Description of the Manila vacation condo rental
Stay in the only residential building featured in the Carlos Celdran play "Livin' La Vida Imelda" which looks at what is popularly known as her "edifice complex". Legaspi Towers 300 forms the third point in the triangle with the Cultural Center, the Central Bank as the two other points. 6th floor 120 sq meter (1,200 sq ft) condominium, 2 bedroom, 2 toilet and baths, fully airconditioned. With maid's room with its own t&b. Over twice the floor area of similarly priced rental units, this one offers a lot of breathing room. See pictures to see how much space you'll have. Equipped with Sun Wifi.

Spectacular Manila Bay sunset for most of the year, not to mention occasional fireworks displays from boats off the pier.

Master BR bath features a 21" deep tub for full soaking, Japanese style. Hot and cold running water, 110 (round) and 220 (flat) volt outlets, full kitchen, electric range and oven, refrigerator, sofa in the living area can serve as another bed. Dining table and chairs, dresser, side tables and standing shelves all of solid narra (a red hardwood and the country's national tree).

24 hour security guards at all entrances incl rooftop plus roaming security and very friendly staff at the reception, convenience store on ground floor, swimming pool on the 4th floor, a stellar arts cafe in the basement. Wide hallways and lobbies for each floor, scenic elevators. Home service massage is very affordable ($7 an hour) a phone call away.

Right next to Jen Hotel (operated by the Shangrila group) so taxis, tours and other services for hotel guests available close by.

View of Manila Bay from both the bedroom balcony and the living/dining room balcony, also the Manila Yacht Club and Baywalk. Across the street is the Cultural Center Complex with the CCP itself right across the street, the Folk Arts Theater, Aliw Theater, the Philippine Intl Convention Center, the Film Center and the Coconut Palace all a short walk away. On the other side, the Central Bank with its Gold Collection at the Metropolitan Museum and inside Central Bank, a convenient post office. For the kids, Star City amusement park is right next to the CCP and within the complex are paintball and karting fields. The whole complex has bike lanes that go towards Macapagal Blvd which leads to Mall of Asia (rental bike available upon request at P250 a day). Historic Malate Church and Museum is a 5 minute walk away and Baclaran Church is 5 minutes by taxi or FX (like a jeepney but airconditioned) in the other direction.

The building is also a block from a large mall with two grocery stores, department store and many shops and restos. Right next to the mall is the Manila Zoo and behind it is the Rizal Memorial Stadium where there is training for Wushu, Tae Kwon Do, a public olympic size pool and a track oval. It is also walking distance from St. Scholastica's College, De La Salle University and DLS College of St. Benilde. The other direction, it is one medium block to Buendia Avenue and Citem (Philippine Exhibitions). It is also a 10 minute taxi ride away from the Mall of Asia, Intramuros, the walled city which has the Manila Cathedral and San Agustin Church and Chinatown.

A veritable feast of dining options a short walk away and food delivery options as well.

For balikbayans seeking affordable dental and cosmetic services, these are available in facilities within the building itself. Also lots of optical establishments in the mall a block away for affordable eyeglasses.

Rented for 2 weeks but the second week I spent somewhere else. Per email Ipat assured me the electric /water would be no more than 50 $ for the stay. I only stayed for one week and deposited 100$. On the day of our departure, of course the electrician was not there so they couldnt read (go figure!)so they kept my full deposit and would contact me. Of course the Bill was even higher than 100 $, which is ridicolous. It's best to get an apartment with everything included as they will try to squeeze out every penny and you can forget about getting anything from your deposot back. The Apt. was spacious but old just like the building itself. I never saw the owner and if i needed assistance I would call Brenda who would maybe show up 2-3 hours later. The Wifi is too week and you have to pay extra for Cable TV. We had some cockroaches in the apt., that comes from people having their trash out in the open near the elevator. All in all, the apartment is not up to Western Standards and if you are already renting above the price that everybody else is paying in that blg. don't try to rip off your customers by keeping the whole deposit. We will of course never come back there.

Spacious 2 bedroom condo

Stayed here with my family for 5 days and was impressed compared to a condo we stayed at previously. We are in the market for a 2 bedroom condo and really want one with this space and layout. There is a maid's room with their own bathroom that is not in use but you could use the room as storage for your luggage if you need the space. The building is very old, but the condo itself is updated. The condo is beautifully decorated with art pieces and really felt like home. The aircon in the living room never got cold so don't think keeping it on while you're out will make the temp cooler, you will just rack up your electric bill. Brenda is very nice and accommodating. She was not expecting us because of miscommunication but she quickly set up the room for us. I do advise giving her a call on the day you're coming. You need to bring your own toiletries and towels. I would suggest that the condo needs a teapot/water kettle, blow dryer, and clothes iron. The laundry service in the garage takes 3 days so may not be advisable if your stay is short. There isn't a gym in the building and Trader's hotel wouldn't let me use their gym unless we were a guest. It was a nice surprise to see morning joggers/walkers on Manila Bay and CCP. I would also suggest a map of the area and key points of interest. We found a map of Chicago and the Transit system which we found amusing because that's where we're from. Your safety here is NOT comprised. We felt very safe here, there weren't any vendors or random people standing outside of the entrances of the building. The security guards did their job well. Whenever we are looking for a place to stay in the Malate area we will always look up Ipat's place!

Verykind host. Veryspacioushouse. Thelocation was thebest especiallyfor plannin g to do a citytour. Ashopping mall is three minutes of walkaway,so you can buyfoo d and exchange money. ATM machine is on theground floor. Spacious 2 bedrooms a re cozy. I could use hot water in the bathroom. The building is over than 30 years old but well managed. If there were Wifi available, it would be better.

There was construction monday thru Friday and constant pounding 8 hours a day. We should have been told about this!! EVerybody I talked to passed the buck. The fact is that the owner was responsible for notifying the powers that be so we could have been told. If the owner wants to give us money back, then we will be appeased and change our review. We asked for money back, but kept getting shunned. Everybody stay away from this place. It was not their condo that was under construction, but the fact is that anybody within earshot of the construction should have been warned. But further, the management of the building is at fault. It should be a rule that nearby patrons were notified.

This is a nicely decorated, spacious, and clean condo in a good location. I have stayed there twice before and hope to stay again. The owner, Ipat, is very gracious and Brenda, who manages it, is very kind and helpful with anything you might need. It is a relaxing place to hang out and a nice respite from the city below.

Overall, my stay was a good experience. The condo was quite large and definitely bigger than most 2 bedroom condos. The location is very convenient, including a great view of Manila Bay, and very close to many great spots/areas in Manila. Most places we went were either within walking distance or a short taxi ride. As well, although the building is a bit older, the condo is very clean, fairly modern and well maintained. My only suggestions for improvement include the need for internet access within the unit. Although internet is available in the basement of the building, it was very inconvenient given their limited hours of operation which are only Monday to Friday until 7pm. This made it almost impossible to do what I needed to do since I required internet quite a bit. Also, I would suggest that a dvd/cd player be bought for the unit and possibly free and uniterupted satellite service which could be worked into the rental price. Otherwise, all was well and Brenda was very nice and accomodating although I did not get a chance to meet Ipat.

The location best fit our family needs with the bargaining markets like Baclaran and Divisoria jsut a taxi away. We loved the walking distance to Harrison Plaza with the assorted restaurants within the area. The unit was reasonable and a good size for a family of 3 adults and 3 kids. We would consider renting again on our next trip.

The place was not the best, but close enough for what we're looking for. Security was great! Friendly atmosphere. Bldg elevator needs renovation esp. the lobby area, needs new face. Not enough concession stands. Impose stricter bldg code for pest extermination, at least every 3 months. Also, watch how you use electricity....not cheap for a commercial rate.

Definitely Worth Looking Into

The location is in the middle of everything. 50 pesos taxi ride to MOA and Robi, easy access to NAIA and Makati. We arrived at a clean, quiet, spacious and comfortable place. The place is close to a lot of eatery and grocery store. Internet Cafe and laundry in the basement. The people from Ipat to Brenda and the whole crew are friendly and very accomodating. Ipat and Brenda went out of their way to ensure that our stay is memorable. Of course our stay is not without its minuses, but its the Philippines, and you'll have to make lemonade out of the lemon that you,ve got. Overall though it was wort it and highly recommended. I will definitely stay there again and will let friends and relatives about this Condo.




Ok but needs improving

Stayed five nights. Apartment is in good part of town and convenient to airport and to shops. Good items include location, building security, and size of apartment and nicely decorated. Bad items include mice in the room (we were given a trap and caught 3), electricity and water is extra ( An extra few USD on the daily price is a simpler solution especially as renter is now shown actual meter readings)and finally during our stay no cleaning was done. My wife cleaned apartment on day 1 as floors were dirty. As cost of labour is cheap and plentiful a cleaner should be provided every other day and likewise charge extra few dollars.

Me and my family just got back from visiting the Philippines. We stayed at this condo and it was a great stay! My kids love the pool and my husband likes that we can just walk to a mall (Harrison Plaza) if there's no particular plan on a day. This place is also very close to MOA (Mall of Asia). There's also cafe and mini stores downstairs for stuff that you need. This is also a secure place to stay. We will definitely stay there again. During the time that we we're inquiring on this place, the owner is prompt in responding to my question. Brenda is also very helpful!

This condo is a great price for it's location. Right across the street from Cultural Center, Manila Bay, eating places, night life. Great view from condo balcony. The building itself is a little older, but don't let that discourage you from staying here. There's a cafe downstairs with wifi, and mini shops. You will have to pay for your electricity/water and pay for the linen cleaning, which will increase the price slightly. But, still it's a great value. The master bedroom bed needs a little more cushion, but still ok for sleeping. Brenda (the room manager) was VERY helpful in all our needs. She's very friendly. Thank you Brenda!

The building is well secured, more of an upscale for manila which is nice.The security and staff are very friendly. Great location 10 minutes from just about everything downtown. The apartments is clean and fully furnished. Air con is great.It has a decent pool. A few tips they could work on... Put a microwave in the unit, The master bedroom matress is pretty uncomfortable. And fix up the maids room so that is functional. But i had a great stay, i would go there again.

great place to stay for oucples or families. it's accessible to anywhere in the metropolis. view from the balcony was great but even greater in the pool area where you can see the sunset from the manila bay. Spacious enough for big families, as well. "Very accommodating owner.
