Villa Festiva is a two story villa with two rooms offset on the top level for ultimate privacy and a third room on the bottom floor.
Three private spacious tropical luxury villas come complete with the latest traditional style, culture and comfort, and featuring extraordinary architecture, built by a native craftsman. Villa Sailfish and Villa Marlin are on the top floor; Villa De Sea is on the lower. Each mini-villa has gorgeous ocean/beachfront views.
The bottom floor has a huge kitchen, sitting areas, pool palapa bar and yoga deck.

The property offers a multi level roof with huge overhangs wrapping the entire property offering ultimate privacy and shade. The entire dining area downstairs is protected from the sun, and yet the open-air floor plans allows for those off shore breezes to come through.

Troncones is approximately 30 minutes from the Zihuantejo International Airport. Some of the airlines that offer direct flights to Zihuantejo are Continental, Alaska, Aeromexico, Mexicana, America West and Frontier. Car rentals are available from the major companies, and reservations can be made on the internet.
If you prefer not to rent a car there are plenty of taxis available at the airport. Make sure you get the one with the air conditioning.
If it works out you can stop in Zihua at the Bodega or Commercial to do some grocery shopping. These stores will have everything you might need.
From the airport take highway 200 northwest through Zihua and toward Ixtapa. Continue on Highway 200 toward Ixtapa and veer to the right at the top of the hill toward L. Cardenas, continue to follow the sign to L. Cardenas until you reach a turn off to Troncones, about 30 minutes past Zihuatanejo.
Follow the signs to Los Cardenas. Keep an eye on the right side of the road, you will see a white marker 31 Km, you will then see a sign Playa Troncones. Take the next left at the tourist guard station/bus stop, and follow this road, through the village. When you see the beach in front of you and you are at the 'T in the road, make a left.
Follow this road approximately '''' kilometer (1/4 mile), past several restaurants and villas until you see the sign for Villa Festiva ''' yes on the beach side.
Open the gate and enter paradise!

Passport ''' this is no longer an option when traveling out of the country

Shoes for hiking or biking and water shoes for those tide pools on the beach
Personal Hygiene products
Flashlights for those night beach walks

Binoculars for bird or whale watching
Fins and snorkels can be rented locally
Books and magazines are available at the villa, but if you have a favorite, bring it along
Wi fi is available, but you must supply the computer
Cell phone: Check with your provider for a plan suitable for your needs while out of the country
Credit cards: Please check with your credit card companies. Let them know you will be using your card out of the country and where. Trust me I learned this the hard way.
Several restaurants on the beach take credit cards now, but there are still many that do not. None of the local tiendas (little stores) take credit cards.
Surfboards/boogie boards: If traveling with surfboards, please check in advance with your airlines about any embargos on transporting surfboards. There are certain months where airlines will not transport the boards due to the volume of passengers and the size of the planes. Boards both surf and boogie are available locally and usually at reasonable rates.

There are a large variety of places and things to experience and explore right on our beautiful beach:
Beaches ''' Playas: There are three principal beaches in the area.
Troncones, where the property is located. Three miles of pristine white sandy beach perfect for any type of water activity. And just to the north you will find Manzanillo and Majahua.
Horseback riding: is available right on the beach.
Tide pools: Miles of beach with all sizes of tide pools and other sea life to explore.
On a good day you might see a turtle laying eggs, or whales and dolphins jumping as they pass in front of the house.
Fishing: Some of the worlds best fishing is available here. There is a small panga available in Troncones for rent. Call Oso, he will remind you of a Minnesota Black Bear (Oso Negro).
Zihua and Ixtapa are well known as a world class fishing area. All of the captains and crew have been fishing most of their lives. Many different sizes and types of boats are available off the pier in Zihua and Ixtapa.
Surfing- If this is your sport then you are definitely in the right spot. Troncones is known as a world class surfing area.
Golf ''' Ixtapa has two challenging golf courses and several tennis courts. Palma Real Golf and Tennis Club and Marina Ixtapa Golf Course.
Eco Tours: Costa Nativa Eco Tours. Cave exploring, hiking, kayaking and bird watching tours available. Discover hidden bike trails around Troncones. Take your pick of three separate tours around the area. Each tour with experienced English spoken guide.
Swimming, boogie boarding and body surfing: Villa Festiva has a beautiful swimming beach right in front of the property. No rocks.

Beach Combing: 3.5 miles of pristine beach to find that special treasure.
Snorkeling: There are two good snorkeling spots, one in Zihua, on Playa Las Gatas and Isla Ixtapa in Ixtapa.
Scuba: Ixtapa and Zihuantanejo can offer you world class diving without world class crowds.
The waters off the coast of Zihuatanejo and Ixtapa provide some of the best "Pacific" diving available. Here you can find everything from Sea Horses to Manta Rays, Nudibranchs to Whalesharks, Humpback whales, Dolphins, and the occasional Orca. The diving here has something to offer for all levels of diving ability from the beginner to the most advanced. All will find something to remember on their dives in the abundant waters off.

Â· Tropic of Cancer Right to the north of Roberto 's Bistro. Celia who is a very experienced cook runs the kitchen. A variety of American and Mexican cuisine is available.
Â· Costa Brava - A Troncones local favorite Mexican beach restaurant. Take out can be delivered and they will pick up the plates the next day.
Â· Burro Borracho/The Huatchinago The Burro Borracho is a landmark restaurant of Troncones. Owned by Vladamir. Home of the Mexican dancers on Sunday nights and reservations are recommended. Huatchinago (red snapper) is excellent. Open for breakfast, lunch and dinner
Â· Diego 's Restaurant at Casa Manzanillo. Live Salsa dancing can be found on Sunday night. There is a beautiful bay view from the upstairs dining room.

Â· La Cocina del Sol at Hacienda Eden. Enjoy afternoon BBQ on Sunday beginning around 1:00-5:00pm.

Â· The Inn at Manzanillo has fabulous food and is owned by our friend Mike Bensal a culinary trained American chef. Open for breakfast, lunch and dinner. Credit card OK!
Â· Café Sol by the bridge, has great food and is owned by our other buddy, Christian, also a culinary trained chef. Café Sol is a great gathering place for cocktails, as well as the best-priced breakfast in town and open for lunch and dinner. TV and sports bar.
Â· Mi Casa su Casa Home of the Troncones Steak House. Open for breakfast, lunch and dinner. Credit cards accepted.
Taco Stands down the main drag of Troncones village there are several taco stands to choose from. The prices are dirt cheap!
Ixtapa and Zihuatanejo offer a large variety of restaurants to fit any budget.

Having rented properties around the world this one is exceptional in terms of location, cleanlyness, staff and attention to details. We stayed for 14 days in pure sunshine and 30 degrees climate and both kids and grandparents just loved every moment - best of all is that is was a zero hassel experience much appreciated! I can only recommed...

We had the time of our lives! The shopping, body surfing; we loved every minute of our beach time. The house is more beautiful than we could have imagined. The sound of the waves & the balmy breezes - can't forget the sunsets and all the delicious food! This has been one of our very, very, best vacations. We just can't thank you enough for everything.

This was one of the very best places we've stayed. The home is just gorgeous, right on the beach, with special touches like local artisan sculptures to be seen in many spots. You should see the showers! The staff is courteous and helpful, and the infinity pool and palapa bar is too much fun! We plan on returning next year, this is so perfect.

I stayed with my wife on the main floor bedroom. The house is simply amazing! The open floor of the living areas with a nice breeze from the sea and the pool are just perfect for relaxing. Anywhere you are you can see the ocean (from your bed, the kitchen, plenty of sitting areas, and even the shower! There is a little something around every conrer. The beach is right at your doorsteps. We saw some people walking on the beach but always had a perfect empty beach to swim (my wife enjoyed the beach while I the ocean). We saw a couple of dolphins while having breakfast outside our room. I only regret I didn't spend more time there.
