Addition of new windows, insulation, Heat & Central Air Conditioning now extends our season March 1 to December 31. This newly renovated and updated waterfront gem has four bedrooms and 1.5 baths, a deep-water dock (accommodates up to a 30 foot boat, with our new extended dockage in 2014) and a wrap-around screened porch where one can sit and watch the glimmering water, wildlife and passing boats go by on the tidal Annisquam River. At high tide swim from the dock or the shore directly in front of the house and at low tide there is great swimming from the sand bar. The sunny, modern eat-in kitchen has gas cooking, dishwasher, full size washer/drier and a half bath. The dining room seats 8 and is open onto the living area which has a huge new sectional and 50 inch flat screen TV complete with a high-end Bose theater sound system, deluxe cable service and DVD player. The screen porch is pure heaven for sitting during the day, or for those who wish, sleeping on those warm summer nights. Upstairs are 4 bedrooms (two with views of the water) with new linens, decor and cable television, plus a completely renovated custom-tiled full bathroom with tub and shower. Outside there are lovely newly landscaped front and back yards and plenty of parking as well as an outdoor hot and cold water shower. This is the waterfront vacation you have been dreaming of!

Gloucester is America's oldest seaport, settled in 1623. Situated at the center of Cape Ann, Gloucester has one of the finest harbors in Massachusetts and remains one of the busiest fishing ports on the Eastern seaboard. Magnolia is a village located just above Manchester-by-the-Sea in the southernmost part of Gloucester and boasts some of the best sweeping views of Cape Ann. Gloucester is composed of a diverse group of year-round and summer families who have been drawn to Cape Ann for generations because of its traditional beauty and livelihood.

“Enjoy the Annisquam”

We had a truly wonderful vacation at Buoy 23. The house was perfect, it had everything we needed, was very clean and comfortable. We loved the maritime décor and rich history of the house. We especially enjoyed boating, kayaking, paddleboarding and fishing on the Annisquam River (all done right from the back yard!). We explored the many tributaries and sandbars, and the boys caught striped bass right off the end of the dock. Each night we were treated to a beautiful sunset. We couldn't ask for more! The week flew by way too fast -- we can't wait for next summer to come back. Thank you Scott for sharing your beautiful property with us.

Staying at Buoy 23 is awesome. All you need to bring is you and your bathing suit everything else is provided down to a bar of soap. The kitchen itself has everything you could ask for. Linens and towels are provided as well. The only thing I could think of to make it that much better is maybe having something out side to store the cushions in for the out door chairs but other than that it was a fabulous vacation. Thank you for the use of your home Scott.

Nearly all net profit is put back into improvements each year, so it just keeps getting better, and we encourage all our guests to suggest improvements. I have been shopping for a box to hold the cushions, but the quality has been poor. Perhaps we will make one. Either way, that is on our list for next season. Hope to see you again next year!

Wonderful views! Great for extended family-if you envision sharing a lobster dinner with family & friends outside overlooking the water then this is the place to be. Also, we discovered the many sandbars to enjoy.

The description of the property above is absolutely accurate. We felt right at home in this roomy & comfortable river place. It's an easy ride from Boston, a short jog from downtown Gloucester and other interesting towns, yet totally tranquil & restful with screened porch on 3 sides. The rooms are all cozy, the decor is very tasteful & gives off a wonderful vibe. There's plenty of room for a family with all the features anyone would need to have a great vacation. The everchanging tidal views of the river were constantly entertaining & educational to watch. We hope to return again next year to get together with family, enjoy more of the local sights & relax at our new home away from home.

Absolutely stunning property and fantastic owner. The westerly exposure sets off a beautiful sunset. We invited the owner over for cocktails and dinner and he gave us an entire history of the house and area. Fascinating. Can't wait to be there again next fall. The house itself is beautifully decorated and immaculate. The kitchen is perfect. The porch is a great place to hang out and watch the boats go by. The beds are all really comfortable. Do yourself a favor, rent Buoy 23 and thank me later. The owner can't do enough for you and the setting will set your soul free.

What a special place this is. Booked this online from the UK as the house and area looked so lovely, but it's even better when you see it for real. Lovely, well equipped house in a fantastic location. We had the most relaxing week watching the river and our three teenage kids loved it too. Perfectly placed for exploring Gloucester and going on a whale watching trip. The owner Scott went above and beyond to help is on arrival after cancelled flights and delays, can't thank him enough. Highly recommended, will be back if we possibly can!

This was my first time renting a house for vacation, so I didn't know what to expect.
First of all, the owner, Scott was great, very accommodating and pleasant throughout my entire vacation experience. My plan was a bachelor party for a small group of guys including a deep sea fishing charter. The place was conveniently located to the marina for driving and close to the downtown area for cabs.
Overall, we had a great time, would happily come back and stay in the future.

We stayed here for a week and I wished I had booked a longer stay! The house is very comfortable and homey, very well stocked and very clean. The view......well, the view is amazing!!! The house has a giant porch that overlooks the Annisquam River estuary and you can just sit and watch the expanse of salt marsh, wildlife, and changing tides along the private dock for hours! I highly recommend a stay here, just be prepared to not want to leave. There are so many more great things I could say about this quaint place but I will just sum it up to the cottage being my new favorite place to stay at the coast. I can't wait to book a return trip! The owners were very friendly and easy to work with also. Thanks for sharing your awesome beach house with us!

Our family, including our lab, enjoyed the home on the river. Fishing from the dock, swimming for the kids & dog, sitting on the large screened in porch watching the boat pass by, going to Good Harbor Beach, & dining in downtown Gloucester were a few activities this location provides.
One small problem arose, but the owner was quick to remedy the situation.
One suggestion to make the rental even better: enclose the outdoor shower.
