Beautifully situated on 600 feet of Squam shorefront, this property has character and charm. The property offers a 100 ft sandy beach, swim raft, Charcoal BBQ grills, picnic tables, a small swing set, and a cozy beach side fire pit. Taking a stroll along the shore of Squam Lake can bring you back to a simpler place in time. When filmmakers were searching for a place to film the movie on "Golden Pond", the search ended with the tranquility of Squam Lake. Unique and charming Boulders offers a unit type to suit all needs. All units are direct lakefront! We have 14 standard motel rooms, 4 two bedroom efficiency units, a one bedroom efficiency, along with three cottages. All motel rooms offer bathroom, mini fridge and a screened in porch overlooking "Golden Pond" you have a choice of a single Queen bed or two double beds. Two efficiency units offer two bedrooms (double bed in each) kitchen, living room, bathroom and our famous screened porch. Two efficiency units have two bedrooms (double bed in each), two bathrooms, living room, kitchenette, and of course our famous screened porch. Our two, two bedroom knotty pine decorated cottages offer full kitchens, living room, bathroom, and screened porch. This 2 bedroom cottage was exactly what we needed after our move from our home in Plymouth while waiting for closing and for the moving van to be picked up. We were able to take showers, sit at the water's edge, swim (water is cold in late June!) and when it rained, relax on the screened porch. We had several friends over to say goodbye during a rainy day and the living room was tight but cozy. Pros: full size refrigerator, ample towels changed daily, screened porch on the water, boats available, proximity to Holderness and Plymouth coffee shops and restaurants, cozy living room, clean!, friendly manager and staff, ample parking. Cons: intermittent internet and poor cell phone service (Verizon and T-Mobile) made it difficult to keep in contact; our son is an international writer so this affected him more than us but walking to key places on site did help, few ants in the kitchen and porch but hey this is out in the country so not unexpected (no spiders at least), no air conditioning which might be an issue if humid- it was cool and rainy when we were there so not an issue- they did have a fan to use, space was fine for the 3 of us but might be cramped for too many more long term although the cottage next door had twice the folks and they seemed happy, the walk from parking (which is free) is down steep narrow, leaf and sometimes branch covered steps so if carrying much at all, especially at night it might be a challenge for some, the gas heat provided a lot of heat (we did need to have the pilot light re-lit by the manager) but it is "ventless" and the smell of that was a little scary even noticed by our visitors so we felt we needed to leave a window or two open when using it. All in all, we loved this unpretentious and pleasant nature experience on Little Squam, which we spent many years on boating after work. The cabin was appropriately priced, would probably not pay more for it without having more conveniences.
Owner's reply: Thank you very much for your review of our property. A/C has been discussed many times over the years. The general consensus is you are on the lake, if you are hot, go jump in. The standing fans, lake breeze & ceiling fans keep the humidity in check fot most and if not enough for some, there is always outside to enjoy rather than waiting the day out in air conditioning. We stayed here for a long weekend on Little Squam Lake. The location is great, and we enjoyed our stay. The rooms are outdated, but clean and cozy, and we did have a water front view. This is a family oriented motel and good for folks with children. I would stay again, but will look for something a bit more upscale next time we are in the area. The rate was reasonable and fair for what the place has to offer.

After reading a few bad reviews before the trip I was nervous. However, upon arrival I realized those bad reviews were unfounded. Gail, the manager, was so AHmazing!! She put up with my frequent questions beforehand and embraced us with open arms once we arrived - she even led us to the grocery store. We stayed in a 2 bedroom efficiency - a full bed in each room, a bathroom in each room, a living/kitchen area with a pull out couch and a screened in porch with a picnic table and clothes line! Our room had a new fridge installed the day we arrived, fresh towels were laid out and someone came in to make the beds while we were at the lake. We used just about every water vehicle available - canoe, row boat, paddle boat. The view from the lake was fantastic! We had everything we could possibly need including a warm rapport with the other guests and a 24 hour convenience store up the road. We have already planned to return next year - same time, same place!! And to put things in perspective there were 4 of us - 20something college graduates from Boston and NYC. We love Holderness, Boulder Motel and Gail!
