This lovely 3 bedroom/2 bathroom cabin sleeps 8 {3 queen beds and a queen-size sleeper sofa} and is located in the popular Arts & Crafts community of Gatlinburg.^ It is NOT on a mountain, so is easily accessible by any type of vehicle! It offers a fully-equipped kitchen {brand-new stove/oven, dishwasher, microwave, blender, mixer, toaster, skillet, coffee maker with coffee/filters/creams/sugars, utensils, dishes, stemware, pots/pans, bake ware}, WiFi, 4 cable televisions, DVD player, 2 VCR's with great movie collection, alarm clocks, hair dryers, iron/ironing board/starch, air conditioning, heating, realistic electric fireplace, air purifier, washer/dryer {detergent supplies provided}, pantry, 2 wood decks, flowing stream along the front yard, and abundant pillows/linens/blankets/towels are provided for your convenience. {If you do not see a particular amenity listed above, it is not available at this cabin, but may be at our other Gatlinburg property posted below}.

*IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about availability, rates, holiday premiums, minimum nights required during certain holidays, and location, PLEASE check them here {they ARE correct and current} and read ALL of the details posted below PRIOR to contacting us. We are always happy to promptly answer any OTHER questions. Or, please let us know if/when you are ready to book a reservation. We will then send you an itemized total to review that reflects exactly what is posted here. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, those that request a "quote" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, and add any applicable holiday premium/pet fee}, those for more than 8 persons {would exceed local fire code laws; check out our other property that sleeps 10}, and those that request a rate reduction are deleted. **HOLIDAY PREMIUMS: Please add $25 to EACH night of the reservation if it includes {even on check-out day} ANY holiday other than the following: Please add $35 to EACH night of the reservation if it includes MLK Day, Valentine's Day, President's Day {$70 extra PER NIGHT if both Valentine's Day and President's Day are included}, Good Friday, or Labor Day. Please add $50 to EACH night of the reservation if it includes St. Patrick's Day, Easter {$85 extra PER NIGHT if both Good Friday and Easter are included}, Memorial Day, July 4th, Thanksgiving, Christmas Eve/Day {deluxe Christmas tree stand provided}, or New Year's Eve/Day {$100 extra PER NIGHT if both Christmas and New Year's Eve/Day are included}. Holiday premiums are waived on Monthly rentals.

***PLEASE NOTE: There is a 4 NIGHT MINIMUM if a federal holiday {when banks/post offices are closed} is included, even on check-out day. There is a 6 NIGHT MINIMUM if JULY 4TH, THANKSGIVING, or CHRISTMAS EVE/DAY is included, even on check-out day. {Minimum nights are non-negotiable}. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out.

BOOKING FEE: Unlike the vast majority of TripAdvisor listings, this property has NO guest "Booking Fee" {currently 8-14.5%}, since it is as Paid Subscription Listing as opposed to a Free Pay-Per-Booking Listing!

CLEANING CHARGE: There is a standard departure Cleaning Charge of $85 added to each reservation for this 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their posted rates}.

PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken and Very Well-Behaved} ~ $50 per Dog. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry.

TAX: 12.75% {Rentals that do not charge this mandatory city and state total tax are NOT licensed or regulated!}

PAYMENT OPTIONS: Due to popular demand, we accept PayPal {MasterCard, Visa, Discover, American Express, and debit cards} only. PayPal does not require users to have a PayPal account. Also, the merchant {property owner} NEVER sees the user's {guest's} credit card information AND the merchant pays all fees {3%}. The user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there is NO safer or more secure payment method on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest. Sorry, PayPal is not available for Monthly rentals.

DEPOSITS: To keep our rates so low, we must keep our administration costs low. Therefore, the full rental amount is due to confirm a reservation, including the posted Cleaning Charge and a REFUNDABLE Damage Deposit {25% of base rental amount or $250, whichever is greater}. This is standard policy of virtually all PayPal merchants, since we do not obtain our guests' confidential credit card information as collateral. Signed rental agreement required that must be properly executed and returned within 48-hours of receipt, or reservation will be automatically canceled. {All monies will be immediately refunded via PayPal minus the below posted non-negotiable/non-refundable cancellation fee}. Guest who signs the rental agreement must be of legal age {proof required}, which is 21 in Tennessee.

DISCOUNTS: Our "best" rates are those posted and are FIRM. We do not offer any "last minute" deals, specials, or government/military discounts {although we love and appreciate those who serve!} We do, however, deduct 25% from the Nightly rate on Monthly rentals. No discount is provided if there is a dog and only one dog is allowed.

^LOCATION: This cabin is located on Shields View Drive. For obvious privacy/security reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please MapQuest distances to points of personal interest {downtown, restaurants, shops, attractions, buildings, etc.} from the property's road. We are just not able to provide these types of personalized services, due to the high volume of requests we receive daily from potential guests. We appreciate your understanding.

LICENSING: We are fully-licensed {current city/county/state license/permit numbers available upon request}, insured, and regulated by the State of Tennessee. Additionally, we are inspected annually by the Gatlinburg Fire Department. Always confirm that whatever property you want to rent is legal and properly licensed BEFORE you pay anything. This is for your own protection and will assure that you have a great, hassle-free, and SAFE vacation.

CANCELLATION POLICY: If reservation is canceled 60 days or more prior to arrival date, full reservation amount {including damage deposit and cleaning charge} will be immediately refunded in full, minus a $50 cancellation fee. Otherwise, full reservation amount {excluding damage deposit} subject to forfeit. NO REFUND IS PROVIDED FOR RESERVATIONS THAT INCLUDE JULY 4TH, THANKSGIVING, CHRISTMAS EVE/DAY, OR NEW YEAR'S EVE/DAY. We encourage all of our guests to simply purchase trip insurance from a separate entity if there is a chance they may need to cancel outside the stated time frame.

~ Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying "Traveler Fees", etc., similar to what online vacation rental sites {i.e., HA & TA} now charge, while using unsafe third-party payment software that often gets hacked. ~
