This lovely and loaded 3 bedroom/2 bathroom oasis, conveniently situated mid-way between Palm Beach and Boca Raton in EAST Boynton Beach, is newly-renovated and 100% turn-key. Its mostly Tommy Bahama-inspired decor has all new comfortable mattresses ~ 2 queens and 2 twins. The property also offers a new queen-size sleeper sofa in the den and a new sleeper-sofa in the living room. Additionally, wall-to-wall wood flooring, plush bedroom carpeting, crown molding, and remote-controlled ceiling fans were recently installed. Abundant quality linens and luxurious down/feather pillows are provided {including a super-soft, queen-size heated blanket with dual controls}. There are two attractive room dividers/folding screens that can be used for extra privacy around the sleeper sofas or between the twin beds, and a Sound Spa {acoustic relaxation machine} for the light sleeper. Every bedroom has a luggage rack.

The large heated {November to May} swimming pool was recently resurfaced with 'Diamond Brite' and a large, deluxe hot tub was recently added. Both the pool and hot tub have LED color-changing lights! The hot tub also sports numerous therapeutic jet cycles and an actual waterfall. Fun flotation devices, water toys, padded lounge chairs, and pool towels are provided. The porch, patio, and lanai boast a Weber "Gold" charcoal grill, fireplace, bar, television, rattan furniture, and two dining areas to enjoy outdoor meals pool-side if desired. There are 5 new flat-screen SATELLITE televisions {with remotes} at the home, including a 60" in the living room, a 42" in the master bedroom, and a 40" "Smart TV" in the "Hawaii" room. The home also has FREE WiFi throughout it, a computer printer, and various office supplies.

This is a fenced property on a private street. Plus, all the bedrooms and bathrooms have door locks for complete privacy. Best of all, both the pool and hot tub are private use only ~ NO "community" sharing with strangers! The master bedroom, on the opposite side of the house from the other bedrooms, has an en-suite with a convenient entrance to the Florida room and pool area. There is a new, decorative, electric fireplace in the living room with a heater and remote control. The new fully-equipped kitchen offers filtered water/ice, coolers, a dishwasher, disposal, microwave, blender, mixer, pancake griddle, tea kettle, coffee maker, coffee grinder, dishes, utensils, pots and pans, bake ware, cook books, assorted spices and cooking ingredients, etc. Additionally, there is a laundry room with a full-size washer/dryer, iron/ironing board, hair dryers, CD player, portable stereo/CD player, indoor/outdoor games, and a large garage {absolutely crucial during Florida springs/summers} with remote control. Abundant towels and linens are also provided for your convenience.

Adorned with dozens of palm trees, colorful hibiscus plants, all-new landscaping, and a charming tiki garden, this property is located in Boynton's most desirable {Intracoastal Waterway} neighborhood. Its street is across from the ocean inlet, and public beaches {Ocean Ridge and Lantana} are less than 5 minutes away in either direction! There are also two wonderful waterfront parks next door to play, fish, and/or launch a boat.

Additionally, plentiful marinas are nearby if renting or chartering a boat is on your agenda for world-class fishing in the pristine Gulfstream waters off the East Coast of the Atlantic Ocean. Numerous popular restaurants and excellent shopping are less than a couple miles away, including the Boynton Beach Mall. {Local guide books are provided for your convenience}. However, it's unlikely you'll want to leave this gorgeous property very often to explore so much the area has to offer!

PLEASE NOTE: This is a privately owned and managed home. It is NOT a condominium or apartment governed by HOA rules that strictly prohibit short-term renting. Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days. Our property is not located in a subdivision. Make sure your rental agreement clearly states that the property you are renting is not governed by any such HOA rules! There is absolutely zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and evicted for renting our home illegally. We are LICENSED {number available upon request} and regulated by the State of Florida. If an owner or manager asks you to pretend that you are a "friend" or "relative" while renting, and/or does not charge you the mandatory 12% tax {tells you it is "included" if asked}, walk away before you pay anything and find a LEGAL rental. This is for your own protection and will assure that you have a great, hassle-free vacation.

*** IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about rates, holiday premiums, availability, and location, PLEASE check them here {everything IS correct and current} and read ALL of the posted details PRIOR to contacting us. We are always happy to promptly answer other questions. Or, please let us know if/when you are ready to book a reservation. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, those that request a "quote" or a "total" {just multiply the number of nights by the posted rate, add the posted cleaning charge, and add any applicable holiday premium}, those for more than 10 persons {this, of course, includes children}, and those that request a rate reduction are deleted. Thank you!

BASIC INFO: Weekly rates are based on 8 days/7 nights. There is a 10 NIGHT MINIMUM if Christmas is included and an 8 NIGHT MINIMUM if New Year's Eve/Day is included. All minimum nights are non-negotiable. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in is 4:00 P.M. and check-out is 11:00 A.M. Eastern Time.

HOLIDAY PREMIUMS: Please add $25 to EACH night if reservation includes ANY holiday, including on check-out day, OTHER than the following. Please add $35 to EACH night if reservation includes, even on check-out day, MLK Day, President's Day {$60 if both Valentine's Day & President's Day}, or Thanksgiving. Please add $50 to EACH night if reservation includes, even on check-out day, St. Patrick's Day, Easter, Christmas, or New Year's Eve/Day {$100 if both Christmas and New Year's.} Holiday premiums are waived on Monthly rentals.

BOOKING FEE: Unlike the vast majority of TripAdvisor listings, this property has NO guest "Booking Fee" {currently 8-14.5%}, since it is as Paid Subscription Listing as opposed to a Free Pay-Per-Booking Listing!

PET FEE: Dogs Only Allowed ~ $25 per night per dog. Also, please add $100 to the below posted damage deposit.

CLEANING CHARGE: There is a standard departure cleaning charge of $150 added to each reservation for this spacious 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their posted rates.}

TAX: 13%

PAYMENT OPTIONS: Due to popular demand, we accept PayPal {MasterCard, Visa, Discover, American Express, and debit cards} only. PayPal does not require users to have a PayPal account. Also, the merchant {property owner} NEVER sees the user's {guest's} credit card information AND the merchant pays all fees {3%}. The user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there is NO safer or more secure payment method on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest. Sorry, PayPal is not available for Monthly rentals.

DEPOSITS: 50% deposit due to confirm reservation and guarantee dates. Balance due 30 days prior to arrival date {60 days for "Winter" reservations.} REFUNDABLE damage deposit {25% of base rental amount} and cleaning charge due with balance. Collecting a damage deposit in advance is standard policy of most PayPal merchants since we do not have our guests' credit card information for collateral, as stated above. Signed rental agreement required at time of deposit that must be properly executed and returned within 48-hours of receipt, or reservation will be automatically canceled {see below for cancellation fee.} Guest who signs the rental agreement must be of legal age {proof required}, which is 21 in Florida.

DISCOUNTS: Our "best" rates are those posted and are FIRM. However, we deduct 50% from the Nightly rate for reservations of 30 nights or more any time except for "Winter", which offers a 25% discount".

LOCATION: This property is located on Las Palmas Park {East Gateway Boulevard.} For obvious privacy/security reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings. The address is, of course, specified on the rental agreement. Please MapQuest distances to points of personal interest {restaurants, attractions, airports, etc.} Due to the high volume of inquiries we receive daily, we are just not able to provide these types of personalized services to potential guests. We appreciate your understanding.

CANCELLATION POLICY: If reservation is canceled 30 days {60 days for "Winter" reservations} or more prior to arrival date, deposit will be immediately refunded in full, minus a non-refundable $100 cancellation fee. If reservation is canceled 15-30 days {30-60 days for "Winter" reservations} prior to arrival date, deposit subject to forfeit. If reservation is canceled less than 15 days {30 days for "Winter" reservations} of arrival date, full reservation amount {excluding cleaning fee and damage deposit} subject to forfeit. NO REFUND IS PROVIDED FOR RESERVATIONS THAT INCLUDE CHRISTMAS AND/OR NEW YEAR'S EVE/DAY. We found it necessary to implement this cancellation policy due to the fact that most people plan their Florida vacation months in advance. Therefore, when a guest cancels close to their arrival date, it leaves us in a very challenging position to secure a "last minute" replacement guest. We encourage all of our guests to simply purchase trip insurance from a separate entity {i.e., CSA ~ #1 rated by Consumer Reports} if there is a chance they may need to cancel outside the stated time frames.

Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying "Traveler Fees", etc., similar to what online vacation rental sites {i.e., HA & TA} now charge, while using unsafe third-party payment software that often gets hacked. {Extensive details available on the Internet}.

No Smoking ~ No Exceptions

Wheelchair Accessibility ~ The entire house is on one level and provides a new folding/portable wheelchair, folding/portable 3-wheel walker with brakes/pouch, 4-leg stability cane, shower bench, and portable/adjustable wheelchair threshold ramp. However, the property is NOT officially wheelchair accessible.

RENT JUST HALF THE HOUSE! Beautiful 2 bedroom suite {"Hawaii" and "Bahama" rooms} has a full bath & a PRIVATE exterior entrance to the pool, hot tub, tiki garden, lanai, covered porch, & driveway. The suite sleeps 4 {twins can be combined by guest to make king; conversion bedding provided} & provides luxurious down/feather pillows. Spaces include 3 TV's {one is a brand-new 40" Smart TV}, WiFi, mini-fridge/freezer, microwave, coffee maker/coffee/supplies, Sound Spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryer, iron/board, remote-controlled ceiling fans, luggage racks, folding privacy screen, extra sheets/pillows, abundant towels, & more. Both the pool & hot tub have fun LED color-changing lights. The pool & hot tub are for your private use only ~ NO "community" sharing with strangers! There will NEVER be any other people {guests/owners} using the pool, hot tub, patio, screened porch, or back yard while you are a guest. You will have TOTAL privacy.
