The living room has south and east facing windows so it's cheery and sunny all day long. Beautiful hardwood floors, leather sofa and comfy two-adult size convertible futon, 46" TV with extended DISH network and an XBOX. Living area opens to the dining area and the kitchen - this is a large apartment for Mission Beach and has a nice, spacious layout.
The kitchen is bright and white, with microwave, full size fridge, stove, coffee maker, blender, toaster, etc.. Fully equipped with quality cookware/kitchenware for family dinners, cozy suppers or making your own picnic. Just bring your appetite!
The bedroom boasts a brand new queen size pillowtop bed, ceiling fan,and south/west facing windows. Also a brand new down comforter, bed linens and ample closet and storage space. Bathroom is sparkling and well stocked with blow dryer, toiletries and linens.
Our ground floor patio faces a pedestrian-only court with direct beach access. It is very inviting with both sunny and shady areas, seating for four or more, and a gas BBQ. Wi-Fi throughout the property. You will want to spend time relaxing with family and friends on this patio! You will love being so close to the beach and you will love our place! Those lucky enough to stay here will have front row seating for the amazing views of the sun dipping into the Pacific Ocean. And you might even get a glimpse of the elusive Green Flash (if you don't know what the Green Flash is, ask a local!) 99 steps from our property!
Most of the action in Mission Beach centers around Belmont Park at the intersection of Mission Blvd. and West Mission Bay Drive where you can ride the historic Giant Dipper roller coaster, or rent a set of rollerblades to ride up and down the boardwalk. This is where all walks of life all go out for a walk, a ride, a roll, a stroll, a surf, a beer or a bite to eat - or simply to watch other people out doing their thing. Walking distance from this rental!
South Mission Beach offers a slower pace from the lively activity in the Belmont Park area. There are some great spots for fishing at the end of the road at South Mission Beach Park, where you can cast off the jetty and watch the boats pass in and out through the Harbor Channel. You'd never know it to look, but a half-mile off the coast are a series of shipwrecks, placed here to create an artificial reef and a diver's haven for underwater exploration. Also walking distance from our rentals!

Thank you so much....we had a wonderful stay in this very comfortable clean cozy rental. Location is great and an easy few steps to the beach and bay. We did not need anything...just clothing and your own food. We had a little problem with water pressure in the bathroom basin and it was seen to the same day. Linda came round to greet us and is a wonderful warm person. If I ever come to Mission Beach again I will come and stay here. No need to have your own transport as public transport is very good and cabs are easy to flag down. Both my husband and I had a great time at 99 Steps. We were there celebrating our 1 year wedding anniversary and Linda helped make our time there extra special. (Thanks again Linda;) It honestly was the ideal location.. close to everything; bike shops across the street, bars and restaurants are all a short walk away and of course having the beautiful sandy beach steps away made our stay even more incredible. I know we will definitely be returning to San Diego more than our usual yearly visit. We were both so sad to leave.. the apartment really was in an unbelievable spot. We stayed 5 nights in peak season during August at 99 steps. The beach is basically even closer than 99 steps and really wonderful - even during weekdays in August it is quite empty. The apartment is directly on Mission Boulevard so the living room can get a little loud in the morning, the bedroom is in the back and quite. Altogether the apartment has everything you need for a good beach vacation including stuff for the kids and some boards. Parking was also no problem - as in any other city in California you have to move your car around the street cleaning times. The host is absolutely helpful, nice and uncomplicated. We enjoyed our stay and can definitely recommend the apartment. The infrastructure around has also everything in walking distance. The stay at 99steps was the highlight at the end of our California round-trip. - Stefan, Germany
99 Steps was an awesome place to stay in Mission Beach. You could not ask for a better location. Extremely easy and close access to both the beach and the bay, and located on a great street where restaurants and shops are in walking distance. Safe and quiet at night too.
