Description of the Hillsboro Beach vacation villa rental
This villa is one-half of a duplex of two identical 'mirror-image' units. The villa contains 1 bedroom w/ walk-in closet, 1 bathroom, galley kitchen with eating nook, living room, and a covered private-porch. 1950's constructed 6+" solid-mortar walls provide superior sound insulation from the adjoining villa.

Villa furnishings are high-quality wicker-/rattan-framed with comfortable decorative cushions. Furnishings are accompanied by decorative lamps, the latest in led reading/task lights, and accented by a relaxing, fun array of original florida-themed artworks.

A fully equipped kitchen is meant to be used. Dimmable lighting, appliances, accessories, dishes and glassware provide variety and quality consistent with what guests would typically use entertaining in their own home.

The villa is fully air-conditioned, but also provides 3 interior ceiling fans for guests who prefer the fresh air scents of the ocean.

The king-size-bed mattress and box-spring are comparable in comfort and quality expected of 4&5-star hotels. An amazingly comfortable and easily movable blow-up bed is available if needed.

Monday-saturday daily maid service is provided for linens, towels and floor cleaning. Coin laundry facilities are available on both the west- and east-side of the resort property.

An often underestimated feature of this villa is its attached covered porch. This private-porch is more aptly described as a tropical room useful in nearly any weather condition. Shaded and outfitted with 2 cushioned porch chairs, table, lounge, side-table and a ceiling fan, the porch looks southeast onto flowering plantings and the early morning, noon and afternoon sunshine of south florida. Guests usually move their lounge to the porch side-yard to provide a highly convenient sunbathing option.

One wall of the porch is a 7' tall solid-tri-fold wall/door system that divides it from the porch of the adjoining villa. That said, guests vacationing together in both duplex villas typically choose to unlatch this decorative divider to enjoin their porches. Of note, this divider system was designed and manufactured to custom specifications by a company that produces similar products for augusta national golf club. A perfunctory afterthought it is not!

Area Information
This hillsboro beach villa resides on a 7.5 acre resort property that spans from the atlantic ocean to the intracoastal waterway. This property is divided by hillsboro mile (a1a). Guests are able to conveniently enjoy the distinct features of both the ocean and intracoastal waterfronts, both a short walk (100 yards) E or W of the villa within resort grounds.

Within the resort property, this villa is located on the west side (Intracoastal side) near hillsboro mile. It is secluded from this road via lush tropical landscaping that also partially screens sightlines to other resort guests on footpaths as they travel to and fro.

This villa is a compelling value, providing a very private and secluded experience for its guests. Guests often use its adjacent yard-area as an additional sunbathing option and for porch-side grilling. Grills are available upon request from the on-site management office.

As I dreamed!

Hi everyone, I spent 9 days in this villa and I can safely say that everything was perfect. A clean house, stylish, ideally situated in a quiet and intimate place. A place where the owner is interested in daily if we're missing something, always attentive to every detail. In addition the villa is very close to the ocean and the pool. Note that here you feel at home, not missing anything from the comfort with which you are used to at home. Honestly, I always come back here with pleasure and I recommend to all who love the comfort and privacy to spend a vacation in this special villa.

Tom (owner)

Owner's reply:

Thanks for the kind words. Glad you enjoyed my villa and our resort. Always nice to actually meet our guests, which usually is not practical, although because I'm usually down at the end of Oct for our owners meeting, hope to see you again next year.

This property is excellent for either active vacation plans or something a little more lazy/relaxed. A very quiet resort with many amenities...we particularly liked the access to both the beach and ocean, as well as to the inter-coastal waterway. The condo is well stocked with cooking equipment and had large TVs with excellent sound system. The AC worked well and the king size bed was very comfy! Has a really nice pool area...suggest adding a hot tub. Lush landscaping adds to the experience. Relax, you're home!

Tom (owner)

Owner's reply:

Thanks for the feedback, especially the hot tub. I'll suggest for consideration by our Board, as I would like a hot tub too!

[Review provided on other site.]
Our trip to Deerfield Beach was nothing short of excellent. Coming from Chicago, it was a much needed respite from the daily grind of city life and freezing temperatures. The villa we stayed in was easy to access from the airport, and is within a mile of downtown Deerfield Beach, which has several charming restaurants, a Publix grocery store, shopping, and best of all, a fantastic yoga studio, American Yoga. We were pleased to find the villa not only charmingly decorated with warmth and class, but also extremely clean and comfortable to live in. Each room has a ceiling fan, which was nice if you did not feel like turning on the air conditioner. The kitchen contains just about every utensil/cookware you could ever need, which was great for making breakfast and lunch and taking it to the beach. Best of all, the property is a 3 minute walk to the oceanfront. You simply cross the street, follow the sidewalk, and you are on a private beach that is decorated with complimentary tikki huts, tents, lawn chairs, and tables. Each day we were up at dawn to catch the sunrise and watch the waves with a mug of coffee in tow. Lunches were enjoyed underneath the tikki hut; we were lucky enough to claim the same one each day. Daytime was spent relaxing on the beach and swimming through the enormous, invigorating waves until just before sunset. Around dinner time, we would head over to Oceans 234, a wonderful restaurant with a fantastic menu. We were particularly fond of the clams and lobster mac and cheese. We enjoyed a leisurely dinner before retiring home early, so we could be up at dawn the next day. It was a wonderful, peaceful week. Special shout-out to our maid, who was efficient and kept the place tidy and organized. It was great not having to lift a finger to clean the house all week! We returned to Chicago with sunkissed skin and renewed health. We will definitely be back and cannot recommend this place more for someone looking to escape on a quiet, beautiful beach in the South of Florida.

Frequently Asked Questions

Q: What do guests do at your vacation rental?

Each villa guest has their unique set of interests. That said, experience tells us...

MOST OF OUR GUESTS ON MOST DAYS…spend most of their vacation time on the resort property; spend some time walking or biking N or S to nearby interesting and scenic destinations; and travel a few minutes by car to nearby communities for shopping, dining and entertainment.

GUESTS’ USE OF ON-PROPERTY AMENITIES include... lounging in a cabana on the association’s private beach (cabanas available Nov-Apr); walking barefoot on the beach along the ocean; lounging at and cooling in the association’s freshwater heated pool; and gathering and socializing along the Intracoastal Waterway, most often at sunset boat-watching watercrafts ranging from multi-million-dollar yachts to one-man kayaks.

Villa guests occasionally will be seen fishing from the shorelines of the ocean and Intracoastal Waterway. Snapper, snook, mackerel, pompano and tarpon are common catches.

Barbecue grill and picnic tables are provided at both the private beach and along the Intracoastal for use by villa guests.

Guests often venture north from the villa for a 10-15 minute-walk along sidewalks adjacent the ocean leading to Deerfield Beach (Deerfield). Deerfield is a classic Florida beach town with a fishing pier, well-maintained public beach, beachside gathering-park, and a variety of restaurants and specialty shops.

Venturing south from the villa offers an entirely different experience.

For an up-close ocean experience and an ocean-front view of the grand estate homes and other condominiums, guests can walk south along the ocean beach for nearly 3 miles.

For a street-view of Hillsboro’s grand estates, upscale condominiums, boathouses and docked yachts, guests walk or bike for nearly 3 miles in a defined lane along Hillsboro Mile.

Most of our villa guests will experience at least a few of South Florida’s extraordinary destinations, activities, attractions and events. COMMON PURSUITS include: deep sea fishing, boating, ski doos, golf & tennis, live-entertainment, waterside restaurants, Intracoastal Waterway day-cruises, wind surfing, reef snorkeling & scuba diving, various theme parks, South Beach, jai-alai, and professional or college sporting events. The options are virtually endless.

An assortment of pamphlets is available in the association’s on-property management office.

Destinations NORTH of Hillsboro include Deerfield (.8 miles) Boca Raton (3 miles), and Delray Beach (13 miles).

Destinations SOUTH of Hillsboro include Fort Lauderdale (14 miles) and Miami’s South Beach (48 miles).

A unique feature of this villa is its dedicated parking spot a few steps from its back door. While most of our guests choose to have a car available for the duration of their stay, an emerging trend we see is guests renting cars ONLY for select days during their stay, particularly long-stay guests.

Some rental car companies have nearby rental office locations which enable them to provide drop-off and pickup service for no additional charge (i.e., Enterprise Rental Car, Boca Raton).

Bike riders will be interested to know that traveling north on Hillsboro Mile to Deerfield Beach, Boca Raton, Highland Beach, Delray Beach and Boynton Beach, covers nearly 20 miles each way. This stretch of A1A is one of the most popular and scenic biking routes in Florida.

Bike rentals are available in Deerfield. Guests typically store their bikes on the villa porch. Speaking of which...

This villa has an attached, landscape-secluded covered private porch, providing yet another on-property option for guests' gathering, relaxing, and dining. A few of our guests spend more time on this porch than they do inside the villa!
Q: What makes your vacation rental special?
A: Upscale, fully accessorized beach-house-stylized villa in a comfortable, friendly resort property setting.

Spacious, beautifully maintained resort property with easy access to a 300 ft private ocean beach, heated pool & pool patio area, and intracoastal waterfront.

Net-net... The volume of premier property space and on-property amenities per guest at this price-point is unmatchable!

Management office on-property provides for guests' varied needs.

High-performance Sony entertainment center with cable HD premium movie and sports packages, and in-house library of dvds.

Villa covered porch is a tropical room for relaxing, gathering, and dining.

Porch side-yard provides an ultra-convenient sun-bathing option, and area for porch-side grilling.

Dedicated parking space a few steps from villa back door.
Q: Why might you NOT want to rent this villa?
A: This villa is near Hillsboro Mile/A1A. While it is fully screened from this road via lush tropical landscaping and vegetation -- from inside views out of windows, from the porch and on its side-yard -- if you are sensitive to minor, occasional road noise, this villa is not for you despite it's other compelling features.

This villa is located on a spacious resort property. If you want to be in a dense development (low-rise or high-rise), you may be able to find a better comparable value -- all other factors equal.

This villa provides access to BOTH intracoastal & ocean high-quality private resort amenities access. If you primarily value only one of these options, you may be able to find a vacation property that's a better value focused on the one waterfront access you exclusively prefer.

This villa is in a traditional style resort-cottage environment with resort amenities shared without contention by a comparatively few number of resort guests. If you don't value being in this type of relaxed, low-key resort setting, there are other properties that likely better meet your needs.

This villa has an onsite resort office management staff. If you want to deal exclusively with an off-site owner, you likely can find a property that is a better value.
