This oceanfront beach house is for a fabulous family (or multi-family) holiday. A new extension was completed in February 2015 that adds a master bedroom suite, office/study, formal dining room, powder room, elevator, and 2-car garage. This 6-Bedroom (sleeps 12), 6.5 Bath (5 en suite) home has private access to sensational, uncrowded beach and a large private swimming pool. 10MB cable wireless broadband for Internet access is available, as well as a multiple flat-panel HDTVs. Located in Sea Pines Plantation, home of the PGA Heritage Golf Classic (Harbour Town golf links) and former site of the Family Circle Tennis Classic (one of top 4 US tennis tournaments), this area has miles of paths for biking, walking, rollerblading. There is also great boating if you are seeking a change of pace. Guests have free tennis privileges daily (one hour + additional time after 1pm if you use the hour in the morning) at the nearby South Beach Racquet Club. Guests also have access to and/or discounted rates at many of the island's golf courses including Harbour Town.

Area Information
Hilton Head is an island just off the coast of the southeast United States midway between Washington, DC and Miami, Florida. Specifically, it is on the border of the states of South Carolina and Georgia.

The two closest airports are Hilton Head (HHH, which is serviced by US Airways via Charlotte, North Carolina connections) and Savannah, Georgia (SAV, which is serviced by Delta, Continental and others via Atlanta and New York). Our house is 60 minutes from Savannah and 20 minutes from the Hilton Head airport.

We have just returned from our 5th year staying at 22 Black Skimmer and have already booked for next year! Needless to say we love the house, location, privacy and the awesome deck. Ted is right on top of things and great to work with. The same can be said of Reflections. I have seen a couple of comments regarding no TV in the upstairs living room. We have 4 grandchildren with us under the age of 9 and the last thing we want them doing (and the last thing we want to do!) while here is watch TV! If there is something you want to watch, there are lots of other rooms with TVs in the house! Louise W., July 16, 2016

We stayed at 22 black skimmer for our family vacation. We absolutely loved the house. We spent our mornings at the beach and the afternoons at the pool. It was a perfect location on the beach and having our own pool was ideal. The owners were very helpful before we arrived answering any questions we had and the house had everything we would need. This was the first time renting this house and it didn't disappoint. The house itself was just perfect for our extended family of 11. The private boardwalk right to the beach has spoiled us! We won't stay anywhere else! Our kids enjoyed having a pool in the backyard and we all had fun swimming at night under the stars! The owner really cares about the experience we had and checked in with us during and afterward. He was courteous, polite and timely. He was also very organized and helpful when we had a few questions in the beginning of the week. Sea Pines is a wonderful location on Hilton Head. Our family has been vacationing on Hilton Head for 8 years now. We converge on HHI from MA, NY, KY, & GA for a great week at the beach. This was our first year at the Leavitt's after 6 years in the same home in North Forest Beach, and we thoroughly enjoyed our stay. The house was roomy and accommodating, and we definitely felt very at home. The pool & yard area is truly fantastic, which is important to us because we spend a lot of time around the pool. And having the beach just steps away down the boardwalk was perfect! The one thing that wasn't perfect for us is that we're a sports family who gather around sporting events on TV; so we would have loved to have a TV in the upstairs living room, since that's where we mostly gathered. And some of the kids would have liked TV's in their rooms so they could get away from us adults sometimes :-) Other than that, it was a great vacation in a great home! If we choose to stay in Sea Pines again (that is still up for debate) we would definitely stay in this home again! Ted was very helpful with booking and pre-arrival communication and was really a pleasure to work with.

Thanks for the review. We tend to let them speak for themselves and just wanted to add our "tv rationale". There are 6 televisions in the house - both masters, downstairs queen, study, kitchen, family room. We don't have one in the upstairs living room because our preference and most of our guests (not all) is to enjoy the view and sound of the ocean. Our family (11 adults) chose the Leavitt home for our annual Cousins' Reunion for the second year in a row. This beautiful beachfront home is well maintained, features a spectacular view and private access to the beach, pool, fully equipped kitchen, and comfortable bedrooms. The separate dining area is large enough to seat all of us. Additional amenities we appreciate are the large deck off the upper living area with comfortable seating, the ground floor patio and gas grill and the elevator for our mobility challenged family members - it also makes unloading/loading luggage and groceries so easy! Working with Ted Leavitt is a pleasure as he responds quickly and is very helpful. We feel very fortunate to have found this beautiful home in this easily accessible and private location. We had a group of 3 families - 11 people total with five of them being young children ages 4 and under. This was a great house for this size group as each family was able to have their own section of the house: the downstairs, the main area near the living room and the new master wing. We all mentioned that the house is more spacious than it appears in the photos. Bedrooms are large with essentially two masters, large bathrooms, etc. The kitchen and dining areas were spacious with large dining tables. We used the gas grill outside and the kitchen was well stocked with appliances for cooking. Our favorite area of the house was the outside deck where we sat each night to chat and recall the adventures of the day and listen to the waves crash. We watched dolphins, pelicans, osprey and lots of other wildlife from the deck each day. We even saw a leatherback turtle from the beach. The boardwalk out to the beach is so sweet and the beach access is perfect. This area of beach is one of the nicest on the island. The pool was a great compliment to beach time. We heated the pool and this was a good move for the little kids at the time of year that we were here. The overall location of the home is ideal as we rented bikes and rode all over Sea Pines where we could access restaurants, ice cream shops, coffee shops, etc. Riding bikes on the beach at low tide is a highlight. The homeowner and the management company were a pleasure to work with and met all of our needs. Never having come to Hilton Head before, I did not know if I could find a place large enough to accommodate my family. Given the fact that we were celebrating my husband's 70th birthday with children, grandchildren and a couple of siblings, I wanted a comfortable home, prefereably close to the beach. A search of the available rentals revealed this gem of a property. 22 Black Skimmer Lane is fabulous. There are 6 bedrooms, each with its own full bathroom. In addition, it has two family rooms, a FULLY equipped eat-in kitchen, separate dining room, study and countless decks and balconies. The master suite is part of a new addition and is quiet, private and spacious. The layout of this home is such that it is easy to find quiet space away from family tumult. I believe there are 5 or 6 flat screen televisions throughout the house, but no one ever turned one on. We were too busy lounging by the pool (the cost of heating it, being an extra charge...but worth it), going to the beach via the private walkway, biking (on the beach or on the dozens of miles of bike trails) or sightseeing in Savannah. As in any house, sometimes things break. Within a half hour of receiving my e-mails, the owner had contacted the local repair people and worked diligently (and successfully) to remedy these issues. I have rented several properties over the years, and have never experienced such responsiveness. Truth be told, I have never written a review on Tripadviser or elsewhere. Beautiful beachfront family vacation home in Hilton Head. My family and I have visited Hilton Head 1 week a year for over 40 years, and this rental home was by far and away our most favorite location. The view from the front porch is spectacular. Bedrooms are comfortable and many offer great views of the ocean. Kitchen is well supplied. Property grounds are well maintained. Maid service very respectful and attentive to detail. The property owner was very responsive and helpful. We took our spring break trip to HH this year. This was our first trip to the island and our first time staying at this rental. Our research paid off because this place is tops! It was ideal for our 3 generation family. The grandparents took over the new private suite while my sister and I husband and family (5 kids ages 6-12) took over the main area and the first floor. The location is perfect as it is a easy bike ride to South Beach and Harbour Town. Sea pines is a great area and this home was a great fit with our family and our idea of a vacation: stunning views, private pool, great location, private lot, easy access to the beach, biking distance to restaurants, good layout. Our extended family of 11 had a terrific time in this beautiful oceanfront home. The original house is charming. The addition is luxurious. An excellent house for big board games and family dinners. This home is absolutely one of Hilton Heads best kept secrets I should be keeping to myself. However, the owners are so pleasant to work with I'm sharing our experience with others. The home is tucked away in the dunes and trees of Hilton Head's Sea Pines beachfront. All 6 bedrooms are well furnished and private. All the amenities are up to date and well taken care of by the property management and owner. The kitchen has an ample supply of utensils and cookware. My family of 9 with 4 generations spent our Thanksgiving here. We all agreed that this was our best beach trip and one of our favorite Thanksgivings of our lives. Was there with my Mom, two Aunts and some cousins and had a great time. Main open living area is fantastic with kitchen, dining and living rooms looking out to the deck and pool with views to the ocean. The elevator came in very handy for one of my aunts. House was clean and the kitchen well equipped. Large Weber grill poolside that we did not have an opportunity to use. I love sports and would say the only shortcoming was not having a TV in the main living area to watch NFL, movies, or....but there is one in the living area on the ground level leading out to the pool. We vacationed in HHI in the 90s when our family was young, took a hiatus while they grew and were in school and now we have returned for the past 3 summers. Our family consists of my wife and I, both in our 60s and our children with their spouses/friends in their early 30s. Everyone had a wonderful time and the house had everything that we needed to make the week both enjoyable and unforgettable. The location of the house to the beach was perfect, I particularly enjoyed waking up in the morning and having my cup of coffee on the deck and watching the pelicans fly in formation over the water and the dolphins patrolling the shoreline. The kids thoroughly enjoyed the pool because they brought a volleyball net and the depth of the water was conducive for both the games as well as swimming. The house was very comfortable and the new addition added to the quality of the house. Having the elevator made moving in and out much easier than other rentals we have been in (I will say moving out was harder than moving in but thats not the house's fault!) Lastly, the shower in the master bedroom was the best shower that I have been in in my life, I told Ted that it reminded me of the Seinfeld episode where they got the blackmarket shower heads because their super cut the water pressure in their building. Speaking of Ted, he was great to work with, was right on top of things, responded to any question almost immediately and most gracious in insuring that our stay was enjoyable. We throoughly enjoyed this home for our three generations to gather for vacation! It is spacious, has a spectacular ocean view and easy access to the beach. Everyone also loved the relaxing pool and deck with view. We rented bikes for everyone and all ages enjoyed meandering through the beautiful Sea Pines bike trails. The house has a well-equipped kitchen and huge family-style table...great for dining and games! We do suggest that the decks need re-staining in order to keep the property looking nice. We LOVE this home! Our family group of 8-10 has been spending one to two weeks in the spring at 22 Black Skimmer since 2005 and look forward to returning each year. 22 Black Skimmer has been my dream vacation home for many summers. The spacious deck overlooking the ocean is perfect for the morning cup of coffee and the evening glass of wine. We celebrated our 50th wedding anniversary at Sea Pines and loved 22 Black Skimmer. My wife and I, two adult children and their spouses, and four grandchildren ( two teenagers and two under 3) stayed here. Perfect setup for this group, allowing privacy for all three families. . Our beach access and pool were also ideal for informal family living. Breathtaking ocean views and sunsets. Biking distance to everything on our rental bikes. We have had a yearly family reunion on Hilton Head Island (HHI) since 1994. This home is what my family and I have been looking for since our first trip to the island 16 years ago. Everything about this place reminds you of why you make the annual pilgrimage to the coast - relaxation. This front row home is everything you want it to be without the extravagant excess of other homes on the island. I say this to stress the importance of my next point. This is the most at home I have felt in a vacation home - period.

I wouldn't change a single thing about this home. The home's private beach access, excellent upper level deck for beach gazing, and amazing pool (for volleyball) is all top notch. The listing as well as the photos of this place cannot do it justice. Far better in person. For an original home it was extremely clean and well maintained. I would recommend this home to anyone and everyone who wants a true HHI vacation experience. This will be the first home I look at when planning my future HHI family reunions. We just came home from our week in Hilton Head. We really loved staying at this house. It is a great location (right on the beach) and perfect for a big family. There were 9 of us ranging in age from 19 months to 82 and plenty of activities to keep us busy. The house is big with 5 bedrooms so everyone could get away from down time when needed (very important for the grandparents to get a break from the kids!) the weather was lovely (in the 50s and low 60s) which was great for us since we came from the cold....Lots of great places to eat out and plenty of activities nearby.Will definitely consider renting this again should the future bring us back to Hilton Head! First the location is hard to beat. You are right on the beach and can see the water from your room or the deck. There are some maintenance issues that have not been taken care of but can be worked around (hole in floor under carpet). You may want to rig something to cover the bathroom window in the master bath or just wave at your neighbors when you get out of the shower. There is no broom to sweep with so bring your own. The bathrooms seemed to be clean but needed so standard maintenance (caulking, etc.). The starter supplies were more than some places so we were impressed. The beds were great no old worn out mattresses. The house is an older home but we were there for the beach, pool, and bike trails and there was no disappointment in those. I have stayed at nicer homes that were 2nd or 3rd row and each had a problem; most of the time the pool was way too small. This house has a big pool so enjoy. TechByte, Atlanta GA, June 12, 2012

We've been coming to Hilton Head since the mid 1980's, and now with three generations, found your Beach House to be perfect for expanding needs. Weather was perfect, and being right on the beach was a real plus, especially with little ones. The deck overlooking the ocean really makes the experience special..... but wish the palm tree could be relocated to the side yard :-)!

What a great place! This was our first trip to Hilton Head and we loved staying in your home. The walk out to the beach is short and sweet, and the pool was really nice. We loved how the beach seemed different each day-tons of beautiful wildlife including dolphins to be seen right off the back porch. We loved the Sea Pines forest preserve and riding our rented bikes on the beach and all over!

The house had everything we could want. We grilled lunch and ate at the table by the pool. I felt like your home had more privacy than the newer homes along the same stretch of beach.

Absolutely perfect place for a family vacation. Our gang included grandparents, our 2 daughters' families with grandkids - ages 3 to 10. House was super in all respects - spacious, meticulously clean and everything you would need and then some. House has the charm of true beach home, but with all the modern amenities. Beach was fantastic and pool was great. Ran out of time in a week to do everything on our activity list. But thoroughly enjoyed bike riding, zodiac dolphin excursion, kayaking, pirate cruise (little corny, but good fun for the younger kids), sing - a- long with Greg Russell in Harbor Town, tennis at south Beach club (hour/day of court time comes with house - nice clay courts), time on the expansive and clean beach and cooling off in the pool. Got talked out of parasailing, but maybe next time.

Our family recently enjoyed a wonderful week at this delightful home on Hilton Head Island. The house itself was attractive, comfortable, cozy, and very well equipped. We love to cook and found the kitchen to have everything we could possibly need. We were also pleased to find basics such as laundry detergent and soaps and shampoos! Most enjoyable though were the incredible views from all around the house - it was a joy to sit on the covered porch in the mornings and evenings and gaze out at the stunning ocean view. The house was set back just enough from the beach to ensure privacy; the ocean was just a few short steps away from the back door. Every morning we all thoroughly enjoyed getting up, fixing our warm beverage of choice and strolling out to watch the beautiful sunrise over the ocean. The waves were perfect for body surfing, and the ocean was incredibly warm! And then of course there was the heated lovely pool which our children absolutely adored. The Levitt home was perfect for our family get together. The home is so comfortable and accommodated our 3 families easily. It was such a treat to wake up and have coffee on the deck overlooking the ocean and sunrises. Between the pool and the ocean, much swimming was done by all! We cooked all of our meals in home since there was no better dinner with a view!! The owner was wonderful to work with! The home was in immaculate condition and well stocked in all areas. Our group of 9 just returned from a week's stay at the Levitt house. I hesitate to rave because we want to keep this gem for ourselves! The house is homey, the location is perfect, and the owners are exceptionally accommodating. I have never rented a house that was so well stocked. We loved the privacy of the cul de sac and the beautiful ocean views. My parents commented on the tropical hammock that surrounded us constantly! Kids and adults loved the pool and the pool toys came in handy. Smiles all around. We were looking for a beach cottage and this one was a good size without losing the cottage feel. Kitchen was updated, but had few issues with ice maker and faucet water not staying on do to the sensor on it. Reflections management came right over with ice trays and we bought some ice. No biggie! Great place to stay. Lots of wild life encounters. Ted was easy to work with through email and renting arrangement was a breeze. Although an older cottage (one of the originals), so it could use some TLC in other areas besides the kitchen, our family would highly recommend this vacation rental. May 13, 2014

Our family of 6 adults and four kids had a wonderful trip here. The location is great with easy cycling to Harbortown and South Beach. We split our time between the pool and the beach. The management company was responsive to concerns. The reason it gets four instead of 5 stars is the property is dated. To be clear everything functions just fine and it's roomy. The house is most comfortable and attractively decorated. The view to the beach and ocean is lovely. There is a very nice private wooden boardwalk which allows quick access to the beach. Our family enjoyed the option of swimming in the pool when time to leave the beach. There is a large propane grill on a nice outdoor patio which we took advantage of using. My family had a wonderful time at Black Skimmer. The pool was great and the house had every ammenity one could ask for. The a/c failed while we were there and it was replaced in one day. We had 2 preschoolers with us so we cooked at the house quite often and loved that everything we needed was available. The Fresh Market grocery was a frequent stop! This was our first visit to Sea Pines, and we were not disappointed. So much to do around the area, and of course we thoroughly enjoyed the beautiful pool and our easy access to the beach! 22 Black Skimmer is everything you could ask for in a beach home. The covered porch offered beautiful views of the extra large pool and the beach beyond. Bedrooms were wonderful and the new addition is just lovely. Reflections, the maintenance company responded to questions immediately. The owner, Ted Leavitt is so kind and easy to work with. Q: What fees are there?
A: o Our fees are pretty simple. We charge rent, 11% state and local taxes, and a $69 charge for an accidental property damage plan.
o What we don’t charge for (but others do!) is the following:
Reservation fees: All the rental companies will tack on a non-refundable 6%-13% fee for certain additional costs they incur. We don’t.
Gate pass fees: some charge $15/car. Ours are included.
Security deposit. We don’t have one.

A: o Staying at our place is like staying at a nice hotel. We include:
12 Sets of towels (2 bath towels, hand towel, and face towel per person)
Travel-size soap, conditioning shampoo and hand lotion plus starter kleenex and toilet paper in each bathroom
Small packets of dishwasher powder, dish soap and laundry detergent, plus one roll of paper towels
o Cleaning is included. If you are staying for two weeks during peak season, we provide a mid-stay clean as well – on the middle Saturday
o The pool is cleaned once a week in offseason (usually Saturdays) and twice a week from March through September (Wednesday and Saturday)
o Our lawn care team comes on Monday afternoon. They will work around you.
o Trash is collected three times per week from the outside bins. There is one recycling bin as well.
Q: Are there beach chairs?
A: o We don’t officially provide them but have left 3-4 in the storage area by the pool. Other guests often bring and leave them. There are no guarantees but usually there are some around.
Q: And a hair dryer?
A: o At least one has been provided in the master bathroom

A: o It is not heated as the norm. You can request it to be heated at additional cost, which is listed in our brochure.

Q: Where do we rent bicycles?
A: o We personally recommend South Beach Bicycle Rentals, where you have your daily tennis privileges. There are lots of options but given the proximity to tennis, they are what we use. They will deliver to and pick up from the house
Q: Is tennis free?
A: o Yes, your tennis privileges are for one hour per day at South Beach Racquet Club. If you play the hour in the morning, they happily let you come back and play again in the afternoon when it is less busy.
o Our normal procedure is for you to receive a card from Reflections. However, if you don’t happen to receive the card, just tell the racquet club that you are staying at “22 Black Skimmer”.
Q: Do you have golf privileges?
A: o The simple answer is “no”, because we have found that it is easiest to shop the deals that are often on offer around the island. Locally, Harbour Town is a “Top 100” course. Ocean and Heron Point are just minutes away in Sea Pines, and then there is a plethora of on-island and off-island places from which to choose the best deal.
