This unit, NEWLY RENOVATED, perfect for a quiet single or couple, has a private entrance, featuring a full kitchen with tiled counters and new appliances, a large bath with custom red mahogany wooden double vanity and walk-in rain shower, a large bedroom with 14 feet of mirrored and organized closet space along with a luxurious 'Heather Moor king-size bed by 'Kings Down , a living area with seating, dinette, and flat Panel HDTV with DVD player. The entire unit is tastefully decorated, well cared for and well appointed for your stay.
Outdoors there is a dock for your deep water vessel, sail or power, up to 45 feet in length. Davits with 5500lb. rating are available if needed. Chickee hut, fish cleaning table, outdoor furniture and tables, along with a Bar-B-Q grill.
The unit is located on Plantation Key at MM90 Bayside in Tavernier, Florida. It is convenient and within walking distance to MANY amenities that consist of grocery stores, banks, a florist, restaurants, dive shops, marinas, doctors, dentists, chiropractors, churches, cinemas, and a community college. By water, it provides immediate access to Florida Bay as it lies between Tavernier and Snake Creeks for nearby ocean access.

Payment Schedule:
Deposit required within 5 days to secure dates.Deposit will be applied to the LAST month's rent. Security Deposit plus FIRST MONTH'S RENT to be paid in full 10 days prior to your arrival; Non-payment at 10 days will result in complete forfeiture of initial deposit and loss of reservation period.
Rent for second and subsequent months is due in full on first day of each subsequent month. Failure to pay will result in eviction and forfeiture of deposit/last month 's rent. Security Deposit will be applied to any damages/repairs/labor incurred.
Security Deposit less monies for incurred damages/repairs/labor will be returned within 14 days of departure.

Cancellation / Refund Policy:
- 10 Days or Less Notice: NO REFUNDS GRANTED
- 11 Days to 3 Weeks Notice: Full deposit will be applied to future reservation; but, will not be refunded. Six month limit to reschedule.
- 30 to 90 days Notice: All Monies received to date will be returned less $700.00 cancellation fee.
- 90 Days Notice or Before: Full refund granted.
- Early termination of rental lease requires 30 days notice and will result in forfeiture of last month 's rent.
- Security Deposit will be applied to any damages/repairs/labor incurred and remaining monies refunded within 14 days of departure.
Owner reserves the right to change at any time the rental rates, security deposits and any other applicable fees without notice PRIOR to entering an agreement with potential or existing tenant. Once agreed upon, all rental rates, security deposits, fees and refund policies shall remain in effect for the agreed upon rental period. Changes may be applied at any time after a rental agreement expires.

Sailing Charters Available:

Sailboat, C & C 24ft Sloop, "S/V J.ROSE" is available for Rent as Barefoot Rental or U.S. Coast Guard Captained Charters by the 1/2 and full day. She can be rented by the single day or multiple days.
This weekend cruiser has a V-Berth forward that can accommodate two adults and 2 berths to port and starboard. Porta-Potty and small sink with fresh water provided on board. She is powered by an electric start 9.9HP Yamaha 4-Stroke Outboard and motors at 6-7Kts. She has roller furling Genoa foresail along with her standard mainsail. In her 7ft cockpit is auto-tiller steering, Garmin GPSMAP 168 Plotter/Sounder, along with a JVC CD Stereo, VHF Radio, and all USCG required safety gear as well as Life Line Netting to help prevent overboard losses.
She is fast, easy to handle and sails great to windward. For the more adventurous, Key West can be made in two days sail for a week long trip if time allows. Over-nighting on "J. Rose" is a lot like camping. She is essentially a floating tent with a few more amenities. Spartan accommodations are at hand. There is no bath, shower or air conditioning other than that provided by Mother Nature. Mother Nature can also provide for little nuisances such Florida Keys mosquitoes, "No See-Ums" (or flying Pac-Men as I like to call them), Deer Flies, Intense Sunlight, calm winds, lighting and even hurricanes. Be prepared to "rough it" if over-knighting. This said a night or two on J.ROSE at anchor in Florida Bay watching the birds, dolphins and spectacular sunsets, unequalled anywhere else, while sipping your favorite beverage can make for an experience and memory of a lifetime. "J.ROSE" is located in an area with miles of beautiful Florida Bay cruising grounds with usually favorable wind and sea conditions. Seas generally range from 1 to 3 feet. Seas beyond 3 feet are not recommended for the trip. The Atlantic Ocean can be reached via Snake Creek in about an hour.
The boat is located in Islamorada in the Florida Keys. It is about 90 minutes from Miami or Key West.
Provided for your use and convenience are ice chests and Pressurized Sprayer to rinse off (your shower!).Some basic utensils and dinnerware. Over night users will have use of dinghy with motor for going to shore.
Everyone should bring along sun protection in the form of lotion, appropriate clothes, a hat and sunglasses. A light waterproof jacket to keep dry and warm is suggested even in the heat of summer. Over-nighters need to bring sleeping gear such a pillow, a light sleeping bag or as we prefer, a set of sheets (top and bottom) to sleep on and under. Think of camping and you will do well, flashlight/headlamp, bug spray, simple first aid kit with antibacterial ointment/cream, bandages, pain reliever, sunburn spray(good for itching too). Bring along plenty of liquids, esp. water, dehydration in the heat is a concern. A gallon per day per person is suggested Limit alcohol intake during your stay for both safety and health. Suggested foods for over-nighting and day trips are best if no cooking or refrigeration is required (no stove provided). Trail mix, snack foods, meatless soups, tuna, cookies, cheese, fruit (dried or fresh), lunchmeats, crackers, jerky, protein/power bars are all good. All needed and last minute needs can be obtained very nearby to the dock.
Subject to availability. Call for rates and open dates. Fifty-Percent deposit required for over night reservations, fully refunded at 72hrs cancellation, 50% at 48hrs, 25% at 24 hrs. Cancellation at our discretion (before leaving the dock) due to inclement weather will result in prompt refund of all deposits. Cancellation during trip due to sudden and unexpected weather changes will result in prorated refunds. NO REFUNDS WILL BE GRANTED FOR SEA SICKNESS OF PASSENGER(S)OR FOR REASONS INCURRED BY THE PASSENGER(S) NOT RELATED TO WEATHER OR NORMAL OPERATION OF THE VESSEL UNDER NORMAL OPERATING CONDITIONS.

Located at Mile Marker 90 along The Overseas Highway in Monroe County, Florida on Plantation Key in the Plantation Key Colony Subdivision. Beautiful Florida Key's Atlantic waters and the Florida Bay from Key West 90 miles south to Miami 90 miles north encompass it. Plantation Key is part of the incorporated Village of Islamorada. US Highway 1, locally known as Overseas Highway, offers sights from Key Largo with it's John Pennekamp State Park and follows the island chain to Key West. The islands, surrounded by the clear blue waters of the National Marine Sanctuary, offer access to North America's only coral reefs for world renown, spectacular diving, fishing, sailing, and boating.
The area immediately about 163 Gardenia Street offers outstanding schools Kindergarten to 12, doctors, dentists, chiropractors,restaurants, banking, marinas, dive shops, florists,cinemas and shopping. All these amenities are within walking distance to the house. Several churches are within walking distance with all denominations accessible in a short drive.
163 Gardenia Street is a Two Bedroom / Two Bath Home situated on a sailboat depth canal with 50 feet of dockage. The contains a set of boat lift davits rated at 5500lbs for boats up to 30 Feet in length. The controlling depth at the entrance to the Plantation Key Colony main canal is 5 feet +/-. Plantation Key is one of the few subdivisions that allow large boat access; many of the neighborhood canals are deep while offering shallow depths at their entrances. There is little tidal change on the bayside of Plantation Key. Daily it varies little more than 6-8 inches; but, with a new and full moon can be as much as 12-18 inches.

Plantation Key Colony is located at position 24.59.693N and 080.32.349W Between ICW markers Flashing Green "71" and "73" just east of the Cow Pens Cut. Tavernier Creek to the north is only one mile away offering immediate access to the Atlantic Ocean or Snake Creek 5 miles to the south offers ocean access to tall masted vessels with a drawbridge
