Arrival & Departure:
For your convenience, you may arrive as early as you like before 4:00 PM on your arrival date, and use the common areas on the Midnight Cove bayside and gulf side properties (tennis courts, pools, lounges, chairs, umbrellas, private beach area, and restrooms), until you can access unit #532. You may also stay as late as you like after 10:00 AM on your departure date, and use the common areas on the Midnight Cove bayside and gulf side properties. Just be sure to park your vehicle in one of the visitor parking spots in front of the rental office, just beyond the vehicle security gate, and not in the unit #532 parking spot. Your unit key will open the restrooms in the bayside pool area, and you have the security code for the gulf side restrooms.

FACT: Based on 25 years of hands-on experience with Siesta Key condo rentals, Association Rental Offices (a.k.a. Phone ops) do well during the busy Feb 1st to mid-Apr Prime Season, then become somewhat redundant for the rest of the year, providing only sporadic rentals to their participants, most owners lucky if they achieve a 25% occupancy in any given year, equitable rental distribution to participants somewhat suspect, owner supplemented rentals below listed rental rates prohibited, and in some cases owner rentals prohibited outright while participating in the rental program, all resulting in annual rental losses for hapless and all to tolerant owners caught up in the cycle. Owners who rent their units through rental offices or rental agents, pay as much as 20% commissions to acquire rentals, fully expecting to be reimbursed for that expense in the premium rental rate that you will pay them. Stating the obvious fact here, RENTAL OFFICES = OVERHEAD EXPENSE + ASSOCIATION PROFITS, and the reality is, You Will Be Paying, via their Premium Rental Rates, and a new innovation, association Administration Fees, a direct result of owners resisting commission % rate increases by the associations looking for additional revenue.

The living room opens through 16 foot glass doors onto an open lanai that over-looks the pool, boat docks, and a lagoon that goes out to the Intra-Coastal Waterway. Enjoy the balmy breeze from the lanai with a spectacular lagoon view, surrounded by lush tropical greenery. Guests have complete access to all Midnight Cove resort amenities, bayside and gulf side, including 2 heated pools with restrooms, outdoor showers, 2 tennis courts (night play on bayside), boat dock boardwalk, clubhouse, and a private beach area, complete with lounges, chairs, and umbrellas. Crescent Beach and the Gulf of Mexico access is across Midnight Pass Road and through the Midnight Cove gulf side property, just a 5 minute walk to a private piece of the crystal sands of Crescent Beach. A wireless Internet connection is available in the clubhouse (complimentary PC available during office hours), bayside pool, and gulf side pool areas.

Midnight Cove is located just north of Stickney Point Road where it intersects with Midnight Pass Road. This location puts Midnight Cove in the center of Crescent Beach and just across the street from 3 shopping centers.

There’s more to Siesta Key than just beaches and water. There are two main shopping and restaurant districts on Siesta Key, each with a wide variety of shops. The Siesta South Shopping Area begins at the Stickney Point Bridge and goes south along Midnight Pass Road, and has everything you need within walking distance, a full service grocery store with a deli counter offering both hot and cold foods, nearby drug store and post office, courier service, stores, shops, boutiques, salons, liquor store, fine restaurants and entertainment and seafood houses, even a marina. Boat, kayak, fishing, para-sailing charters, jet-ski and bike rentals are also available.

On the north end of Siesta Key is Siesta Village, a short walk from Siesta Beach, a mostly pedestrian village area catering to the island lifestyle, with stores, shops, boutiques, numerous sidewalk cafes, open-air dining restaurants, ranging from fast-food to award-winning fine dining, offering everything from subs, sandwiches, and burgers to crab, lobster, raw oysters, blackened fish and many other unique local dishes at many of the waterfront and casual seafood restaurants. There is also a small supermarket in the village with a deli counter offering both hot and cold foods, as well as a drug store and post office.

Two bridges link Siesta Key to the mainland, allowing it to remain an uncomplicated natural paradise without sacrificing the amenities of contemporary life. The north bridge, Siesta Drive, is within the City of Sarasota and provides convenient access to the city, its business and arts districts, and to the Sarasota/Bradenton International Airport via US Highway 41. The south bridge, Stickney Point Road, provides access to south Sarasota County and a direct route to Interstate 75. Siesta Key was first colonized in 1846. Population of the island had only grown to 300 by 1940 when it was primarily made up of fishing camps. Currently, 15,000 full time residents live on the island with another 18,000 "snowbirds" flocking here for the mild winter months. Residences range from small rental cottages to waterfront condos and custom private homes.

On the east side of the island is Sarasota Bay and Florida's intra-coastal waterway. It is a scenic trail for boaters interested in exploring the numerous mangrove forests along the shoreline, or cruising to Sarasota's many dockside restaurants and pubs. On the island's west side are Siesta Key's glorious white sand beaches, ranked number one in the world in 2011 by Dr. Beach, and the calm waters of the Gulf of Mexico. There are almost 50 miles of canals and waterways inside Siesta Key which is also surrounded by water, the Intra-coastal waterway, Sarasota Bay, Roberts Bay and the Gulf of Mexico. Temporary docking is available at several local restaurants and many of the bayside condominiums have boat docks available for renters. For your enjoyment, there are many marinas offering charters, guided tours and boat rentals.

Crescent Beach, in the middle of Siesta Key, offers lush, white sands, azure waters, and stunning sunsets, but it is relatively secluded and quiet, with a more laid-back atmosphere. Located just south of Siesta Beach, the beach scene here tends to be more peaceful and private.

Crescent Beach, noted for its crescent shape, extends for 2 ½ miles from the northern tip of Siesta Key, south past Siesta Beach to Point of Rocks, a lovely snorkeling and diving area that is rich with coral rock formations, unusual outcropping of flat, smooth, limestone rock extending for some distance out into the shallow water, as well as home to colorful and abundant marine life.

There are no lifeguards or restroom facilities available to the public on Crescent Beach. The shallow water depth in the near shore area, makes this one of the safest beaches in the County and great for small children. There is only 1 public access to the beach, and parking is thankfully very limited, and any parking on the local streets is prohibited. Most of the people seen on Crescent Beach are either guests of the many beach and bayside resorts, or locals who took the S.C.A.T. bus, walked or biked to the beach.

A walk at a leisurely pace from Point-of-Rocks at one end of the beach, past Siesta Beach to the north end and back, would take about 1¾ to 2 hours, depending on how often you stopped to look at the many shore birds you meet along the way.

Siesta Beach (public) is located to the north of the island, off Midnight Pass Road, and is ¾ of a mile long, offering the same lush, white sands, azure waters, and stunning sunsets. This 40 acre beach has 2,400 linear feet of gulf beach frontage. There are 800 parking spaces plus limited parking at the 13 public beach accesses to accommodate visitors, shallow water depth in the near shore area, and with year round lifeguard protection.

The lifeguard stands have been painted in primary colors (yellow, blue, green, and red) to make it easier to keep track of where you and your children are. The beach`s many amenities include, two food and souvenir concession stands, restrooms, showers, picnic tables and large group picnic shelters, gazebos, tennis courts, ball fields, beach volleyball courts, a soccer field, a 20 station fitness trail, and playground equipment.

If you're staying on Siesta Key, there are plenty of public access points to the public beach so it's a short walk from most of the north end of the key. Beyond the fire station near the intersection of Midnight Pass Road and Beach Road, the next public beach access south is near Stickney Point Road. Siesta Beach is within easy walking distance of Siesta Village, about 2 miles away, with many quaint shops, restaurants and nightly entertainment.

Turtle Beach (public) is located on Midnight Pass Road near the south end of Siesta Key and is known for its shelling, fishing, and surfing. This beach is completely separate from the crowds up at Siesta Beach, and it is far less commercial and much quieter. This 14 acre beach has 2,400 linear feet of gulf beach frontage. Turtle Beach is a narrow beach with a steeper incline, and with darker sand, browner and with a greater shell consistency than on Crescent Beach and Siesta Beach to the north. It is less crowded than Siesta Beach, and offers plenty of free parking. This area has restaurants, shopping and a few local night spots nearby. A short ½ mile walk south offers access to Palmer Point Beach on Casey Key.

The beach`s many amenities include restrooms, a building for meetings, free boat launch area, small and large picnic shelters, beach volleyball court, horseshoe pit, playground equipment, showers, and fishing is permitted in the adjacent Blind Pass Lagoon which connects to Little Sarasota Bay. Turtle Beach also has a newly installed lifeguard stand.

This beach is also home to many nesting sea turtles, and their natural habitat and nests, are protected by law.

Rental Confirmation Deposit:
An advance deposit of USD $300 is required to confirm a reservation.
50% or USD $300 (whichever is greater) is required to confirm a reservation made 90 days or less prior to arrival.
Your reservation is not confirmed until the confirmation deposit has been received.

Payment / Balance Due:
50% of the balance is due 90 days prior to arrival. If the deposit is not collected 90 days prior to arrival date, Lessee(s) is risking a cancellation with no refund.
Remaining balance is due 30 days prior to arrival.
Upon receipt of remaining balance due, plus security deposit, keys to unit #532 will be mailed to you.

Security Deposit:
A USD $300 security deposit is required and is due along with remaining rental balance 30 days prior to arrival.
The security deposit is refundable after departure providing that there has been no damage or additional cleaning required too bring the unit back to its original condition, and keys have been returned to Lessor.

To protect your financial information and enable you to make your deposit(s) timely, the security and convenience of Person-to-Person payments are accepted through PayPal, no fee SurePay, or QuickPay.
Visa, MasterCard, AMEX, Discover credit card payments, and e-Checks are accepted through PayPal.

Standard occupancy is 4 persons.
Maximum occupancy is 4 persons.
Lessee(s) must be 25 years of age or older.
No occupants under the age of 21 are allowed unless accompanied by parent or guardian.
Only the number of adults and children specified in this rental agreement are allowed to stay as Guests for this rental.
If the number in your party exceeds the maximum allowable, you will be subject to eviction and/or complete forfeiture of security deposit.

Cancellations / Refunds:
Cancellation must be given 90 days prior to occupancy date to avoid forfeiture of deposits.
In order to receive a refund of an advance deposit, Lessee(s) cancellation request must be made in writing 90 days or more days prior to arrival. A refund will be issued minus a USD $75 cancellation fee, and all PayPal fees on deposits.
In the event of a less than 90 days notification, an attempt will be made to rent the reserved rental period, and if successful, Lessee(s) will receive a refund minus a USD $75 cancellation fee, all PayPal fees on deposits, and any further discounts that were offered to obtain the rental.
If there is a request for change of dates after the 90 days, there is a USD $75 fee.

Smoking:
NO SMOKING IS ALLOWED IN THE UNIT
There is a zero tolerance for violation of the No Smoking Policy. If smoking odor is detected, your $300.00 Security Deposit will be forfeited. This fee returns the unit to non-smoking status and covers the costs of steam-cleaning all bedspreads, upholstery and carpets.

Pets:
NO PETS ARE ALLOWED IN THE UNIT OR ON THE PROPERTY
There is a zero tolerance for violation of the No Pet Policy. Violation of this provision will result in immediate eviction, and the Rent Deposit and your $300.00 Security Deposit will be forfeited.

Vacation close to the beach

Excellent property with lot of parking, laundy on site and warm water in the pool, which was really appreciated on the cooler dates, speacially by the kids. Close walk to a white sandy beach was on asset. Condo was very spacious and full equipped. We have enjoed the stay. Will use the property for sure again. Love teh area.

Great Place to Stay!!!!!

We stayed here with our three children. It surpassed our expectations. Very clean and up to date. The beach was just across the street a couple mins to walk to. The beach was just beautiful and the staff at Midnight Cove were very helpful putting up umbrellas and helping with the lounge chairs. Two pool to swim in and both very clean. My husband and sons did some fishing off the docks on the bay side. Very close to all the shopping. Overall will definetey be back. Thank you Vic for letting us stay. It was great!

Relaxation - Fun in the sun.

We had a much enjoyable time at Midnight Cove #532. We enjoyed the view every morning overlooking the lagoon. Every morning we had a visit from one of two egrets. My 6 year old nephew looked forward to having cereal with his new friend he named "Charlie". However; the locals have named these two friends, but I won't spoil the fun for you to find out. Every day we enjoyed the beach. The sands were like powder and the ocean was crystal blue. The staff at Midnight Cove maintain the property and ensure that you have chairs and umbrellas available for you and will even help put the umbrellas in the sand. If you choose to eat out, there are plenty of choices for you. Might we suggest Siesta Key Oyster Bar, The Old Salty Dog, or Phillipe's Oyster Bar. The surrounding community has plenty of activities to keep you busy and lots of shops to look around in. We know you will enjoy the stay and the area. Please come down for some fun in the sun. You truly will not regret it.

Excellent Place, Fantastic Price!

The condo was very clean and had everything we needed, with all of the updates. We usually stay on the gulf side and I was was worried about it and found out I liked this even better, especially for the price. The condo is the first building so its a very short walk and we had an excellent view of the lagoon and pool. You also get a great breeze from the lanai and it is very peaceful. The best part was not having to carry chairs and umbrellas, as they were provided for us at the beach. We had a minor leak in the air conditioning and Vic called a repairman and had it fixed within 2 hours. We will definately be returning!! Thanks, Vic!

Simply Wonderful

Midnight Cove #532 was fantastic. All the amenities of home and then some! The unit was VERY clean, beautifully decorated and had every kitchen basic you would need. The pools were very warm and clean, and everyone was so pleasant and helpful. It was just a short walk to Crescent Beach, which has sand that reminded me of powdered sugar! Some really fun eating and drinking establishments are very close by - some within walking distance and some just a short drive away. I would DEFINITELY return to this unit without a doubt. AMAZING CONDO & LOCATION

We had a great vacation. This condo is fabulous. We appreciated the private and convenient location. There is no need to have a car, there is a grocery store, restaurants, pubs, various stores and an amazing white powder beach within walking distance. We played tennis at the private courts and swam at the two heated pools on site. The main town of Siesta Key is a bike ride away. This condo is fully stocked and tastefully decorated with updated granite counters. We look forward to staying at #532 again.

The location was absolutely perfect. I appreciated the ready beach access and the variety of nearby dining and other venues. The unit was very well furnished and had everything we needed to have a great time. The Midnight Cove property, as well, provided excellent amenities. Just a delight

These two sisters from Germany had an absolutely wonderful time at your lovely condo. And the price in September was fantastic! The condo is very neat, comfortably furnished, lots of space, very good equipment in the kitchen, and the balcony, without mosquito screens (!) is a delight. Everything is close by. The beach is the third best in the world (I read this!) and only 2 minutes away, just across the street. People are very friendly, and the food in casual restaurants is really good. The long walks along the snow white beach is so relaxing. We had a superb time!

Great Vacation!

My husband and I live in Sarasota and always take our vacation in town. Why leave paradise when you live there? The condo is centrally located to any place you want to visit. Siesta Beach is the most beautiful beach in the area. This unit is on the bay side so we were able to bring our boat and do some great fishing. (it only cost $25.00 to keep the boat there all week. Most places in the area run $50.00 per night) My husband is a local fishing guide so we have the added advantage of finding the good fishing spots. We caught some nice redfish and put it on the grill located just steps from the unit. The unit was the cleanest I have ever seen and the view was beautiful. The week we stayed the place was empty because the kids had gone back to school. The pool is also just steps away and it was great because there wasn't anybody there. We even celebrated my birthday in the village (Siesta Key Village) which was a lot of fun. It is the perfect location. Very peaceful and pretty. Would definitely stay there again.

Location Location!

The location is wonderful in direct correlation to the excellent price. We had a wonderful time. Everything is a short walking distance, beach, pools,tennis, stores, restaurants; and the beaches are phenomenal. I would stay here again. The place looks better in person than in the photos also. Very quiet and nice balcony. Bug free mainly (for Florida) as compared to a first floor places or other places I have stayed in Florida. It is a top third floor which I didn't know til I got there. But that makes it extra quiet and more bug-free which are very, very good things.

Best Vacation in Florida

We have just returned from our best ever vacation in Florida. This is a little gem of a place. It is well equipped and extremely clean. The beach was amazing and the guy who looked after the beach furnture was so helpful and made sure that we had all the equipment we needed - even body boards for the kids. The atmosphere on the beach for the 4th of July fireworks was electric. Everthing we needed was so close by including fanastic shopping and restaurants. We did tour around the local beaches and Crescent Beach on Siesta Key was by far the best. Thanks Vic for letting us rent your property.

Great Beach & Great condo

Siesta Key is definately one of the most beautiful beaches we have ever been to. I would highly recommend the condo. It was updated, clean, quiet, and has a great open porch area with a beautiful view of the lagoon and pool that we spent a lot of time on. It's also a short walk to the beach. I also appreciated that there were covered parking areas to keep your vehicle out of the sun & heat. Mr. Wasilaw was very helpful with all of the questions I had. An all around great experience for us.

No Complaints!

We just returned from our 2nd stay at Midnight Cove unit # 532. It must be good as we went back again this year and we already looking at dates for spring 2010. I have nothing bad to say regarding this location. The two pools are great, the beach is out of this world and the location is awesome. Everything you need is within a 10-15 minute drive (Wal-Mart super store, shopping, great restaurants {Long Horn’s chicken fingers..yummy} playground, batting cage you name it.) I was not to sure about the whole paying via paypal but Victor (condo owner) and has been a real pleasure to deal with. Any questions I just email him and he replies very quickly (usually within 2 hours). Overall, I give this place a 10/10. If people have any questions please feel free to contact me.

The Place Is Beautiful. The One Thing That Was So Excellent Was The Cleanliness. Pristine, Actually. The Bathrooms And Kitchen Evidently Were Updated And Done Very Tastefully. Beautiful And Top Shelf Materials. I Liked That We Had Covered Parking - Right By The Entrance Of Our Condo. Property And Grounds Were Beautiful And Well Maintained. Pool Was The Perfect Temperature. The Only Problem We Had Was The Fact That It Is On The 3rd Floor And There Is Not An Elevator. It Was Bad For Me Since I Have A Bum Knee And The Stairs Were A Bit Much. My Friend Had No Problem With It And Helped Me With My Luggage, Etc.

Spring Getaway

We've rented this condo for 2 consecutive years and appreciated the upgrades this year (furniture, counters, washer/dryer). We've spent time in Florida each year for the past 23 years in different locations, the last 4 years being in Siesta Key. We've found this condo to be in a great location - toward the front of the complex, which makes a shorter walk to the beach. The availability of two pools (one beachside) as well as lounge chairs and umbrellas on the beach make this location ideal for a relaxing vacation. We typically drive and bring vacation "stuff" with us, however, we flew this year and didn't bring beach towels or pillows (we like a couple extra pillows), so we were left a bit short. We will be visiting Siesta Key again next year and have already reserved this condo. If you've never experienced the SK beach - it is a "must" for beach lovers! The village is great as well!

The best yet !

We have been visiting Midnight Cove for 20 years and have always booked through the office. This year I went on line and booked through Victor, and it was so nice to deal with him directly. The unit is beautiful and we loved the top floor balcony at the same time getting to know the herons waiting on the grass below. The unit itself was extremely comfortable and everything appeared to be new or updated, which made our 6 weeks there so much more enjoyable. We are definitely planning to visit again next year. The beach as always was perfect and we enjoyed watching many sunsets during our stay. The local shopping and bargains being offered in all the local stores were amazing and we recommend Mrs. Chen's on Highway 41 for excellent Chinese food at very low cost. Thank you Victor so much.

Another Fan

I agree with everyone else that this condo is all it is cracked up to be. The owner is easy to deal with and the association is well-run. The huge window wall leading to the large balcony is a plus. If forced to think of a negative, I would mention the proximity to the south bridge of Siesta Key, which makes for heavy traffic during peak vacation times. This is not really a problem, however, because drivers tend to extra politeness on the island, so you can squeeze in where you need to.

Sarasota get away

Simply the best!

My daughter who lives in Sarasota rented this for us sight unseen. We have been coming to Sarasota to visit with her for the past ten years and she usually finds us a good accommodation. This condo was so comfortable and tastefully decorated. It was also completely equiped with everything. A view of the pool made it possible to choose swim times. almost heaven

The condo was extremely clean and newly remodeled.The view was lovely water,birds flowers and blue sky.The condo is small but great for two people. You have to go up 3 sets of outside steps to get in however there are landings after each set of 6 steps. Fun in the Sun at SiestaKey

This was our first time to the Sarasota area. We enjoyed our stay at Midnight Cove. Our room offered us everything we needed. Our children who are getting older enjoyed having their own space. Our days at Seista Key beach were wonderful. From collecting sea shells and playing games on the beach and enjoying the water, we had a wonderful time. We also took advantage of the pool at Midnight Cove. It was great! With all the sun and white sand we could have, we had a fabulous time! Thanks
