Siesta Breakers #603 has become a very popular condo rental unit for obvious reasons, the Excellent Direct-with -Owner Rental Rates, Savings, and Amenities offered, resulting in year-round occupancy, with an increasing Average Lead Time (ALT) from Reservation to Arrival Date.
In 2012, 33 Guests, with an ALT of 176 Days, a Repeat Guests Average of 66.0%, and an 90.7% Occupancy
Siesta Breakers is located directly at the end of Stickney Point Road where it intersects with Midnight Pass Road. This location puts Siesta Breakers in the center of Crescent Beach and just across the street from 3 Shopping Centers. Guests have complete access to all amenities, including large Heated Pool, Outdoor Shower, 2 Saunas, 2 Tennis Courts (lighted), Private Beach Area (250 Feet from the Condo), Lounges & Chairs, Clubhouse, the property is Vehicle & Pedestrian Gated, has a Paver Brick Driveway & Parking Lot, with Reserved Covered Parking, and Gas Barbecue available..

A 3% Cash Discount is offered and earned only when 100% of rental and security deposit payment have been made by Cashier's Checks, Money Orders, PayPal Payments (you must pay any applicable PayPal fees or discount offer is void), or by no fee QuickPay (a Chase bank account is required). The living room opens through 14 foot, floor to ceiling glass doors onto a screened lanai that over-looks the pool, Crescent Beach and the sparkling aqua blue waters of the Gulf of Mexico. The master bedroom also opens onto the screened lanai, through 5 foot glass doors. Enjoy the balmy breeze from the lanai with a spectacular view of the gulf. You see a view of the Gulf of Mexico and Crescent Beach as soon as you enter the front door, reflected in 15 feet of floor to ceiling mirrors on the living room wall. You have complete access to all Siesta Breakers resort amenities, including heated pool, tennis courts (night play on both), private beach area, complete with beach lounges, and chairs. You also have a reserved covered parking area for your vehicle.
RENT DIRECT-with-OWNER & SAVE YOUR MONEY!
FACT: Based on 24 years of hands-on experience with Siesta Key condo rentals, Association Rental Offices (a.k.a. Phone ops) do well during the busy Feb 1st to mid-Apr Prime Season, then become somewhat redundant for the rest of the year, providing only sporadic rentals to their participants, most owners lucky if they achieve a 25% occupancy in any given year, equitable rental distribution to participants somewhat suspect, owner supplemented rentals below listed rental rates prohibited, and in some cases owner rentals prohibited outright while participating in the rental program, all resulting in annual rental losses for hapless and all to tolerant owners caught up in the cycle. Owners who rent their units through rental offices or rental agents, pay as much as 20% commissions to acquire rentals, fully expecting to be reimbursed for that expense in the premium rental rate that you will pay them. Stating the obvious fact here, RENTAL OFFICES = OVERHEAD EXPENSE + ASSOCIATION PROFITS, and the reality is, You Will Be Paying, via their Premium Rental Rates, and a new innovation, association Administration Fees, a direct result of owners resisting commission % rate increases by the associations looking for additional revenue.
Included:
Direct-with-Owner Discounted "All-In Price" RENTAL RATES below include all applicable taxes, parking, utilities (electricity, water, and cable TV), local telephone service, beds made with fresh linens upon arrival, towels, cleanup after departure, rental office reservation set up fees, and a comprehensive arrival/confirmation package. There is a refundable security deposit of $300.00. There are no extra or hidden charges of any kind!
Not Included:
Travel, car rental, daily maid service, food, entertainment, insurance, golf green fees, long distance telephone service, and other expenditures of a personal nature.
Arrival & Departure:
For your convenience, you may arrive as early as you like before 4:00 PM on your arrival date, and use the common areas on the Siesta Breakers property (tennis courts, pool, lounges and chairs, private beach area, and restrooms), until you can access unit #603. You may also stay as late as you like after 10:00 AM on your departure date, and use the common areas on the Siesta Breakers property. Just be sure to park your vehicle in one of the visitor parking spots in front of the rental office, and not in the unit #603 parking spot. Your unit key will open the restrooms in the pool area.
Rental Confirmation Deposit:
An advance deposit of USD $300 is required to confirm a reservation.
50% or USD $300 (whichever is greater) is required to confirm a reservation made 90 days or less prior to arrival.
Your reservation is not confirmed until the confirmation deposit has been received.
Payment / Balance Due:
50% of the balance is due 90 days prior to arrival. If the deposit is not collected 90 days prior to arrival date, Lessee(s) is risking a cancellation with no refund.
Remaining balance is due 30 days prior to arrival.
Upon receipt of remaining balance due, plus security deposit, keys to unit #603 will be mailed to you.
Security Deposit:
A USD $300 security deposit is required and is due along with remaining rental balance 30 days prior to arrival.
The security deposit is refundable after departure providing that there has been no damage or additional cleaning required too bring the unit back to its original condition, and keys have been returned to Lessor.
Payment Options:
PayPal or no fee QuickPay are the preferred methods of payment. Visa, MasterCard, AMEX and Discover are accepted through PayPal only. Sign onto paypal or chase (a Chase bank account is required) to easily set up an account.

If you prefer to make your deposits by Check (U.S.A. & Canada only), please mail your checks promptly to my home address, and you must notify me of the mailing.
Occupancy:
Standard occupancy is 4 persons.
Maximum occupancy is 6 persons.
Add USD $100 per week for each additional person over standard occupancy (less owner discount offered).
Lessee(s) must be 25 years of age or older.
Add $100 per reservation for security personnel April 1st to April 15th and June 26th to July 17th (less owner discount offered).
No occupants under the age of 21 are allowed unless accompanied by parent or guardian.
Only the number of adults and children specified in this rental agreement are allowed to stay as Guests for this rental.
If the number in your party exceeds the maximum allowable, you will be subject to eviction and/or complete forfeiture of security deposit.
Cancellations / Refunds:
Cancellation must be given 90 days prior to occupancy date to avoid forfeiture of deposits.
In order to receive a refund of an advance deposit, Lessee(s) cancellation request must be made in writing 90 days or more days prior to arrival. A refund will be issued minus a USD $75 cancellation fee, and all PayPal fees on deposits.
In the event of a less than 90 days notification, an attempt will be made to rent the reserved rental period, and if successful, Lessee(s) will receive a refund minus a USD $75 cancellation fee, all PayPal fees on deposits, and any further discounts that were offered to obtain the rental.
If there is a request for change of dates after the 90 days, there is a USD $75 fee.
Smoking:
NO SMOKING IS ALLOWED IN THE UNIT OR ON THE LANAI
There is a zero tolerance for violation of the No Smoking Policy. If smoking odor is detected, your $300.00 Security Deposit will be forfeited. This fee returns the unit to non-smoking status and covers the costs of steam-cleaning all bedspreads, upholstery and carpets.
Pets:
NO PETS ARE ALLOWED IN THE UNIT OR ON THE PROPERTY
There is a zero tolerance for violation of the No Pet Policy. Violation of this provision will result in immediate eviction, and the Rent Deposit and your $300.00 Security Deposit will be forfeited.
RV's, Trucks, Boats, Trailers, Motorcycles, or Motor Scooters:
NOT ALLOWED ON THE PROPERTY
Lessee(s) is prohibited from parking boats, boat trailers, motorcycles, recreational vehicles or trucks in the parking areas.
Area Information
Crescent Beach offers lush, white sands, azure waters, and stunning sunsets, but it is relatively secluded and quiet, as it has only one public access road. Located just south of Siesta Public Beach, the beach scene here tends to be more peaceful and private. Crescent Beach, noted for its crescent shape, extends for 2 1/2 miles from the northern tip of Siesta Key, south past Siesta Key Public Beach to Point of Rocks, a lovely snorkeling and diving area that is rich with coral rock formations as well as colorful and abundant marine life. There are no lifeguards or facilities available to the public on Crescent Beach.
Turtle Beach is located on the south end of Siesta Key. The sand on Turtle Beach is a bit courser, browner and shellier than on Crescent Beach and Siesta Key Public Beach to the north. Less crowded than Siesta Key Public Beach, and offers plenty of free parking. A short 1/2 mile walk south offers access to Palmer Point Beach on Casey Key. Turtle Beach has no lifeguards, but has restrooms, picnic tables and showers.
Siesta Key Public Beach offering the same lush, white sands, azure waters, and stunning sunsets, is located on the north end of Siesta Key, and is 3/4 of a mile long. There are 800 parking spaces to accommodate visitors, shallow water depth in the near shore area, and year round lifeguard protection. Siesta Key Public Beach is within easy walking distance of Siesta Village, with many quaint shops, restaurants and nightly entertainment. Siesta Key Public Beach also has food and souvenir concessions, restrooms, picnic tables and showers.
Enjoy the sunshine and tropical breeze while you track the flight of pelicans and shorebirds, and keep an eye out for the playful dolphins. Take your pick of fishing, shelling, swimming, parasailing, boating, snorkeling, or just walking the beach. Enjoy your holiday in the Florida sunshine relaxing on a private piece of world famous Crescent Beach with silky white quartz sands to walk, sunbathe and enjoy the warm tanning rays of the sun, go shelling, or plunge into the sparkling aqua blue Gulf of Mexico. Everything you need is within walking distance, grocery, pharmacy, bank, post office, courier service, boutiques, salons, liquor store, fine restaurants and entertainment and seafood houses, even a marina. Boat, fishing and parasailing charters, jet-ski and bike rentals are available. Twenty golf courses are nearby if that is your leisure. The tropical climate on Siesta Key offers you rest, relaxation and recreation. Test your tennis game or enjoy a refreshing swim in the pool. The condo itself was gorgeous. It was spacious, clean and very well laid out. The view was breath taking. You can see the bay from the balcony and let me tell you about the beach sand. It was white and soft, never hot on the feet. The sunsets were the most beautiful thing I ever saw in my life. I would book it again in a heartbeat. You gotta see it.

Our family really enjoyed this condo, pool, and beach. The recent remodeling is great! The kitchen is spacious, functional, and better than some kitchens at home! We had a mild week, so the extra warm pool kept the fun going for our children. Would definitely stay here again....very impressed by the location and manicured propery upkeep. By the way, my daughter typed the subject line in this note claiming it was the "best vacation ever!"

This has been the sixth year that we've stayed in Unit #603 at Siesta Breakers and we love it! The condo and grounds are immaculate, the pool and beach are right on the location, the people are friendly, there are restaurants, grocery, and drug store close by....all of which make for a wonderful stay. The beach is the best ever...cool and powdery white! You won't want to miss this opportunity.

We stayed in Unit 603 the week of Thanksgiving. The kitchen is so well equipped we cooked a full Thanksgiving dinner there. The unit is exactly as described and we were extremely satisfied with the furnishings, decor, and condition of the unit. The other residents and tenants were very friendly, so we did not feel like an outsider. The location is fabulous. Within walking distance of most anything. Scooter rentals, restaurants, Davidson's Drugs (open 365 days a year) which has most everything, tourist traps, 7Eleven and others directly across the street. The common areas are well maintained. The pool was heated to the perfect temperature. The beach, what can I say? It is one of the best around and that is from someone living on Clearwater Beach. Clean (no cigarette butts{no smoking allowed}), packed sand that is great for riding bikes and pushing strollers on. More than adequate supply of lounge chairs available on the beach. To the north is Siesta Key Public Beach for younger beachgoers (free parking). Sarasota in general is a great City. Plenty to do if you desire. Took my boys to the new skate park in Downtown (nice), shopping malls to the north and south. Beautiful residential community to the south, recommend walking the sidewalk if the beach is too cool. Vic is great to work with, detailed and timely. Security deposit came back within 10 days. Highly, highly recommend #603 and would absolutely stay there again. Heavenly.

We very much enjoyed our stay at Siesta Breakers #603 from 10/24/09 - 10/31/09. This is our third time visiting Siesta Key and this unit is the nicest one and very reasonably priced. I would highly recommend it and would like to return again.

Siesta Breakers #603 is a wonderful place to stay. We have stayed at Siesta Breakers many times. This was our first time in #603 and we were not dissappointed. Absolutely loved this condo! Perfect size, perfect layout, immaculately clean, all appliances are new, new TV in living room, nice furniture, walk-in closets -- I couldn't find anything not to like! Siesta Breakers resort is very well maintained. Beach is gorgeous, best sand in the world -- so thin, so white, and it's not getting hot so it is always a pleasure to walk on it barefoot which is quite amazing. Gulf water was probably 90 degrees, really warm. Perfect, relaxing, wonderful vacations! Would absolutely recommend renting this condo to anyone -- you will not regret! And -- last but not least -- I don't think anyone can beat Vic's prices!

We loved this condo-Just the perfect size for us- totally imaculate and spacious-our little girl had plenty of her own space.The location was pefect- so close to the beach and pool with a very convenient and short walk across street for groceries , sunscreen etc and ice cream! The beach of course is unsurpassed and conveniently supplied with lounge chairs so you dont have to drag so much stuff down. Its very easy to go between the pool to beach to "home" in just minutes. The pool is lovely, clean and nicely landscaped. We would highly recommend this unit-

Condo was in a great location - easy to get to, close to shops, and on a wonderful beach. The condo was very comfortable - we were calling it "home" after a few days there. It was great having access to beach chairs for hanging out during the day and for viewing the beautiful sunset in the evening. Siesta Key has just the right mix of sun, fun and relaxation to equal a great vacation!

We enjoyed Siesta Breakers Unit 603. It was very spacious and clean with a washer and dryer. The pool area is also very clean. The beach is beautiful. We stayed with 2 kids ages 8 and 10. Would definitely stay again.

We had a wonderful time in Condo #603 on beautiful Siesta Key, The beach & sand are the best around, the condo is so spacious and has all the comforts of home. Everything we needed was there including beach towels! Lots of Shops, Resturants and Grocery store within walking distance. This will not be the last time we rent this unit. I highly recommend it to anyone wanting a relaxing place to stay with a beach view.

Siesta Breakers 603 is great. Very roomy and comfortable. Nice view and an overall excellent complex. Everything is perfect for a family vacation. The complex provides lounge chairs at the beach. The pool is excellent. The grounds are immaculate. Pride in ownership is evident at Siesta Breakers. We will definitely stay again. The condo and beach provided us with one of the nicest vacations we have ever experienced. Thanks so much.

We had a great time and enjoyed the condo very much. Everything was top shelf. I was traveling with two young kids and was able to set each up in their own walk in closet thanks to the plantation doors. It made our stay so much more enjoyable. Everything you need is within walking distance. Vic was very easy to work with and went above and beyond to help me out.

Just completed our stay in this unit a few days ago...the unit is beautiful, spacious, nicely appointed with applicances and full washer/dryer in unit. Well maintained, clean and the kitchen was a dream! The beach is gorgeous with white powder sugar sand, and the pool facilities were beautiful and very well kept. I would recommend this unit for sure...and vic is extremely easy to work with!

My family has stayed in Unit 603 at the Breakers since we found Siesta Key in 1992. The accomodations are fabulous and a bargain in the keys. We wouldn't stay anywhere else. Watching sunsets from the linai and walking on sand that feels like talcum powder are an experience you won't get anywhere else. Thank you Vic for maintaining a First Class condo at an affordable price. Unit 603 at the Breakers is our destination of choice no matter what time of the year we can go.
