Beautiful powdery white sand and gin-clear waters of Pelican Beach, a mere 2 minutes walk away from the villa and spans over 3.5 mi into Grace Bay Beach which is another 12.5 mi stretch. Anyone for beach walking?
The calm waters provide crystal clear visibility and only a foot or two deep out to about 15 feet from shore, great for small kids as well as areas for diving.
Pelican Beach is known as 'the best-kept secret' as its unspoiled nature lends to photographers seeking to capture the heart of the islands.
Grace Bay area is 2 miles away where you can find a large and quality supermarket, stores and restaurants. There is also a convenience store within a mile from the villa at Bleu Haven. Meals can be ordered and picked up for breakfast, lunch and dinner from Fresh Bakery at the Atrium (0.3 mi). As an option, you can have a Chef to cook your dinner with our best local meal. There is also a Pergola for alfresco dining with an outdoor gas BBQ grill and dining table in the gardens.
In the living room are plush sofas sufficient for 10 persons to sit comfortably while watching television on the 65 “ big flat-screen TV with cable service and DVD's. There is also a portable iPod docking station and radio. The secondary living room comes with a LCD TV and a Roku device featuring Netflix, sports channels, movies, games and lot more.
Guests of all ages will have fun exercising their skill with the Baby Foot table. Use the complimentary bicycles to explore the neighborhood. Kids will enjoy the pool and the pool toys. Use provided beach chairs and umbrellas to fully enjoy your day at the beach. Island is safe for jogging, walking, cycling.
The master bedroom features ensuite bath, jacuzzi tub and shower, walk-in closets, King Bed, air conditioning with a relaxing view on the palm gardens. Green Bedroom has an ensuite bath with shower, Queen Bed, air conditioning, ceiling fan, door leading out to the pool area. Turquoise Bedroom and Bleu Bedroom share a jack and Jill Bathroom with shower. Both have Queen Bed, air conditioning, ceiling fan and garden views. All bedrooms are equipped with Plush Egyptian cotton linens.
The suite is open for large group or when a fifth bedroom is required. The suite features an ensuite bath with shower, King Bed, private living room with a sofa bed, LCD television, air conditioning and two ceiling fans.
The villa is located in the upscale, safe neighborhood and security patrolled of Leeward. In addition, guests can feel more secure in using the state-of-the-art alarm system and the room safe. Guests are welcome to use the unlimited Wi-Fi indoor and outdoor with our outside Wi-Fi amplifier. A local pre-paid mobile phone is also provided.
Our property manager Robert from SeaShell Breeze Group will do a brief orientation of the Villa upon arrival. He will be available to you throughout your stay to answer questions, make recommendations on dining and activities, and address any problems that may arise. We spent 6 amazing nights in this beautiful villa. It was everything I expected and more. The house is very spacious and we never felt cramped. The rooms are comfortable and the dining room was used daily for family dinners. My favorite part of the home was the backyard. It truly is dreamy and makes you feel as if you are in your own personal resort. I can't begin to tell you the times I spent laying out in the hammock and hanging out by the pool, it's just amazing back there.
The beautiful beach is just a short bike ride away and the lounge chairs provided by the villa are backpacks and very easy to carry. The entire trip was planned a year ahead and Dany was so helpful during the process. It is always a little stressful trying to plan a trip hundreds of miles away but everything went smoothly and was very responsive to all my emails.
Once you check-in you will meet Robert! He is so awesome and will ALWAYS be available if anything goes wrong. With a family of 10, the coffee maker decided to stop working one morning and Robert came over in 15 minutes with not only 1 but 2 new coffee makers!!
Here are some helpful tips:
1. Rent a car, it is going to be very useful when you are exploring the island and the villa is VERY close to a supermarket.
2. Bring a lot of bug spray. I'm not kidding, no matter where you go at night, you are going to need this. For example, we went through 12 bottles :)
3. The neighborhood the villa is located at is very safe. I know this is one of the things that always worries me when I travel but I felt safe during those late night walks.
4. Soak in the sun and have FUN I can't wait to book this villa again! I'm already dreaming of the outdoor space and beach....

This home is amazing. We were a group of 8 friends ( couples and singles) and it was perfect. The pool and outdoor living space was fantastic. We spent 99% of our time out back.
The home is very clean and the kitchen has everything you need including lots of spices. We thought we would eat out a lot but ended up grilling about every night.( Thanks guys) You can't beat the price of the lobster tails from the red pickup on the side of the road near airport.
Very easy short walk to the beach (great having beach chairs & towels to take with you). I do recommend renting a car. It was easy to get around the town. Robert the property Manager was wonderful. If we need anything at all he was there. I would rent this home over and over again

The villa tropica is an awesome place to stay. This was our annual girls trip and 1st time to Turks and Caicos. Robert the property manager is very helpful . The place looks exactly like the pictures. I will definitely stay here again. It is very close to the best beach.

This house has everything you could ask for! It's in a safe neighborhood, walking distance to the beach, clean, comfortable and roomy! Having wifi, Netflix, Roku was a plus! The Marina down the road has an excellent happy hour and downtown is a close 5 min drive.
The pool is awesome! We had fun experiencing the different lights of the pool. The house comes with Everything you need for a comfortable stay and cooking in, including a grill. Also comes with everything you need for the beach (chairs, umbrella, cooler). Also comes with bikes! Dany the owner is quick to respond to your emails and a pleasure to deal with.
Robert, the property manager is vivacious and super nice. He is so helpful and knowledgeable about the places to see and things to do on the island.
Highly recommend Villa Tropica and if you've never booked a villa before, do not be hesitant about Villa Tropica. They are very honest people!

Special Thanks to Robert and his wife they were very accommodating during our stay. Dan the owner was also very flexible as we had changed the numbers of guest a couple of times. The home was very clean and beautiful; well kept and updated appliances. I think our favorite place to eat was the Flamingo which is very close to the house. The garden in the back is amazing along with the pool with its changing lights. The kids spent a lot of time in the pool and when they were not in the pool it was easy to keep them occupied with the Rocu boxes. This is the perfect place for any family with kids or older relatives who may have difficulty getting around. If you are considering a home to rent on the island please consider this place!!

Villa Tropica was an amazing vacation rental. Located just minutes from a beautiful beach that was almost private, it provided us with everything we needed for a great family vacation. We had 7 travelers from ages 4-88 and everyone was pleased with this well equipped house. The bedrooms are large and most offer private bathrooms (2 bedrooms share a jack and Jill bathroom). The kitchen is well equipped and had everything we needed to cook many meals in. In addition, the patio has a great Weber grill that we used often. The patio, gardens and outside pool area were amazing! The kids and adults alike loved the lighted pool and pool deck. This house is gated and provides a security system. There is even a game room with a Foosball table and everything you need to enjoy the beach ( chairs, umbrellas, coolers, beach toys). We could not have asked for a better beach rental and look forward to returning!

We spent a week at villa tropica and loved it. The house and pool are both very large and can easily accommodate 10 people. The kitchen is fully stocked and all the seasonings were a huge plus for cooking in.
The beach right down the street(pelican i believe) was the best beach we visited even better than the highly rated Grace bay and one other we visited. Grace Bay beach has resorts and lined with umbrellas, passing boats, parasailers, paddle boarders, sailers, etc. But Pelican bay beach is calm, quiet, no waves, no resorts or beach front houses. the perfect beach.
The service at every restaurant was very VERY slow so be patient if you visit restaurants. We visited the casino twice and it was very fun and safe. Mixed drinks or frozen drinks are a minimum of $10 anywhere you go and the grocery store can be expensive but is wasnt as bad as we expected. Beer for local Turks head is $45 for 24 and liquor is marked up 100% of the price in America.
We rented a car and it is definitely necessary to get around as the closest hub of restaurants and stores are just our of bicycle range. We rented a "character car" from grace bay rentals which was $250 for the week and its nothing special but a clean old car that gets the job done. There are beach chairs and umbrellas and with the house so it was nice to have everything needed for a day at the beach.
Robert was great for check in and always available if needed for any questions. We did the caicos dream tour and everyone in our group enjoyed it. it was $99 and they take you to a reef to snorkel and there is alot to see including the 2 five to 8 feet reef sharks we saw.
I'd highly recommend the snorkel dream tour. Everything from booking, payment, and check out was quite easy and I would love to return some day.

From the time of arrival and being greeted by Robert until our departure he was always available for questions or issues that arose. He was very helpful pointing out all the great spots on the island on a map (bring a map from the airport for him to mark-up).
The villa is spectacular. We spent a lot of time making good use of the kitchen which is fully stocked with just about ever utensil, dishware, and kitchen appliance you may need. All the rooms are nice and clean. The beds are extremely comfortable, you will have no problem sleeping well after a long day in the sun. The pool situated in the middle of the villas gardens makes it feel very remote and secluded for added privacy.
Pool lights are very neat as well! There are quite a few tvs throughout the home that have roku devices already logged in to Netflix so you will always have something for you or the kids to watch during the downtime. There's a large bookshelf with plenty of selection and a few card/board games as well.
The home is in the safest part of the island and has a gated access (Robert will give you the code and the clicker upon arrival) and an alarm system so no need to worry. There is parking for up to 4 cars behind the gate for large groups. The house also comes with plenty of leftover sunscreen, bug spray, aloe Vera, and bug candles/wicks. Now for the best part.
The home comes with 5 really nice beach chairs that fold up and have backpack straps as well as multiple light umbrellas, coolers, bikes, beach floaties, footballs, and kids beach toys. You have everything you need to enjoy the wonderful Pelican beach is the extension of the world renowned Grace Bay beach and is the closest beach to the villa (3 minute walk if that).
This beach is the most amazing beach I have ever seen (better then grace bay, long bay, and many others I have visited throughout the carribean and Mexico). You will get a better breeze here then on Grace Bay with all their high rise resorts. The water is like bath water and we would just float for hours. There is very few groups that visit this beach so you feel like you have a few miles of beach front to yourself!

Our two families celebrated Senior Spring break with our boys and a niece. There were 8 of us.The house was beautiful and very spacious. The furniture and decor were unbelievable knowing that everything had to be shipped to the Island. I have stayed at other homes listed where the furniture, decor, and appliances were very outdated. Almost every room had it's own bathroom so the house was set up like individual suites. Backyard with the pool and dining area was also very spacious. Great place to spend time when we weren't at the beach. The house was very clean and the beds were comfortable. Kitchen fully equipped and separate laundry with washer and dryer. Air conditioning units cooled rooms down really quickly. Pelican beach very private and really only a 5 minute walk from the house. Everything provided at the house, you only really needed your bathing suits and clothes. Robert very friendly and helpful. Restaurants can be on the expensive side and if you cook meals food and drink at the grocery stores can also get pricey. Stick with the local beer. Excursions are wonderful but also were expensive. We did ATV with Froggy's, Sail Beluga with Captain Nick, Eco Kayak tour with Big Blue Unlimited, Kitesurfing with TCK Kitesurfing and an all day boat snorkeling conch cruise with Caico Dream tours. The beaches and water are like no other in the world. People are extremely friendly. I would return to T & C and definitely stay at Villa Tropica again. Owner Dany always answered my e-mails within 24 hours and price point for this house compared to other properties on the island very reasonable. I felt my money was well spent. Wonderful vacation for our families! So glad we did not do an all inclusive with multiple families.

We had a wonderful time in Turks and Caicos staying at Villa Tropica. We vacationed with another family, so there were 4 adults and 4 kids under the age of 10. The Villa has 4 bedrooms, 1 king and the other 3 rooms had queen beds. The master had a very large bathroom and closet. One of the queen rooms had a good size bathroom and the final 2 bedrooms shared a bathroom with double sinks. The Villa is very large and spacious. We had plenty of room. The kitchen was very nice and we ate breakfast in every morning. There was a large laundry room with a washer and dryer that we used daily. The outside was the best part, there was a large patio with a large table and chairs. We ate out there most mornings. There was also a covered seating area with a couch and chairs. There was a grill and we cooked in for dinner and lunch a few times. The restaurants can be expensive so it was a nice option to cook in. The pool was amazing. It was a good size and our kids were in the pool every minute. We were surrounded by palm trees and it felt very private. The location is great, just a few minutes walk to a beautiful beach. I would recommend renting a car, as we explored so many other beaches and areas of the island. Dany provided beach chairs, coolers, umbrella's and beach towels. It was perfect! There is a grocery store about 2 miles away, the location of the villa is fantastic. I read in one review suggesting new kitchen knives, and I would agree. But other than that the kitchen had everything you needed. It was my daughter's birthday and there was even a cake pan so I was able to bake her a cake. I would also suggest having 1 bedroom with 2 beds. Traveling with 4 kids for a week and having them share a bed wasn't the easiest. We did bring single/twin air mattresses that fit perfectly in 2 of the rooms. Each room also had it's own AC unit and the rooms cooled down very quickly. The main part of the house also had and AC unit which we used a few times just to cool down. We turned on the AC in the bedrooms every night and it was great. We had such an amazing trip and loved the Villa and wouldn't hesitate to stay there again!

In the fall of 2014 we asked our parents what they would like to do to celebrate their 50th wedding anniversary in April of 2016 as all of us "kids" are spread out across Canada. My parents said a family vacation and the planning started from there. Over the next month or so we narrowed down our choice to Turks and Caicos Islands. I came across Dany and Lucie's listing for Villa Tropica and knew we had found the perfect place. I spent months emailing back and forth with Lucie and Dany and they were always quick to reply and guide me in the right direction.We went ahead and put our deposit down in Dec. 2014 for our specific week in April 2016.We were a group of 8 ranging in age from 47-74 . Upon our arrival at the villa we were greeted by Robert the property manager and Nicole the housekeeper as we had made arrangements for Nicole to prepare some food for us upon our arrival until we had time to get to the grocery store. Our meal of jerk chicken, mixed salad and a fruit plate along with some cold bottles of water was perfect. The jerk chicken was so good that we talked about it for days and family members kept asking if there were any leftovers. The home was extemely clean and the furniture and the decor were beautiful. All of our family members loved their rooms. The gardens and grounds were beautiful and if we weren't at the beach we were in the pool or enjoying all the outdoor sitting areas. The beds were extremely comfortable and the kitchen was well equipped. We used Provo Connections for all of our transporation needs while on the island and they helped make our week spectacular. We walked to the beach multiple times a day and the provided bicycles were also used. We wanted to do something special to celebrate my parents anniversary so Dany and Lucie put us in touch with private chef Mark Clayton. We emailed back and forth for months and got to chose our special menu. Our dinner was spectacular that we had in the formal dining room. Chef Mark cooked for us and his wonderful wife Cady served the meal to us. We had a very special week together and are hoping to return sometime soon as Villa Tropica exceded our expectations. Robert was wonderful to deal with.He even went out of his way to lend us his crystal wine glasses for our special dinner as the villa only had three assorted ones to use. I would highly recommend Villa Tropica to anyone looking for a quite relaxing place to stay as a larger group.

We had a wonderful vacation and our family of 7 ranging from age 3 – 73 loved this villa. We had everything we needed to make this an amazing vacation. By far our favorite “go to” place out of the entire property was the backyard, it was so private and comfortable that it was an amazing gathering spot for everyone. There are so many amazing things posted about this villa that I will share some different info about the island that might help you decide to book this listing. T&C is a great island and we realized that food would be a bit expensive, our group consisted of some very good/creative cooks so we enjoyed the challenge of having most meals at the villa. Close to the airport is a very small chicken place called Sweet Ts and it is very popular with the locals. You can get 2 styrofoam containers of good fried chicken for $10 we added sides. Just make sure you read the reviews on TripAdvisor for details on ordering. Also close to the airport you will find a little red pickup truck that sells seafood, we made sure that we visited the island during lobster season and we ate lobster almost every day. During one trip to the truck we bought 18 tails for $90, yum. Turks Head beer is cheaper by the case if you purchase at the brewery. The IGA was a great place to do the initial shopping and can find some good deals if you are with some creative cooks (ex. package of two very thick bone in pork chops was about $6.00) these were amazing on the grill and actually we had to go back for more. TCI food tour was a wonderful way to spend 3 hours getting history of the island and sampling some amazing island food, just schedule your tour before you leave home so that it is early in your trip and have time to revisit your favorite places. Snorkeling at Coral Gardens was great, a few people had to get gear and at Dive Provo it was only $15.00 for a 24 hour timeframe for a full set. Honestly between the pool, the amazing beaches, great food, great drink…… we were happy happy! Robert was wonderful to work with, when you meet him on your first day be prepared with a map from the airport and a list of things you might want to check out, he will mark them off on your map (which is lacking a lot of detail including street names). This was a huge help and saved us a ton of time. A couple housekeeping suggestions might be to update the bed pillows and replace/sharpen the kitchen knives, either way I would not hesitate to visit again!

I'm surprised at the number of great food places that you found on the island in one week. Wow, 18 lobster tails for $ 90 and $ 10 for fried chicken are excellent price. You can eat very well at reasonable prices if you pay attention. We are very glad you enjoyed the Palm Gardens. We are working very hard to keep them among the most beautiful gardens of Leeward.
We have a cargo that arrives on the island shortly with many things including new blades and new pillows. Your comments are much appreciated and helps us better serve you. Many Tanks again, Dany, Lucie and Villa Tropica Team !

Our extended family of 8 (2 grandparents, 4 adult children/spouses, 2 grandkids (ages 4 yrs and 14 mos)) stayed at Villa Tropica for 10 days in early February, 2015 and could not have had a more enjoyable or relaxing week in the Caicos. For our purposes, the the Villa's expansive and very private and secure-feeling property, the home's layout, and its location in Leeward were absolutely perfect, and options for fun and adventure were never more than a short walk or bike ride away away to keep the young and young-at-heart entertained every day.
The location is a shade north of the downtown Grace Bay area (most restaurants, etc), which means cooking in the Villa's beautiful kitchen and eating on the patio are most convenient. The quiet location also means you can have the beautiful and seemingly endless white strand of Pelican Beach to yourselves.
We spent our days relaxing by the pool, playing around on the large, large property, and at one of two wonderful and easily accessible beaches: the aforementioned Pelican Beach, and the seclusion of the nearly-hidden estuary canal beach where the kids can play and splash to their hearts' delight in the calm, sun-kissed waters.
Pretty great snorkeling and shelling there too! The indefatigable Charlene Escoe can point you in the right direction; you'll only find it if you know where to look!
Come nightfall, you'll need to make your own fun -- I recommend Bambarra rum punch, the pool lights set to party mode, and some island riddims from the boombox (which, along with wi-fi and the condition of the bicycles at the house could stand to be upgraded -- and quite possibly has been in the intervening year).
A parting word about Charlene Escoe: she is the warmest and friendliest person on the island -- on an island of warm, friendly people no less! -- and a wonderful ambassador for the property and Provo in general. She has wonderful recommendations for every type of traveler, including those sunseeking homebodies like us.
Out of our many visits to various destinations in the tropics, Villa Tropica remains the gold standard. Bar none. For context, our same group spent last week on the beach in Bonita Springs, FL, but here I am today finally writing about Villa Tropica -- my memory always brings me back to the Caicos.

WOW! What an excellent experience. We rented the house with 5 couples. House is amazing and a perfect fit for us with 5 large bedrooms with plenty of space. The kitchen and outdoor space was heavily used by all of our guests. The kitchen is well stocked with everything you need. In our group, we a culinary genius in the group so the kitchen was used 5 of the 7 nights we were there. Grocery store was not a problem to get to. A rental car is a must! Most of our days started with a cup of coffee and then a short walk to our almost private beach. I have traveled to many islands in my vacationing career and I have to say, the beach was the best beach I have ever been too. Water is crystal clear and the sand is pillow soft (I know? I took a few afternoon naps on it). Only thing I would change is the duration of my stay. It went way too quick. Don?t make a mistake rental anything else in the leeward area. This house has everything you need and more. Dany was a top-notch in handling the reservation, questions, and superb service. Robert was fantastic throughout the whole trip. We had a few issues where we needed his help and he was there in the blink of an eye. He went above and beyond his call of duty. Welcomed us with beers on our arrival! The uncontrollable negatives but important to note: ? The airline lost 3 of our bags and we did not receive them for over 24 hours. We can thank Newark International Airport for that one. ? The first few nights of the trip, the mosquitoes in the private garden took a toll on a few guest legs. Bug spray is a must if you often get bit. ? We had trouble keeping the fridge and freeze cold ? with 10 people going in and out of it.

We are a family of 8, including two children, who stayed at the amazing Villa Tropica for a week. We could not have asked for a more relaxing vacation! The minute we walked into the house we were immediately blown away by all of the amenities. The pool was lovely, there were enough floaties for the whole family and a great spot to do morning yoga. We enjoyed cooking meals in the open and airy kitchen and utilized the grill multiple times. We even grilled a whole local fish we purchased at the Turks and Caicos famous red truck. Our 3-year old loved the game room and could not get enough of the beach. The location was perfect for our group - close to supermarkets and to one of our favorite restaurants, Coco Bistro. We would highly recommend this property and cannot wait to come back next year.

We just returned from a fantastic vacation on Turks and Caicos! My husband and I were celebrating our 50th wedding anniversary with our children and grandchildren. Villa Tropica was the perfect spot! We could walk to beautiful Pelican Beach and relax by the pool. There was plenty of space for all of us and having the Property Manager next door was an added bonus. I would definitely come here again.

This is a beautiful residence, well laid out so it is easy to enjoy the house and outside with multiple people. We came for two 50th birthday party celebrations with six women and it worked out well for us. The pool was fabulous to enjoy, including lots of floaty devices and lounge chairs and we made sure to take advantage of the hammock. Morning breakfasts under the pergola were perfect. We had one rainy day at the end of our week and chose to enjoy the movies and games offered. The bikes were a plus to see some of the local area. The Pelican Beach and the ocean is so close (3 blocks) and many times we were almost the only people in sight. We enjoyed the morning sunrises, and evening ocean swims, along with the ability to collect lots of beautiful shells, including conch shells. All six of us would highly recommend this place. Robert, the house manager was wonderful as well, making sure we had what we needed and helping us out when needed. His personality is a joy to be around. Can't say enough good things about this house - very clean, sheets are high quality and beds are very comfortable so sleeping was luxurious, kitchen is well stocked with equipment and spices which made cooking breakfasts and lunches easy, great seating for meals as well as for hanging out. Location is a little secluded, but the security area where you enter and exit along with the gate to the house make you feel safe. We can't wait to return. Nothing that would stop me from highly recommending this place, but be aware that the house is outside of the 'tourist' area. This worked well for us because it provided the quiet and peace we were looking for, but you'd want to know that to make accommodations of either a car or know that you'll be paying for taxi's to come and go. We chose the taxi route (Gray's Taxi is outstanding) so we spent lots of time enjoying the house and ocean nearby and only left for dinners and a few outings. We were forewarned about the no-see-ums and bugs, and ended up with bites, but the house provides spray to assist you with this issue. Small things to just be aware of but again, nothing that stops the enjoyment of this place, it's location and the island.

Where to start?! This house was absolutely perfect for our group of 5 couples! We could have gone with a cheaper house closer to the beach, but I have NO regrets about going with Villa Tropica. What I specifically LOVED about this house:
-All the rooms were spacious, tastefully decorated and immaculately clean.
-AMAZING outdoor area with an equally amazing pool. When I wasn't floating in the nearby ocean, I spent my time floating in the pool (day and night!) Tons of toys/rafts/tubes available. Yes, there are bugs, but my trick was to spend as much time in the water as possible. And used Saywer's lotion bug dope..seemed to work the best. Oh, and we left behind oil for the tiki torches which seemed to also help with the bugs. -Near the beach. Yes, it's a short (5-10min) walk but there are bikes available and let's be real...walking to the beach was our only form of exercise on this trip so it was probably a good thing.
-THE BEACH! We ventured out one day to explore the island and couldn't wait to get back to our beach. The other (shallower) beaches might be better for families with kids, but we LOVED only having to walk out a few meters to be up to our chests.
-Well stocked pantry full of spices. We brought a bunch of our own food essentials since we knew they would expensive. We mostly drank local beer and rum and hit up duty-free on the way down.
-Fully equipped kitchen to meet all of our cooking needs
-Washer/Dryer available for salty and sweaty clothes (bring detergent!)
-Totally safe. The island seemed a bit seedy driving beyond the airport, but once we got to Leeward, it was a totally different feel. The house is equipped with a safe and an alarm system. We never once felt unsafe. Wait...except riding in a car on the wrong side of the road...that took some time to get used to!
-Wifi worked perfectly, with no issues of being slow
-Nearby stores, restaurants and touristy areas. We did, however, end up renting a car just because we were on vacation and feeling lazy. We probably could have done without it, but taxis would have cost just as much ($20 per person from the airport to leeward) and the walk to the grocery store would have been a BIT too far in 85 degree/95% humidity weather.
-Dany was great to work with. I was super nervous about sending a HUGE payment off to someone I had never met, but I called him and I can assure you that he's a real person :) Overall, I HIGHLY recommend this house and would be happy to give a referral!

Our stay at this villa could not have been better. The entire house is gorgeous and so well decorated. It feels like home. The pool is amazing and the location is great - right near a grocery store! Robert, the house manager welcomed us with cold beers and went over the details and best places to eat.
The beach is such a short walk and it's absolutely stunning. I didn't want to leave. Every moment exceeded any expectation I had. I can't wait to go back!

My wife and I frequent the Turks and Caicos islands and just love them. This year we decided to bring a few other couples with us to experience the same joy we do. We found Villa Tropica after searching online for some time and decided to stay there. I am glad we did. From the warm welcome we received upon arrival to the friendship we created during our stay, Villa Tropica did not disappoint. The villa is absolutely gorgeous and wonderfully decorated along with plenty of space in all rooms. Ample space around the pool is suitable for multiple guest, large eating area outside is great for morning breakfast and a hammock round out this beautifully landscaped property. The manager was always very pleasant and addressed every request we had-even at a moments notice. We booked a couple of excursions through Caicos Adventures and enjoyed a fair discount as well-this was very nice. The villa was a true hit. When asked by others if we would recommend, our response has always been and always will be 'In a Heartbeat!'. Now if I can only get them to hire me as the Pool Boy, I could be there all the time! We stayed here with 11 adults and 2 children and had a great time! The pool was a hit with everyone and the large outdoor areas were great for dining or just relaxing. The kitchen is well equipped and the bedrooms were comfortable.
The house was very clean and we would definitely stay here again. The location is also great being close to restaurants and beaches. The house also provided ample floats and toys for the kids and the bikes were nice as well. After a long day at the beach or pool, having the Roku was also a treat. We really enjoyed our stay. Our group included 2 families of 4 (siblings) and our parents. Our children's ages were 6, 4, 3 & 1. Our trip started off great, the property manager had an escort at the airport for us to follow to the property. We rented a car, which I recommend, the property is not within quick walking distance to any stores. We were very impressed upon arrival. The house is beautiful, the yard is great. There is so much space for large groups/families.
The kids had a blast in the pool and the yard, the yard appears to be the best in the area, it is completely landscaped and mature and secure. The pool is clean and larger that I expected, the owner had gates installed prior to our arrival which was great for us since we had small children. We found the bed and bedding to be very comfortable, the kitchen is very well stocked, the furniture is beautiful and comfortable. The bikes are great for cruising.
There are beach chairs, umbrellas, beach toys (we left more behind as well), pool toys, comfortable out door furniture. The beach was a short walk and very beautiful of course. If you have small children I recommend going to Sapodilla Bay, it is so beautiful, shallow and quiet, really worth the time to go.
We also took in the Thursday night fish fry, we really enjoyed the food, it gets busy so I recommend to go early! We found groceries very expensive, we are Canadian and used to spending $ on groceries and alcohol but it was a significant amount more than we are used to. I recommend taking advantage of duty free if you drink! We also left behind a placement drink menu that one of us made so if its still there try some of the drinks, Margaritas always make it more fun!! The only draw back, which is not property specific, is the bug bites we received in the evening, our family is prone to getting bit, they like us. We didn't see many bugs so it wasn't irritating but we got silently bit! If you choose this property I don't think you will be disappointed, we have done a significant amount of travel and we would return.

We loved every minute of our stay at Villa Tropica. The outdoor gardens and pool are immaculate and private. The home was equally gorgeous and well-equipped with everything you'd need to enjoy the beach or cooking BBQs/meals.
Pelican Beach was within a 5min walk of the house, and was the most beautiful beach we visited on the island. The service from Dany and Charlene was exceptional - very quick and responsive to our questions/needs.
We would highly recommend Villa Tropica to any family traveling with young children looking for some peace and quiet, in a beautiful tropical oasis. We hope to visit again soon.

First time visitors to TCI from Canada. 6 adults (31 to 65) 3 kids (15mo to 5yo) visiting Feb 2015 -Home suited us very well. Lots of space, very comfortable and very clean as mentioned. -great pool, very lush landscaping contributing to a private feel, nice outdoor seating/ dining table -4 bikes (3 adult) , beach chairs, toys for kids....such a nice touch. -kitchen was very nice, very well equipped as advertised and they even have a good selection of spices too. -BBQ is there too which we used twice for family meals at the house. -beach was awesome. probably a 5-10 minute walk to the closest point.
you could walk either direction. we were very surprised that the beaches were NOT busy, but then again you're not in a resort area until you start walking a ways west down the beach! -for making your OWN food you can go to the Marina (

he pictures do not do this home justice. It is beautiful and very comfortable. We were a group of 6 adults and a 1.5 year old. We had tons of space and our two week stay was fantastic.
The owners and property manager were very helpful and always quick to get back to us. The property is clean, private and quiet. Leeward Beach is a couple of blocks away and worth the walk! It was even more beautiful than Grace Bay where the hotels and resorts are located. A car is necessary if staying here as groceries and restaurants are a couple of miles away. I would definitely recommend this home to friends and family. The only downside to staying here was there were ants...just be sure to put everything sealed away or in the fridge and they won't bother you.
Turks and Caicos is pricey...however there are NO crowds, nobody selling things on the beach and the beaches are the most beautiful I've seen. With next to no one on them.

This was our 2nd trip to Providenciales and our 1st experience renting a private residence. Booking was very easy and the owner was very quick to respond to any questions we had leading up to our trip. The property is in a beautiful & quiet community. Charlene the property manager was always quick to answer her phone for any of our needs during our stay. There was some construction in the area during the day which we were aware of but it did not disturb our vacation at all. The beach is pristine and amazing!! Great for families or those just looking for some peace & quiet. We were a group of 6 adults and a 22 month old child so it was necessary to take our rental car to the beach which takes only a minute to drive to.
The villa is very spacious with plenty of room for a large group. Furnishings definitely exceeded our expectations and were very comfortable. The library/TV room was our favorite room to relax in at night. We had Chef Mark Clayton come and do a private dinner for us which was one of the highlights of our stay. The garden & pool area is beautifully designed and wonderful to enjoy when not at the beach.
The island is small so everything is close but this home is in a perfect location relevant to Grace Bay, grocery stores, and the prime dining spots. We can't wait to return to Provo again soon.

It was my families second time at Villa Tropica. We were a group of 6 and 8 at some point and the villa was just perfect. It offers lots of space indoors to relax, kick back and enjoy. The gardens around the LARGE pool (with synchronized lights) is beautiful. There is a hammock for two spread between and under the palm trees. The owner has added a pergola over the outdoor dining area which seats 6 to 8 people comfortably. There is also a small cushioned love seat and 2 chairs in the shade to relax.
There is a large deck next to pool for sunbathing. The garden surrounding the pool is magnificent. We loved having the 2 adult bikes to take to the beach which is very close to the villa. No hotels to block your view just beautiful stretches of beach await you.
Charlene, the manager, is available everyday and takes care of all your needs. She is wonderful and very responsive. Nikki, the housekeeper, is just darling. You can even make arrangements with her to come and cook for you. We made several dinners and the kitchen has all you need to prepare a meal.
This is a beautiful home and wonderful for a large group of friends or family. The owner has made some new improvements and continues to do so but everything is just perfect. You will definitely enjoy your stay and all concerned see that you do exactly that.
Oh if anyone golfs the golf course is just a 5 minute drive away. Grocery store is just 8 minutes away.

Villa Tropica was a wonderful home with high end furnishings and a great layout. We were an extended family of 11, to include 6 adults 2 teens and 3 kids age 8-12 years. We all had a wonderful time with plenty of space to spread out. The grounds were well maintained with plenty of space with sun and shade areas and a lot of privacy. The boys especially liked the game room and swimming in the chromatic pool at night. The beach is within walking distance and the home supplied enough chairs, coolers and umbrellas to accommodate everyone. We often loaded one car with all supplies, then walked down. I would recommend a car to get to/ from restaurants grocery, shopping, snorkeling reefs and just for exploring the island. All in all a wonderful home and vacation island I would recommend to anyone.

First, Turks & Caicos is a paradise. And we are very glad to have chosen a villa instead of a resort. This villa, particularly. Well-maintained, air-conditioning in every rooms, magnificent gardens, a large deck near the pool. A quiet site where to rest.
The villa is bigger than what it looks like on the pictures. Really beautiful and the manager gave us an excellent service and recommendations. We enjoyed the Fish Fry, a local beach party, and the Boogaloos restaurant, if you want to try the specialty of the place, the conk. I went with family and want to go back with friends.

This was our first time visiting Turks & Caicos and I have to say that it was an extremely impressive experience. We were a group of 5 adults and 4 kids ranging from 15 months to 7 years old and this home suited us perfectly.
I can tell that the pictures of the home do not due it justice as it is even more beatiful in person. In a word: Immaculate. First of all the home was amazingly clean. I mean spotless. The furnishings are all in great taste and of superior quality. Nothing about this home feels cheap or out of place. The Beds were very comfortable, the linens were excellent, beach towels were there, clean and ready to use the second we arrived.
After traveling with young children it was relief not to have to worry about the house. The gated community and gated property felt very secure and safe. The pool and property outside was just as impressive as the inside. My entire group cannot wait to get back there. The home has a resort like feel with all the privacy you could ever want.
The negatives are so minor they are hardly worth mentioning: there are mosquitos on a tropical island in July, no suprises there. Some in my party were more susceptible than others, but by and large if you use spray you will be fine. There are quite a few dogs in the area (all nice and most with collars) but they can be heard barking at night sometimes.
We loved the neighborhood and the proximity to the beach (i timed it: 38 seconds drive, and thats with the circle and the speed bump).. We always felt close to everything. We explored the entire island and loved every part of it.
The restaurants are superb, the kids loved the Conch Farm and every beach was nicer than the last, truly some of the nicest white sand beaches I have ever seen and they were NEVER crowded. We all universally loved Villa Tropica and cannot wait to stay there again..

We took this trip on June 10-15 and as always I'm nervous about renting vacation home because you never know what to expected.
But I must say the pictures did this home no justice at all. It was very clean and it had everything you needed while you were there. I had a great time staying in this vacation home.
It was absolutely beautiful and I must say the view definitely went with the Island. I can't wait to come back and I will definitely be recommending this home to someone else!

I scheduled this vacation far in advance to ensure availability of the house as well as make sure all my grown kids could come. This was a family vacation (6 of us) that was a long time in coming and I especially wanted to create life time memories for us all.
This was the first trip we had all taken together as adults! It was so awesome and totally worth it! The house was wonderful, and as said before, is exactly as described. The entire staff is warm, friendly and attentive.
Charlene was the perfect host, and addressed any needs as soon as they came up. We loved the housekeeper, Nicki! The landscape/pool 'guy' must have toiled for 12 hours getting the area ship shape (in an already idyllic garden). Having that pool all to ourselves really made the day after long hours in the sun.
The beach is just breathtaking and right around the corner. I wish I could have stayed forever....these are memories for a lifetime.

Everything about Villa Tropica was absolutely perfect! We were in town for a family vacation and we were a very large group (11 people including 2 young children ages 1 and 3 years old). We could not have imagined a better experience! We searched diligently for a house that would accommodate the entire family comfortably and I am so thrilled we decided on Villa Tropica.
The house is beautifully decorated and is large enough to fit a huge party none of us ever felt crowded at all. The photos do not do this home justice! It has a great layout and everyone had plenty of space. The pool and entire outdoor garden is incredible. It is huge and every day we would discover something new out there; The adorable hammock, the walkway around the garden, the outdoor grill and dining area, even an outdoor living room ! The villa is secluded (fence, gate and trees) and is in one of the most convenient locations! We were within walking distance to the most beautiful beach any of us had ever seen.
It is secluded so we pretty much had the entire beach to ourselves. I would recommend renting a car to get into town or explore the island since taxis can get a bit pricey. The house is fully equipped with EVERYTHING. Even a garage full of bicycles, beach chairs, toys and sand castle stuff for the kids they loved it ! We couldn't have planned for a more perfect destination.
The broker, Charlene, was extremely helpful, friendly, and professional. She is excellent and made sure we had everything we needed. We will definitely be back!!

One of the young ladies, Nicole, who was cleaning the villa has been truly extraordinary in helping us out with our arrangements to get to the airport tomorrow morning for a 7AM flight. We needed to be picked up at the villa no later than 4:45AM and the taxi driver was just unable to understand what we were asking.
She has taken it upon herself to be our travel agent, calling the driver, confirming the time and pick up and amount of luggage and on top of that giving us a 4:30 wake up call. She deserves the highest recognition for above and beyond assistance.

Wonderful stay in an enchanting environment. The palm garden is wonderfull and the pool is beautiful. The villa was spotlessly clean and fully equipped with hotel amenities. We appreciated our bike rides.
The beach is very close at walking distance. We went snorkeling almost every day at the beach near the villa, without having to travel by car. It was absolutely perfect. There are also other beautiful dive sites a little further away. I would recommend this villa to everyone, we will definitively return.

This was a beautiful private villa! The villa had everything in it that you need! Bikes, play toys for the kids, full kitchen ( excluding food) etc..The Villa was only minutes away from a gorgeous beach and just a bike ride away to Blue Haven resort which there was lots of different activities and shopping near by.
The house was a great location! It is a quick bike / drive from town, the golf course, restaurants, shopping and just minutes away by walking to beautiful private beaches!
The only down side we had when we were there was 4/7 of us got bit bad by some of the mosquitoes. So make sure you pack some bug repellant and after- bite as well! Over all the villa is a place you can call home for the week, definitely recommended!

Sorry to hear about the bites and it is a good suggestion to pack spray especially for days when the wind is still. The screens on the windows and the doors also offer protection when indoors. First and foremost, this was my first trip to the Caribbean ever and I couldn't have planned a more perfect destination birthday party without the help of Charlene Escoe! She is an excellent broker and source of knowledge for local information (including private chef services and snorkeling trips).
I searched for the perfect beach house that would accommodate 6 friends who were flying in from all over the US and this house was amazing! The house is beautifully decorated both with comfortable furniture and local artistic accents. It has a great layout and everyone had their own space and both inside and outdoors with a poolside dining table and lounge chairs. We used the chef services that Charlene coordinated for my actual birthday dinner and it was absolutely delicious. The dinner received rave reviews from our foodie crowd, some who hailed from NYC and San Francisco. We also had a couple of self-proclaimed chefs in the group who found their way around a huge kitchen that came equipped with everything you could possibly need to serve up everything from brunch to dinner.
It was nice to have the barbeque as well when we wanted to dine outdoors poolside. The house was perfect for our group of 6 who ranged in ages from late 20s, 30s and 40s and so comfortable for lounging or formal dining. The bicycles were a great hit for morning bike rides and the laundry room was great to clean up after our daily beach trips. This truly was the most perfect house for our needs and everyone is determined to make it an annual trip.
The nearby beach was virtually secluded and so beautiful. We felt like it was our very own private beach every day we were there. We will definitely come back and have already asked Charlene to provide information for our next trip !

Charlene (the manager) is a jewel; I have never had a more personable and professional orientation for a vacation in my life. Everything she did from the first day to even after we left -- was wonderful. Having such top quality talent meet, greet and handle guests so competently made everything all the more enjoyable.

Our family of 8 stayed at Villa Tropica for a week in February 2013, including an 11 yr. old boy and a newborn baby. The house was perfect for our needs with a large open concept layout, and tons of outdoor space to lounge around. The large modern kitchen has everything you might need to prepare meals and snacks, and the 4 bedrooms have each have individually controlled air conditioning and en suite bathrooms.
The location is in the quiet neighborhood of Leeward at the far east corner of Providenciales Island. Although the property does have neighbors, the beautiful trees and landscaping make the yard feel secluded and private. The villa is only a minute to the beach (easily walkable) and about 5 min. to the tourist downtown with grocery store, restaurants, shopping, etc.
Charlene from the rental agency was great! She was very professional and responsive during the booking and planning prior to our arrival, and was very helpful once we got there too. In summary, Villa Tropica was perfect for us and we highly recommend it.

John (NY USA) - A True Caribbean Vacation - 2012-03-10
My family and I vacationed at Villa Tropica this March and I must say that we had a very relaxing, peaceful, fun-filled vacation. Many days were spent on the beach with is not so far away, we drove and sometimes jogged to Pelican Beach. This was not as crowded as Grace Bay Beach and we could be ourselves.
The rooms were clean and comfi, kitchen large and well appointed with modern stainless steel appliances and all you need to keep a family entertained...I was the designated cook. The privacy and the beautiful bouganvillea flowers, coconut trees, large palms, dont know their names made this our 'island paradise'. Our on island agent was the best, she told us of cool places to visit, things to do, restaurants and even arranged for us a Private Chef, Mark - the best food we had while there!
We rented a car and explored the island, the conch farm is close by and we took a day trip to North Caicos...off the beaten path. What we loved most about the house is the large kitchen and great outdoor space where we BBQ most days and the pool was a big hit with my parents.
There is so much we did not get to do so we will be back!!
