The five bedrooms sleep twenty-plus guests (assuming families with kids who sleep on upper bunks). The pool and adjacent shaded patio are perfect for swimming and lounging, and the back yard provides acres of play area for football, baseball, volleyball or even golf. The lakefront is NOT developed (no private docks are allowed on Canyon Lake), so it's a great place for walks along the shoreline.
The house has over 4,000 sq ft, all on one level. The arches out front and Saltillo tile in the entry, living room and kitchen give the house something of a 'Mexican Hacienda' atmosphere.
The entry leads directly to the main living/dining/party room (20 x 36 feet, with a 12 foot ceiling), which has floor-to-ceiling glass on the lake side, providing spectacular lake views. Outside the main room there is a 10 x 40 foot deck overlooking the pool, lake and the sunsets. The kitchen has two large refrigerators, two microwaves, etc, and enough pots & pans, dishes, glasses, etc. for large groups.
The master bedroom (20 x 20 feet, with a 12 foot beam ceiling and a new dark green tile floor) has one king size bed, a private bath, a walk-in closet and two smaller closets with mirrors on the doors to make the room seem even larger (plus another closet on the hall).
All the other rooms are carpeted. Three bedrooms each have two bunk beds, with a lower double bed and an upper single bed. The rooms range in size from 11 x 17 (with a 12' beam ceiling) to 16 x 19, and are usually the kids' favorites. One has beautiful lake views and an outside door to a small private lake-view deck.
The rear bedroom (15 x 24) has a king-size bed, a queen-size bed and an outside entrance leading to the driveway down to the lake. You can back your car right up to the door for easy loading and unloading.
In the center of the three rear bedrooms there is a large game room (21 x 22, with a 12' beam ceiling) with a fold-up ping-pong table. The room has four large windows overlooking the lake, and angles out like a ship's bow. Kids can hang out there, and you won't even hear their loud music in the front of the house.
HDTV Heaven! The house has seven high-definition TVs, all connected to DirecTV satellite, so guests in each room can choose the shows they want to watch, and all with attached DVD/CD, VHS and AM/FM receivers with quality speakers (JBL, Bose, KLH, etc). Six of the TVs are 60", with one 70" in the game room. The house has a library with over 500 VHS tapes, including most of the Disney videos for the kids. Bring your own DVDs, and watch your favorite programs in AMAZING large-screen HDTV!
There are five central air conditioning units, and you can set the temperature in different parts of the house independently. All rooms have ceiling fans and portable "box" fans for extra cooling. There are two fireplaces for winter guests. The utility room has a washer and dryer - great for bathing suits, towels, etc.
The house is located on what once was an island (a causeway now links it to the mainland), on a quiet circle street with no drive-through traffic, and very little traffic of any kind. There is a private concrete driveway down to the lake, and plenty of parking for cars, SUVs, trucks, boat trailers, etc.

There is a herd of deer on the island that have never been hunted, and are quite tame. They often lounge under the shade trees on hot afternoons. There are many varieties of birds and other wildlife (foxes, rabbits, ducks, geese, etc) that live around the lake.
You can launch light craft (canoes, kayaks, etc) right off the property, and there is a free public boat launching dock one mile down the road for speed boats, jet skis and other water craft.

Canyon Lake Marina (5 miles) rents sailboats and motor boats, jet-skis, and 'party barges' by the hour/day.
The Guadalupe River (10 miles) is famous for 'tubing' (floating down the river in an inner tube), and tube rentals come with free pickup service to return you to your car.
'Schlitterbahn' in New Braunfels (25 miles) may be the greatest water park in the country. Kids love it.
San Antonio (50 miles - the Alamo, river walk, Spanish missions, etc.) and Austin (55 miles - University of Texas, the state capitol, Barton Springs, etc.) are well-known destinations. Both have an abundance of theatres, art museums, sports and world-class dining and night-life.
The Texas hill country has many quaint towns that welcome tourists, including Wimberley (15 miles) and Fredericksburg (50 miles). For Willie Nelson fans, Luckenbach, Texas is just five miles outside Fredericksburg, and is quite unique. The LBJ ranch, home of former president Lyndon B. Johnson (40 miles) offers historical tours.
New Braunfels (25 miles) and San Marcos (23 miles) both have good municipal golf courses and tennis courts. San Marcos also has several Outlet Malls that are favorites with shoppers.
Gruene (pronounced 'Green'), just outside New Braunfels, a historic mill town on the Guadalupe River, is an antique paradise, and has the oldest dance hall in Texas, with live entertainment on weekends.

Great place for a large group!!!

We recently rented this property on Canyon Lake for our son's wedding in nearby Spring Branch, Texas. This was the perfect place for our entire family, along with a couple of cousins to hangout during our wedding weekend. Plenty of rooms for all to spread out. Great dining and deck areas to accommodate all guests. The pool and lake was a nice addition for both the kids and adults as well. Enjoyed all the big screen TVs in every room. The weather and view were awesome....could not ask for a better place to view the setting sun over the lake. We really enjoyed our morning coffee on the deck while watching the deer including a group of really nice bucks grazing on the property. Thanks again for the wonderful memories!!!

Hide away in the Hill Country in this large spacious house. Our family enjoyed the quietness and private time we had together. We had a good breeze almost the whole time we were there.

Overall the stay was great. I wish management would have turned the AC on prior to our arrival since it took almost a full day for the whole house to cool off. The only other complaint was that it could have been cleaner. Great space, pool was nice, Overall the house suited our needs.

Staying at this lake house was an amazing experience. My friends and family had an amazing time. The house is in beautiful condition and it definitely fits 22 people. We were all very comfortable at all times. We can on going back this summer. It was so much fun.

We had a great time at this house. It has everything you could need in it and enough room for everyone. The location is great and although it was too cold to use the pool it was awesome to have the option of using it.

I give this property 3 stars strictly for the outdoor amenities, not the actual house. We arrived and the house was filled with a horrible septic odor, which did not dissipate until our last day after numerous air-fresheners, air sprays, Febreze and non-stop box fans. The carpet was terribly stained, the bathroom towel rack fell off the wall, the shower curtain was molded shut, door handles were falling off, there was no hot water in kitchen sink and our room was full of spider webs and dead bugs under the beds and in the corners. This property has potential, but it needs attention - new carpet, a thorough cleaning and general maintenance.

Great Place for large group

We stayed here with a large group for a family reunion. We loved having the kids watching movies in the second living area. We loved being able to sit on the deck (although it was very hot since it faces west). The very large dining area was great for our large group. We were all able to sit together to eat our meals. The lake is a short walk from the property. The deer that visited us each day was wonderful delight. The stairs down to the pool could use some work. There were several screws/nails that were raised up. Plenty of parking for our large group. Overall we had a wonderful time.

Our family enjoyed our stay very much. We loved that all the bedrooms had televisions, and the TV in the game room was huge. Your Movie video library is awesome. Most of we enjoyed the pool. I was not sure what I needed to take but once we arrived I realized that I didn't have to take half of the items, there was everything there including plenty of towels. Thanks, see you next year

We couldn't have chosen a better house for our reunion. This is a beautiful home, inside and out, with plenty of opportunities to relax! Several outdoor seating areas, with lots of shade and a hot tub and fire pit. Each bedroom has at least a queen size bed, 3 1/2 baths, and a kitchen fit for a large group. We had an appliance go out in the evening, which was replaced within the hour. The house was VERY clean, the ground were immaculate and very nicely landscaped. We had a fantastic trip and this house was a large reason for it!

It was the largest home I have ever seen. It was perfect for our churches women's retreat. The rooms were spacious and comfortable. The kitchen was equipped with everything we could possibly need. We had plenty of towels, toilet paper but most important SPACE! The pool was beautiful and very well cared for. I would highly recommend this place for a retreat, family reunion or even just a getaway for several friends and family. The view of the lake was excellent and the patio was the perfect place to have meals outside. We were very excited about this place and might even use it again next year.

This is false advertising about 3.5 baths. There is only one full bath, one 3/4 bath which looks like a closet(we are lucky we found it)and one half bath. In the half bath, there is no counter space and no hook for a hand towel. There were no washcloths or hand towels provided either. There also were no smoke detectors, exits that were locked from the inside that required a key, and windows that were blocked as well. The fireplace floo didn't open, so we were smoked out. We had no hot water and they didn't finish replacing the hot water heater until 6:30 Saturday night. Therefore we had no hot water until 9:30 Saturday night. We were only there Friday and Saturday nights.
