It is approx. 1000sf and has a full livingroom, dining area, full kitchen, 2 bedrooms, 2 baths with 1 queen, 1 full and the full sleeper. It is located in an area of million dollar private homes and is just steps from the whitest sand of the 1st ranked beach in the nation 2011, Siesta Key Beach. We are in a great quiet area just 100 yards from beach and 1 block from the village!! Just park your car and never need it till you leave !! There are not direct views of the beach from the house due to a natural habitat area between house and beach, but you have you own private access path with no streets to cross. Washer and dryer, tv,s, extra inflatable bed, linens, beach towels and chairs, outdoor grill and shower, all you need to just move in. Parking is limited to 1 or 2 cars. Available weekly, monthly or 3 night minimum with all the luxuries of your own home. We also have a luxury 3 bedrrom home at same location available only in September. The main thing to tell you is you may NOT get your deposit back. He will NOT return ours. We have given Bill Turner numerous chances to do the right thing and he WILL NOT! We arrived and found the place dirty and missing many items that should have been stocked. We spoke to Bill about them. Yes, he seemed nice enough but evidently he will NOT return your deposit if you complain. He has a rating of "F" with the Better Business Bureau. (too bad we didn't check that first). My husband & I spent the bigger part of one day cleaning the place. Swept, washed the throw rugs, towels, bought cleaner and cleaned the shower before we could use it. Swept porch and walks & even washed front door because it was awful! Pictures look nice, place is big enough, close to beach but beware. Our first night I had to pull off the sheets & find others to put on because they were so bad. Then I saw the filty mattress pad & the yellowed pillows. Dirt behind the bed, bed is wobbly, roller missing, I think. If you have a child beware, you do not want a small baby or toddler on those floors. Front porch rail is broken and jagged wood on end. Slats are missing from the vertical blinds. He has a bigger house in front of this one and people walk by your windows all the time to get to the beach so be sure to stay dressed at all times. I could go on and on but if the return of your $215.00 ($300 with the $85.00 he keeps for cleaning) is important to you better NOT take a chance. 3 couples stayed in the big house in front of ours and we talked to them throughout the week. They were every bit as unhappy with their place. I find it interesting others have given such good reviews. Don't take my word on it, check him out with the BBB. He won't answer emails or return phone calls. He has stolen our $215.00 and people should be made aware.

The cottage is very near the beach, and the access to it is great! The cottage is furnished with old and uncomfortable furnishings. The beds were especially bad. The laundry is on the outside of the house in a metal building - when you enter it - you will worry about possible snakes in there - really bad set-up! The property itself needs to be cleaned up outside. Much of the lighting and fans on the interior of the house are not workable. That being said, we really did enjoy the village of Siesta Key. It was very charming and welcoming.

The smaller unit was great for our family trip - the owner is very helpful and will get you whatever you need. Do not be afraid to ask - we had only 2 towels and no garbage bags upon arrival and he quicklygot them for us. If you are looking for luxury, this is not the place but if you are looking for a place to lay your head at night it is perfect. Note you need to do the laundry upon leaving and clean the dishes but there are no supplies such as dish detergent or laundry soap so bring some with you to avoid the expensive grocery store in a small town market. Also no soap, toilet paper or kleenex in bathrooms so also bring that. Salt & Pepper also not there - essentially you have to bring everything including frying pans. The beach chairs and furniture are falling apart so bring your own chairs & unbrellas for the beach as you cannot rent in that area. Police were there on the beach constantly on the week-ends - they do not allow dogs as we found out but they did not comment on the beer! On Monday, we saw no police so assumed it must be only week-ends. The beach area is wonderful as you are away from the main drag and have lots of space to set up and be at peace. You should go to the little town of Siesta Key. Just turn left from the property and one block away you will find lots of little restaurants and shops to delight even the most picky of eaters. We ate at Siesta Key Oyster Bar 3 times - absolutely delicious as well as live music every night and at the Japanese Tapanyaki restaurant a few doors down - think it was called ToJo? Really inexpensive for Japanese food cooked to order at your table compared to what we pay in Canada. Fresh bagels in the morning at the shop on the corner and a grocery store that will have everything you need if you don't bring all your items with you - as we didn't and our bill just to get toilet paper and other accessories was over $100! All in all, a pleasant stay. Again, very old and worn and not luxurious but for the price the location is worth staying here. Stay in the upper unit if you can as it has balconies - you cannot see the water due to a large house being in front of this house and beach is behind that house - but at least you can sit out in the evening. This house is not beachfront - there are a row of large houses in front of the row this house is in but you have a path beside the house in front of you to access the beach. Have fun, chill and this will be a great vacation.

Traveling from Atlanta to the keys was easy. But we were suprised by the quality of this cottage. Practically on the beach, airco & free Wifi. It also came with complet beach accesories so we only had to bring beach towels! We and our children had the time of our life.

About 30 days prior to our arival of our vacation I sent the other part of my rent. (a deposit was made May 2011 when initially booked). We had stayed at this place in 2007 and really enjoyed the place and the location was great (but rented it through Remax, even though it was owned buy this guy) After I sent the other part of rent, the guy emailed me back and told us he was sorry but double booked us and we had to find another place. Being on a budget, 30 days before a vacation, plain tickets paid, and the only week my husband could get off of his busy schedule this year, we were very upset. I would never rent from this person! If we had it rented a year before our stay....could it have not been fixed last May instead of the 30 days before our stay? OR just fess up to the fact that maybe he just went with the deal that made him more money. Very poor character and very poor business. You do not want this to happen to you, it almost ruined our vacation!

The Best Stay Ever

Our stay at 316 Beach Road was really 100 yards from the beach and 1 block from the Village night life. The accomodations could not have been better. Our beach rental was clean, bright and just the right space for the 4 of us. The weather was in the 80's with sunshine everyday. I would stay there again and recommend this rental and owner's hospitality to anyone interested in visiting Siesta Key in the future. Perfect time was had by all!!!!

Myself, daughter and 15 & 12 year old grandsons stayed from December 24, 2011 until January 1, 2012. This was a new experience for Christmas, not the normal tradition, and it just might become a tradition. The cottage is just a few yards from the beach and not crowded like the public beaches, a stone throw to the village of Siesta Key, and within walking distance to other attractions. This was awesome for sunbathing, I burn easy and when I felt I had had enough, I could just walk to the cottage and not make everyone leave because of me and then when it cooled down, just walk back to the beach and start again without driving away and back again. The cottage has all the comforts of home, plus the beach. TVs and DVD players in every bedroom plus livingroom. Buy your own food or snacks or just eat out every night, the choice is yours. The washer and dryer was a bonus for the wet towels and swim gear. I would recommend this for a single, couples, families or a group of any type.

Clean but with issues!

The unit was clean and close to the beach but getting in and out of the back sliding glass door was impossible. It was heavy and did not move smoothly on the track - most of the time we gave up and went out the front door. The additional A/C units help keep the rooms cool in the hot month of August but were very noisy and made it difficult to carry on a conversation or hear the TV. We had a nice stay but I was a bit disappointed.

It's a shame this happened because my family enjoyed the property very much! It's been a little over a year since we had a family reunion at this property (we rented the main house & cottage). After several conversations with owners and promises of the deposit being returned, he never did! I finally reported it to Better Business Bureau and found out there were 2 other similar complaints. I'm so disappointed...I would have definitely recommended this property to others!

We rented this cottage for the whole month of February, 2011 and paid in full prior to arriving including a $300 refundable security deposit. When we arrived we found to our dismay: the living room furniture was ripped, the refrigerator was covered with spots, the blinds didn't work properly and kept falling to the floor, not enough light bulbs for bathrooms, the washer/dryer were dirty and dismal in a low roofed shed, there was a hole in the ceiling of one bedroom and the owner made himself mostly inaccessible to us when we called. We left the cottage in exactly the same condition as we found it. We have repeatedly tried to call Bill because he has not returned our refundable deposit. He does not answer our calls or our emails. This is the very first time we have ever had difficulty with any house we have rented and we urge anyone considering renting his place to be very aware. This is not the first time he has done this but has had other negative reviews removed from this site.

It was pretty much as described, although the beach chairs were cheap and broken and the washer & dryer were OUTSIDE in a little metal shed that you had to duck your head to enter and there was no lighting in the shed. The two bedrooms were connected by a door that didn't lock. After a heavy rain at night, our pathway to the beach was a swamp up to our knees. We did like the location and it was easy to walk to town.

This cottage is perfect for 4 adults...we were encouraged that 7 would work...it was uncomfortable but workable. However, the master bedroom door wouldn't open once closed, the sliding doors were unmanageable (requiring two people to open and close!) and need repair, there were not enough linens (blankets, and it was COLD!!!) there is a jacuzzi tub that does not work, and calls to the landlord went unanswered, even tho he said to call of there were problems. It was not properly cleaned and most of the ammenities offered (beach towels, where? Beach chairs, outside shower was a HOSE and broken!) were rusty and in tatters ...All in all the beach was as great as described, but this place is not maintained as one would hope

My family and I recently spent three nights at one of your properties and had a very enjoyable stay. The little condo was in a great location, just steps away from the Village and a short stroll to the beach. We especially liked the secluded private pool area, and felt like we had our own private oasis. The one suggestion we have is that the bedding, linines, pillows etc could all use some upgrading. We do plan on coming back and enjoying a longer stay in the future. Lastly Amy was very helpful and accomodating to work with.

We are sorry to write this warning for future travelers because the cottage has a supper location. Kitchen was not equipped, we had to buy dishes to be able to have a meal, air-condition was not sufficient. (West sun was too strong and there is whole wall of one glass windows) Towels were dirty looking, practically nothing was in working order. We left the place in same or better condition and Mr. Turner did not return our security deposit. He doesn't have the decency to return our phone calls and inform us why or when we get our $500.00 deposit back.

Where should I start.. If you LIKE mousy smell and cockroaches you should rent 316 Beach Rd. house... If you LIKE inadequate AC unit with temperatures rising to almost 90F you should rent 316 Beach Rd. house...If you LIKE almost empty kitchen cabinets (without basic dishes) you should rent 316 Beach Rd. house....If you LIKE stingy smell coming from your AC ducts (happened two days before we left!) where dead animal got stuck then you should rent 316 Beach Rd. house... And at the end if you LIKE owner, who after all this, does NOT return your ($500US) deposit (paid in advance on top of the unit price) ... GO RENT 316 BEACH RD HOUSE FROM MR. Disappointed to say the least…

My family rented the beach cottage. We all thought it was a great price for the location. We were excited. The day of check in I called the owner when we arrived in town, and no return call. I tried him back a little over an hour later still no answer, and we were sitting in the driveway. He did return my call a few moments later, but the anxiety of thinking what are we to do if he doesn’t answer. Day 1 the air conditioner was unable to keep up the temperature was 85 through the night into Day 2 I called the owner he promised to have someone come to look at it. Day 3 I called him again he said he was coming over himself we never saw him. Day 4 he came over to measure the windows, but still no air. Day 5 he replaced the small window air & placed a portable unit in the dining room with hoses running an open window, and still the temperature was 79. (nothing like inviting a burglar in) The fridge was luke warm even on high, and we had to use coolers. The breaker blew I called the owner no response we were unable to locate the breaker box inside the rental he NEVER CALLED BACK! There was not enough bedding, towels etc… for 6 people. Then he never returned the deposit I called & emailed several times, and not until I contacted PayPal was anything done. Would we rent again ABSOLUTLEY NOT! What a horrible stressful hot and uncomfortable vacation!

First let me say that I enjoyed my trip to Sarasota. The place is beautiful!!! However, the condo was not so great. The air conditioning did not work good at all. The house temperature was 85 degrees during the day with all the air conditioners running, and it did not cool off until about 10 ever night. It still was not that cool at night. The bed in one of the bedrooms had been broken before and fixed with small bolts; so, we broke the bed again. That means I am not going to receive my despoit back, and IT IS NOT MY FAULT the bed broke. If the bed had been disposed of when broken the first time, it would have not happened again. Also the kitchen did not have everything we needed either. I had to buy a few kitchenware items to cook. As for Mr. Bill, he never called to make sure we had everything or if we were satisfied. When it was time to leave Sarasota, I could not get Bill on the phone or to return my phone call. I have been gone for a little less then two weeks and still have not talked to the man. So for anyone who wants to rent this place. BEWARE!!!!!!!!

We thoroughly enjoyed our stay at the beach cottage. It was a short walk to beautiful Siest Key beach and amazing sunsets at night. We walked to Siesta Key village every day for dining. Super location.
