About the area

Mashpee is the perfect vacation destination. You will receive guest passes to our private fresh water beach on John's Pond . Our home is easily accessible from either the Sagamore or Bourne bridge just off exit 2. Summer is a busy time on the Cape and there's so much to do. We're located between Falmouth (20 minute drive) and Hyannis (25 minute drive). Mashpee's South Cape Beach is just 7 miles away overlooking Martha's Vineyard. From Mashpee, within a 30 minute drive in any direction, you can experience the best the Cape has to offer.

“A little piece of paradise”

As an experienced traveler and a great lover of beach and ocean destinations, and as a former resident of Oahu, I can say without hesitation that this home is one of the loveliest vacation places I have ever stayed. Not only is the house extremely comfortable and pretty, but John's Pond is a really great private beach with clean, calm, beautiful water, whether you are swimming or kayaking or just getting your toes wet. The ocean beaches are a short drive away, and there are lots of great shopping and dining options very close by. Fantastic place!

Clean and comfortable, lots of room. No central air. Close to the local beach and minutes to the ocean. Close to stores and dining out. Great value.

Myself and my family enjoyed our vacation at this beautiful house. It is located in an amazing location near the gorgeous John's Pond and central to so many activities. We spent most of our time at the house because it was such a quiet comfortable place to stay we didn't need to go anywhere else. Being a business owner, there is little time for me and my family to even see each other so we really feel like we reconnected We would love to make this location a family tradition for our summer vacation spot A huge Thank you to Steve and Barbara!!

“Wonderful location and great space for our family”

We are John's Ponds veterans and this house is the second we've rented in this neighborhood. Hands down, this was a perfect home for our combined families. The layout of the house was great -- the kids were able to hang out downstairs (and make noise) while the adults enjoyed the sun room. The neighborhood beach is just a short walk away and is perfect for kids, young and old. We will definitely look to stay here on our next vacation. Thank you!

“A lovely stay”

As first time visitors to Cape Cod, we didn't know what to expect but we really could have stayed longer! The house is a real home from home, well appointed and a great place to stay. John's Pond is wonderful for relaxation, and the area is a good base for exploring Cape Cod. We had a plumbing issue during our stay but the owner, Steve, promptly dealt with it. Sitting on the front deck, in wonderful sunshine, listening to the varied bird life chattering around us is a lasting memory.

Our family of 5 had a great 2 weeks in this fabulously located New England style house. We felt totally relaxed with the homely setting. The house, decking and grounds are spacious and the sun room and fire pit were an added bonus. John Pond is literally just down the road and we spend a number of hours here having great fun in the water. The location is ideally situated to explore all that Cape Cod had to offer including Martha's Vineyard (ferry just 20 mins away from the house). Boston is also drivable for a day trip and the Wrentham Premium Outlet venue is just over an hour and we found many bargains!! We would definitely consider returning here in the future.

“Good memories”

This house offered great spaces in a peaceful setting. The sun room was the best place to sit and relax, morning and evening - if the Cape did not have so many attractions to keep us busy we would have used the outdoors fireplace too. The little local beach on John's Pond is pristine, it's nice to stroll over any time for a refreshing swim. Worthwhile day trips: Wood's Hole, Martha's Vineyard, Provincetown, any of the beautiful beaches.

Loved the house,just as represented in the photos.The private beach was a short walk from the house and great for kids.Short drive to shopping,great location.It was so peaceful and beautiful we didn't want to leave.

“Pleasantly Surprised”

The house has lots of options to spread out for a large family or group -- a living room, a den, a finished basement, beautiful outside deck space and a spacious, light-filled sunroom/enclosed porch. There's also a sitting area in the yard with two hammocks and a fire pit. All worked great for us, as the smaller kids could go down to the finished basement and watch their cartoons while we adults had some quiet time upstairs. Even though there are 2.5 full bathrooms in the house, the enclosed outdoor shower was wonderful. The location of the house was a short drive to Mashpee Commons, grocery store, etc., and the house itself is part of private beach association on John's Pond which is only a 5 minute walk down the street. Steve, the owner, was very accessible and pleasant to deal with. Our only real criticism is that the kitchen is small and has an awkward layout, with very little counter space or storage for food. Also, we were glad we brought our own beach chairs, as we only saw two in the shed and they looked pretty beat, which could also be because it's nearing the end of the season. Having said that, we would definitely stay here again if we want to be in that area.

“Excellent Family Rental”

My family and I thoroughly enjoyed our stay at this private, secluded residence (7/20/13-7/28/130. It provided all that we wanted --- privacy and space for 6 (four teenagers) and easy access to all of our summer vacation Cape experiences as well as to Boston. The ability to be able to come "home" to relax and cook a meal in our own kitchen after our busy days was a real plus. Made some great smores in the backyard firepit, too! All this, and just a short walk to the private John's Pond beach --- it was really more than we had hoped for. The home owner was very kind and helpful to me as he was prompt to answer all of my e-mail inquiries and even took the time to visit with me over the phone as I wished. He even allowed me to arrive well before the so-called "check-in time" on our arrival date as he knew that my family was traveling from a long distance away --- and he provided me with road instructions on to get to his home from the airport, too! The home itself was full prepared for us upon our early arrival and nicely stocked with all sorts of items that a family from across the country could want whether it be basic kitchen food items, recreational items like towels and beach chairs, or items of daily life such as restroom toiletries. We all really appreciated this. The ability to replace items or find things more personal to us was easy as the home is so closely located to the town's hub and center. I would certainly suggest consideration of staying here with a family --- I know that we certainly look forward to staying here again if we are fortunate enough to have the opportunity to return.
