PLEASE READ TO THE END FOR IMPORTANT INFORMATION:

The only additional cost to the posted monthly rent is the one-time $300.00 damage security deposit, which is refundable within 15 business days after your departure IF you don't smoke in the apartment and if there are no damages to the apartment or its content, and if all the keys and other items we give you are returned undamaged at check-out time, etc...

OUR MAIN CONCERN IS THAT YOU TAKE GOOD CARE OF THIS CONDO DURING YOUR STAY, that you COMPLY WITH THE RENTAL POLICIES, AND that you DON'T SMOKE IN THE APARTMENT.

Enjoy ocean views from the private balcony & from each bedroom. We are very picky when it comes to cleanliness. This is a 3rd floor condo located on the North side of the building. If you prefer a family or senior-friendly environment but still want to be close to the action of Daytona Beach and within approximately 1 hour or less from major Florida attractions, then this private and spacious apartment with reasonable rates, would be a good choice.

Uncrowded car-free beach. Building amenities include: On-site management office; his and hers sauna room, exercise room, game room, social room, elevator on each floor. Non-heated ocean-front swimming pool plus a sun deck. Privately assigned underground garage parking space for one car with security gate. Security cameras in the building common areas. There is a coin laundry room on each floor of the building. WiFi connection available in the building's lobby area. Basic cable, electricity, water and local phone calls are included for rentals of less than 4 months.

Near small shopping center, restaurants, bank, and gas stations. Approximately 6-7 minute drive to the Daytona Beach boundaries. Walt Disney World is approximately 1+ hour drive. The oldest Florida town of
St. Augustine is about 45-50 minute drive, as well as the Kennedy Space Center. The Chocolate Factory, the Daytona Speed Way and Daytona Airport are about 15-20 minute drive. Driving distances are approximate depending on driving conditions.

PARTIAL RENTAL TERMS:

MINIMUM RENTAL PERIOD IS TWO consecutive months. No prorating or refunds for later arrivals or early departures. MINIMUM RENTAL CHARGE IS TWO MONTHS EVEN IF RENTER STAYS LESS THAN TWO MONTHS.

Refunding of the $300 security deposit: This one-time payment is the only payment that must be made in addition to the total rental payment. This amount will be used as a rental contract compliance security deposit and will be refunded 20 business days after renter's departure IF when we clean the apartment, after the renter's departure, we find there are no damages to the apartment or its content, no items towels, bed sheets, furniture or any other apartment item/content missing or damaged, if no excessive laundry or apartment cleaning is necessary (ie. leaving dirty towels, plates, cups/glassware, cutterly/ cooking pans on check-out date) No bed sheets/comforter/blankets stained or damaged, if furniture cushions are not stained or damaged, etc., if there are no odors or any other type of indication that cigarette/tobacco products were smoked inside the apartment, if maximum number of apartment occupants did not exceed 5 people during the time of the rental, and if all keys, parking permit, and parking garage gate opener are returned undamaged on check-out date.

SMOKING, PETS/ANIMALS ARE NOT allowed in this unit.
BOATS, TRAILERS, CAMPERS AND COMMERCIAL-SIZE VEHICLES AREN'T ALLOWED TO PARK ON PREMISES.

RENTERS WHO ARE RENTING FOR AT LEAST TWO CONSECUTIVE MONTHS WON'T HAVE TO PAY THE HIGHER RATES THAT ARE CHARGED FOR HOLIDAYS AND DURING SPECIAL EVENTS DAYS THAT TAKE PLACE IN VOLUSIA COUNTY.

MAXIMUM OCCUPANCY for the advertised monthly rate is for up to 5 occupants, including children. Maximum number of people in the apartment at any given time, including children, shall never be more than five people. Apartment occupants and their visitors must be pre-registered by name and list the dates they will visit or plan to visit the apartment during the rental period.

The main renter must be at least 21 years old.

Apartment amenities, on-site facilities,
rental rate/policies, area attractions may change at any time and are not warranted. Pictures shown are an approximate representation of the rental unit and its content and might change at any time.

PAYMENTS: All payments must be made in U.S. Dollars. Accepted payments are: U.S. Bank-Certified check, money order, cashier's check. Post-dated checks won't be accepted. There is a charge of $39.00 for each check with non-sufficient funds.

INITIAL PAYMENT REQUIRED TO RESERVE THE APARTMENT: 50% of total rental cost, including 50% of the $300.00 damage/rental policies compliance security deposit is required to reserve the apartment. Rental dates won't be committed until the initial payment clears the bank.

FINAL PAYMENT: Remaining 50% must be paid at least ninety calendar days prior to the reserved check-in date. Renter(s) will not be allowed in the apartment until full payment is satisfactorily cleared. If final payment is not received within its deadline date, the rental will be automatically canceled and all moneys received by the apartment owners for the rental to that date will be refunded minus a $150.00 cancellation fee.

REFUNDS FOR RENTER'S CANCELLATION REQUEST: All cancellations requests must be received by the apartment owner(s) in writing at least 90 calendar days prior to the renter's scheduled check-in date. In this case, all moneys received less the amount of $150.00 will be refunded if the cancellation request was received in writing by the owners at least 90 calendar days prior to the scheduled check-in date. No refunds are given for cancellation requests that are received by the apartment owners less than 90 calendar days prior to the scheduled check-in date. No prorating or refunds are given for late arrival and/or early departure. The minimum rental charge is for two months even if the renter uses the apartment for less than two months. Changes in rental days after apartment has been placed on hold will depend on apartment availability for the newly requested dates. Change request must be made at least 90 calendar days prior to the newly desired date. Rental date change fee is $30.00 per request.

CHECK-IN TIME: 3:00 p.m.
CHECK-OUT TIME: 12 noon.

Check-in and check-out times are fixed unless different times are arranged with the owners at least 20 calendar days in advance pending availability.
