The house has sliding glass doors on the first floor just off of a long living area. To the rear of the first floor living area are 3 bedrooms; one bedroom has twin beds; another has a queen bed; the third has bunk beds which can be separated if requested. Exiting through the sliding glass doors brings you to a shady lawn overlooking the pond.
Climbing the spiral staircase will take you to the second floor. Here is the laundry area, another entrance from outside, and combination kitchen and living room which has a dining room table at the picture window and breakfast bar with three bar stools. Off of the kitchen and living area
is a bathroom with a shower, another bedroom with a queen bed, There is a futon for additional sleeping.
The caretakers live on the property over the garage. This allows for flexible check in and checkout; other additional services listed below; quick response to maintenance issues, directions or guide services. This area may also be rented for additional rent adding more bedrooms, kitchen and a full bath. Your privacy is important to us therefore we often leave the grounds once you are established. If this is important to you please say so.
There is plenty of parking, including an RV, with easy access to the water.
Great swimming and boating! Some "water toys" are available. A row boat,canoe, life jackets and perhaps other boats are available at no extra charge!
This property is available year round.

Kennebunk Pond is located a short driving distance from Portland, Scarborough, Old Orchard Beach, Saco, Biddeford, Kennebunk, Kennebunkport, Wells and Ogunquit. There visitors will find harbors, beaches, shopping, dining, and amusements for children. Driving northwest for 1.5 hours will take you to the White Mountains of New Hampshire.
NASCAR racing is located in Louden, NH about 1.5 hours away.

The pros: The owner is kindly and sympathetic. He is present, and is always available to answer to our questions and request. The house is well situated, near turnpike 95, 15 minutes away from supermarket and some department store, 25 minutes away from many beaches and touristic places like Old Orchard and Kennebunk Port. The landscape around the house is beautiful, with the lake just in front, where we appreciate swimming. Beds are also very comfortable. The cons: The house needs love... Walls and ceiling needs to be repaint (really, there are several disgusting spots all over the ceiling), and there is an old commercial carpet everywhere in the house (even in the kitchen...even if there is no fan over the oven). There is a lack in amenities (only 4 cup coffee machine in a house who sleeps 10, not enough pans for cooking, we have to buy all the soap -washing machine, dishwasher, liquid soap for hand washing dishes,toilet paper, ...) In the children's room, there is a big and noisy water pump, who start often and wake-up us during the night. The wall of sliding doors would be great if the doors were opening and closing without falling into our hands. A big clean up is needed outside; there are many things around the ground (scrap boats and things like that). The gas grill is dangerous: fire escapes by holes made by the rust . The owner assure us the water is drinkable, but it came directly from the lake (DO NOT DRINK THAT). In the description of the site, it's wrote "the caretakers live on the property over the garage", so in fact, the caretakers are the owner. And the garage is attached to the house. So, we share a house with the owner (but they left the house during most part of the week). It was not an expensive place if we compare that house with other ones in the region, but we are not sure that we got the best bang for our buck... We spend a nice week there, but we do not return to this house.

The lake is the only good thing about this rental. House was very run down, with many things broken (screen doors, lawn chairs). Both charcoal and gas grills were completely unusable, as was the firepit. The swingset advertised for kids is a safety hazard. The trampoline is rusty and not something safe for kids to use either. If you have young children, be advised the spiral staircase is also unsafe. There was a ledge children could fall off right by the spiral staircase, this was blocked off by a toy chest so my son was immediately drawn to that area. Renter makes you sign a ridiculous contract in which you promise not to break things or else lose your security deposit, which he doesn't want to return until a week AFTER you leave. We did get our deposit back on check out thankfully because obviously no money ever goes into improvements in this place. The outside chairs all had cigarette burns in the cushions. None of the sliding doors in the lower level rooms fully close or even function well. The sliding glass doors to the outside were almost impossible to open, and the sliding screen doors had multiple patches to the screen making them look horrendous. Very disappointing to pay money and find the place in such ruin. The only bedroom with a functioning door also had an electrical panel behind a door on the wall with live wires running out of it. This was also within easy access for children. I was really at a loss where my 2 year old son could safely sleep here. The ceiling tiles were stained. The shower had mold around the bottom of it.

My husband and I went for the week with my best friend and her two children. We didn't know what to expect given that we had booked through a website. We arrived and were pleasantly surprised. It was the best vacation any of us had ever had. I appreciated that it was pet friendly and had all the ammenities of home. My husband liked that it was centrally located. My best friend enjoyed the quiet and fact that it was two floors giving each family its privacy. My thirteen year old god daughter loved thsat it was 15 minutes from old orchard, 25 from portland, and 30 minutes from the york beaches. My god son loved to swim like a fish every day. We had a party and the twenty guests all loved it as well. Canoing, rowboating, grilling, or sitting by the fire. It was easy to get to and had plenty of room so that no one felt like they were on top of each other. The owners are super nice, helpful, yet give you your privacy without ever needing to ask. I would highly reccommend it to anyone looking to get away from it all.

We enjoyed every minute of our stay in Lyman, at Camp David. The weather was wonderful that summer. Allowing us to fully use the canoe, daily and in the evenings. The water was clean and refreshing. We plan to be back in 2011.
