Description of the Wareham vacation home rental

Oceanfront home on Hamilton Beach with 180 degrees of water surrounding. **Sleeps up to 18 people. Panoramic views from every room. Eat-in kitchen with prep-sink and all amenities. Master suite with double sinks and 2 person jacuzzi tub. First floor living room and first floor bedroom both have glass sliders to wrap around deck. First floor bathroom with 2 person jacuzzi tub. Hardwood floors, cable, office, central air, separate laundry room with washer/dryer, iron/ironing board. 10 TV's throughout house (3 Big Screen). Finished basement with bedrooms, leather sectional, full laundry room, full bathroom, 8 foot pool table and dry bar. House has 2 king-size beds (one is a king-size memory foam mattress elevated on a non-working jacuzzi located in the finished basement), 4 queen-size beds, 1 queen-size sleep sofa, 1 full-size sleep sofa, 2 full-size beds, 2 bunk beds and 7 full bathrooms. One queen-size bed along with the king-size memory foam mattress, located in the basement, are separated from the common area by curtains. Large yard with children's jungle gym, trampoline/safety net, horse-shoe pit, bocce, basketball hoop, swing and outdoor shower with both hot and cold water. Wrap around deck and covered patio with gas grill, patio furniture and lounge chairs. Outdoor radio with speakers throughout yard and deck area. Fire pit on beach. Linens, bath and beach towels to use. Toys/Games for kids and adults. Enjoy swimming and boating on your own private beach. Shop at the new Wareham Mall with stores like JC Penney, Target, Yankee Candle, Old Navy and DSW. Short drive to Cape Cod canal and bike path, Water Wizz water park, Onset and Villages of Buzzard's Bay. We require a 1 week minmum rental during the summer months from Saturday to Saturday. PLEASE DO NOT ASK TO RENT FOR WEEKENDS DURING THE SUMMER MONTHS. Inquire about weekend/nightly rates in off-season. **WEEKLY RATE IS FOR A MAX OF 12 PEOPLE. ANYTHING OVER 12 PEOPLE IS A CHARGE OF $100.00 PER PERSON, PER WEEK, UP TO A MAX OF 18. The max of 18 people is at any one time, whether they are sleeping there or not. The number of people allowed on the property is the number stated in your contract. This is strictly enforced. There is also a maximum of 6 vehicles in the driveway at any one time. This is a vacation home and not a place to rent if you are interested in throwing wild parties with lots of people.

Area Information

We have an exclusive offer for all our renters concerning kayak rentals. We have teamed up with a local rental company who will allow our renters to have 1 kayak for one week at $75.00 or 2 kayaks for 1 week at $150.00. Each kayak will have one paddle and a life vest. The kayaks are 9.5 feet long and are perfect for beginners. They have a tie down space for a small cooler or dry bag. You will be able to enjoy kayaking off your own private beach, any time and at your own convenience, for your entire stay. You will not have to worry about the hassel of picking them up or dropping them off, as we will have them at the house upon your arrival. PLEASE INQUIRE ABOUT THIS AHEAD OF TIME.

Not what the pictures imply

Be aware that owner does not provide toilet paper, hand or bath soap or paper towels. Make sure to pick these items up before arrival, just in case they are needed. The house is very large with a large variety of bedding options, but 3 of the beds are in a very musty basement and can not be used by anyone sensitive to mildew. One of these is actually on top of a hot tub base. Kitchen does need to be updated, but is well supplied with dishes needed for a group. The home looks much nicer in the pictures than reality, but is functional. There are a lot of areas to eat at inside and out, which is nice. The beach area is mud/sand based with a large muscle population so bring water shoes if you plan on going in the water to protect feet from sharp shells. We were expecting a much better maintained house from the pictures than it really is, especially the kitchen and basement, but the second and third floor bedrooms and baths were fine for our group of 11's needs. Because of the mildew, we would not choose to stay here again if we were in the area, but if that does not bother you it would be fine. We own water property ourselves and do not have that issue because of how we regulate the heating and air system as well are use of dehumidifies and volcanic rock moisture wicking bags. Heat and air unit was off when we arrived, despite the owner saying it was run year round and that there is a dehumidifier that was probably unplugged.

Great holiday, but a few issues with the house

We have children between 3 and 10 years and the location is great. We had a safe private beach, a wonderful playground for the kids and enjoyed having dinner overlooking the water. We had a great holiday. However, we strongly recommend that you ask for an inventory to be taken upon arrival and departure as we have had $500 deducted for the use of gas, and for breaking a table and putting a stain on one piece of bed linen which it is claimed we tried to conceal. We did not cause the damage and have no way of proving it. It is a well used family home in need of some repair. A few issues to consider: The basement - sleeps 6 & is not very inviting space, one mattress is balanced on top of the hot tub (not in use). The dehumidifier must be emptied 3 times a day, a DIY repair to a hole in the bath, and the electricity wiring is something else. We also had to kill crickets on daily basis. Main bedroom: Ceiling leaked as we were warned, while it was after a very heavy down pour, based on the condition of the ceiling and comments left when we originally booked the house, this problem dates back at least a year: The TV in great room's screen is damaged and the picture quality very poor. Kitchen: Is well stocked but oven is very slow, the fridge/freezer is small for a house that sleeps 17. There is another on the veranda, the freezer was very dirty. Bicycles: helmets are provided but you will need to take a spare pedal and a bicycle service kit as the brakes are hard to work. In spite of these problems we still had a great holiday, but being accused of being dishonest and having $500 deducted for damage we did not cause, has spoilt the memory of this holiday. It is worth noting that a previous family was also accused of damaging an item they say they did not use.

Very large home that accomadated my large family of 16 perfect. The pictures say it all and the only thing that could be changed is the kitchen needs to be updated, other than that we where all very happy at this location.

The setting is beautiful. Wonderful views from every window. The mattresses need to be updated, not comfortable at all. The sofa also has some areas that are very hard to sit on. The ceiling started to fall apart over the master bedroom due to a rain storm the night before. I don't know how it could have been fixed in a few hours before the next renters arrived? There were people living in a trailer with a dog on the property right next to the playground which was very disconcerting. I did not intend to share the property with anyone else. Lots of posted rules to follow! We were even accused of putting scratches in a butcher board block that was not to be used. I think this could be a great rental but just not there yet. The owners seem like wonderful people but we never felt totally relaxed there.

Cramped and not enough hot water

Our family rented this property and we found out quickly that only one person can shower at a time, there is plenty of bathroom and showers but if one shower is going or if the dishwasher is running or the washer is running then you will get a FREEZING shower, this does not bode well when theres 18 in this house. The pictures are a little deceiving the family room and game room were cramped when we all piled in there to watch a movie or just gather as a family. The house is charming but not really suitable for 18 people.

Be very aware that they will find a reason to keep your deposit. The owner was there for four hours cutting the grass [should have taken one} on our last full day. The water is very shallow and mucky, not for swimming.

The outside of the property is pretty. The kids had a lot to do. However, I wouldn't call this a beach to swim in. There were plenty of beach towels, beach chairs, sand toys, etc for us to use. Beware that the bedrooms aren't nearly as big as we thought they were going to be. The TV in the master bedroom only got one channel, the TV in our bedroom was snowy, and our mattress was very uncomfortable. In one of the bedrooms the bed was broken and we weren't even offered a discount for the uncomfortable stay. Furthermore, don't expect to leave without paying the cleaning fee. We did a lot of cleaning, but it wasn't to the owners' liking. We were charged the entire $200.00 anyway. Two of the full baths only include bathtubs, and not showers. The basement has some electrical issues. There is one switch at the top of basement stairs that controls all lights in the basement. We were a little disappointed.

The house is much more run down than the website shows. We had to put a bucket in the family room to catch water leaking through the ceiling whenever the 2nd floor bath was used. The king size bed in the basement is nothing more than a mattress that hangs over the edge of broken hot tub. The DVD player on the main floor gets no sound. TVs in every room but they only get 1 station. The basement is a serious safety issue. There are extension cords hanging all over the place through the ceiling as there aren't outlets down there. The ceiling tiles were broken & run down. Overall, the rooms are very small. The outside of the house was great with activities for the kids. Not a lot of privacy with the owners stopping by 4 times during our stay. THE OWNERS ARE VERY DIFFICULT TO WORK WTIH! We would not rent this property again.

This house is no where near as nice on the inside as it looks. No outlets in basement, just extension cords handing through the ceiling. Basement is very dimly lit also. Rooms are all very small. The outside is wonderful, especially for the kids. They loved the playground and trampoline. The owners were very difficult to work with. I would suggest you keep looking unless your group is pretty small.
