Property Description:

“Don't Wanna Leave” is located DIRECTLY ON THE BEACH - GULF FRONT at Pinnacle Port: a 26 acre beach resort tucked away at Carillon Beach at the western edge of Bay County, FL. The resort sits gulf front on 26 acres located on a virtual peninsula: The Gulf of Mexico is on the South side, with Phillips Inlet on the West connecting to Lake Powell on the North. It’s literally surrounded by water, dunes and a coastal dune lake.

While the resort itself is comprised of condos – they’re the only condo buildings around! To the west is Camp Helen and the seaside communities of Inlet Beach and Rosemary and to the east is Carillon, so the views are very sea side picturesque and there are no Panama City Beach or Destin type crowds of people. In fact, other than the the peak holiday and summer weeks, the beach is amazingly tranquil with just a peppering of beach lovers enjoying the sun, sand and surf (sometimes I find myself completely alone on the beach). Of course, the summer weeks are filled with vacationers (mainly families, but a good diverse group of young and old), but there’s still plenty of room to pitch an umbrella or tent and claim your little piece of heaven!

The Condo:

The gulf front condo is a 2 bedroom, 2 and half bath unit in a two story townhouse type floor plan, which gives it a more home type feel than your typical beach condo, and plenty of room to spread out and find private spaces when you need to decompress.

Downstairs you’ll find a well appointed kitchen, living room and laundry room (full size washer and dryer) and a half bath. We remodeled in 2012 with new furniture, flooring, wall paint, cabinet paint and new pulls, and granite counter-tops. There’s also a 42? TV with cable as well as a Roku box for watching Netflix movies on demand or listening to Pandora. There’s a sleeper sofa, love-seat and recliner – so plenty of room to chill after supper. The living room also has a beautiful balcony overlooking the western beach (this is where you’ll see fabulous sunsets) with panoramic views of the Gulf, Phillip’s Inlet, Lake Powell, Camp Helen, Inlet Beach and Rosemary Beach.

Upstairs you’ll find the guest bedroom, guest bath, master bedroom and master bath. The guest bedroom also overlooks the western beach and the coastal dunes surrounding Phillip’s Inlet and Lake Powell (the view is simply gorgeous). This bedroom has a queen bed as well as a twin bed w/trundle (can convert to two twins or a king). It’s perfect for a couple or as a kids bedroom. There is also a TV (with cable) and plenty of closet room for storage. There’s a guest bathroom in the hallway with a tiled walk-in shower and plenty of HOT water.

The gulf-front master bedroom has a WALL-OF-WATER view of the ocean and private balcony, complete with table and chairs for enjoying your morning coffee while watching the dolphins play or an afternoon/evening relaxing to the sounds of the surf. There’s also a 32? TV and plenty of closet space! The master bathroom has a full sized tub/shower. And don’t worry about “staying connected”: the condo has DSL and Wi-Fi – strategically located near the master balcony so you can pick up the connection on the beach (great for streaming Pandora to your beach speaker).


The property has tons of activities to keep your family busy. The large pool (huge – 118,000 gallons) is attached to the tower building (where our condo is located) and sits Gulf-front so you can see and hear the waves while swimming or catching some rays on the sprawling gulf front pool deck (there’s also a smaller pool across the parking lot from the mid-rise buildings.). And, if you’re hungry, there’s no need to go hunting for food: The Cabana Cafe (open during the summer season) is located right on the pool deck and serves a wide variety of food to make everyone happy.

Oh – and don’t forget about Movie Night on the pool deck (summer season only) – completely free and open to all guests and owners. It’s a bit like going to a drive in – on the beach! Each week a family friendly movie is shown (via a projector on a big blow up screen) on the pool deck – the sound is played through the pool side speaker system, giving a very “retro drive in” movie feel. The Cabana, which normally closes at 6, stays open late on movie night - so you can eat AND watch a movie with the kids.

A portion of the big pool at the Tower is enclosed by roof – great to enjoy cool waters if you’ve overexposed yourself (or the kiddos) to the sun – and also offers shelter on the rare rainy day. During the winter, this section of the pool is completely enclosed and heated to a comfortable 82 degrees.

One of the best amenities is the natural 880 acre Lake Powell. Canoes and kayaks for use on the lake are available for rent at the office. A dock and boat slips are also accessible for Pinnacle Port guests.

There are also grills, a children's playground, tennis courts and even shuffleboard!

* Near 30-A: Rosemary Beach, Seacrest, Seaside, Watercolor and Grayton are literally around the corner (the only thing separating Pinnacle Port from 30-A is Phillips Inlet/Lake Powell/Camp Helen). You’ll love that you can enjoy all that 30-A has to offer, without the 30-A price tag (or crowds). How close is it? Rosemary Beach is your view from the west side of the condo (2.7 miles by vehicle).

* Panama City Beach is just 6 minutes to the East (Pier Park is just 8 miles down Highway 98).

* Destin is 30 minutes to the West (Silver Sands Outlet Mall is just 30 miles to the West). On a clear day – most days actually – you can see the Destin skyline on the horizon from the living room.

* It’s inside a secluded, gated, security patrolled beach community – shared with Carillon Beach, a private, planned community reminiscent of 30-A developments like Rosemary, Watercolor or Seaside. Its secluded area, while close to all the aforementioned tourist cities, is quiet and there are no city lights to compete with the backdrop of stars over the ocean at night.

The condo is beachfront on a peninsula - secluded and secure - yet literally just around the corner from 30-A (but without the 30-A price tag). Rosemary Beach is just 2.8 miles away. Seaside is only 8 miles away - or you can head the other direction to Panama City Beach (just 6 miles to the East).

Dine in the evening at Maddog and Bentley's at Rosemary Beach, Bud and Alley's at Seaside, or The Red Bar at Grayton - all just down the road to the west. Or head east to the famous Dusty's in PCB for oysters, or fine dining at Captain Anderson's, or Pier Park and Margaritiville!!!!

The resort is a shared community with Carillon Beach - a planned beach town reminiscient of Rosemary Beach and Seaside. Family Time

Had a great time! Just like the photos show. The owners where great and a joy to deal with. It was nice not having to deal with the crowed. At times it seem we had the beach to our selves. We did see the dolphins and stingrays just remember to bring your binoculars.

This was our first stay at Pinnacle Port near PCB. We had a great time! The swimming pool is a real asset to the resort. It was extremely clean and the water remained very cool and refreshing. We especially liked a portion being covered too offering relief from the hot summer sun. The beach is beautiful at Pinnacle Port too plus you have the option of the lake just steps away. Our unit was "Don't Wanna Leave" with beautiful ocean, lake, and coastal views. This condo was a great fit for us and conveniently located close to PCB and Seaside. A highlight of our stay was inshore fishing near Shell Island with Capt Guy Ward of Emerald Coast Charters. We caught our limit of Red Snapper in just 4 hours. For a great vacation, visit Pinnacle Port and "Don't Wanna Leave".

Heaven on earth

We traveled to fl for spring break with my in laws and our youngest child. This condo is a heaven on earth. I loved how we had our own private beach with breath taking views. We had a lake that we could go fishing on, we rented paddle boards and boats very inexpensive and had a lot of fun. Close to many area attractions and took a day to go watch the Blue Angels practice which my father in law loved. This is a wonderful safe gated place that everyone must check out! The homeowners are very easy to work with and gave a lot of good suggestions. Thanks for making this a wonderful trip for us!

Relaxing Spring Break

The unit is in a wonderful quiet but convenient location and was the best supplied unit we ever rented. The bed in the master bedroom was excellent. The beach and ocean views from the living room, bedroom and balcony were superb. The only items we could not find to make our stay perfect were a bottle opener and a tea kettle.

Pros - nice location in Panama City Beach for a family - far enough away from the traditional college spring breakers; condo was nice and fairly roomy at a reasonable price; the overall complex was well-equipped with two hot tubs, two pools, and a workout room; staff was helpful, friendly, and courteous; two bedroom but the additional bunkroom with bunk beds was ideal for kids; great view from balcony; full size washer and dryer; owners seemed very helpful and were easy to work with Cons; minimal but possibly a few updates to the condo; furniture and appliances had some age; gas grills instead of charcoal would have been a plus;

Thank you for the lovely review! I would like to point out that all the kitchen appliances are brand new? And some of the furniture (like the tables in the living room and kitchen table) are actually purposefully made to "look" older than they really are (our version of "shabby chic", lol!).

Had an excellent stay at "Don't want to leave". Had all the amenities we could expect, fabulous location with magnificent views, got to see the dolphins from the balcony on a few occasions during our stay, lovely surrounding area, quiet location with easy access to restaurants, and shopping. Our only regret was we had to leave too soon, hope to go back soon.

If I had to pick one word to sum up our experience it would have to be appealing. That may sound like a boring description to some but to me it sums up a complete sensory experience of total blissful immersion . Everywhere we went there were delightful sights, sounds , smells , tactile and flavorful joys to be found along 30-A in the various communties ( Rosemary Beach , Seacreast, Seaside, Watercolor & Greyton ) near the condo. The condo itself is a well-kept inviting residence that was located ideally on the beach within a full service secure neighborhood with great amenities and attractions. I would recommend that you look up the local areas , read about what there is to offer , view the photos and best of all come experience it for yourself. Everyone has a different 'take' on life and depending on what you want , be it a quiet secluded retreat or a lively family vaccation , I beleive you can find it here. We were lucky enough to find both. We set up a tent at the beach so we had an outdoor 'home' with shade, music food , games etc and soon enough we had found extended 'family' with the other vacationers & residents who were of like mind and interests. This turned out to be especially fun during one afternoon when the weather turned stormy and we had to vacate the beach. We , as a small community , helped each other pack up and proceeded to the condos indoor pool where we continued having fun with an impromtu pizza /pool party and later going to neighborhood restaurant karaoke bar which was suitable for both children and adults. The only regret I have would be that I didn't have a longer time to enjoy my visit and explore the area. However , I do have more vaccation time and plan on making a return trip !

Best condo, best location!
For a stay in September 2012

We have been renting condos in the 30a and PCB area for about 10 years. In that time, we have found many condos that we loved, but none that had everything this wonderful piece of paradise has.

My husband, the fisherman, was delighted to find that it sits on a thin (couple of hundred yards?) strip of land between a huge coastal dune lake, and the white sands of the gulf. While I was happy to lie about under my umbrella on the beach all day, he was able to fish off the dock, and take the kids kayaking around the lake.

When we were ready to get out and scratch our foodie itch, it was only a five minute drive to the farmers' market, bakeries, and innumerable delightful restaurants of 30a. When the kids were hankering for mini golf and go-karts, and something fried, we were also just minutes from the old-Florida, carnival-like atmosphere of Panama City Beach.

Finally, and this is a big one for me, I didn't feel cooped up in the condo during my kids' naptime since there are two balconies, and every room looks out onto the white sands and turquoise waters of the gulf. Reading my book in a quiet, clean, and comfortable condo, with the beach and ocean out every window and balcony, is certainly not a bad way to spend a lazy afternoon while little ones nap! We will definitely be back!

Frequently Asked Questions

Q: The condo has a PCB mailing address - Is the condo close to 30-A, Rosemary Beach, Seaside and Grayton?
A: This Gulf Front condo (directly on the beach - no streets to cross) is as close as you can get to 30-A - in Bay County. Although we are not inside Panama City Beach city limits, we are located at the very edge of Bay County (where Bay County and Walton County meet). We are actually closer to Rosemary Beach (2.8 miles) than we are to Panama City Beach (about 6 miles). From the Living Room and Guest Bedroom, your view is to the West, looking "over" 30-A and Rosemary Beach (and the Gulf of course!) ;-) Also, please note - the map listing is not accurate. It's close, but not exact (I can't fix that - the condo is actually slightly west of the map listing, situated directly on the gulf just south of Lake Powell). I send all my renters specific directions to get to the condo, so no worries!!
Q: I see the unit is two stories - Is the unit a townhouse or condo?
A: It's a condo - just a unique layout ;-) We are located in the Tower Building at Pinnacle Port - all the units are two stories, though, which gives the unit a very unique "home" like feel as opposed to the typical flat condo layout. It also means a bit more privacy among visitors.
Q: Do you offer early Check - In or late Check - Out?
A: We have no problem with offering early or late check-ins or check-outs. However, the condo tends to book up so unfortunately those options are not always available. If you will call me the day you are checking in I can advise if the unit is ready for early check in. If it's not, you can always come on down and then head to the gulf front pool (plenty of chairs available to rest your weary legs) or beach while the unit is being prepared for you. And, in the summer, there's a Cafe open at the pool (The Cabana Cafe) that offers fresh made to order hamburgers, grouper sandwiches and Blue Bell Ice Cream (Cash only).
Q: How well appointed is the kitchen? Are the appliances full size?
A: We think it's appointed very well - we have a full array of cutlery, wine glasses, dishes, cookware - even a Keurig Coffee Maker and a Blender. And you are welcome to use anything you find - i.e., coffee, sugar, etc. We only ask that if you use the last of any consumable, you replace it.

All appliances are full sized - including the washer and dryer (no tiny little mini fridge or washer that only holds two towels). We also have a couple of small shoulder coolers you are welcome to use at the beach - just make sure you clean them well and leave on dryer, open, to dry.
Q: Can we Fish?
A: yes you can fish on the beach (surf fishing) - and from the docks on the lake - but you do have to have a license (not expensive) - you can get a license at :

You can also head down to the marina (Captain Anderson's, in PCB) and set up a charter deep sea fishing trip. We recommend Captain Stewart Miller and Captain John Law.
Q: Can you help me with the best directions, beach tips, or restaurant recommendations?
A: Absolutely - we love helping fellow travelers out with tips! You can also find our beach blog on the web - the name is "The Panhandle Beach Lover's Guide to Southern Fried Sands" - where you'll find reviews and recommendations.
Q: Do you rent to people under age 25?
A: No. There must be someone aged 25 or older for every two people under the age of 25 (exceptions for small children, of course).
Q: Can I leave my stuff on the beach overnight?
A: Yes and No. Let us clarify: We used to leave our beach stuff on the beach, down by the water, every night and no one ever bothered it (beach folks tend to be kindred spirits). However, Bay County recently passed an ordinance prohibiting this behavior - BUT, the ordinance allows you to move your stuff to the "toe of the dune". This means that as long as you pack your stuff up neatly, you may indeed pull it up to the fence line and leave it overnight (easier than dragging it back inside the condo each night, and much less sand wear and tear INSIDE the condo). We do this regularly and have never had any issues - although of course you do this at your own risk.
Q: What do we need to do when checking out?
A: While you do not need to scrub bathrooms or mop floors (that's part of what the cleaning fee covers), we do ask that you leave our beloved condo in a manner that is appropriate. We ask that you remove all your trash (the "rubbish" chute is just steps down the hall toward the elevators on the left side), load any dirty dishes into the dishwasher and start a dish cycle using dishwasher safe detergent ONLY (there should be some under the sink - if none if available then don't start the dishwasher), pull bed sheets and towels and place on the floor in the laundry room and remove any items that can spoil from the refrigerator (you can leave extra unopened cokes or beer, etc. if you like, but please throw away milk, cheese, meat, leftovers, etc.).
Q: Do you require a security deposit?
A: Yes we do - and refundable deposits are promptly returned within 7-10 business days, subject to condo inspection.
Q: Do you have cable? DVD player?
A: Yes, all TVs (3) have basic cable. There is also a ROKU box that allows viewing of Netflix movies and a variety of other channels for on demand video.
Q: Is there high speed internet/WI-Fi available?
A: Yes. Our condo has private high speed internet. The Wi-Fi router is located in the master bedroom - the name and password are located on a yellow sticker on the side of the router.

There is also a general "wi-fi" access point in the lobby of the Tower Building.
Q: ***Is the condo located directly on the beach? Do we have to cross any streets to go to the beach
A: The condo IS located directly on the beach - there are NO streets to cross. In fact, the view from the master bedroom bedroom is literally like a wall-of-water. When you wake up, without moving an inch, all you see out the balcony windows are gorgeous waves and white sand. We also have placed our Wi-Fi router (located in the Master) very close to the balcony - this means that you ca pick up Wi-Fi WHILE YOU ARE SITTING on the beach - this is great for streaming Pandora to your beach speaker, or checking emails or surfing my blog to find the best places to eat!
