Description of the Ladysmith vacation home rental
The subject property is improved with a custom built, one storey residence. There is a
built-in double car garage with two overhead doors and automatic openers. The house is of a good quality with many custom features and appears to be in good overall condition. The British Columbia Assessment Authority reports that the residence was constructed in 2003.
Exterior
The exterior of the house is finished with vertical cedar ship lap type siding. The roof
covering is rubber shingle and the windows are vinyl framed thermal panes. The house has a large open beam covered entry and two rear patio areas. There is a single circle type gravel driveway, parking areas, ponds, walkways, trees, bushes, gazebos, carport/shed, electrical shed, work shop, wooden decks and a wooden ramp leading down to a wooden dock. There is also a detached 26' x 34' Coach House with a garage with a developed one bedroom suite above.
Interior
Most walls and ceilings are painted drywall with vaulted ceilings in the foyer and living
room covered in tongue and groove boards. Ceiling heights vary, with 9 foot ceilings in the majority of the home and vaulted ceilings in the foyer, living room and kitchen. Kitchen cabinets appear to have a combination of arbutus and fir fronts and exposed sides with a wrap around bar area.

Foyer: 18 foot vaulted ceiling, polished concrete floor with compass inlay, custom made wooden carved double front doors.
Living Room: 18 foot vaulted ceilings, polished concrete floor, wood burning fireplace with airtight enclosure, pot lights, large fir trimmed windows.
Kitchen: 13 foot vaulted ceiling with skylights, polished concrete floor, arbutus and fir type cabinets with wrap around bar, slate tile counter tops, 2 stainless steel sinks, 2
garbourators, built-in Frigidaire stove top, oven, dishwasher, fridge and double fir french
doors.
Dining Room: 9 foot ceilings, pot light, polished concrete floor, double fir french doors.
