Leyden Hill Farm, located at 2589 State Rte 12D, Boonville, NY 13309 is available to rent by the week or just for the weekend. Comfortably sleep up to 11 people in this large, clean, and newly renovated farmhouse featuring a brand new kitchen and bathroom. Amenities also include a washer & dryer and dogs are welcome!

“All the Convenience of Home in a Great Location”

Our group of 4 rented the farmhouse. We came up to take advantage of the snow and the free BREIA cross country and snowshoe trails. The house is probably 10 minutes for the center of town. The house is quite large with 5 bedrooms and 2 and 1/2 baths, a laundry room, full kitchen, dining room and living room (with Wi-fi and Netflix). It was clean and warm. The driveway was plowed on our arrival and every day of our visit. The owner is really considerate. He even emailed us to let us know the weather conditions were not favorable for snowmobiling and offered to refund our deposit if we changed our mind about coming up. We did go and had 12 inches of snow fall, so be aware the weather conditions can change rapidly! You can't beat the price, convenience and location. I highly recommend the farmhouse and hope to rent it again!

“Spacious, Lovely, and Incredibly Affordable”

We rented Leyden Hill as a home base for family coming from out of town for a family funeral. The comfortable surroundings, thoughtful inclusion of necessities (laundry detergent, etc.), and the many bedrooms allowed family to enjoy being together at this difficult time without being crowded. The full kitchen was of use in making food for a family gathering after the service, and the huge wrap-around porch provided space for everyone to sit, talk, and share memories.

“Loved the place we stayed at”

My family and I had a wonderful time at this farm house my two step daughters had the opportunity to milk the cows in the barn the owners of the cows gave us a sample of the milk which the girls really enjoyed. It was funny we took the girls mainly to the Adirondack to see the water safari in old forge and the whole time we we're there they wanted to go back to the house to see the cows....we all had a wonderful weekend and we got the opportunity to create new memories. We will definitely come here again thank you so much The Tuttle and schreck family

“No complaints”

Nice place, plenty of room. Owners are very flexible and easy to work with. Renovations not 100% complete, but did not effect our stay at all. Would recommend this place to others.

“Leyden Hill Farm”

This place was very nice. The weather was great. We had everything we needed. The house was very clean. The beds were comfortable. Since we take all our food, it is important to have a full refrig. so this was a perfect place for us. It would have been better if just 1 outside set of stairs would have a rail since I am disabled and could have gone up and down stairs alone if there had been a rail. My daughter was able to help me so we managed. I would highly recommend this place for families. They have a lot of toys for little ones there,

“Our Stay”

Property was clean and efficient as advertised. We had a good time - esp our daughter watching the cows being milked daily and seeing the baby calf. The pictures are deceiving, as we didn't know the house was so close to the main road until we arrived. Wish it was a little more private. As recommended to the owner, need clocks in the bedrooms and maybe a radio on the first floor. Also, if they could leave instructions for TV/Video player for future guests. Maybe a larger bed in the master bedroom too. The bottle of wine was a nice touch.

“Farm house”

Thank you for sharing this wonderful house. We had everything we needed and more. I was a little worried with the how close the barn was to the house, but it was not an issue at all. The rooms were spacious and very clean/ The only thing we would have liked to have had during our visit was throw blankets (which we found our last day there)

“great house for reunion”

My family rented the farm house for a family reunion. It worked great with all 5 bedrooms being in good condition. The kitchen is well stocked and is newly remodedled. We were all very impressed with the kitchen space. The bathroom is also beautiful and it was great to have a laundry room too. Overall we loved the house. The outdoor space is good too but is located on a busy road. The house is set back a bit from the road but might be a concern if you have young children (as we did). My only complaint is the deck had recently been added and there was no railing up, which made it very dangerous for the young children. It would be worth asking if they added one. Otherwise we had a wonderful experience. We found the house to be spacious and clean. Great stay.

“Boonville Farm House”

If you don't mind summer heat and unpredictable humidity, as well as staying on a working farm with it's accompanying flies and other insects, then you won't mind staying in this roomy two-story farm house in July! Other than the uncomfortableness of the heat, especially upstairs in the bedrooms, occasional "farm smell", and the insects that somehow found their way in even with the windows closed, this authentic farm house worked out well for our 10-night stay while in town to visit our son who was playing for the local collegiate baseball team. We knew going in there was no air conditioning (or internet) , as it's usually rented out in the winter months due to the location of winter activities, so we took our chances we could handle the heat; unfortunately, our stay included several out-of-the-ordinary VERY hot/humid days/nights. We made the best of it and tried to stay away until late evening whenever possible. Although there was "basic cable" for 2 TVs, one is upstairs where it was unbearably hot until very late evening, even with the portable fans. Reception was poor-fair for the few channels that could be accessed, so my kids took advantage of hooking up their own Game Cube system to the main floor TV. The kitchen/laundry room and main downstairs bath are newly renovated and very nice... all containing the basic necessities (kitchen items/utensils, towels/bath supplies, linens, laundry & cleaning supplies) that came in very handy and were much appreciated. All rooms are spacious and worked out well for our family of 5. Furniture is not new, but was clean, along with the majority of the house. (Renovations were on hold during our stay, as the outside is "under construction"...house appears quite old, but a new "wrap-around" porch is almost complete and doors/windows are being replaced.) The view from this hilltop property is picturesque and the location was great for day trips to Old Forge, Pixley Falls, Cape Vincent, Alexandria Bay, and Lake Placid. Many other "tourist destinations" (including Canada) are also within a three-hour or less drive. The creaky wooden floors/stairs and the daily "farm activities" (milk tankers, pick-up trucks, tractors, hay trailers), including the on-site fox and three cat friends from the barn, grew on us during our stay. I imagine the house is more comfortable in the winter, as it has heat, and there probably isn't the same level of farm activities taking place. Overall, we enjoyed our stay & recommend it!

“Excellent location and great for families”

My family and I stayed at the farmhouse for several days. It was close enough to bigger cities (like Rome & Utica), but it was far enough away to be enjoyable. The bed was comforable and I was amazed at how clean the house was. It was spotless. You can walk around all day in white socks and they are still white at the end of the day! The updates were done with skill and the house was very comforable. The family that owns the property were very, very welcoming and made us feel like we were part of the family. There's a waterfall at the bottom of the hill (off of Cheese Factory Road), and it was quite a sight. We didn't have snowmobiles, but this location would be perfect if we did. Overall, the house was stocked with everything from pots and pans in the kitchen, to tons of towels in the bathroom, to even a washer and dryer. We loved the house, and we will be trying to rent the house again when we come back. To the Munns' - Thank you! from the Parkins' Family
