******AS PER HOMEOWNER ASSOCIATION RULES: MUST BE OVER 55 YEARS OF AGE, NO ANIMALS (EVEN SMALL ONES), NO CHILDREN OTHER THAN FOR SHORT VISITS. WE CANNOT BREAK THESE RULES, OR MAKE EXCEPTIONS AS THEY ARE MANDATED BY THE HOA.******

Available NOW. *SEASONAL rental of 3-6 months during November-April for $1100.00 a month. Also available for $800.00 a month for a YEARLY rental or over 8 months. An option to purchase is also available after 2010.

*These rates are based on 2 adults. Any additional ADULTS (up to 2 more with a total of 4) occupying the home will need to comply with park criteria as well. Extra charges will apply, ask when inquiring please.

First and Last Months Rent needed for rentals 3 months or over plus **Refundable Security Deposit all due with signed rental agreement contract to secure time period.

For shorter term lease FULL payment is due with signed rental contract to secure lease period, security deposit's are as follows:

**Security Deposit for a ONE month rental is $200.00, TWO-THREE month rental is $300.00, FOUR-SIX month rental is $500.00, SEVEN-NINE month rental is $800.00, and TEN-TWELVE month rental is $1000.00.

**Security Deposit is refunded within 15 days after vacating the property and upon inspection. If the home is left in the same condition as when you rented it, your full amount minus the last months ***electric usage (if applicable) will be returned promptly. In the rare case the home has any damages, a certified letter will be sent within the 15 day period stating the damage/problem and the estimate to fix it. The security deposit will be used to rectify the problem.

**The unused portion (if any) will be returned within an additional 15 days with a copy of the bill(s).

Basic Cable, Trash Pick Up, Water, & HOA fees are included in rental amounts.

***Electric cost is included in short term rental periods from 2 weeks to one month.

***For 2 months to 6 months the renter will be responsible for paying the bill for electric used. A copy of the bill will be provided to the renter at the rental address and is expected to be paid in a timely manner. **/***Last months bill from the rental term will be deducted from held Security Deposit with a copy of the bill sent along with the remaining balance to the tenant. **In the rare case that there is damage to the home the security deposit will be used for this purpose first then the last months electric bill. If more is owed, a letter with copies of the damage and/or bills will be provided and tenant is responsible to reimburse owner within 15 days if the total is more that held security deposit. For any length of time of over a 6 month rental period, tenant must set up own Florida Power and Light (FPL) account.

**Will consider a short term seasonal vacation rental (based on availability) of a MINIMUM of 2 weeks at $600.00 PER WEEK and $100.00 daily rate for any additional days. All park restrictions still apply. This rate is less than any hotel rate in this area and you are getting so much more in this lovely home. Please inquire with questions or time frame.

Port St. Lucie is one of the fasted growing cities in Florida but still maintains a small town feel. Anything you want or need can be found within a 30 minute drive or less.

The Mobile Park is conveniently located off US Highway 1 but is set back on it's own roads for privacy. It provides easy access to the highway to many places to shop, banks, restaurants, entertainment, pharmacies, and even the local hospital.

Another main road within a mile of the mobile park takes you to a town called St. Lucie West. This includes more upscale shopping, dining & entertainment. Tradition Field is located here and is the Spring training camp for the New York Mets. This is where you can also find PGA Golfing. This area gives you easy access to I-95 North and South as well.

Whether seasonal or for long term this is a nice place in a nice area to live.
