Our 11 Hoyt Road, Harwich Port, Cape Cod, MA vacation home, located in a friendly, quiet, established family neighborhood, complies with these Harwich Regulations:

For FAMILIES and COUPLES with children, the MAXIMUM OCCUPANCY of our home is the MAXIMUM of the 9 sleeping accommodations in the 6 beds for a MAXIMUM of up to NINE ADULTS AND CHILDREN (not to include young children using the renter's own port-a-cribs)
For NON FAMILY GROUPS, the MAXIMUM OCCUPANCY of our home is up to SIX ADULTS using our home's SIX BEDS in four bedrooms.

The Summer checkin time is ordinarily 3:00 on the day of your arrival, Saturday, and the checkout time is ordinarily 10:00 AM on the day of your departure, Saturday. Please let us know if you would like to be arrive earlier or depart later so we can work around your schedule for cleaning.
Fall, Winter, Spring Off Season checkin/ is more flexible, just let us know your schedule.

TO Mid Cape Highway, Route 6, Exit 10 (following the Nantucket Ferry icon Signs), south on Route toward Harwich, then left onto Route 39 (Main St), Right onto Bank St (at the Harwich Town Offices, Brooks Library, Speedway Gas Station) toward the Village of Harwich Port for just under a mile, bearing left (east) at fork in road then immediate left onto Hoyt Rd to our home on the right at (Hoyt Rd is near the junction of Bank St, Miles St, Freeman St, just before you get to Snow Inn Rd,, Route ain St).
Our house is in an Ideal location close to HarwichPort Village, in an established quiet neighborhood, with a constant Summer Ocean Breeze flowing through the 28 house open windows, toward the working Cape Cod Cranberry Bog (Farm) and Conservation Land across the street.
60 Acres of Harwich open & accessible Conservation Land at the end of Belle Brook Lane, a 500 foot walk east (right) from the end of the driveway -- Great for walking, exploring the Blue Bird Trail, Birding, kite flying, etc.
Our home is a 10 minute (half mile) walk on the of RD, ST, and INN RD which connects to Merkle Beach / Bank St Beach. Or Bike, Stroller, or drop off at (no parking), (parking with Town parking lot Beach Sticker).

The best part of this place is the owner. He was VERY flexible, accommodating and generous around dates. He allowed us to stay for Labor Day weekend and would have allowed us to stay an extra night, although we did not choose to. The house was a classic older Cape house that has been well maintained although not updated, but the beds were excellent, the bedrooms were good sized the kitchen had everything we needed to cook many large meals and relatively new appliances. We chose this place because we were a group of 8 and there were 4 bedrooms. The one down side was that the table and eating area was very small, making it very difficult to all sit together to eat. It was also a bit of a hike to walk to the beach and there is no parking at the beach. The trade off was there was beautiful natural preserves right across the street with lovely hiking trails. I would definitely recommend this rental and plan to return.

We had 4 adults and 1 child staying in this home which was larger than we needed, and worked out great for us. The kitchen was adequately stocked with all necessary cooking needs. The front porch was great for relaxing in the evening and dinner. We walked to town and to the beach which wasn't far at all. We really enjoyed our time here!

The house was adequate for our visit, but could use some updates, ie. dishwasher, painting to cover patch work on walls. It would also have been helpful to know that fans are recommended for a summer visit.

neat and clean quiet place overlooking large cranberry bog. No WIFI as stated in the review one of the reasons we took the place due to husband needing to connect each morning with work. Two bathrooms but only one bath shower was in service,owner and plumber were there on our first day well into the evening. Difficulty having one shower when family stayed. Owners friendly did try to make amends with extra day but we had to leave having pet commitments. Easy walk to town and beach enjoyed the harbors and sites.

we loved having so much space and the location. It was also great to have the washer/dryer and dishwasher. A few recommendations would be to get rid of the carpet in the 1st floor bedroom and to update 2nd floor bathroom.

My family and I just returned home from a week long stay at this property. It was clean and described perfectly. It was cozy and charming, with a great deal of space and CLOSE TO EVERYTHING!! I would highly recommend this property for you to rent. The owner is very friendly and easy to get along with.
