Siesta Breakers #603 is a Gulf Side Beach Condo, 6th Floor, with a Gulf of Mexico, Crescent Beach & Pool Area View from a spacious Screened Lanai, and with all Gulf Side Beach Amenities Access at Siesta Breakers resort condominiums (north building), in Siesta Key, FL, located directly at the end of Stickney Point Road where it intersects with the main thoroughfare, Midnight Pass Road, offering easy access onto and off this increasingly popular tourist destination, an 8 miles long barrier island just offshore of Sarasota, with the Intra-Coastal Waterway of Roberts Bay and Little Sarasota Bay on the east side, and the azure waters of the Gulf of Mexico and Crescent Beach on the west side, with some of the most beautiful, soft, pristine white quartz sand in the world.
This ideal location also puts Siesta Breakers in the center of Crescent Beach, and for your added convenience, near 3 Shopping Centers within walking distance, a full service grocery store with a deli counter offering both hot and cold foods directly across the street, a nearby drug store with a post office and PC's available, a courier service, an assortment of stores, shops, boutiques, and salons, a liquor store, fine restaurants and entertainment, and seafood houses, even a marina with boat, kayak, jet-ski, scooter, scooter car, and bike rentals, and fishing and para-sailing charters also available.
The Siesta Breakers #603 living room opens through 14 foot, floor to ceiling impact glass doors onto a screened lanai with a View of the Pool Area, Crescent Beach and the sparkling aqua blue waters of the Gulf of Mexico. The master bedroom also opens onto the screened lanai, through 5 foot glass impact doors. Enjoy the balmy breeze from the lanai with a spectacular view of the gulf, surrounded by lush tropical greenery. You see a view of the Gulf of Mexico and Crescent Beach as soon as you enter the front door, reflected in 15 feet of floor to ceiling mirrors on the living room wall. Guests have complete access to all Siesta Breakers property amenities, including a large heated pool, an outdoor shower, 2 tennis courts (night play available on both), clubhouse, and a private beach area (250 feet from the condo), complete with beach lounges, and chairs. The property has paver brick driveways, and parking lot, with reserved covered parking for your vehicle, and a gas barbecues available by the tennis courts. Beach access is along a walkway, just minutes to a private piece of the crystal sands of Crescent Beach. Complimentary Siesta Breakers WiFi is available in the pool area.

Arrival & Departure:
Check-in: After 4:00 PM
Check-out: Before 10:00 AM
For your convenience, you may arrive as early as you like before 4:00 PM on your arrival date, and use the common areas on the Siesta Breakers property (tennis courts, pools, lounges and chairs, private beach area, and restrooms), until you can access Siesta Breakers #603. You may also stay as late as you like after 10:00 AM on your departure date, and use the common areas on the Siesta Breakers property. Just be sure to park your vehicle in one of the visitor parking spots in front of the rental office, and not in the Siesta Breakers #603 reserved parking spot. Your unit key will open the restrooms in the pool area, as well as the tennis court gate, and you will have the access code for the security gates.
Reservation Cancellation & Travel Restrictions :
A cancellation request must be made by LESSEE(S) in writing and acknowledged by the LESSOR.
All guests may cancel free of charge up to 24 hours after their booking is confirmed, provided their stay is at least 60 days away.
If the guest pays the full balance on time, the guest can receive a 50% refund of the total cost if they cancel at least eight weeks before check-in.
If the guest pays the full balance on time, the guest can receive a 25% refund of the total cost if they cancel at least four weeks before check-in.
If there are TRAVEL RESTRICTIONS for domestic travel imposed by authorities during COVID-19, or any other declared worldwide pandemic, guests can cancel their original reservation and receive a 100% credit to rebook their reservation at the same property for a future date, up to 12 months from the date of their original reservation arrival date.
Re-booking the reservation is the guest’s responsibility, and proof of travel restrictions must be provided.
If the credit is not used in its entirety during one future reservation, the guest may apply the remaining credit for a second reservation, but also must arrive and depart within 12 months of the original reservation arrival date.
If the credit does not cover the future reservation total cost, the guest is responsible for paying the difference.
Reservations will be made on a “first come first serve” basis, and availability could become limited over time.
Waiver and Release of Liability:
LESSOR does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the condo including the pools, tennis courts, or any other common area on the Siesta Breakers property.
By renting Siesta Breakers #603, the LESSEE(S) and any guests, including but not limited to family members, relatives, friends, and visitors shall have no claim against the LESSOR for injury damages or loss sustained directly or indirectly, in or about the Siesta Breakers #603 premises and the Siesta Breakers property, and voluntarily agree to assume all of the foregoing risks and accept sole responsibility for any injury related to exposure to COVID-19 or any other viral pathogen in the future (including but not limited to personal injury, permanent disability, and death) illness, damage, loss, claim, liability, or expense, of any kind, that LESSEE(S), family members, relatives, friends, and visitors may experience or incur in connection with LESSEE(S) rental of Siesta Breakers #603 and use of the guest amenities on the Siesta Breakers property.
The LESSEE(S) and any other person associated with the LESSEE(S) including but not limited to family members, relatives, friends, and visitors shall have no claim against the LESSOR for injury, damages or loss sustained directly or in-directly in or about the Siesta Breakers #603 premises for any act or omission of the LESSOR including but not limited to cleaner, maintenance person, handyman, save from that arising due to active and actionable negligence or willful misconduct.
The LESSOR cannot be held responsible for loss of mains services, or failure of appliances nor for the consequences of the actions taken in the vicinity of the property by any authority over which there is no control of.
The LESSOR cannot be held responsible for any ongoing construction, alterations to existing homes, or any noise as a result thereof on or around the community.
The LESSOR accepts no responsibility for, and shall not be liable in respect of loss, damage or delay which is caused by events outside the homeowner's control. For example adverse weather conditions, airport closures, war, terrorism, earthquakes, floods or strikes.
The property has a swimming pool and the LESSOR does not accept any liability whatsoever for injury including death however caused, as a result of the use of the swimming pool. There is no lifeguard on duty and guests agree to use the pool at their own risk and not allow unsupervised children to use the pools. No diving, running or jumping is allowed in the swimming pool and surrounding area.
Mechanical & Appliance Failure:
No refunds or discounts will be provided for any maintenance issues that occur in the unit, or any maintenance project activity on the Siesta Breakers property, or nearby, as they are beyond LESSOR’S control.
Please report any deficiencies, damages or malfunction in the unit to the LESSOR as soon as possible.
LESSOR cannot guarantee against unforeseen failures such as the supply of electricity, water, pool and sauna equipment, heating, air conditioning, ceiling fans, telephone, TV’s, DVD/VCR, cable service or other appliances. However, unexpected breakdowns can occur at any time.
LESSOR will do everything possible to keep all equipment in satisfactory working condition, however it is impossible to guarantee that all appliances will be in working order 100% of the time. Any deficiencies will be corrected as soon as humanly possible. LESSOR will use best efforts to have the mechanical or appliance failures corrected as soon as possible, but cannot control the scheduling of outside service contractors. LESSOR shall have the right to arrange, inspect and make repairs during rental period at reasonable hours.
Occasionally, the Siesta Breakers Condominium Association Inc. Will be required to perform necessary maintenance projects on the property during various times of the year. Maintenance staff will do the best they can not to disturb the LESSEE(S) vacation, however there is no guarantee that maintenance will not be performed on the property during LESSEE(S) stay.
Acts of Nature Policy (non-negotiable):
In the event of severe weather conditions (hurricanes, tropical storms, and tornados), red tide or similar poor water conditions, or any other acts of nature, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED.
Under Florida law, establishments are not required to issue refunds for prepaid reservations unless rental cancellation terms state otherwise.
Severe Weather Conditions (Hurricanes, Tropical Storms & Tornados) & Mandatory Evacuations:
In the event that the unit becomes unavailable or uninhabitable due to naturally occurring events or entities, such as severe weather conditions (hurricanes, tropical storms, and tornados), and mandatory evacuations, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures.
Any deposits and pre-paid rent will not be refundable, so it is highly recommended that travel/trip cancellation insurance is purchased to cover financial losses from cancellations.
Officially the Atlantic Hurricane season is June 1 to November 30th. However, the most probable time for hurricanes is from mid-September to mid-October.
Red Tide or Similar Poor Water Conditions:
In the event that during your stay there is an occurrence of red tide, or red tide is present upon arrival, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures.
No compensation or rescheduling of rental are offered for the inconvenience of red tide or similar poor water conditions on Crescent Beach in Siesta Key, or the surrounding areas.

Reservations at Siesta Breakers #603 are not confirmed until guests provide the rental property owner with the contact information listed below for registration as an arrival at Siesta Breakers #603 with the Siesta Breakers Condominium Association, Inc. If guests are not willing to provide the required contact information, there can be no access provided to Siesta Breakers #603 and the Siesta Breakers property.
Guests are required to provide:
1) Home Address: Guests must provide their address details to the rental property owner after they book.
2) Phone Number: Guests must provide a phone number to the rental property owner after they book.

This was our first trip to Siesta Key, but not our last! We are already booking another stay at Siesta Breakers for next year. It is a great location on the Beach and great access to the mainland.
“CONDO UNIT #603, SIESTA KEY”
We have rented condo many times in the past and loved it each time. Being right on the beach is great! The pool is perfect and the place is gated so that we don't get a lot of "vistors". The condo itself was gorgeous. It was spacious, clean and very well laid out. The view was breath taking. You can see the bay from the balcony and let me tell you about the beach sand. It was white and soft, never hot on the feet. The sunsets were the most beautiful thing I ever saw in my life. I would book it again in a heartbeat. You gotta see it.
The unit was beautiful! I loved that it felt like we were the only ones staying at the property- we were the only ones at the pool every time we went! The unit has everything you need.

This is the second year we have used one of Victor's Condos. Both experiences were great. We have already booked Siesta Breakers for next year. “The Best Vacation Ever”
Our family really enjoyed this condo, pool, and beach. The recent remodeling is great! The kitchen is spacious, functional, and better than some kitchens at home! We had a mild week, so the extra warm pool kept the fun going for our children. Would definitely stay here again....very impressed by the location and manicured propery upkeep. By the way, my daughter typed the subject line in this note claiming it was the "best vacation ever!"
“GREAT BEACH VACATION!”
This has been the sixth year that we've stayed in Unit #603 at Siesta Breakers and we love it! The condo and grounds are immaculate, the pool and beach are right on the location, the people are friendly, there are restaurants, grocery, and drug store close by....all of which make for a wonderful stay. The beach is the best ever...cool and powdery white! You won't want to miss this opportunity.
