and privacy a gated community should provide. Some of the largest communities are the resort communities which boast a community pool and other facilities. The thing they don't tell you is that almost all the homes in their community are much too far away to actually make use of those facilities. Plus, do you really want to swim in a community pool with dozens of other people when you can have your own large private pool all to yourself?
Our Disney area vacation rental home is centrally located to all the big attractions and activities Orlando and Florida have to offer, including:
- Disney World: about 12 minutes (9.5 miles)
- Orlando International Airport: about 34 minutes (30 miles)
- Tampa Airport: about 1 hour and 9 minutes (64 miles)
- Clearwater Beach: about 1 hour and 40 minutes (82 miles)
- Daytona Beach: about 1 hour and 30 minutes (84 miles)
- Universal Studios: about 27 minutes (23 miles)
- Sea World: about 24 minutes (19 miles)
- Busch Gardens: about 1 hour and 4 minutes (58 miles)
- Professional sports teams nearby: Tampa Bay Buccaneers (National Football League), Tampa Bay Rays (Major League Baseball), Tampa Bay Lightning (National Hockey League) and lots more!
- Cape Canaveral: about 1 hour and 15 minutes (74 miles)
- Daytona International Speedway: about 1 hour and 25 minutes (82 miles)
Our villa's location also offers all the essential services in the neighbourhood, along with other shops, restaurants and services that you'll find are nice to have nearby during your stay:
- Hospital: 4 minutes (2.6 miles)
- Fire Station: 15 minutes (6.7 miles)
- Grocery Store: 4 minutes (2.6 miles)
- Liquor Store: 2 minutes (.9 miles)
- Pharmacy (in Target store): 4 minutes (1.9 miles)
- Gas Station (just befoe I4 and 27): 4 minutes (1.8 miles)
- Restaurants: many to choose from - closest is a British Pub 2 minutes (.9 miles) away
- Banks: 10 minutes (5.4 miles)
- Shopping Centre: Posner Park 4 minutes (1.9 miles)

We were so amazed at this villa we stayed at. It had all the comforts of home and then some! It was so nice to come "home" after a day at the parks and relax in the pool. My two grandkids also loved the game room. When we come back to Florida, this will be the home we will prefer above all else! Kudos!

We were quite please with our stay at the Villa. We were not there as often as we would have liked to have been, but there is so much to do around Orlando I am sure you understand why. It was nice to go to a place at the end of the day that reminded all of us like home. Where we could sit and visit, play games or sit by the pool and talk about the events of the day and what we were doing tomorrow. We were all together in one place, something a hotel room could not offer. I am positive that we will go this route again when the next family vacation comes up. To a person who was skeptical about renting a home instead of a hotel room, well I am sold for life. Way better. You really feel like you are at home. We enjoyed our stay immensely. The villa, pool and all emenities were excellent. Distance to Disney was only about 12-15 minutes. We did our own cooking, BBQing and loved the pool when we were finished our days at Disney (the weather was very hot 100+ degrees). Would definitely book again and would recommend this villa and area to our friends and family.

The house was as described and even better. It was clean, had enough dishes and towels, three bathrooms for four rooms! Was nice to come back after a day at the parks and enjoy the facilities (swimming pool, pool table, basketball, etc.). We will recommand it to our friends.

Dear Graham and Julie, Thank you so much for providing such a terrific vacation home. Both the interior and exterior are immaculate. The inside is sunny and bright and the pool area gets the perfect amount of sunshine. Recently returned from 10 days at the villa. We are a family of 5 including 3 teen/young adults. We all enjoyed having enough space to be together for dinners, games and hanging out while also having the option to retreat to one of the 4 bedrooms for private time. Kids especially loved the wi-fi as it allowed them to keep in touch with their friends via facebook etc. Pool was lovely and outdoor space clean and quiet. Overall I found the house to be very well equipped with all the necessities as well as some little extra's! Thanks for helping to make the holiday great!

We had a grand time.The home was everything we expected and hoped for as a first time renter from you. We will be renting from you again. Just wanted to let you know what a great time we had in your vacation home! The whole experience from booking, directions, and amenities the home provided was excellent....... no surprises, the home was better than we expected. What a perfect way to vacation! A home away from home. Everything we needed was right there at our fingertips. The parks were only 10-12 minutes away, and having a pool to ourselves was great for the kids. The gated community put our mind at ease and all the neighbors that we came upon were nice and friendly, always eager to offer up a wave. A great time was had by all, we will most certainly be back! Thank-you for an amazing vacation experience!

The villa was spotless on our arrival; freshly scrubbed and vacummed. Thank you for the abundant supply of towels, including beach type towels for use by the pool. I would rate our experience as 10 out of 10!!! The pricing/value was fabulous for us; a 10/10. The math is easy: my husband and I funded this trip as our Christmas gift to the family. To stay at a hotel/Disney resort I would have needed 3 rooms to accomodate this adult group; we did well at your home for a fraction of the cost and enjoyed enhanced privacy and amenities. "We loved your villa and would gladly return to enjoy more time there. The week went by way too fast!! Everything stated in the ad is as advertised on personal inspection of the villa. I really liked that you showed the dates the photos were taken as sometimes what you see in pictures is not what you get.
You were extremely easy to deal with and I was impressed with how quickly you responed to our inquiry. The community was quiet, clean and safe. The exterior of the villa is inviting, and well maintained. I love palm trees so was happy to see the one on the lawn.
The interior was immaculate, an excellent layout, spacious, well equipped and just how I would decorate a vacation home. Loved all the lighthouse decor!!!! The villa was extremely clean in all areas. Everything looked well cared for (an improvement over previous rentals).
We loved it (the villa) and would love to own it! The games room was a fun bonus and we loved the pool. There wasn't anything we didn't like. The pool temperature was fine and we had great fun in it - even my brother who usually doesn't swim!
I would say (rating enjoyment of the villa) 9.5 out of 10. The pricing was fair and current with what we have paid previously. Absolutely (would recommend the villa to others), we have already been singing your villas praises!
As a final comment I would just like to thank you for the opportunity to stay and feel at home in your lovely villa. I hope you don't have to wait too long before you can enjoy it! As they say in the movies - we'll be back!! "

"We were very happy with the house, it was absolutely spotless and looked exactly like the pictures (which of course we liked). The little extras like the computer/printer and the free Canada/USA phone calls were a nice bonus and helped us a lot with our day to day planning. The area/location of the house was very nice also, quiet and safe and we were very comfortable there. So comfortable in fact, none of us wanted to leave.....ha ha.
Thank you so much for making the rental process of your house very easy and for all of the communication (right down to the info. binder in the house). We would for sure, stay there again and we would definitely recommend it to our friends and associates."

"A family member recommended this amazing villa to me and I was not disappointed! A very easy drive from Orlando Airport and located in a very well-maintained gated community.
This first thing I noticed when I walked in the front door was how clean the villa was. My husband travels around the world for business and we have stayed in many fine hotels, but I can say without a doubt that this villa is the cleanest place I have every stayed!
The location is perfect because the neighborhood is quiet and peaceful; however, it's just a short drive to lots of shops and restaurants. Another huge plus was the pool area, which got sun all day. It was lovely to sit outside in the sun as soon as I woke up in the morning. The villa had plenty of room for 8 more. The three bathrooms would be great for a larger group. The bed I slept in was very comfortable - better than my mattress at home.
I would recommend this property to anyone and have already told all of my friends about it. Hoping to return again soon. Owners were very pleasant to deal with."
